If I could give 0 stars I would. This company has been nothing short of a nightmare to work with. They have the worst communication from any company I've ever worked with in any form of service. They issued us our EMD back to us after cancelling our escrow substantially late and it was requested to have a verified signature. Well good thing we called to see where it was because they told us it was delivered to a planter and no signature was given! This delivery service they use three a very large check over a wall and left it!!! It was sitting there for 5 hours and because of this we will be late submitting our EMD for our forever home. I'm very disappointed with United trust escrow. Karen tried to cheat with my money after the loan company funded my loan to her account. It took over 4 month to get the rest of the amount and still managed to keep a few hundred dollars to herself. she is dishonest ( kept all the lies and the run around she gave me by email) I almost filed a lawsuit against the company and my lawyer advised me to involve the loan officer and the loan company to get my money before we go to court, which I did and that's how I finally got most of it . I had never met unprofessional entity like United escrow. I don't recommend working with them at all . There is so many trusted companies out there in this industry. I recently sold one of my homes and my realtor recommended me to the United Trust for my Escrow process. Even though their fees are slightly higher than the other escrow companies in the area, their customer service was excellent. Escrow Officer Lizeth Martinez and Account Executive Gabrielle Munoz were so professional and provided me with the very best escrow service anyone could ask for. They were both so kind, caring and diligent with the closing process. Due to my scheduling issues, I had to close my escrow at a certain date and Lizeth and Gabrielle were able to accommodate my request. During the escrow process, my mortgage bank was going through a computer updates and we could not obtain my "paid in full letter." Lizeth and Gabrielle never gave up and spent many hours attempting to obtain this letter from the bank to close my escrow on time. Without their hard work and diligence, my final escrow closing would have been very difficult and significantly delayed. Lizeth and Gabrielle are exceptional and I hope that the United Trust Escrow company CEO recognize them for their outstanding work they provide for the company. We were asked to used United Trust Escrow by the seller who is also a partner at the firm. I have to say I have never dealt with such an unorganized firm that charges way above market rate pricing. For one, the escrow officer did not even see that the amount we put in escrow was wrong and we were notified by our lender of the difference. Two, we never received any directions on what needed to be done or what timeline was throughout the purchase process. Third, as the buyer I was not cc'ed on communications and really had to follow up myself for everything (so in essence what service am I paying for?) Fourth, we were promised a good rate on the deal and realized they were charging us twice as much as what other escrow would be charging. We negotiated it down and in the end we were still charged above market. I would not have mind the price but the entire process was so unprofessional up till closing that I couldn't help but have to rant on Yelp. read more

Every time I turned around this Team was hitting Home Runners Baby! From the start I was nervous because I never heard of them plus I had escrow opened and my person worked hard on this. I trusted the one (Adrian) who encouraged me to use UNITED TRUST ESCROW. Mind you, I had already had a sharp shooter Escrow person in place and ready to go. So I gave my friend (Adrian) a shot and said to myself " If this Escrow slip up I"M CANCELLING!" Boom!!! Day 1 UNITED TRUST ESCROW off the Top, Sheri Conover kicks starts my email then the Team starts falling in line. I had the privilege of working with Vanessa. Vanessa is no joke, straight has mad hustle. She gets er done, she reminds me of me. Maria omg she comes behind Vanessa and knock's em Out the Park! They closed me out in 14 days and I know any Escrow can close in 14 days but it's different when the whole entire team is in harmony with one another. No drama, no delays, and very professional that's to say the least. In fact, they encouraged and motivated ME to want to go out my way to make sure there were no drama on my end. As a Realtor in the business for many years, I have to say I have never dealt with an escrow company that does not communicate with the agent and client (buyer) during the process. After all, they are supposed to be the 3rd party making sure all documentation is received, correct and communicated to all parties in the transaction. Phone calls were not returned and emails went unanswered. It was the most frustrating experience trying to get Karen or Denise to answer my buyer's questions about the excessive fees they were charging and incorrect documents sent for signature. If we did get a response it was short with lots of !!!!!! We were calling daily, because they were NOT communicating at all. To top it all off, upon closing they sent out an email and said commission checks would be sent within 24 to 48 hours... Well, after 72 hours, my office has not received checks! I sent emails and left messages...no response. I reach out to the other agent and ask her to call them, since it was her choice of escrow company. I then get a quick, you should have it tomorrow. Tomorrow... nothing comes and again after leaving a message that I will report this, as they cannot hold funds. Check finally comes at the end of the 4th day. My office calls me to say the check was not distributed correctly, per the CDA that was sent to them, so they will have to send it back! This is a Friday at 5:00 pm! In addition they sent the buyer's closing package to my office which is totally unacceptable and against policy. Needless to say, it's now Tuesday and I finally received my check, 6 days after closing. They never apologized, sent an email with tracking information...nothing! The entire process from beginning to end was so unprofessional, frustrating and unacceptable! Typically, Agents choose the escrow company...they need agent's business. Overall, it was a horrible experience, especially for my client. United Trust Escrow does not care at this point, so feedback on YELP is the only way my voice would be heard! read more
