We bought a very nice manufactured home in La Verne October 1 and as of today February 4 we are still waiting for a conditional tax clearance letter so I can get a refund of money that the escrow company is holding for taxes that I had to pay I spoke to the county assessor today and I was told they have no idea how they could even close an escrow without this form evidently somebody's not doing their job Deserre Rodriguez is not very professional. Evidently Deserre didn't follow through with it not going through as in November it was denied. They didn't have all the documentation to issue a certificate. i'm hoping at this point the manager gets involved. read more

I have completed many business and real estate transactions over the years, and this is by far the worst escrow company I have ever worked with. After numerous delays - some of which were caused by Inland Empire Escrow - we eventually closed escrow. Despite the closing occurring weeks ago, we still have not received the full disbursement from the sale of our business. Inland Empire Escrow is currently holding $50,000 of our funds related to a $388.00 tax liability, which is extremely disproportionate and highly unusual based on my prior escrow experience. What makes this situation even more unacceptable is that instead of assisting us in obtaining the necessary documentation to resolve the issue and release the remaining funds - something an escrow company is expected to help facilitate - we were told that we needed to do our job and figure it out ourselves. That response is not only unhelpful, but entirely inappropriate after escrow has already closed. Communication throughout this process has been poor, follow-up has been lacking, and no clear guidance, accountability, or timeline has been provided, despite the fact that a significant amount of our money remains undistributed. Kimberly and the owner demonstrated a concerning lack of professionalism, organization, and escrow competency. Escrow is meant to be the neutral, reliable party that ensures a transaction is properly completed - instead, this company became the single biggest obstacle. I do not recommend Inland Empire Escrow, particularly for business sales or any transaction where proper coordination and timely disbursement of funds are critical. There are far better escrow companies that understand their responsibilities and respect their clients. read more

Absolutely terrible! My realtor and lender had to constantly hound them daily to get their shit together! It's been over a month and we still haven't closed! According to the State of California, here are just a few "Escrow Principles". * "The escrow holder does not act as a mediator or advisor, or participate in customer controversy, or arbitrate disputes." *"The escrow holder is the agent of the principals to the escrow. Legally, any facts known by the escrow agent are imputed to the principals. Any detrimental or new material information, previously undisclosed, made known to the escrow holder and affecting the principals should be disclosed to them for their instructions in the matter." *"The escrow holder must maintain a high degree of trust, efficient customer service, and good customer relations." *"The escrow holder must remain strictly neutral, not favoring either party. The escrow holder must not advise either party, as any gain to the one will likely be detriment to the other." *"Closing and settlement must be prompt, using forms which are simple and clear" An escrow officer should always state anything that could even be considered a bias. Through investigating of my own I uncovered, based upon the staff profile for the company, it was clear that Jacie Burse (the Seller) was once Kerry's supervisor.  Furthermore, as expected they were friends. Small companies such as this company tend to be "families" and certainly the expectation to treat my wife and myself with the same "impartiality" is hard to fathom.  I should have been advised that the Seller was an employee of the company.  My wife and myself could have then made a choice as to whether we felt comfortable with such an arrangement.  However, I believe anyone looking in from the outside would say that the failed disclosure was improper and not ethical.  We did some research and certainly the code of conduct requires that you are neutral. It requires disclosing all information that could benefit one of the parties. Every real estate professional I spoke with was shocked by Kerry not disclosing the relationships he had with the seller and her history at the company. They were shocked his response was to claim he didn't have to disclose. We had some email exchanges. However, Kerry called me at work. He was in a rage and cussing me out. After repeatedly asking him to calm down I had to finally hang up on him. Other terms were not met and our realtor's office took care of everything. Needless to say we didn't want to work with someone who clearly violated their position as an escrow officer, there were not clearly honest with us regarding the countless reasons for very likely bias. My wife was pregnant at the time and he put her through incredible stress. We had even been packed to move as well. I wish Kerry would have been man enough to apologize to her. We never received an apology but rather he was arrogant in claiming he didn't need to disclose such bias as having had worked for the seller. Her son even worked at the company once before. I had considered filing against him with the state but in the end we had quite a bit happening trying to find a home and move. I am not sure if the company approves of his conduct in our transaction. They never apologized either. Furthermore, they promoted him. There is a saying, the fish rots from the head. Kerry now can influence more as he oversees more. read more

It's worse escrow company you can find. We being delayed extra week to close escrow. It being with we give deposit to enter escrow, the amount we pay does not reflect on the paper work. We ask twice about it, they tell us it's ok, it's fine. Then come to escrow close date, the bank refused to transfer the fund because the deposit amount is different than the receipt. After over week delays they still missing paper work to close the escrow. One day delay will cost some money for people, and over week delay it cost us a lot trouble and extra expenses. It took 5 days for them to execute the instructions (passing the escrow deadline), and what unprofessional quality was that they didn't even bother to inform us of the delays.
