Max was professional, respectful, and thorough. He took the time to carefully observe and troubleshoot the problems rather than rushing through the visit. His experience in his trade is evident. He methodically assessed the issues and worked to ensure repairs were completed to the best of his ability. I understand that some maintenance issues can result from normal wear and breakdowns. Having worked in property management myself for many years, I know firsthand how critical it is to have dependable and skilled contractors when overseeing other people's investments. Max represents the level of professionalism I always looked for when I was managing properties. He was courteous, kind, communicative, and conscientious -- and he cleaned up after completing his work, which speaks volumes about his standards. It is difficult to find reliable, detail-oriented professionals in this field, and I sincerely hope Omni Key continues to retain him. Good contractors are hard to come by. Thank you, Max, for the effort you put into your work and for taking the time to address the issues properly. Your professionalism made a difference. While my broader experience has been challenging and the delay in sending someone caused significant concern, I want to ensure that individual excellence is acknowledged when it is earned. It's hard to imagine any competent investor would do business with Omnikey. Communication was incredibly fragmented & lagged from the agent until starting the loan app, in which we were bombarded by Omnikey/Lennar to submit the app. Pro formas were all inflated/ inaccurate, requests for updated information was ignored entirely. I explicitly backed out of the loan process & OmniKey/Lennar proceeded to RUN TWO UNAUTHORIZED HARD CREDIT CHECKS & have since ignored all attempts to contact them. Very sketchy all around & Omnikey property management is horrendous, which is the biggest pain point for investors as it is. Horrible experience is an understatement.

    Excel claims they post quarterly financials for all homeowners to view. Unfortunately for those…read moreunder Excel's control, they DO NOT POST THE MOST IMPORTANT FINANCIAL REPORT. The Income Statement is meant to inform how the association is doing compared to budget. It shows the current period actual expense, budgeted expense and any variance between the two. It also shows the same thing for the year to date. When you see a variance it is a warning flag to ask why and dig deeper. It can also allow you to make up any shortfall quickly so you don't cripple your community's cash flow and vendor payments A balance sheet is an important part of the financial package. It tells where the association stands with their asset, liability and reserves at a particular point in time. There are three key accounts on a balance sheet that Condo & HOA owners should pay special attention to: Cash in the Operating Checking Account - shows the ability to meet current operating expenses. Accounts Payable - shows how much is owed to vendors and service providers. Capital Reserves - shows how much is available for major capital repair and replacement projects in the near and distant future. THE FOLLOWING IS NEVER PROVIDED BY EXCEL AND IS THE MOST IMPORTANT IN ORDER TO DETECT FRAUD AND/OR MISAPPROPRIATED FUNDS: Excel claims they "cannot" provide this most important report because it includes bank account information. However, this claim is false. The bank account information is easily redacted and/or not included directly on the report. If they refuse to give this report when requested, send a demand letter via certified mail via an experienced attorney for proper language. They cannot refuse to provide ANY financial reports per Texas Condo HOA law The Bank Reconciliation report is used to "prove" that the cash assets shown on the association's books and balance sheet agree with what the bank statement shows. The reconciliation takes into account outstanding checks that have not been processed by the bank as well as deposits of cash that have not been processed by the bank. There should not be any difference it should be $0 but if there is a difference it is a flag for you to look into something further. This report is a great tool to ensure you are not a victim of embezzlement. Good luck getting the bank statements and Bank Reconciliation reports from Excel!

    I could give a -5 review.Let me list problems with them.It's endless list but gonna lisf top one:…read more 1) They communicate only via mail for their HOA fees.They will report to your credit company if you are unaware of some charges right away.they ruined my credit for $20.They can make a call to credit company but didn't call me to get it paid so they can charge good penalties 2) You open maint request and they will close it without getting any work done. 3) If their manager change then they all close all working tickets. 4) most of tickets stays atleast 365 days and closed without resolutions... 5) Their emergency numbers are just for show,simply goes in voice msg.They will respond you next day for emergency 6) Sorry and apologies are their solutions to any problems. 7) This is 2022 portal is not updated since 2016.Their COI is 2016-17 By the way you can judge by yourself from their responses itself ...they just can be sorry about not doing their job lol
