From the moment you step into the lobby, you're greeted by Bob, a super friendly man with fun daily riddles who is likely to win Best Dressed if awards are given out! As residents move about the building, it feels more like a community, not just an apartment complex. Bridget, Kelly, and Christina were *beyond* helpful from the start to finish, answering any all and questions...though there weren't many because they cover EVERYTHING you can think of prior to move in. The complex is so CLEAN and nice, the amenities are top notch, and the rooftop views are gorgeous! Honestly, every view from the apartment is great! There are plenty of options to choose from when selecting a place to live that's close to campus, but Skyhouse is the BEST!

The concierge was sitting less than 10 yards away with camera footage and didn't hear/do anything. I wrote an email to the office and let them know of the situation to see what was going to happen or if they needed anything from me past of what I provided to the Police. I was told that the parking garage is 3rd party and anything that happens in there isn't Skyhouse's problem. KEEP THAT IN MIND. Which brings me to the Parking garage; it's horrible! Poorly designed and non-functional during high traffic times. With one entrance/exit, there's oncoming traffic you are sharing the lane with. The spots are also very very small! If you have a larger car you have to park up on the top floors to avoid your car getting hit/scratched/dented. There was a second safety issue that occurred 3 months after I moved in where a resident (female) was attacked by another resident (male) in the dog park. Once again, concierge sitting less than 10 yards away with security footage and didn't do anything. Residents in the building from the 15th floor heard this girl screaming for her life and came down to help Her! Several residents got involved and the office took over a month to do anything about the situation. The concierge are absolutely useless; they're rude, act annoyed at all times and are basically there to just sign for packages. Christina is the only competent/kind person that works there! She is thoughtful and helpful and SkyHouse doesn't deserve her! The leasing office is also useless, Kelly is an entitled bitch! She walks around the property like she is above all and doesn't look at you, smile, or acknowledge residents. The office staff enforced a rule during most of 2020 that they wouldn't be helping residents in office, everything had to be virtual. Yet Kelly was seen leaving residents apartments/riding the elevator after a night out and congregating in the lobby on weekend nights without a mask while hanging out. SkyHouse also handled covid extremely poor! They refused to enforce residents to follow mandates set for the city of Nashville. They have signage posted to wear a mask and only 4 people to the elevator but this place is overrun by college kids who don't give a shit! The elevators are often turned off/not working, leaving 1 in use for 24 floors of people! I have spent up to 40 minutes waiting in the lobby for an elevator due to this. When there is only 1 elevator working/running the residents get annoyed and pack in the elevators when the rule is 4! The college student population also contributes to the overcrowding of the property. Due to covid Vanderbilt turned most of their dorms into quarantine rooms which left hundreds of students to find housing at the last minute. SkyHouse allows for 2 people per bedroom, plus 1 per common area, per apartment. That means there were 5 people living in 2 bedroom apartments and treating them like dorms. A local Vanderbilt student/blogger created an entire YouTube video about it and did a tour of her apartment where there were 5 girls living. These additional bodies create so much more congestion in the parking garage, amenity areas and common areas. I attempted to raise covid/safety concerns with the regional manager and he didn't email me back. At the 3 day mark I had to call the corporate office to get his direct managers contact for a resolution. He miraculously emailed me back immediately and let me out of my lease. Bottom line is that SkyHouse has advertised themselves as a luxury apartment complex in the midtown area. They do have nice amenities and apartment fixtures but for me it was not worth the price for the apartments and the amount of college kids running the building and security/safety issues. The lack of compassion and service from Simpson housing was also an issue and there are much better options in the area. When you are renting me a property, you essentially work for me. If I could give 0 stars I would.

    For the price I paid, the view I received, and my overall experience living here, I would not…read morerecommend this property. Pros: The leasing office staff, especially Nina, were always kind and helpful whenever I reached out. There was one instance where I was out of town and expecting an important package, and they went out of their way to confirm that it had been delivered. I appreciated their responsiveness and willingness to help. The maintenance team was also excellent. They were consistently friendly, professional, and welcoming whenever I ran into them around the building. More importantly, maintenance requests were handled quickly and efficiently whenever I submitted a work order. Cons: Unfortunately, the negatives outweighed the positives during my time here. One of the biggest issues was the noise from my upstairs neighbors. Early on, I politely asked if they could be mindful during quiet hours, especially since I worked from home several days a week. I wasn't asking for complete silence--just a reasonable effort to minimize excessive noise. Despite multiple conversations and several reports to the leasing office, the issue never improved. Eventually, I stopped reporting it because nothing changed. Another major disappointment was the unit itself. During the touring process, I was led to expect a much better view than the one I ultimately received. Because my unit was still occupied prior to move-in, I was unable to tour the exact apartment beforehand. Upon moving in, I found myself with a much darker unit and significantly less natural light than expected. Additionally, despite paying cleaning-related fees and specifically requesting that the apartment be properly cleaned before move-in, I was disappointed by the condition of the unit. There was a noticeable amount of pet hair and cleaning that I had to take care of myself upon arrival. The final few months of my lease were also impacted by ongoing construction. Construction noise began early in the mornings and continued throughout the day. It further obstructed what was already a limited view and reduced the amount of natural sunlight entering the apartment. During this period, several amenities, including the pool, were either inaccessible or impacted, yet residents continued paying full amenity fees without any adjustment. Lastly, the elevators and parking garage felt outdated and poorly maintained. The elevators were consistently slow, and both the garage and common areas often felt unclean. For a property at this price point, I expected a much better overall living experience. While I had positive interactions with the leasing and maintenance teams, the ongoing noise issues, unmet expectations regarding the unit, construction disruptions, and overall building condition ultimately made my experience disappointing.

He introduced himself and said, "I'm Phillip, I'll be your maintenance man and I want you to feel comfortable calling me if you ever need anything at all, even if it's just over a lightbulb that went out." That stuck with me, and he has lived up to that every single time since. I also always felt completely comfortable having him in my home, and he was so great with my dog as well, which made every interaction even more reassuring. He consistently went above and beyond in ways that are honestly rare. Every service request is handled quickly, but more importantly with genuine care. He treats every situation as though it truly matters to him, like he's helping his own daughter. Because of that, I always feel comfortable reaching out and know I'll be taken care of. His communication is so thorough and so prompt, and he always follows through. A while ago, I recall getting locked out of my apartment outside of business hours and he immediately came to help me get back in. That level of reliability has stuck with me. More recently, I had a leak under my sink and he handled everything without hesitation. He emptied every single thing I had stored under there, carefully dried what he could, and even set the rest out on my balcony so nothing would get ruined. He didn't rush it, he made sure everything was fully taken care of. The way he handles service requests really shows the kind of person he is. I can truly rely on him not just as maintenance, but as a person, and that made me feel safe living there. Living at 1505 is a completely different experience because of Phillip. I'm incredibly grateful for everything he's done.
