A few months age, I noticed that we have considerable equity on our South Beach condo. We are senior citizens and have no intention of selling our home. At least twice a week we get mail about home equity loans and refinancing. I didn't like either of these options. Both involve our spending time and money plus dealing with piles of paperwork. My least favorite is the home equity loan idea. Paying for something we already have felt counter intuitive to me. So, what to do? I opened Google and typed in Alternatives to Home Equity Loans. Unison.com was the first and only alternative. Everything else was more about home equity loans. I went to Unison's website and was impressed with its clarity and simplicity. Visiting the Better Business Bureau at bbb.com to check Unison's rating showed it is A+. Next, I searched Goggle for reviews and found quite a few. They were mixed and most of the negative ones were written by people whose applications had been declined. The positive reviews pointed to the no additional debt aspect of this transaction. It is a sale of an option on a portion of your home's value. At this point, I went to Unison's website, and filled out a form there. After a while I received a call from Alyssa, representing Unison. She became my guide through the Unison process. This, a new product for me, required that I understood what it is, how it works, and its advantages and disadvantages. Alyssa directed me to Unison's interactive tutorials that explain every detail and provide fun quizzes to test comprehension. She also administered a test to access the quality of my understanding. Alyssa pointed me to Unison's website so I could explore the available detailed explanations of every step to download. She also cheerfully answered all of my many questions. The entire event was enjoyable and very interesting, thanks to Alyssa. She is a highly valuable asset to the Unison team . The final portion of the Unison deal was under the direction of Avita, in the California office. Her job was to make sure that the financial details of my transaction went smoothly. Thanks to her careful attention to detail. it did. Working with Avita, another superior member of the Unison team, was a pleasure. It was a lucky day for me when I ran into Unison. I wholeheartedly recommend Unison to people who are interested in a different way to access home equity. read more

This has been about the worst experience I have EVER had with a company and STRONGLY recommend everyone recomsider EVER using this service. Communication is fine UNTIL it is time to sell your house and then there is none at all. I used this service in order to pay for some repairs to my rental house. Reached an agreed upon appraisal and gotnthe money. With an agreed upon payment of 70% of the profit upon sale. Went great and got the repairs done. A year and a half later, we decide we need to sell as we can no longer afford to keep the property. Got a very quick cash offer and then the issues began. With any offer you have a time limit yo complete things, the team at Unison has made it clear they do not value your time nor do they respond to emails or phone calls timely. They of course did not agree with the sale value and I was forced to get an appraisal sonthat THEY could determine how much THEY would addntonthe final number. From start to finish, this has taken an additional 2 months past the offer, which has threatened the completion of the sale. To add insult to injury, they believe that they deserve to collect 100% interest off of a year and a half loan. I basically am being robbed and they will hold the lien up where you will lose your sale. The management team makes no apologies for their lack of response or urge to help move things along. Due to a strong housing market, they are taming adavantage of customers ar a time where we are most vulnerable. If YOU HAVE ANY OTHER MEANS, DO NOT EVER USE THIS SERVICE. I will be lucky if I am able to complete this sale at this time due to the inability of this company to communicate efficiently. Oh and if you have to call? Be prepared to wait for 30 minutes while they try to locate anyone, this is their means to avoid talking with their customers. We are all responsible for contracts that we sign, but tbis company has taken advantage of the housing market and use the terms "deferred maintenance " to increase their payout. This wouldnt have been as infuriating had they decided to ensure good communication, but they know that you are over the fire as they control your title and will hold up your sale as long as they want in order to get you to give. To sum up, this has been the absolute worst experience I have EVER had with a company and would recommed to ALL, stay far away. read more

I am 80 years old and spent all my productive years in the real estate development, sales, home/ commercial construction, and the Savings and Loan industry. I was about to use my VA benefits to refinance the mortgage on my home(because I have always lived with the mantra that home equity should be put to use). I found the VA costs were very high and all I ended up with to gain maximum equity, use was a new much higher monthly payment for the rest of my life. When I reviewed UNISON'S proposal, I was amazed. No raise in my mortgage payment, with substantial equity paid out immediately. There also will be equity for my kids to enjoy.....who could ask for more. The equity payout gave my wife and I substantial breathing room in our future financial plans. I am afraid that too many people my age burdened themselves with a home paid for with no mortgage because they are ingrained with their believe that they must leave the home to there kids. Some actually limit their own possible better life by not using their equity. I feel UNISON is just getting started making great returns for their investors by presenting themselves in an industry dominated by high overhead, greedy institutions. I've been a Unison customer since 2015 and have had a very positive experience. I originally got an advertisement in the mail and wasn't sure if it was legitimate but I gave them a call. Right off the bat the way they interacted was different than what I've come to expect. It was night and day. What I appreciate is that they make sure you understand what you're getting yourself into before they ask you to sign anything. The employees I spoke to were very professional and very helpful. Once I decided to move forward I got the funding in just a couple of weeks. More recently, I asked them to help me out of a jam and although my request was unusual they were surprisingly responsive. Unison's program was perfect for our needs. Between mortgage and PLUS (student) loan payments, my wife and I couldn't make it on our retirement incomes. For that very reason, we couldn't have gotten a home equity loan even if we had wanted one. Unison's program allowed us to take equity out of our house and use it to pay off the PLUS loans in a lump sum, without adding any monthly payments to Unison. Instead, we pay them back when we sell our house and, in lieu of interest, they get a share of the appreciation of the house from time of the loan to the time of sale. Maybe not for everyone, but a great fit for us. We are so happy that we chose Unison to help us keep our home. My son and I were able to purchase it after about 30 years of struggling to save and rebuild our credit after my divorce. We had taken out a re-fi, but after my serious health scare, we wanted to make sure that my son could stay here after I pass. After researching several companies, we agreed that Unison had the answers. We were able to get the money we needed to pay bills, and for some improvements, without increasing our mortgage payment or interest. We can stay here as long as we want or until he decides to sell. So far, so good. This type of loan is excellent for specific situations. For others perhaps not. Take the time to understand how much $$$ the money borrowed is going to cost you, when payback time comes. At some point you will be returning the full amount of money borrowed plus their share of the equity due them. Take the time to review options. If you don't really need the money, don't do it. Unison, as far as I can tell, is a legitimate company, established since 2004 and given an A+ rating by the Better Business Bureau. Like many offers we get, it looked a bit to good to be true but there was something about the concept that intrigued me. Biggest waste of time. We acted in good faith, they did not. They use their "special appraisers" to keep the current value low. They can drag this out week after week, changing the offer. They only want desperate idiots willing to jump through hoops to ensure their best interest, we just walked away and so should you. Heloc's aren't so bad. Unison really helped pull us out of a very trying financial situation without putting our entire equity at risk such as a reverse mortgage does. They were very up front on all aspects of using a portion of our equity in the contractual obligations of the agreement. They communication was excellent and immediate, when we had questions. I would never recommend this company. I used them in 2018 and they approved me for $120,000.00. But in reality I received only $70,000.00 as they "reinvested" the funds against my mortgage without my permission. I had to take out a hard money loan to pay the contractor who did the remodel work. read more
