My realtor and I tried reaching out from day one just to open an account for monthly payments. After only three months (yes, three!), I finally got access. Then came the roof leak -- water coming through the ceiling. I submitted a request, waited patiently... and waited some more. Two months later? Still no action, not even an update. I also asked for parking approval for my work truck -- silence. Requested a copy of the HOA's insurance -- silence again. Communication apparently isn't their strong suit. Friends warned me about how terrible this HOA was, but I didn't believe it until I experienced it myself. Now I can confirm -- they were absolutely right. Unresponsive, disorganized, and impossible to deal with.

I followed their directions, did all the paperwork and had my house professionally cleaned, as required. My contact, Crisney never scheduled an official move-out inspection, as required by state law. After moving out, they sent what they said was left of my security deposit withholding over $800, most of which was for cleaning an already cleaned house. After many emails and calls over 2 month's time, they have stopped communicating with me. My next step is probably going to be a civil suit.

Berkeley has somewhat of a monopoly on rental properties so naturally I ended up signing a lease with them. What followed was a terrible experience; my property manager was incredibly rude and would often be unnecessarily combative about repairs that needed to be performed. I always try to be as polite as possible and it seemed the property manager was not taught to respond in kind. I speculated that this was some sort of entitled classism because I was a kid renting a two bedroom condo. When my lease approached its end, I was told my rent would increase by $115.00 a month if I chose to renew. I'm not sure how they justified this increase; however, I was luckily moving into the next phase of my career and was offered a promotion at another branch in my company which I had accepted. Berkeley enforces a mandatory cleaning expense to the user which is something I have yet to encounter again. On top of that, under my company's relocation agreement, a moving company came and cleared my abode. The property manager came over and we inspected the unit together and agreed everything was good; yet, after I was out of state, I was charged $50.00 because of "items left in the unit" when we uncovered nothing during the inspection. After a few short years, I feel the need to leave this review because I now have some investment properties of my own and only now do I see how abhorrently this company represented itself. I would never rent from Berkeley nor would my sense of empathy ever allow me, in good faith, to let Berkeley represent my properties.

We were charged to…read morere-paint the rental (which was $400 2 days before our deposit was due to us) after we had already re-patched and re-painted walls where we hung pictures, etc.. only. We even were present for the move-out inspection and there was no mention of repainting the ENTIRE wall. Also,this was not in our contract to have the walls freshly painted. After all, we had received the rental with patched up holes and crappy repaint. We even had the home professionally cleaned(which they require and is quite expensive). They basically charged us to re-paint where the previous renters did a shotty job re-patching and I assume the owner/property management took advantage of this and stole our deposit. I also agree with a previous review, that the receptionist is VERY rude and just like Inga, always seem annoyed. They once told me that they work for the owner only, but what about the tenants???? I pay the rent, which pays you-dummy!!!! NOT the owner. NO tenants= NO money!

Do NOT let Williamsburg Property Management anywhere near your rental property! They NEVER answer…read moretheir phone, don't respond to emails, and are generally impossible to get a hold of. They don't even answer the door at their physical office. Not sure how they gain any new clients or how anyone who wants to rent from them gets in touch with them. They do have a good contract and the rental checks generally come on time, but other companies do a much better job for less money. They didn't show up (or call) to the walk through that they set up! RUN, don't walk to a different management company. Any other company, just not this one. I warned you.

When he sold our daughter her first home he treated her as his own daughter, explained everything to her, and even installed a garage door opener for her the day of closing as a surprise. We could not recommend him more! This is why there was no other agent that my daughter would even consider to help her with the purchase of her next home.

My husband and I could not have asked anything more of Jim. He was knowledgeable, organized, and…read moreaggressive. He explained current loan programs, and new home purchasing laws that were applicable to our needs. We had actually switched to using him after using an agent who was none of those things--too much 'fluff' and not enough honesty. Take our advice: go with a realtor that knows the market where you want to buy a house and can provide you the attention you need to get the one you want. Jim listened to what we needed and showed a genuine interest in finding our new home- just as we imagined it to be. Jim was always very responsive (no matter what time of day or week), and his customer portal helped us narrow down our options for our scheduled 'shopping trips.' He went above and beyond for us in many ways, specifically when he went in to fix an item on the inspection list for us! Jim definitely knows how to get the job done-- and done right. He made the buying process smooth and closing was on-time (actually a few days early). He has a great sense of humor and such a calming demeanor. And he always stayed neutral, so we never felt like he was 'talking us into' one property to another. You'd be crazy not to go with Jim!
