We booked two rooms here, then only needed 1 room, and they refused to give us a refund even though we requested cancellation for the 1 room over a week in advance. They want to keep our $300/night payment, even though they are able to re-book the room. Don't recommend this terrible service. Everything about our stay was so enjoyable from the lovely charming decor both in public spaces as well as our room! My husband and I aren't typically fans of B&Bs, but this one is an exception. First of all, The Union Street Inn oozes charm from the beautiful building to the lush backyard, to the gracious and charming hosts, to the great location. And if that isn't enough, it is very reasonably priced in a city where hotels and rentals have gotten very expensive. Each of the rooms are beautifully decorated and have very comfortable beds and luxurious sheets, and they provide chocolates and a welcome basket of fruit in each room which is a nice touch. There is always coffee, tea, assorted fruits, and delicious pastries available in the common room. While we were there, Tim baked an amazing wine cake. The breakfasts are are individually made to order for each guest. Their afternoon cheese plate was beautiful to look at and scrumptious to eat and was served with both red and white wines. Plus, the location is awesome. It is a safe, clean area surrounded by lots of beautiful homes and walking distance to many of the great city sights, lots of shopping, and incredible places to eat from casual to Michelin starred restaurants. Our favorite was Gamine's next door which has wonderful French food in a relaxed bistro atmosphere. So glad we found this hidden gem. read more

Adorable, cozy, fantastic location, great service, and a delicious breakfast. They don't skimp and it shows. It's a great value and you won't feel like you're in a cookie cutter hotel with no charm or personality. Cut about $40 from the rate to take into consideration the food and drinks they serve you. Best place I have ever stayed in San Francisco, and the best Inn I have ever stayed anywhere. Jane and David gave 110% at all times and I felt like I was visiting old friends instead of strangers. They were extremely nice, helpful and friendly. I highly recommend this Inn. It is charming, beautiful, clean, quiet and in the best neighborhood in SF, Cow Hollow. Walking distance to Lombard Street, The Golden Gate Bridge, Ghirardelli Square, many shops and restaurants and much more. This was our first time here, and we will definitely be back. Great location with tons of walkable restaurants and shops. Also an easy walk to the marina and walk a bit farther to beautiful views of the Golden Gate Bridge. We stayed in the English Garden room which was lovely, and we enjoyed the little balcony where you can hear the soothing sounds of the garden fountain. The staff we met were all lovely and helpful, and the breakfasts were amazing. Much better than any hotel... highly recommend. P.S. The restaurant next door, Gamine, is fantastic too. read more

My husband and I travel to San Francisco frequently and have stayed in hotels and airbnb apartments.The Union Street Inn surpasses both if you are looking for a romantic weekend away in the midst of a lively, vibrant neighborhood. We stayed in the carriage house which is surrounded by a lush garden of roses and comfortable patio seating. A robust home-cooked breakfast in the morning with wine and cheese in the late afternoon can be enjoyed either in the quaint living room, the garden or the privacy of your own room. The inn keepers are friendly and informative without being obtrusive. I accidentally broke a pretty pot that an orchid was in and this was greeted with a forgiving "no problem." Right outside are excellent restaurants, cafes and artistic/funky shops. And despite the fact that Union Street is bustling with people and cars, our room was calm and peaceful. read more

We stayed in the Carriage House for four nights recently and loved every minute. The Carriage House is warm and cozy, very romantic, and in a perfect location for seeing all of San Francisco. The breakfasts each morning were delicious and filling...a great start for a fun day in the city. The inn keepers and the staff were all very helpful and friendly. We enjoyed meeting several other guests at breakfast and sharing stories of our travels. If we ever make it back to SF we will stay here again. read more

We loved staying at the Union Street Inn! We came to SF from Sweden to get married in April and had planned to stay for four nights but decided to stay for another three nights because we liked the city and the inn so much! We felt so welcome and at home, which was just what we had hoped for, coming from the other side of the world to get married! The breakfasts were wonderful (especially the pancakes), the garden and rooms so beautiful and parking was nearby and easy to access. Service was great, the rooms were clean, afternoon wine and cheese was lovely. We want to come back to SF as soon as possible and hope the Union Street Inn will have a room for us for a couple nights or seven! read more

The Union Street Inn is a great place to have out of town guests stay - it's charming, close to great shopping, resturants and coffee, and Kit who runs it couldn't be nicer. It's not prohibitively expensive with a lovely room in the front for only $179 a night. Absolutely wonderful! I surprised my boyfriend with a weekend getaway to this inn in San Fran, and the experience could not have been better! We were upgraded to the carriage house, which is in the back through a luscious garden. And we were able to enjoy a delicious breakfast on the porch every morning! Excellent service! Quaint, cozy, elegant. We stayed in the "carriage house" for 2 nights. Like everyone else, we experienced good service and the location is great. A 30 minute walk got us to fisherman's wharf and ghiradelli. The staff is super friendly and very helpful with advice on any tourist stuff. I recommend the carriage house room. It is a little pricier but it is more private. The other rooms seem to be attached to the main lobby and may be vulnerable to minor noise made by staff and street noise. The bed in the carriage house is very stiff and I didn't sleep well but my wife did fine. Staying here felt more like coming home after a long day out, rather than coming back to the hotel on vacation. All in all it was a great stay here and I would definitely return for future visits. read more

The Union Street Inn is a truly amazing bed and breakfast! It is beautiful, the garden is amazing, and the service/food was wonderful. The location is fantastic too! It was a really fabulous place to stay. However, I would forewarn anyone considering staying in the Carriage House that it has a very strong musty/mildew odor. People with asthma and/or allergies would be very uncomfortable staying there. I was there for a girls' weekend, but if I booked the Carriage House for my husband and myself, he wouldn't be able to tolerate the smell due to his allergies and asthma. They have a dehumidifier in the room so the owner/operators are clearly aware of the issue. The windows can be opened, which can help. I just felt this should be shared for those who have sensitivities and would be negatively impacted by the odor. read more

For not much more than an ordinary hotel, you can enjoy a real experience at the Union Street Inn. The location, right on a main shopping & dining street, lets you make the most of your visit. The inn itself is beautiful, clean, run by a friendly staff. When we came down for breakfast we were almost embarrassed by the level of pampering as they served up a delicious full breakfast, with vintage china and silver and real linens, on individual tray tables in the beautiful parlor. On nice mornings you can eat in the lush gardens that extend from the parlor's french doors to the back carriage house (look this place up on Google Earth to see!). Parking in the residential areas within a block or two of the inn was never a problem. BTW, the French bistro next door is excellent. Stay here! read more

My review is really a shout-out to Kit who, when I emailed to ask about reserving rooms for a reunion with my two childhood friends, told me she was full but recommended another inn. When I emailed her to say that inn was also full, she emailed me yet again with another suggestion. That one worked! She went out of her way to be helpful, and I so appreciate that. The house was great and also the garden! Inspite of the rainy weather,it proved to be really quaint and comfortable. I treated my friends to their first bed and breakfast experience. They enjoyed everything until we had breakfast the next morning. The cookies were heavenly (served all night) ,the zucchini bread was superb and the bowl of fruits is excellent. However, we were disappointed with the scrambled eggs and the anorexic bacon they served. We were expecting more from this bed and breakfast place in terms of their breakfast. My friend exclaimed, "We could've gotten better in Dennys" which I kinda agree. NO pancakes, no omelette,no extraordinary pastry....I hope they take this as a challenge. read more

Stayed in the Carriage House -- like playing house with its just right decor and fabulous garden. Hard to believe you're in the midst of a big city until you walk out on Union Street. Jane's just-south-of-London accent is tempered by years in the new world, but we loved listening to her. More to the point of B&B, she is a fabulous cook; elegant presentation, beautiful fruit, eggs done perfectly with a seemingly effortless touch with seasonings. You cannot beat the Owner and the Innkeepr at this B&B!!!! Jane and Kit are the two Aunties you always wanted, but maybe never had! You'll want to invite them to your home. But aside from that huge plus - the location cannot be beat. Union Street is clean!!!! and there are no homeless people or people that would intimidate anyone - ever. The street has high end one of a kind shops and bakeries and flower markets and restaurants and bars and pubs. There are people walking around at all times and you feel safe. Even at midnight. That is priceless!!! The parking parkade is one block from the B&B and you cannot beat $15 a night. That is unheard of in SF and this is a very well maintained and guarded underground parkade with bright lights. The vistas are something out of a movie - sweeping views of the Golden Gate Bridge and the Bay and beyond. Simply breathtaking. We felt so lucky to have found the Union Street Inn and after all our travels around SF we never once wished we were staying elsewhere. Not once. Union Street is a true gem and gives a wonderful experience to a SF visit. This B&B is best for couples or singles or two people travelling together or couploes travelling together - as compared to with children. I am not sure if children are allowed - probably - but it largely is a delightful place for adults and super fun for couples or singles of any age. Any age - young or older. We travel the world on a regular basis and we try to stay at wonderful unique places and this is just that - and more. LOVED IT and loved the motherly charm that Jane and Kit provide and they run the place with great talent, dignity and coziness. If one is lucky enough to stay here - don't pass it up. Wonderful yummy breakfasts that look out of a gourmet cook book and they even offer up water and wine and coffee and tea and cookies to cozy up to in the parlor at night no matter what time you come in. Soft music is always playing. Lights are always on to welcome you home. We found no issue with the water pressure. It was not a raging fire hose but it was perfectly fine and I have long hair and it didn't bother my husband or I one bit and we showered every night. We stayed in the Golden Gate Room overlooking the charm of Union Street and we loved it. I am a light sleeper and still had no issue. Very delightful room. If the other rooms were open I peeked in and they were all wonderful too. You can't go wrong. There is a reason why this is the #1 B&B on TA.
