The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. I have been renting at this location for a year and a half. When you rent here, you sign a lease, that is quite thorough and sets out your rights and obligations under the lease. Mike took the time to go over the whole lease before signing, if anything in the lease surprises you, you should probably take more time before signing legal documents. You have a week grace period that they give before making your payments late, which is a nice courtesy that other business property owners do not give. I have had no problem with management. They are very busy with managing all of the properties, but every time I have had any problem or complaint, they are very quick responding and resolving the issue. The other reviews on here are from tenants who admit to not paying their rent on time and are complaining with management following the procedures they agreed to under their lease, maybe next time they should take time to read their lease, and consider paying their rent on time.

We were also asked to provide a July bank statement on July 1st--even though monthly bank statements are not available on the first day of the month. That request was unreasonable and showed a lack of understanding of basic banking practices. What bothered me the most was the way our credit was handled. Rather than being transparent from the beginning about the qualification requirements, we were led through the process only to later be told that my credit score was the reason our application was not competitive. The explanation felt judgmental rather than professional, especially considering we met many of the other qualifications. While I appreciate that our application fees were refunded, it does not make up for the poor communication, unrealistic document requests, and overall frustrating experience. If you're looking for a property management company that communicates clearly and treats applicants with professionalism and respect, unfortunately, this was not our experience. I wouldn't recommend this company!
