Our original house was destroyed by fire so we were a little raw going into the project. We visited four modular dealers and CBX clearly had the best product of the group. Joe Gurganus was great to work with from start to finish. There was never any hesitancy on issues. He knew his business thoroughly and guided us through the process with excellent communication. We had plenty of options to choose from to build the house we wanted within our budget. Joe was always responive to our needs and concerns. We are delighted with the finished project and almost sorry the project is finished. Joe Gurganus continues to be a good firend.

    This community has been under poor leadership for several years. The onsite manager changes as…read moremuch as people change underwear. The management company in Baltimore, MD is of poor quality and does not address any concerns. Lot rent gets raised every year by $25.00 but the park shows no improvements. Major flooding due to drainage issues that have been ongoing for several years they will not address either, they claim is a city issue. It might be a city issue with you, but my lot is privately owned by yourselfs and i pay for it therefore you should correct the flooding per lease and take your problem up with the city!!! Why are tenants responsible for your city issues. This lot did not flood when i rented it...They offer online bill pay with debit but charge you a convenience fee which amounts to about additional $15.00 per month on your rent. They will not take the lot rent at the office, if it is not paid electronically then it must be sent to Baltimore, MD and you have 5 days to get it there or there is a late fee. From past experience, please be sure you send with return receipt (additional cost) because this management company sits on the mail in the PO box until after the past due date so they can hit you with late fees. Many residents are now turning to attorneys to assist with the onging issues as a renter we experience. Stay away at this time...

I wholeheartedly agree with the 2 other derogatory comments about the park, because I have the same issues and more. The rent is jacked up every year, way above the cost of living and definitely above any employment/retirement/SS increase. The office nit picks about tenants non compliance but it is not equally shared against all. The management refers tenants to use other communities for waste disposal as well as contacting the police when issues arise. Our trash collection decreased to once a week when it used to be two. Our pool stayed shut down for most of August. At one time we had police presence in the park, there is a 25 lb limit on pets, but there are alot of pets over 25 lb. The office states they do not have time when specific activities that occured in the past are inquired about. The park states that the tenants are responsible for downed trees and we have no way to dispose of them, because we are not permitted to use the city dump, although we pay taxes, maintenance fees and storm water fees. The park reports a high improvement $ amount to the city and what are the tenants gaining from this and what have they done with the money that we pay for lot rent that is forever increasing. What are the owners and management doing for their tenants? People that own a mobile home, because it is affordable. Think again. You do not want to live here.

That would have been okay if the person who was supposed to call us to give us more info had. But they didn't. So we called back a week later and the guy, Bob, was really rude. He said he couldn't help us because we were buying land that was too expensive. It wasn't. I have to wonder if that's because the land was already improved and ready to go? Bob at Ashland ended up sending us to the FarmVille location which was the only helpful thing he did. The guys at FarmVille were 10x more helpful and less condescending. Just because I'm a woman doesn't mean I don't know what I'm talking about. Also, the guy- Mason- at FarmVille said our land was not too expensive and was a great deal! However, because of Ashland's ridiculousness, we ended up having to back out of the contract for that land and now have to look for other land. That really upsets me. If Ashland would have called us and given us the right info in the right amount of time, we would have known if the land was good to build on. Unfortunately we weren't in the position to roll the dice on it and had to move on until we had more solid answers. But oh well. It's Oakwood Ashland's loss in the end because we are not only going to buy from FarmVille but also recommend them to anyone who is looking to do a manufactured or modular home on a nice piece of land.

    I'm having a bad experience with this company during my first home build after 23 years of Active…read moreduty in the US Army. I'm a (Ret) disabled Combat Veteran. Retired to Virginia and Gloucester county. I signed a contract in November of 2019 as a joint build new construction VA approved home. House ordered in Dec of 2019. Jan 7th 2020 with final paperwork approved and waiting for project. 90 days goes by and nothing, had to contact them for updates. May comes and goes, still no house. Scheduled a sitdown because bad communication and no updates. Horrible customer service. House is finished and in a warehouse 1 Jun 2020 in NC. Home was early projected by the bank (American Security Mortgage) as a potential 1 May 2020 to 1 June 2020 to move in. NLT 1 August 2020 with 60 day window added (NLT) for weather delays. House 1 acre lot didnt start being cleared until Late August 2020. Footer for house was set on Sept 17th 2020. Foundation started on Sept 24th 2020 . It was completed 10 October 2020. No Septic/sewage or Leach field was done prior. House was set on foundation October 24th 2020. Siding was not finished until 28th November, after I called and asked about potential mold issues with all the rain. Many problems with this agent/builder and almost no to little communication on updates. Horrible customer service with zero to no empathy on how this impacts others lives. Currently No power, No Septic/Sewage or Leach field. No approved well by Health dept. County hasn't received updates in 3 weeks. 13 months since I started this and its almost winter with no move in date. I have had 2 sitdowns with Manager and Owner about keeping me updated and progress. They fail to text, call, or send email with updates. Extremely poor comunication and custome service.

When picking out the home we wanted we were told that we could make changes due to my disability and things we wanted in a potential forever hom. We put the change order in with our representative and she assured us that they will be done. This was not the case and no one contacted us to let us know. First, we needed a walk in shower. I have a spine disability that won't allow me to step over the side of a tub. This was by far the worse it got. But then we requested a certain skirting. Their excuse was we didn't have any in stock so instead of telling us (and we paid for the upgraded skirting) we got the basic. Then we asked for white accent wall and kitchen cabinets. Never happened, but was told we could paint them ourselve. Good thing I liked the natural look better but again never mentioned until I said something. Last, we were told we could have a large deck with a cover. Did that happen? You guessed it!!! No and again no word. was shocked to see all this when we did the walk through which was scheduled the same day we were moving in. Finally what sealed our thoughts on never wanting to use them again, was the shotty work. Trim popping off, nails sticking out, floor had glue all over it, and a few more crappy things. Ultimately we surrendered the home after a year cause with the disability of my spine that has deteriorated even more and I need to have something that works for me.
