Unfortunately one of the worst companies I came across. Horrible, uncorteous, rude. I'm a new tenant and hating it.

This is such a bad company, I wish I had read the reviews on Circle C Properties before wasting $102 on a lease application. If you have any pets, don't bother applying. They charge an extra $400 deposit plus $25 per month per pet. We have two small dogs and this would have required us to pay $800 extra deposit on top of the deposit equaling one month's rent. Then we would have to pay $50 per month extra rent. This to me is ridiculous. When we went to look at the property, the manager said nothing about the extra pet deposit. Here is what Javier Paniagua replied when I questioned this policy: "I am sorry that you feel that way and the pet deposit is something that we do a cross the board. We do advertising that states 400 pet deposit, so again I do apologize for any inconveniences." The lease is structured in a way that you have to pay an extra months rent unless you notify them 40 days in advance that you are moving out. If you don't, your lease automatically converts to month-to-month retroactively when the lease ends. If you occupy the house one day during the month, you still have to pay for the whole month. There is no prorated calculation allowed. Next time I will be sure to consult reviews in Yelp before wasting time and money on a lease application. read more

I am unfortunate to own a home in which this company "manages" the HOA. My experience has been the absolute worst communication with this company. They don't solve problems in common areas, they ignore requests, they don't answer their phone or return calls, they don't cash your check for weeks, then charge you a ate fee larger than the monthly fee and to top it all off, they never get the statements right. Extremely frustrating company to deal with. Sad to say we have no choice who manages. Just watch your statements closely. It doesn't matter if you mail your payments on time, they take weeks to cash your check and charge you late fees. Sometimes they loose the check and charge you late fees and you have to pay the stop payment. Absolutely the WORST company I have ever been forced to deal with. This was written in 2015. The answer with negative and rude attitude only solidifies my points. Good luck to anyone moving into one of their communities. read more

This company listed online that they were having an open house viewing for a two bedroom home in Oak Cliff my partner took of work to go look at it he gets there and nobody's there we're wasting all this time expecting to get in and then the person tells us all of a sudden that the realtor canceled the showing never notified it either because they got an application in for it and they're not going to show it yet a whole bunch of people are showing up wasting their time and the open house notification was Online email everywhere this company is completely irresponsible and inconsiderate and mediocre don't do business with them. It's already a bad sign if they can't even communicate with each other stay away stay away stay away from them. read more

Horrible, horrible, horrible experience with this property leasing/management company. Don't use them or waste any time with them. Our house is in Murphy, in a relatively high-end neighborhood. When we signed with Circle C we explained our situation: we live 200 miles away, we haven't occupied the house for more than 2 years, we need help, we have to rely on their agency to represent us, to tell us what is needed to get the house leased, and that we had had bad experiences with other agencies in the past. We were told that Austin was their top guy, and that he would take care of us. For 2 months we dealt with this agent, Austin, and no one else. If they gave us their top guy, I'd hate to have been handed off to their worst employee. What we found out is that he was horrible with communicating with us. Texts, emails and phone calls to him would go unanswered for days. At one point, two entire weeks went by without any communication from him, even though we continually tried to contact him. Once he finally did respond, he had a lame excuse that he was getting other properties ready for new tenants. We were constantly asking him what we needed to do with the property to get it leased. Did we need to paint? Did we need to work on landscaping? Did we need to offer incentives to the other agents? Is the asking price too high? Is the marketing material good enough? The only thing Austin would ever give us in the way of advice is that we should have red bark mulch put into the front flower beds. He never took new photos of the property to put on MLS. He simply reused the old photos from previous listings. He never updated the MLS listing to correctly reflect who was listing the house and that it was available for lease, which is probably one of the biggest reasons the house was not getting enough viewings. I truly believe that Austin only made two trips to our property: one to install his lock box and one at the end to retrieve his lock box. If he had made ANY other trips to the property, he would have seen dead bushes, weed-infested grass, irrigation system problems, blotchy paint, burned out lights, dirty floors, nail holes, feces in the toilet, thermostat set too high, etc., etc., etc. Austin did not follow-up with viewings to find out what potential tenants liked or disliked about the house. Several viewers submitted online comments suggesting that the house was dark, or needed paint, or other cosmetic issues. But again, when we asked Austin what we should do or what he recommended, he never gave any advice. He always was able to come up with an excuse of why the house wasn't getting good viewings. Apparently at some point our questions annoyed him, because he replied in an email that if we didn't hear from him regarding a particular viewing, that meant the person wasn't serious. In other words: don't bother me kids; I'll let you know. We never felt as if he was giving us due attention, and that we were at the bottom of his TODO list. When someone that works for US makes up excuses, brushes us off, ignores us, and acts as if his time is more important than ours, it tells me he is NOT a customer-oriented person and is probably in the wrong line of work. The final straw to this debacle was how Austin handled a bee infestation at the garage of the house. Apparently, it had been there at least a week. We found out about this from an online viewer comment, NOT from Austin. In fact, until we notified him, he wasn't even aware of it. We told him that we had a guy out at the property to take care of the bees. In one of the rare occasions that he actually responded to us, he told us to call off our guy, and that he would be sending a bee expert to handle it. We called off our guy, but never heard back from Austin. A few days later we took the trip up to the house to see what was going on with the property and saw that the bees were STILL there! When we confronted him, he had another lame excuse: his so-called bee expert said there was "too much honey" to do anything with the bees. But he never communicated this until we confronted him, so I suppose he would have just left the bee problem get even worse. When we terminated our agreement with Circle C, we had an extremely hard time getting our keys back. Our new realtor made arrangements with Austin to meet him at the property to get the keys and have him return our garage door opener. Our new realtor lives near downtown Dallas, and the drive to Murphy is about 45 minutes. 20 minutes before the pre-arranged meeting Austin texted her that he couldn't make it due to a family function and that she would have to drive to his house in Rowlett to get the keys. That showed his lack of professionalism, his lack of respect for other agents, and his lack of communication. I have no doubt that Austin or his boss will respond to this review with even more lame excuses. My advice: don't believe anything he or they write. Don't trust them. Don't do business with them. read more

Circle C really understood what it takes to be a great property manager. They really want to make sure everything is always working in the house and sent out venders asap. The people in the office always have a smile on and greeted me as soon as I walked in the door. read more

Circle C was awful. Elizabeth the main manager is not a nice person. She would yell and talk horribly to my husband and I. She made MANY accounting mistakes. Their maintenance men are scary and do substandard work that the company tries to charge their tenants for. I lived here for four years and left the house in pristine shape. When we left the carpets were cleaned and they sent us our deposit. Only to send us a bill and Oops we messed up letter for $500. Which we didn't have the money for since we already had blown it thinking it was our money! Now we have a knock on our credit. We paid our rent on time for 4 years! This is not the first accounting mistake made. DO NOT RENT FROM THEM!!!! They have no respect for their tenenats, they do not fix things properly, and you will be yelled at by the property manager. read more

Well... For us our experience was great! We were in Louisiana looking to move to Texas. I forgot the agent name who I spoke with, but she was also helpful. The transition was awesome. We moved in and everything went great. We had to call them a few times for the plumbing with the sink and AC, but that's about it. They came out in a timely fashion. They sent over nice self employed workers who did a good job as well. One time when our lease was up the contract stated that the lease then rolls over to a month to month lease (we thought). Elizabeth told me that was incorrect. Left us with 1500 to pay because they had filed an eviction and had to pay those court costs. I called and told her I wasn't going to be able to pay until a certain date and she agreed. After paying that a few weeks later I got a note stating I over paid by 80 dollars. The next month when I paid the rent I left a message saying I was paying rent minus the 80 dollars. That was no problem. We left their house in mint condition and received our deposit within a month. Renters beware...18 months of wear and tear on carpets does not give anyone the right to just "decide" to keep someone's security deposit to buy new rugs for the home. Especially when a home you are renting is in foreclosure and you are not told until you find out yourself. read more

I highly recommend Circle C Property Management. I had to move out of town for a job promotion and Circle C took care of prepping and leasing my home in a caring a professional manner. Then when the first tenants moved out, they were able to secure another tenant right away. What I really appreciate is that they are small and responsive. Frank provides excellent customer service and is super patient. They all seem to genuinely care about both the tenants and the owners. I have recommended them to others and will use Circle C again when I need property management services again. read more

10/2015 Everyone at Circle C is horrible! They have no respect for the tenet. They don't care if your house is a fire hazard, whether anything in the house working properly is not. All they care about is the $$. While with Circle C, had to request the same repairs repeatedly. No "handyman" has ever done a job correctly. When the "Handyman/Repairman/Maintenance Man" comes over they leave a huge mess and expect the tenet to clean up after them. Or the "Handyman/Repairman/Maintenance Man" gets mad when you ask them to clean up after themselves. Trying to get anything fixed, repaired or done takes an act of congress. Telling the tenet there is nothing wrong with the property. "Repairman" stole tenet's belongings. Makes accounting mistakes repeatedly. They failed to provide proper notice of a rent increase. Tries to double or triple bill for additional deposits that have already been paid. Not sure any of the owners have a complete brain between them. Circle C is useless and should not be in business. Please trust, DO NOT RENT FROM THEM!!!! read more

lived in a home for a year and a half,we left the please extremely clean,always paid my rent early and never missed a payment,one carpet had wear and tear in the most used room,the family room!.We had the carpets cleaned professionally but that wasn't good enough,they took 583 dollars out of our deposit to replace the rugs,what nerve,at least you would have thought they would have given us back our money for the cleaning,a bunch of crooks,don't rent one of their properties read more

If I could give them 0 stars I would. FIRST of all, I can never get my leasing agent to call me back but he'll text me. We moved in at the end of January and had problems from the beginning. Our dishwasher leaked, washer connection is VERY CHEAPLY put in the wall and leaked all over the floor causing the cheap laminate to literally come unglued from the floor, door knobs fall off, doors won't shut, you get the point.. Our floors started to bow about a month and a half ago and I have had to reach out to Circle C multiple times with no response and now they are bowed so high the laminate is snapping in half and we can see the decking under the house. Finally, after threatening to not pay rent and break our lease we got a reply. A month and a half and a million struggles later we find out that they hired cheap work to repair the plumbing under the house which resulted in the hot water heater leaking and bathtub drain being completely disconnected under the house. (Apparently the house was not properly inspected before we moved in.) Because of the drain being disconnected, ALL of our shower water was being emptied under our house for 8 months causing the pier and beam foundation to rot and mold, our floors have bowed 6-8 inches above ground, laminate to come apart, and our bathroom floor to start caving in. When they sent a contractor out to give Circle C a final quote I was told it would take them at least 3 months to fix our house and we would have to move out in order for all of the necessary repairs to be made (plumbing, rotting wood, and replacing all of the floors). This is coming from the same guy that gave them the same quote 2 years ago but Circle C said he was too expensive and they went with cheap labor that was very poorly done. I got a text message today, because my leasing agent cannot call me back, stating it will only take Circle C 2-3 days to completely fix everything... You have got to be kidding me. Cheap labor hired again and I'm furious if you can't tell. I'm to the point of suing them. A huge inconvenience on top of health and safety hazards that they apparently don't care about. All they care about is their money, not their tenants. DO NOT RENT FROM THESE PEOPLE THEY ARE A NIGHTMARE TO WORK WITH. read more
