AVOID RENTING FROM THEM AT ALL COSTS. MONEY HUNGRY AND IMPOSSIBLE TO WORK WITH. This company is awful. They also like to skirt around the laws so they can get paid. Rented from them in 2021-2022. Received no communication from them that I owed them any money and they also returned our deposit (after taking $500+ off the deposit for "move out charges"). Flash forward to now and I am trying to purchase a house. They have me marked down as "unsatisfactory verification of rent." This makes it so I am unable to close on my house that I am days away from closing on. I then find out that 32 days after our deposit was given back to us, they apparently sent an invoice via mail for $432. No email, no phone calls, no text messages. No other form of communication was given that we owed anything. Now 2 years later they refuse to budge on us owing the money to them and will not change my record to satisfactory. Throughout they are very rude, snarky, and all around awful to work with. Apparently $400 owed from 2 years ago breaks their bank and theyll go out of business without it. As far as the skirting around the law portion, (you thought I forgot but I most definitely did not,) Iowa law says the following: 562A.12(4) A landlord who fails to provide a written statement within thirty days of termination of the tenancy and receipt of the tenant's mailing address or delivery instructions shall forfeit all rights to withhold any portion of the rental deposit. If no mailing address or instructions are provided to the landlord within one year from the termination of the tenancy the rental deposit shall revert to the landlord and the tenant will be deemed to have forfeited all rights to the rental deposit. So essentially what they do is return the deposit early so they can take as long as they want to get back to you about any "fixes" that they need to. So very sketchy and operating in bad faith. Please heed this warning and avoid this company. The BBB was also made aware of these unjust practices. read more

I have found four dead mice in the last two days in my home. This has been a continuous problem over the past several months. I have made several requests for exterminators and maintenance repair people to come fix this problem. The exterminator believes the mice are coming through a hole in my sliding door and it has been nearly impossible to get Triplett to send a maintenance repair person to even look at the door, let alone fix it. The Triplett employees are polite enough but I am tired of the same old "we appreciate your continued patience with this issue" spiel. I have a toddler and do not want to have to constantly worry that she is going to found the dead mice on the ground. read more

This review reflects the ownership/upper management, not the kind people who work there that I encountered: Renter, beware. During my rental period, Triplett of Ames was culpable of clear and present danger when a neighbor in the structure was using the residence as a drug factory that attracted many strangers to the residence at odd hours of the night. Listed among things that happened in those nights were strange men using flashlights through the windows to look inside my family's apartment, pets being killed in the driveway, as well as, our family shutting off everything and pretending to be not home, and quietly sneaking out of the house undetected and finding new lodging with another gracious family for 30 days - for which time period we still had to pay the rent for. Not to mention that our home was being filled with noxious fumes on certain days of the week during the cooking cycle, and our visiting friends and family being confused for buyers. It took the greater part of seven months, but Triplett did have the court remove this neighbor, but on an unrelated issue (non-payment). Yet, Triplett was never made to be held responsible for our undeserved plight for the clear and present danger that they permitted to occur under their watch despite many police reports and assistance requests. Afterwards, when it came time for my contract renewal (and now that the neighbor had moved on), I signed the renewal document - not once but twice (as they claimed the first digital contract was lost) - and then they pretended that I didn't sign a contract ever at all and attempted to move my family out by force. Triplett smugly maintained that there was no contract (they had removed it from my online dashboard) and that any court case against them would be in their favor - however, I was prescient enough to screenshot all documentation. My lawyer said it was an open and shut case in my favor with my copy of the contract. Even though I would win the case, the bad blood between my family and Tripplett of Ames would not bode well for the remainder of the following year's contract, and we simply moved - but Triplett retained their smug. Would you really want to put yourself or your family through something like this? I would avoid Triplett at all costs. read more

I had a duplex with them and they sent me the final bill and a check for what they owed me. After about a year, they ended up sending my account to a horrid collections agency which I had to spend a few months fighting. I ended up having to file a BBB complaint to which they said the account was valid. However, my credit company reviewed the account and found it to be an invalid account in my name. The account was removed and Triplett simply shut themselves up and never responded to my inquiries and later: complaints. Terrible company. read more

They will keep a huge chunk of your deposit regardless of how much cleaning you do. This is the first time in 30 years of renting that I didn't get all of my deposit back. They kept over $300 in cleaning fees not including carpet cleaning, plus some bogus moving out fee. ​I cleaned the place from top to bottom. It was cleaner than when I moved in. I sent a letter requesting clarification of the cleaning fee and received no response. Don't trust them. read more

Rented our a place with the company. They ended up creating a fake account with my financial information. I have tried to get them to resolve the issue but they keep saying that the account is legitimate (even though all of the credit agencies disagree). They are now actually being investigated by the FTC, so just stay away from them due to their fraudulent practices. read more

Kelly, a lady I talked to on the phone literally told me she wouldn't mine having them in her home and to stop whining. That you can live with infested bugs and it's not a health issue (because I told her while they were having fun on 4th of July weekend we had to spend money and time bombing our on home and finding a clean environment for my child, and she got all defensive) horrible horrible customer service!!! The landlords can be bullies to get what they want, and they kept my deposit to pay for cleaning things that were already cleaned. Twice. If I could give them zero stars I would. The property was in subpar condition upon move-in, they were late to respond to almost any maintenance repairs when they actually did bother to respond. They were always rather unprofessional and sloppy to deal with over the phone, email, or in person, and they wound up charging thousands of dollars after leaving the place as it was when I moved in. People rent from Triplett because compared to a lot of their competitors in Ames they have somewhat low rent prices, but there's a reason they have such a garbage reputation. Really difficult to work with. I would highly recommend documenting every single interaction you have with this company because they will try to screw you over. (Would actually recommend just going with another company.) They took my personal information and created a collections account with one of the worst collection agencies ever (there are no good reviews for the collections agency, many complaints with the State AG, online review boards are all negative, CFPB has many complaints against the company, they created false information for collecting and harass in every way possible without regards to the laws). We have been successful in disputing the collection accounts since the accounts were never actually placed in my name, but Triplett just uses them to try to make money in any way possible. read more

I wish I could give zero stars. Worst company I have EVER rented from. I've been reporting noise complaints that I hear from my neighbors to the Triplett companies, police and numerous other organizations. It has been months, and nothing has been done by triplett company to make it right for me. Because of the noise, I get almost no sleep in the apartment that I pay to live in, sometimes I have to leave for the night if I want any sleep at all! Whenever I ask for help I am met with an extremely bad attitude and no answers. They make it glaringly obvious that they do not care about the quality or safety of the place you are renting. If they were members of the Better Business Bureau, I would have reported them already. Instead, I have to continue to call the police and their office because they refuse to help in anyway. DO NOT RENT FROM THIS COMPANY! It is not worth your trouble and DEFINITELY not your money. They constantly get the billing confused, the place is a dump with peeling bathroom floors and an unbeatable mold. Everything is either painted over or rusting. None of the pictures they used on their website were up to date for my property. Instead of waiting between leases, they tore up my kitchen floor WHILE I was living there. Horrible company! They never responded or fixed any maintenance requests and told us it was our responsibility to fix things. We decided to not renew our lease. When we got our deposit back they took over $100 from each of my roommates and my deposit for "cleaning". We paid over $250 to get the carpets proessionally cleaned and spent hours scrubbing the floors and everything so it looked way better than when we moved in. This company robs you of your money. I will keep this matter of fact: The apartment was not in a livable condition by the move-in date (it was gross--filthy and had what appeared to be blood, urine and other nasty stuff around the toilet and bathtub, heaps of dirt in various parts of the apartment) and the senior manager refused to send anyone out to take care of the situation. She not only refused but was extremely (shockingly really) rude about it and I can honestly say she was perhaps the most unprofessional person in upper-level management I have ever had to deal with during my professional life. She shouldn't be in that position and I don't know how she could have gotten it with that kind of attitude. In any case, she refused to address the problem saying there was nothing she could do about it and told us to go out buy cleaning supplies and clean it up ourselves because they were not sending anybody out until following week. Well, since we couldn't even shower due to the fifth, it left us little choice than to do what they said and go out and buy the stuff ourselves and clean the place ourselves, for which we were given a paltry reimbursement. It confounds me how a person with an attitude like that could be placed in the position of head manager of a company that has to deal with people on that level. I suppose since it is mostly college kids who are the clients, it is easy enough to take advantage of them in ways a property management company could not do with other kinds of adult populations, such as myself. I would strongly recommend that parents and students both choose a more professional and responsive property management company when looking for a place in the Ames, IA region to live. The one star is for when the heat went out in the dead of winter and they brought over several little space heaters to keep the apartment warm. I appreciated that, as I know mechanical glitches happen. Unfortunately, they did not have the courtesy to pick them up but instead had me drop them off to them nor did they discount or make an offer to discount the electric bill which went up as a result of using their electric heaters instead of the free gas heat, which was broken. Anyway, at least I was able to stay warm. So, yeah, they get one star for that. read more

I got screwed by Erica. I was moving from out of state on a sublease but I did not get a walkthrough and they said if I did not sign the lease right away the place wouldn't be available. I was in contingency that the walkthrough would pass, from seeing the pictures it didn't seem like a problem. These are slum lords. I arrived after driving for 3 days to a place that was NOT what I was expecting. There were dings everywhere, dried food on the door, no lights in the hallway, unsafe windows and flimsy broken up doors. There is evidence that the doors have been jimmed open and windows could easily be broken in. I can live with the shitty broken stove buttons, broken refrigerator drawers, broken shower head button, and broken cabinets but the doors and windows were a problem. I talked to the neighbors and they said the place was a known drug area. Later I noticed TWO syringes. I calmly and respectfully brought up my concerns but since I was moving in the middle of the month, lease started the 1st, I had no protection to get out of the lease. As a single woman I did not feel safe and it wasn't worth the rent price. Erica set everything up, made me sign a new lease, not a sublease, and when I called would not answer any questions. She either was reckless and was treating me like $$ not a person, or took advantage of my ignorance. (First time renting). I did not move in and returned my keys and they threatened to sue me. I want to warn anyone thinking about renting from Triplett to be wary and know what you are doing and your renters right. read more

I called to make an appointment to have someone come out to look at our house that we want to rent. The receptionist gave me the number for Kelli. When I called she was gone that week, so I made an appointment for the following Friday. So almost two weeks later, she doesn't show up. I called her phone and there was no answer. I called the office and they said she was in an appointment and that I was on the schedule for last Monday, but when she came to the house we weren't there. No one called at this point apparently, or checked her email that clearly stated Friday. Why would you want to leave your house in the care of a company that can't get their shit together? read more
