Move in went smoothly with the advice and guidance of Loni who was so friendly and patient as we navigated getting our daughter checked in a day early (for a fee). She was given her key, security fob, and a hygiene tool (for hands free button pushing and door opening). The unit and common areas were clean and maintained well. The fitness center was closed due to Covid-19, but the pool is open for up to 10 people at a time with the lounge chairs placed in marked areas for social distancing around the pool. My daughter had no problem calling to set up utilities (gas and electricity). There is an additional monthly utility charge. We have read negative reviews about check-out (i.e. repainting fees, etc.) and hope that those were isolated incidents so we were very thorough going through each area with our daughter so she understood how easily things can be scratched or marked or damaged and she would be responsible for paying. The only negative I could share is the high cost per bed, not per room with small rooms - the size of a dorm room. Yes, the common area and bedrooms are furnished and yes, the amenities are nice, but whoa, that's a pretty penny to pay! read more

The parking redesign is a fail. Using credit cards to get in and out, annoying and a hack risk. Redesign flow to exit a fail. You have to get out of your car when exiting cause you will not make angle to get next to the card reader. Bravo Idiots!!! Now I find your credit card only machine to enter the parking garage discriminatory. Not everyone has credit cards. DO NOT LIVE HERE!! when it became clear that in-person classes would not be resuming for fall 2020, i was offered no help or guidance from tuscany despite their many claims in doing so. i was scrambling to find someone to transfer my lease to, and when i finally did, tuscany went radio silent. i called, i emailed, i knew multiple people who were also going thru the same situation as me and tuscany management was not replying to ANYTHING. they were posting instagram stories and not picking up the phone or answering emails. it was SO frustrating, especially since covid was so bad at the time. i knew they were actually in the office too because they kept posting on their instagram about it. during the ONE time i was able to get ahold of someone at the office, they just paid me lipservice and said they would talk to loni and get her to email me back asap. GUESS WHAT...... i NEVER heard from her. i tried calling back and was sent to voicemail over and over again. i kept being told to call their office or email them, and it was a constant loop of NEVER getting a reply from either phone or email. it was getting closer and closer to the start of my lease date (august 1, 2020) and i was getting so stressed out bc i HAD found someone to take over my lease and no one was answering my calls and emails at tuscany. not to mention my other friends who lived here also experienced some unfair moving out charges. one of my friends who lived here turned her keys in via the drop box at 5am because she had an early flight and they tried to say that she had her friends turn it in late for her and charged her $50 for a late turn-in fee. when she tried to dispute it, surprise!!!! they never replied. they still have not replied to this day. truly the worst. i've waited this long to write this review because i didn't want any surprise hidden fees to jump out at me once i post this and they look me up (LOL). but trust me when i say, STAY AWAY!! Greystar is notorious for being terrible with management, and upon moving out they truly proved this reputation to be true. Out of 4 housemates, only 1 received their security deposit check back. And out of one month's rent for 1 room ($3,000), she only received $150 with no invoice of where the rest of the money was used for. I contacted Tuscany multiple times, through email and phone & each time they tried to avoid my questions about the security deposit by simply telling me it was handled by a different company and that they would try reaching out to them (I assume they never did). Each time, I asked to speak to the manager who conveniently seemed to be unavailable, and each time the time I was told the manager would get back to me (which of course, never happened). I attached proof of the many emails I sent, with no response, below. On top of this, there was no cell phone service from my unit (219), which was never looked into despite multiple requests. The flooring peeled after 1 year of living in it, the lights frequently went out, there were multiple days where water was cut off, the internet was on and off, and they charge $90+ for lost keys. When we first chose Tuscany, we thought the place was clean, convenient, and amazing in every regard. However, when we moved out, we realized truly how terrible the upper management here is. Not only was EVERY bedroom charged a $200 repainting fee when we moved out, we were also charged a $300 hold over fee (late checkout) when the downstairs management had clearly told us they could make an exception for us since we'd only be checking out a few hours late. We communicated with Sherron, the accounts manager for Greystar, over several emails for picture evidence of the wall damages, only to find pictures with less damage than even the normal wear-and-tear. It's extremely unethical to charge us for $200 for each bedroom ($800 total for a 4 bedroom apartment!!) when the damages were all practically non-existent. I am still waiting to hear back from Greystar regarding these charges, and I am extremely displeased at how they are handling this situation. read more

As a USC student who leased here last year, I do not recommend Tuscany apartments whatsoever. First of all, these mediocre apartments are incredibly overpriced (I paid over 1,100 for ONE BEDSPACE of a 2 bedroom apartment, with four people, making the total rent for the apartment almost a whopping $5k. The location is just about as shitty as the apartments. Tons of homeless people outside and you always smell the chick fil a you are right above. This is not a high-end apartment or even a good apartment, do not be fooled by the marketing. The elevator was always out of service, the included WiFi is spotty at best, and the bathrooms were just gross. Lastly, the mail room is terrible, the packages are strewn across the floor (see attached picture). I lost a few packages. Stay away, don't waste your $$$!!! read more

Do NOT lease here. Biggest mistake of my life- they are constantly hiring new sets of people every other month so nobody seems to know what's going on, and it's absolutely impossible to get in contact with anyone. I emailed Loni/management several times throughout my leasing period and I never got responses. They are notorious for not answering the phones, either, which is extremely frustrating. They also send random fees with absolutely no explanation as to what you're being charged for! A specific experience I'd like to highlight was when a crazy man we didn't know was slamming on our door for 30 minutes trying to get in (how did he get into the complex in the first place?!?!?!) and we called the front desk downstairs and they basically said "sorry we can't do anything." HUH?! There is a man who isn't supposed to be here in YOUR building and you can't do anything?! Goodbye. They were also extremely unhelpful during the pandemic and were unpleasant to deal with, but they sure did enjoy getting my monthly rent even though I wasn't even living there! :) I am so relieved to be free of this place. Sure, it's conveniently located and the wood floors are nice, but it is NOT worth it for the insanely high prices and horrible management! Take your money elsewhere. The worst! I was given a room HALF the size of my friend's for the exact same rent--and we weren't allowed to see our unit beforehand, so I had no idea until moving in. Even given such a stark difference, management simply shrugged and refused to make a fair adjustment to my rent. In addition, work orders take over a month to process (there was a hazardously exposed electrical outlet in my room for weeks before I pushed them to fix it). Management has horrible responsiveness via both phone and email, and they're extremely unorganized as well. I've been actually overcharged rent multiple times, and they have lost various forms--for instance I had to turn in my guarantor forms 4 times, which is ridiculous. What's more, Tuscany's laundry machines are so old that they consistently left black tar-like substances on my clothes, even ruining a whole set of blankets. There are rats in common areas and even in some apartments if you're unlucky. At the end of your lease, they will try to withhold has much of your security deposit as possible when they're supposed to return it to you, pretending you didn't turn in your keys etc. Don't live here--it's not worth the convenient location! UPDATE 2/19: Reached out to Tuscany in response to their comment on this post, only to have them try squeezing more profits out of me. Having lived here for two years, finally freed from the shackles of my lease, I can write this review without worrying about Tuscany trying to play nice with me to take the review down. I have nothing to do with them anymore, and I intend to keep it this way. Do not contact me unless you plan on giving me back my security deposit, Tuscany. While the apartments may look nice upon initial inspection, and the staff may seem nice upon initial meeting--please, let me tell you with full, unwavering honesty that it is all a scam. Unless you're a rich kid who can afford to deal with Tuscany's BS, stay away. Their least expensive option is over $1k/bed space (not even a whole room, mind you--a bed space!) in a four bedroom, eight person apartment, and that's not including the cost of utilities or laundry. And even if you, personally, don't use that much electricity, if your suitemates do, you will have to cough up the money to pay for their insolence. If you think you can handle that level of insolence, some $20s out of your pocket for wasted electricity not being that big of a deal, wait until the end of your lease when you have to pay for your suitemates' buffoonery in how they treat the shared living space. In my second year of leasing with Tuscany, I did not live in the apartment due to COVID (but I did keep paying my rent, which I got renter's assistance for after months of incessantly emailing Tuscany to fill out the required paperwork to get me my funding), instead at home for the entirety of the school year. In my time away, one of the girls sublet her bedroom to a pair of girls I would later become acquainted with when I returned to the apartment to remove my belongings at the end of the lease. Upon my arrival in the apartment, I was greeted with a trashed living space, smoke detectors hanging by their wires from the ceiling, and the smell of weed. This is not to mention my telling the girls I would be arriving to pick up my belongings, which they responded to by saying they moved into my room, something listed in the lease as Not Allowed. When I informed the front desk of these girls breaking the lease by moving into rooms they aren't contracted under and turning the living space into a fire hazard, the staff claimed they would take care of the matter, which--surprise! They didn't. Instead, they sent emails to the girls saying they received notification of a lease violation and would come to the room later that week to check out the situation. Translation: we are giving you the opportunity to move back into your leased space so we don't have to deal with dolling out consequences. And clearly they never did come up to the apartment, because the smoke detectors hanging from the ceiling are hard to miss, and that definitely would have required immediate attention. Though Tuscany clearly didn't take any immediate action to fix the Lease Violations, the staff told my roommate and I to email the manager our complaints so when the time came for move out fees to be charged to our accounts, we wouldn't have to pay for the girls' mistreatment of the shared living space. But, oh, how Tuscany loves to speak out of their butts. Despite sending photographic evidence to the manager, along with follow up emails to ensure everything was received, we never got a response. Then, when we received the bills for the move out fees, we lost both of our security deposits, and were expected to pay Even More! When my roommate emailed Tuscany asking for a detailed receipt of the expenses, most of the charges had to do with the shared living space, and though she responded asking why we had to pay for something we were told we wouldn't have to, she never heard back again. Multiple emails and phone calls during work hours resulted in no responses and 'the manager isn't in right now to talk to you.' Of course, the manager was only unavailable once my roommate shared her name and her reason for calling. If you're willing to deal with unresponsive staff, a neglectful manager, living in a space rife with lease violations, and never getting your security deposit back, then maybe the roaches, the paper-thin walls and floors, and the messy, unsecured mail room will change your mind. Unless you're okay with all of that, too! At least they have donut days and free coffee, right? read more

Items which were broken in the apartment and which were noted on our move-in form were not only never fixed, but we were charged for them upon move-out. After living in LA for 4 years, my most regrettable experience has been living at Tuscany apartments. Living here for two years highlighted everything wrong with housing next to the USC area. The greatest offense I have experienced has been the amenities by far: specifically the laundry rooms. For the last three months, of the five measly laundry units they offer per floor, 4 have been consistently broken. Upon notifying management, workers have come in and removed one laundry unit while leaving the rest broken. As of now, there are 4 laundry units and 3 are broken and I don't think that it will ever get fixed honestly. I have had to compete with EVERYONE living on the same floor in order to do something as basic as doing my laundry, which is absolutely ridiculous. The rent in my one-bedroom unit has totaled to around $3500 per month. For those of you who are new to the LA area, I could have lived in a REAL luxury apartment in west hollywood or downtown LA with amenities that would blow Tuscany out of the water AND pay less. Yet, I pay a premium living next to USC all the while having to drive to a local laundromat weekly to clean my clothes. Many of you are looking for apartments to live in after guaranteed housing is done at USC. If you look at these reviews and think to yourselves "okay there might be some issues but living that close to campus is worth it", you are wrong. The gym is smaller than that of gateway and new mansion, the amenities are far worse than the Lorenzo, and the laundry machines are consistently worse than any house you would find on 36th place and Ellendale. Tuscany is a culmination of greystar's incompetency lumped into one building which makes profits by exploiting their proximity to USC. If you are a USC student and value your self worth at all, do not live here. To any management reading this review, this entire rant is coming from the lack of working laundry units. Tuscany is a wonderful place to live! Pros: Bedrooms are spacious, common area is large, and everyone has a balcony. It's like the restaurants downstairs sponsor us or something, the leasing office always gets us free food from chick-fil-a and chipotle :) The entire staff is friendly and festive (check out their Halloween decorations)! Lots of residents' events also. The pool and jacuzziS are great when the weather is hot too! Cons: The cabinets are old! (Although I've been told everything is getting renovated). The units are carpetted and I would have def preferred hardwood floors. They give you the option to choose which apartment you want, we made the mistake of getting one facing the street. Get one with an inner-facing balcony! The gym has no speakers for music and the machines are pretty old. Saturdays during football season is kind of rowdy too with Tuscany providing parking. No place is perfect but you can tell everyone is friendly here, especially Nia who has been so helpful. Tuscany Apartments in Los Angeles has done it again! Besides the 10 minute elevator ride, expect them to scam you out of your $150 security deposit. My boyfriend thought he and his roommate cleared everything out and whether they did or not, nobody will ever know. Tuscany decided to keep the security deposit. But that is besides the point. My boyfriend called three times. The first time he called Tuscany, they hung up on him. The second time he called, they transferred him to another department in which they hung up on him again. The third time they told him to email the manager and said she would get back to him before 9pm... which of course she did not. His mom called as well and they hung up on her too. Just do yourself a favor and DO NOT rent an apartment here. Save yourself from the elevator rides and crappy customer service. At this point it's not about the security deposit, it is about how unbelievably rude they have been to their paying customers. I am currently a resident at tuscany, and let me tell you, ive wanted to move out since i got here, yet ive stayed for two years out of settling for the proximity to campus and food underneath. DONT be fooled. I too thought these apartments would be lavish and high end, but its merely a facade. the elevators take actually 10-20 minutes on some days, and its frustrating. the walls are thin and poorly designed in terms of structure. i constantly hear my upstairs neighbors banging and the ceiling shakes and makes a horrible noise when they walk... and i know it not to be their fault. it is the poorly planned design structure of the building i wont break down the actual apartment interiors, but its not at all worth it for the money you're paying. plastic bath tubs, harsh lighting, and poor ventilation? not worth 2 gs a month. a nicer apt by times square in new york was cheaper, when i lived there, at 1.3k a month for a single, and it was much much much much nicer. they think they can rob you because its a "high demand" area. please. Gym? One working treadmill out of three. this has persisted for 70 percent of the time ive lived here. it is frustrating to have to time my runs in order to get a space available. why have two broken treadmills just sitting there? Update your equipment. Repair things. Fix your elevators. their inspection license expired 3 years ago, someones gonna get hurt in them one day. my ac has been broken for 6 weeks and they have yet to fix it. its hot. their service sucks. they act like they wanna help but im under the impression they just want to take your money. im not an incessant or annoying tenant, ive been very patient. its a clear lack of customer service skills and understanding. the noises from the streets next to the building are so loud on football game days. consider the annoyance on a sunday when youre trying to focus on work and all you hear are crowds bustling outside. the apartments should TRY to be soundproof, but poor architectural design prevents this. the roads are also frequently closed for these game days, not the buildings fault, but a supreme annoyance when ordering food or trying to pull your car out of the garage the residents themselves are alright. im not the most outwardly friendly guy, people have been nice in the building. but theres no sense of community. which is fine, some people prefer that. i however, assumed it would be more of a "friends with your neighbor" kind of thing. but the nature of the apartment lifestyle here makes it hard for me as a single to meet with other residents. fix this sense of community, host movie nights, hiking trips, museum days. anything to cultivate a sense of camaraderie in the college experience around interests so we're not just all strangers to each other. who knocks on their neighbors door and introduces themselves anymore? all in all, a very bad experience. i will tell people not to move here. its a structurally unsound apartment building wrapped up in a package of beauty and smiling faces on the advertisements. does not deliver on amenities. dont believe it. this all being said, i love staff joey, lani, nick, and victoria. theyre nice people. also the night security guard, i forget his name. shame that the building will never be as nice as them read more

I have been waiting until I moved out and rid myself of Tuscany to write this review. Despite the luxury that Tuscany claims to provide, it provides anything but. I have a laundry list of dis-satisfactions ranging from small, petty grievances to oh-hell-no's. Here's the bulleted list, and you can read on for clarification: 1. Bribing residents for Yelp reviews 2. Bug infestation 3. Flakey management 4. Elevators that haven't been inspected in years 5. Lack of security most of the time 6. Crappy furniture 7. Laundry facilities 8. Broken locks * BRIBING RESIDENTS FOR YELP REVIEWS. One of my friends at Tuscany and one of my own roommates were bribed by a leasing official (Joey) into writing a 4 or 5 star review for Tuscany in exchange for perks. My roommate got free parking passes, for example. So if you see a 5 star review that mentions Joey, it's not a coincidence. * BUG INFESTATION. Our apartment (mainly our kitchen) was FILLED with small bugs, medium roaches, and cockroaches for the last several months of our lease. We sent THREE service requests via Tuscany's website and were ignored or turned away. One response was that they'd get to it later, one response was that the service request had been completed when no one had entered our apartment that day, and the final attempt was made by myself directly to management, who eventually sent someone to spray. Upon spraying for roaches, even more bugs came out full force and crawled around our kitchen and our bathroom for the last two weeks of our lease. A bug came out of my cereal box one day. I'm not joking. * Flakey and incompetent management: I got a 5-day extension on my lease, which I was thankful to get. I emailed the manager, Kaitlin, in May asking for an extension, and she was very compliant. Later on, closer to move-out day, I emailed her again verifying that the extension was official; she never responded. I asked a leasing official to verify that it was official; they said "Probably." A different leasing agent came knocking at my door on move-out day telling me to leave because the manager had never told anyone else that I was staying. I get that Tuscany is under new management, but come on. * The elevators haven't been inspected since 2014 (check the certificate inside the elevators--they're supposed to be inspected once a year), and were broken down at least once a month. If they were working they were slow. I told a leasing official who said "We have guys come and fix them all the time; they're fine." I had to press the "help" button once because we got stuck and there was no one in the lobby, which brings me to: * Lackluster security presence. Half the time, there was no one present in the lobby. If you needed to put money on your laundry card or get a package, too bad. They need to either have security all the time or not have it at all. * Our furniture was disgusting. Our couch shed all over the place, and by move-out, there was hardly any fabric left on it. * Petty grievance: Laundry cards cost $10 before you could even put money on it, and laundry machines were often broken. * Broken locks: There were several times where the doors in the stairwell wouldn't unlock, so someone would just put tape over the lock so it would always be unlocked. It would stay like this for weeks and anyone could get onto the floor. read more

I Called them twice and my husband went to their office once. Their response is we are so busy. I requested to to talk to manager and they refused. Please avoid this place. Tuscany's been a great place to live so far. They do a good job of keeping the place clean, they throw fun events, and the amenities are really nice (pool area + two gym spaces). I love the staff they're always super friendly during events which range anywhere from lunches to snacks to giveaways. Perks are great here. The only downsides are slow elevators, no recycling, and the fact that our rooms don't come with ceiling lights so you must!! furnish with lamps!! The internet will go out whenever it rains and management is not responsive to renter's complaints or comments. No luxury here. (Read the filtered reviews!) Every time I go downstairs lately, I see more students signing leases. I want to frantically yell, "Don't do it!" while valiantly ripping up the documents. $900 in rent alone, $150 to park in a space they can take away without notice (more on that later) and over $50 dollars per month on the various utility bills that they claim to cover before you move in. That equals $1100 to share a tiny bedroom with a roommate (and live with 3 other girls) and to be inconvenienced almost daily. To put that in perspective, I paid $750 on the west side of campus for rent, parking, all utilities and, get this, my own room. I'll break it down like Tuscany does with their so called amenities. -There is no room for anything in our 2-person bedroom. I'm 5'3 and have to take a flying leap onto my 4 foot high bed. It doesn't make for comfortable sleep to constantly worry about falling out. Why haven't I lowered it? Because otherwise there is literally no room for any of my stuff. There is about 5 feet of space between our parallel beds. We've started to hate each other because there's no way not to in such cramped quarters. The carpet isn't nice. The kitchen appliances are nothing to write home about. The smoke alarm goes off for an hour after anyone cooks for some reason. The only thing I like a lot is the balcony, and my roommates all keep their bikes on it.... -Generally rude leasing agents. They're all females in their 20s-30s. A couple are nice, but I've gotten a ton of attitude when I've tried to address issues. They act like they're doing you a huge favor by allowing you to live at Tuscany. The night/security desk staff are sweethearts though. -It's loud. The main group of people who live here appear to be loser freshmen who haven't learned party like adults/hold their liquor. Or their urine while drunk for that matter. It is something to hear sorority idiots screeching outside your window and racing down the halls at 3am on a Tuesday like little kids in a hotel. Mind you, I've been at SC for 5 years and lived in USC housing for 3 of them without any sort of problem. - Parking! The spaces are impossibly small, but that's the tip of the iceberg. They. will sell your $150/mo. space. (for $30-$40) to random people on gamedays. Within the first 3 weeks of living here, I wrote a 3 page single spaced letter that never got a response. I'll include my excerpt on parking: "My next issue came when I left Saturday September 1 and came back a few hours later to find someone parked in my (doubly confirmed) spot. I went upstairs to get them out and was told by a confused girl that they charge people $30 valet park for the games and that "they can park anywhere they want." When I inquired as to why this was okay, she looked even more confused and asked the girl who sits in the desk by the door. I was informed in the snottiest voice "Uh, because we own the spots and we can do whatever we like with them." I stared at her in shock before walking away. On my way up the stairs, I processed what I had just heard. I pay $150 to park in a cramped space that apparently can be given away on a whim and $875 additional dollars in rent to be given attitude by the girls who work in the office?! " -The washers and dryers are more expensive than regular student housing. $1.75 each. This would be okay, except that they're also much lower quality... to the point where most people opt for the lavanderias around town. I never dry my clothes all the way, and they still pill! The first time I washed my clothes, there was gum in the dryer. 2 of my shirts were ruined. If something is sweaty, you have to wash it twice to get the smell out. Laundry is my most despised task, so a decent facility is necessarily in my book. -The amenities are mostly lies. I guess they're even still advertising the long-gone sauna. The pool looks nothing like what it does in the brochures. The exercise room is tiny... There are 3 functional ellipticals. They also make a big deal about free printing. 10 pages max a day... okay, that's still kind of nice. EXCEPT THEY DON'T HAVE ANY FUNCTIONAL WORD PROCESSORS. No Office... And unfortunately the files I send myself don't open properly in WORD PAD. I'm actually putting off walking to Leavey to print right now. -One refrigerator for 5 people is an issue. Granted, one of my apartment-mates is a serious headcase (another one of my problems is that they know how crazy she is and won't get her out of here) and buys a lot of food. I have no space in the pantry, since I was the last to arrive in August. I've been eating out since I got back from winter break and have no food in the house. If I had groceries, lord knows where I'd even put them. I have even more gripes, but I'll just end on a sort-of silver lining note. The elevators take at least 5 minutes to come, so I've gotten fitter walking to my 4th floor apartment. read more

I've signed leases with four different apartments now, and Tuscany is by far the worst out of the four. CONS: - They have their apartment sign as "Tuscany Luxury Apartments." Luxury?! HAHAHAHAHAHAHAHAHAHAHAHA!!! That's like calling a McDonalds burger "gourmet." - Ridiculously expensive. $900 rent for a shared room & bathroom, while living with 4 other girls. Of course I knew this fact as I signed the lease, but what I didn't know was that there are so many other good housing deals at a fraction of the cost. - Refrigerator is on the smaller side. We had 6 girls sharing one refrigerator, and although only 4 of us really used the fridge, our groceries were packed like sardines. - Utilities are $50/month PER person (mind you, there were 6 of us). Keep in mind that this is WITH internet and cable that's already included in rent. - The treadmills never work. Like ever. They have 3, and I'd be lucky if one is working properly. -Their washing machines and dryers are always in repair. I've literally never seen a time when there wasn't a "needs repair" sign on top of one of the machines. - Elevators are super slow. You'd be better off taking the stairs. But this can be a pro, because at least you're getting exercise. -Free printing (max 10 sheets daily). Ridiculous, considering how much rent we pay. Screw that. I printed 50 at a time. - Don't expect your full security deposit back. They will take at least $100 off (for carpet cleaning and damages). - If you're still considering to sign a lease with Tuscany (which I highly discourage), pay EXTRA attention to the initial inspection. When you first move in, a staff member will come with you and have you check off that all appliances are working and nothing is damaged. At the time, the manager was the one who did the initial inspection with me. He made me feel very rushed and checked off the boxes himself as we hastily went through the entire apartment. I suggest that you have the pen and paper in your own hands and write down everything that is even remotely damaged. A tiny scruff? Mark it down. A tiny thumbtack hole in the wall made by previous tenant? Mark it down. A black mark on the stove? Write that shit up. This is because on the final inspection, they will be super anal and charge you for anything and everything they can find. When I complained about this fact, they sent me 9 pictures of damages of my apartment mate's room (not mine). Yes, you will be charged for someone else's damages after they shit up their room. And no, they will not care that the damages are not yours. PROS: - Study rooms are usually empty and clean, which I loved. Convenient to just study there, rather than walking all the way to Leavy or Doheny. - Security is pretty good. I felt safe with the 24 hour patrol, and there are always police cars congregated in front of Tuscany. This is the main reason I signed with Tuscany, BUT keep in mind that this is not the only safe housing spot around USC. I would recommend looking at the "Housing" USC Facebook page for more options, and also other housing companies on the north side of campus. 100% safe there too. read more

For the price, you can't complain for what you pay for. A lifestyle for the rich and famous, this place is one of the few places around USC that has all the amenities people look for. Conquest housing is considered one of the top 3 private housing companies offering rooms in the area and will soon be ousted by the new development on fig and jefferson in fall of 2010 by Urban Partners called University Gateway. Tuscany however charges a premium of 20-40% above normal rental rates. Normal rents are $475-800 for your own room, Tuscany however is 1400-1700 for your own room. Each room will have 2 beds too so you're still looking at 700-900 to share a room. Kids, save your money and wait until you finish school so you can get a REAL place. If you want to spend an extra $300-500 bucks a month for the convenience of Chiptole downstairs then go ahead. No doubt this place brings the best amenities for the usc campus, but for the price, its a deal breaker for sure. Just wait until competition stirs up in 2010 with the new development. Plus they like to be very aggressive with their refund in your security deposit. Meaning they like to charge for frivolous things. read more

I bring an overdue update and I am sticking with the 4 star rating. A couple things to note before we dive right in, a couple of the complaints typed out in these reviews have been for the most part fixed (the laundry machines I believe are fixed and the management team has had some new girls come in). Pros: Management: I actually really like the management and have since the start. I've had a bad run in with the general manager (avoid him) that I won't go into, but the others are great. And for those who have complained about the rude service from a few of the management team, those people have left. The new management team is all girls now and they're all lovely. Location: If you're a BUSINESS student or LAW student this is a great apartment. Or if you simply don't want to be in a loud party house this is also a great place to be. On top of being in a pretty safe location this location will get you onto campus within 5 minutes easily by walking. Food choices below: Chipotle, Gogi, Chik-Fil-A, Quiznos, Coffee Bean, The Cup, and Cold Stone are all below. And as of this month I can officially say I have finally tried all 7 after 2 years! Rooms: Here's where Tuscany beats Icon. The rooms are actually decently big and if you decide to rent your own room it's so much better than Icon. Icon does SINGLE rooms for about 1300 WITH a shared bathroom. But Tuscany gives you an entire double with your own bathroom for 1700. Yes, prices are high and most people split but having your own room is definitely a luxury if you can afford it. Security: Sweet men who I've come into contact a couple times with. They're very helpful and very polite. Parking: Assigned spots in an underground garage are very convenient. A bit tight, but totally doable. Cons: Noise: You'll have to adjust to the noise pollution. If possible avoid getting a room facing the street. It is so ridiculously loud, you eventually adjust but the sirens never stop, the car crashes never stop, kids are chilling down at Chipotle until like 4 in the morning doing god knows what. Football games/ EVENTS: One: Tuscany allows third party people to come in and sell unassigned parking spots and it is the MOST annoying and mismanaged process. The problem is that they sell UNASSIGNED spots, but don't direct the people to the spot, so you end up with people parking in your spot. It was always annoying getting a message 12 hours later written a bit harshly telling us to move back to our spots or else we'd be towed. Considering the apartment was the reason we weren't in our spots, the negative tone always struck me as ironic. Events mean street closures so BEWARE. If you don't go to football games and you have to go somewhere there are chances you may get blocked off from getting back down Flower street (trust me it's happened to me and my housemate--it's not fun). Considering the Rams AND USC will be using the coliseum the weekends are going to be absolutely insane for the next year. Gym: This has been explained to me before, but I still have to say it. The gym is garbage. It does the job for me, but it sucks. If you're looking for squat racks and bench presses look else where. Tuscany has had trouble with contracting to get their gym redone, but it sucks. Plus side it is open 24 hours, but it is so tiny. Misc problems: We've had black sludge come out of one of my housemate's sinks. Like black demon sludge, it was pretty gross. I've experienced the laundry room struggle. It sucks. Especially because laundry is on site and not in the apartment, you also have to pay 1.75 for a wash and dry. The boys next to my place play music really loud quite often. Heaven knows why they do, but they greatly enjoy ensuring EVERYONE can hear what they're listening to for some reason. Overall though, Tuscany has been a good place to live. It's been convenient, I've felt safe and a majority of my problems have been solved. It's not perfect by any means and it's not the cheapest option, but it's safe and that's a huge priority for me. read more

Moved in here fall 2016 and everything is great so far. I naturally waited to the last minute and needed to find and move into a place in two days. Joey did an awesome job of getting everything setup in a short period of time. The place feels like a hotel and the prices are more reasonable then similar quality 1 BRs I looked at in SC area. Ahi Poki Bowel is a fantastic restaurant to have in the building. There's also a Chic-Fil-A and Chipotle I've only used the rooftop & hot tub and the gym so far, so I'll have to give an update on the other amenities in a couple months. Tons of community space on the 1st floor pool deck/lounge and the rooftop is really Private! Loving the location as it's close enough to walk to campus (5 minutes), without the craziness of downtown. Everybody seems friendly - looking forward to meeting more neighbors at the next free food event. read more

The worst management EVER. I lived here for the past year and they're the most DISORGANIZED management ever. Manager went on vacation during a pandemic when everyone's trying to sublet their apartments and didn't get back to anyone after the last week of July. Charged a group of friends $50 for late key returns when we all turned it in before 10 am to a security guard at 3 am and saying we can't dispute it because we had "friends who could've turned it in for us". Talking about some daylight robbery. Also, they constantly ignore emails on purpose unless you have money for them while they're active on IG. No help or fast responses during COVID either. DO NOT RENT FROM HERE ITS NOT WORTH IT!! read more

WORST place to stay. EVER. Except the guards patrolling the building, who are one of the reasons to come back to Tuscany. The ever smiling ever so genial people on this planet. Reasons: 1. $930 for a shared room in an apartment with 5 other girls. 2. Maintenance takes at least a week, if you aren't in the moving in or moving out week, in which case they repair immediately, cuz you know, they 'care'. 3. Extremely uncooperative managers and some of the front desk staff, except Cai and Daniel. 4. Washers are ALWAYS broken. 5. Vending machines have things that are bigger than the outlet pipe can fit so things get stuck/torn. I can go on and on but all i would say now is that if I could change one decision of my life if I were to go back in time, it would be this. I urge you to save yourself, and run without turning back to Tuscany. read more

I really like Tuscany!!! If you see my review elsewhere, it's essentially the same, but I'm just trying to help by posting it on different platforms so more people see it. I'm living in an 8-person apartment. The apartment is really big, with a lot of space even for 8 people. We have 2 fridges so there is no problem storing foods. And the rent is very affordable. The main reason I like Tuscany is that I feel safe living here, the security is good and it's close to campus. I am an art student so sometimes I need to work late in the studio and come back after 11 pm, but even so, I don't need to call a campus cruiser since it's only a 3-min walk from Gate 2 to Tuscany. The management is great too. I love everyone working here. They have all been very *nice and helpful* since day 1. I remember once there was a giant moth in the apartment, and I was too scared to try to catch it myself, so I went downstairs and asked a security member for help; he was really nice, he came upstairs and helped me catch the moth and let it go. That was super helpful! And everyone else, too, only tries to help when I have any kind of troubles, such as losing keys, etc. AND THERE IS FREE FOOD IN THE LOBBY ONCE IN A WHILE! read more

Tuscany is gorgeous and as dangerous as things can get around the Usc campus I feel pretty safe in my apartment complex. The only complaint that I have is the staff. It's almost like they forget that you are the customer and it's their job to make sure their customers are content. Tuscany is expensive and I feel that the managerial staff really has no room for poor treatment towards their customers. It's important to really put your foot down with them and let them know when they aren't being respectful. When I first moved in I remember asking someone who had lived there if the staff was always so rude and they explained how the staff is known for having an attitude problem. Other than that I'm enjoying all that Tuscany has to offer: the two saunas, the pool, the jacuzzi, the gym, and the study rooms on each floor. read more

Lived here for a time and let me tell you it is the best place around USC. The price is incredibly good when compared to other places nearby especially if you sign up early. The staff is incredibly nice and are always ready to help. Most places around USC have pretty bad parking lots but the one at Tuscany is just arranged in a nicer way. They also try to give you a spot near the closest elevator to your apartment which is a godsend. Can't tell you how often this is ignored by other managements and they just assign you the next available spot. Parking is also pretty cheap compared to the other apartments in the area. The food is what will sell you on Tuscany since they have Chipotle, Chick-fil-a, ahipoki, and gogi downstairs. Good luck finding a reason to cook. read more

I've had a really good time living at Tuscany this past year. Pros: The rooms are nice and spacious. The bathrooms have also been maintained well and are quite large. The living area is a also pretty comfortable with adequate space for tv's, lamps, etc. We also have a lot of study rooms here of different variety. There are individual rooms, conference rooms, and general quiet study areas. There are study rooms on each floor. There is also free printing in the lobby which is very convenient for last minute papers and homework. I also want to thank Loni for doing a great job with all of our leasing concerns and help setting up some awesome events. Cons. The elevator near the lobby is a bit slow and its almost always faster to take the stairs. read more

The Tuscany Apartments are very nice! My daughter just moved there to attend Graduate school at USC for Fall 2021. The Tuscany is so very close to the USC campus and it is literally right around the block! There are great restaurants on the ground level such as Chick Fillet, Chipotle, Quiznos, and Cold Stone Creamery! Across the street are the beautiful museums of Exposition Park. Trader Joe's and Target are about a 10 minute walk away! My daughter is in a 2 bedroom/ 2bathroom unit and it is very spacious and nicely renovated. It is wonderful that all the apartments are furnished! The exercise rooms and pool are beautiful and clean! The laundry room is very clean! The staff are very friendly, kind and helpful! The students living here are also very friendly and kind. I would highly recommend the Tuscany Apartments for an undergraduate or graduate student attending USC! read more

Shitty customer service all around. Consistently lost checks, insisting that rent was late. Mistakenly called a debt collection agency over checks they lost 6 months after we moved out. Called the agency on the wrong former tenants. Took weeks to schedule necessary repairs. Leaky ceilings. Unpleasant management and front desk workers. Don't agree to live here unless your bullshit tolerance is high. read more

This update is being written a hefty amount of time after I've moved out of Tuscany in search of more affordable digs, but...I guess time helps us become more objective about our living experiences so...here goes. The Good: Rodney, Katie, Jose - of the administrative team are wonderful people who will listen to your complaints and suggestions *IF* you do make them. While I was preparing to move out they have actively followed up with me and given me full support in the search for a replacement leasee, rather than leaving the entirety of the process on my shoulders. The security team is very pleasant and genuinely cares about the safety of the students living here as well as that of their properties. One example, off the top of my head was a dorm-mate leaving his skateboard outside of the apartment (not sure how drunk he was) a night earlier - to find it missing in the morning. While he panicked at first, we suggested that he check downstairs at lost and found...and sure enough, there it was. The Bad: During my year at Tuscany the most common issues were as follows. Downstairs Grill: Frequently the gas bottle was not filled which limits your grilling options to the top terrace - which can be risky because there are times that the elevators simply break down. Elevators: read above, whether due volume of use or general mechanical issues, these tend to go out of service. You usually can get around the building when they do because there are multiple, but it is an inconvenience if it happens at night with no one to fix them until morning. Undergraduates: this is mostly out of Tuscany's hands as it was because controlling the behavior of spoiled kids is beyond anyone's power unless full oversight is maintained. Simply put, however, some of these kids really need a good spanking. Who breaks a 12 pack of beer and just leaves it sitting out in the hallway or lets their dog crap all over said hallway? I really wish I knew. Fire Alarms: to count there are at least three and god bless your soul if you wish to cook anything above the oatmeal grade. Seriously, it almost makes paying a premium on the 1st floor fast food worthwhile just to avoid the infernal beeping when the sensors go off. read more
