My son lived here for 3 years. We were charged for renter's insurance the entire time even though I submitted our own insurance multiple times to the office. My son moved out 10 days before his lease was up and had to be out of town the next day for work. Charged $100 for his parking pass and was not allowed to mail it in. $100?????? Wow. The apartments are outdated and the furnishings falling apart. His carpet was disgusting when he moved in but we'll probably be charged for that too. 3 years of on time payments and the office staff treats you like crap. Don't email them either, they'll claim they never got it. So glad we have chosen University Edge for next fall. Good riddance Oaks. read more

Do NOT rent an apartment from here. Management is shady and apartment was FILTHY when we moved in. Management was notified and did nothing about it. We cleaned the apartment ourselves and then they had the nerve to attempt a cleaning fee at the end of the lease. University Oaks has been my home for the past three months. I live in a one bedroom apartment. I was moving from Europe which was very stressful but the staff were so helpful and did everything they could to make it as smooth as possible. My apartment is fully furnished by choice and it is fantastic. I have so much room and everything I need. During the warmer months I spent lots of time on my balcony. During the colder months I am never worried about the temperature as heat is included! It makes it so cosy and warm. The facilities on site are amazing. I use the gym almost every morning. There is also free printing if you bring your own paper. The laundry is a great service and so cheap. Sometime I meet people at the club house to just hang out or study. The staff are so friendly, helpful and always there. Security circle the premises quite often which makes me feel very safe. Once I had to call them in the middle of the night and they were on site within 4 minutes. I have already renewed for the following year as I love it here. It's been so easy, safe, secure and comfortable. I couldn't ask for better. The maintenance team are also incredible and always on hand to fix anything - day or night! The bus stops 3 minutes walk away from my apartment, there are so many facilities near by including Acme, Drugmart and various restaurants. Theres also lots of parking on site and guest parking too. I researched a lot before I moved and for someone without a car and furniture this space is amazing. Having looked around this place has everything except electricity included which is just incredible. My electric bill is around $20 a month. I spend a lot of time in the apartment so I'm guessing this is the upper end of the scale which is still so reasonable. If you are considering moving - I can't recommend it enough! read more

I LOVE living at university oaks. University Oaks is extremely affordable and you get a fully furnished apartment for the cheaper price you are paying. The staff and maintenance here is so responsive. We had an issue with mildew above our shower and minutes later a maintenance staff member was in out apartment for almost an hour removing and spraying our ceiling with a chemical so it would go away. He also replaced our ceiling vent unasked and he told us that it would help prevent that from happening. The staff at the front desk is very welcoming and asks the hundreds of questions I have!! I 10/10 recommend living here me and my roommates are renewing our lease for our senior year because we love it so much. :) read more

University Oaks Review: AVOID LIVING HERE! DO NOT LIVE HERE! After living at University Oaks for 2 years, I can tell you, it is NOT worth what you pay! Where do I even start... From the moment we moved-in, we had problems: -Mold left in the shower! -Dirty and dusty rooms. (My room smelled so bad when we moved-in, we knew a pet had to be living in it for AWHILE. -Cabinets that don't shut all the way -Internet connection won't stay consistent (your whole building shares multiple WiFi networks that are labeled for your room, but still aren't set up correctly (Ex: if you live in room 2018, you still might be using room 1019's WiFi because you can't connect to your own, or for some reason, their WiFi network is stronger than the network for your room). You can't restart your own router, you have to call the company University oaks does their internet thru, (takes AT LEAST 30 minutes to restart your internet, and it still might not even work)). -I had 4 or 5 bills I had to pay for a service that never reached me. I was NEVER notified, and it cost me $150 out of pocket because of their office being unorganized! -MAJOR stink bug issues! (This is NOT an exaggeration: first month we lived here, we probably found OVER 40 stink bugs! My roommate found 12 in his ROOM, in ONE day!) Things that broke since we've been here and what University Oaks does (or doesn't do) about it: -Our fridge's cooling system broke and spoiled all our groceries. Took them 3 days to get a new fridge... They almost didn't reimburse us because we "reported it too late" (we reported it the morning after it happened). -My air conditioner in my room broke. They replaced my ac with the LOUDEST POSSIBLE unit they could find; have fun choosing between staying cool or falling asleep. -Our ac unit for the common area has a hole in the screening on the outside... so when you run the fan, bugs can LITERALLY crawl into your ac from outside, and the fan will SPRAY INSECT GUTS ON YOU IF YOU ARE IN THE AREA! (Happened to me 3 times!) And surprise, surprise, they can't fix it. Also, in the past month we have woken up to find 3 wasps in our apartment... -In the winter, you will hear droplets from pipes in the walls get INCREASINGLY louder due to the weather. (You'd think it's not that big of a deal), LOUD TAPPING IS ALL YOU WILL HEAR WHEN TRYING TO SLEEP. No, they can't do anything about it... -Their washer and dryer units are THE WORST. Tide pods that explode on your clothing no matter how you pack your laundry into the washer. Dryers that will NEVER fully dry your clothes. Have fun paying a second time to run your laundry to get it dry, even though it's on the highest temp setting. -The gutters they have for when it rains go straight into a funnel in the ground right outside your building's door, so when it rains heavily, water is SHOOTING up like geyser. Service: -They'll let you know the times they perform maintenance but NEVER come at the time they said they would (they'll show up WAY early or WAY late) (Ex: they replace the decks of all the 2nd story rooms apartments they have. They say they'll begin fixing our building on Tuesday at 9am, but they show up on Monday and start at 6:30am). -They can't tell you when to expect maintenance if you have something to be fixed. They give no warning. No eta. They just show up... -Parking here is a nightmare. The planning for University Oaks didn't involve more parking spaces, so have fun parking in the guest lot of your OWN complex, because people who DON'T live here will take your parking space. read more

Moved into my first apartment and it was raining. The apartment flooded. Mold started growing and the walls got soft. I moved to another apartment. Mold was there too. I've notified management and maintenance. They told me to clean it. IT'S COMING FROM INSIDE THE WALL!?!?!? I CAN'T CLEAN INSIDE THE WALL! There is no parking. I pay $20 for a parking pass but have no guarantee I can park anywhere. Even the overflow lot is often filled and you don't need a pass to park there! Why am I paying for a PARKING PASS?!? Management instructs residents to call the police to get an escort to walk them from the offsite parking to their apartment which might be a half mile away from where they can find parking. Management either doesn't know how to manage or they don't care. Neither one is acceptable. If I could give negative stars, I would. For what I pay I should be able to PARK, walk home without a POLICE ESCORT and not live with MOLD! read more

Parents, be aware. This place is not for your kids...or anyone for that matter. My daughter went to Kent State University. This place is very conveniently located to the University. Don't be fooled. This place is a cesspool....literally! She had neighbors fecal matter and urine bubbling up in her shower.. See photo! When she contacted manager (Wendy), she sent some maintenance guy in to snake her toilet. Shortly after it happened again, and again, some maintenance guy snaked it. Keep in mind, this had nothing to do with her toilet. It was crap from the rest of the building. She was unlucky enough to be the person closest to the line collapse. When it happened again, she called again. They called in a real plumber who said that the tree roots had clogged the line and the line likely collapsed. What did management do? Nothing. They are the worst. When she moved in, there was animal piss all over the curtains and furniture. She complained and someone came in and sprayed febreeze all over everything to cover up the smell...no cleaning, no replacement. She scrubbed for weeks to get it out. Go 15 yards behind her back door and it is covered in drug paraphernalia. This place is a dump. Don't be fooled by the clubhouse or the warm greeting you get when you look at this place. Once they have you under a lease, they turn their back...unless you are parked in a wrong space (not enough parking for tenants) then they tow your car. And when you move out, they will nickel and dime you for everything...including damage that was there when you moved in. Check with local health department to see what outcome was of their investigation of this place. Don't take Wendy's word for it. Great place to live if your kid is majoring in plumbing, fecal studies or likes to take in transient drug users. read more

This is my second year living at university oaks. I love that it is conveniently located right off campus and it comes fully furnished. They are overpriced, but the amenities are nice. Maintenance has come in a timely manner and fixed any issues that I had. They do have a major parking issue that needs to be fixed and it sucks that you have to pay to park, but its a college apartment. They're going to milk you for your money anywhere you go. Overall, I've had no major issues and I plan on living there again next year! read more

My daughter loves living here and the manager goes above and beyond to take care of any concerns she has. The clubhouse and apartments are very nice and they have friendly staff available. I would love if she could have lived here all 4 years, much nicer than any dorm I saw. She brought a car to college but took takes the bus whenever she wants close by and never has any issues with the convenience. Very wonderful home away from home! read more

University Oaks has been very flexible and willing to work with me! I studied abroad in the fall semester and took over a lease from someone who was to study abroad in the spring. Oaks is right across the street from the back side of Kent's Main Campus near Tri Towers, making for a convenient location. The apartments themselves are fairly modern and come pre-furnished, which was a huge plus! I have had a few maintenance issues but they were solved within a couple of days at most, but otherwise no other real issues. Overall I rate my experience four out of five stars and would recommend to others for the perks offered and for the friendly staff eager to help with any issues. read more

The cost $147.00 wasn't too bad, but in the fine print is an automatic renewal to your credit card. Best place I lived in Kent. This is one of the more reasonably priced apartment complexes in Kent. The apartments are nice and clean on move in day. I decided to do random roommates and I was paired with some of the best roommates I could ask for. The staff are friendly, great and helpful. They plan events for the university oaks community to get us involved and really try to interact with everyone. When our freezer stopped working, maintenance came out almost immediately to fix It. If I wasn't old I would definitely live here again!! read more

Do not live in this community. I have had the worst experience here. On the first day of move in, the apartment was FILTHY. The first thing I did was go buy cleaning supplies. Additionally, there was a repair that was told to me on Day 1 (hole in the ceiling). I was told that this hole was going to be repaired on Day 1. It never got repaired. I should not be responsible for begging the office to come into my apartment to fix something that they said they were on top of. The bathtub was filthy on the first day as well. The hand towel holder in the bathroom was not attached to the wall, therefore it always fell off. Again, this was broken on DAY 1, therefore the office was aware of it. There was evidence of bedbugs in the apartment in the form of old, dead carapaces. The cabinets are very old and cheap. Cigarette butts and dog feces were littered across the grounds. They were there for extended periods of time, therefore it was a lack of upkeep from the office. The company is very greedy and grimy as well. I was told that late fees were still going to be enforced during the corona-virus epidemic, and they are entirely unwilling to work with me as a resident. Additionally, on move-out they charged me $45 for a "housekeeping fee" when they clearly do not clean before move-in at all. Live anywhere else, this place has been a horror story for me, and it most likely will be for you. The wifi is alright though. read more

Overall, a nice location. Older buildings on the outside, but recently renovated on the inside. My main concern is the sub-leasing policy. It was absolutely horrible. I signed my lease to live with two girls who I knew and felt comfortable living with. One of the girls found a subleaser after the fall semester. Our new roommate was absolutely horrible to live with. University Oaks is considered college living apartments, however our new roommate was almost 30 years old and out of school. Seems to me that they just wanted their money. She was a stranger to me and my other roommate. I caught her recording a private phone call between me and my mom outside of my bedroom. My door was closed and locked. I did file a police report. Management refused to move her out because I didn't file a restraining order against her. They offered me to move out and pay a higher rate or basically live in fear at my own apartment. They poorly handled the situation and I will not be recommending the apartment complex to anyone. read more

Please do your research about this apartment complex. My daughter moved in for the 2017-18 year and we have had nothing but problems. Office staff don't want to be bothered. We have had nothing but problems and get the standard "canned" answers. It has been ridiculous. Move in day - we had to clean the apartment top to bottom as it was disgusting. Building smell. Cars are towed even with passes. It has been frustrating to say the least. As a parent, I feel horrible that my daughter is living in this complex and have already signed a lease with another complex for next semester. I would not wish this place on my enemy. Please do not be fooled by pricing and a nice lobby/pool area. Obviously the main areas will be well kept. As for pricing, you can find other places in the area that are similar in pricing and on the bus line. Please, as parents, do not do this to your child - research the area before committing to this complex. read more

Overall there are much better places to live. I wish there was a way to give a "no star" rating to the staff. Most of office staff (aside from Jonathan and Kyle) are a joke. Most of them just surf the web or play on their phones, I know this for a fact because I've seen it and more than once my maintenance request never even got to the maintenance desk at all after I called it in. It took multiple calls to the police and several emails to get the property manager (Wendy)'s attention to the excessively loud parties that were going on at 3am in the next building over. It actually took 3 separate instances of reports/emails to the office to get the complex to install a courtesy manager for noise/fireworks complaints. The furniture is cheap (but if you damage it they will charge you out the nose.) and the facility itself was in need of maintenance when they took it over (but they of course hired cheap contractors to do it). The flooring is not all complete (the boards underneath my hallway/bathroom seam weren't even finished, it was just an empty space) and the cabinets are not "all new" but instead 1980s plywood just repainted. The only positive thing to this complex is the maintenance staff. They are overworked, underpaid, and nothing more than the scapegoats for the office when your maintenance report is "lost" or "we don't know but we filed it". I know one of the maintenance techs from my last complex, and the 3 or 4 they have in total all seem to do good work with what they are given. Unless its an emergency it will generally take at least 1-2 weeks for a request to be filled because of the backlog, the company's refusal to hire more maintenance staff, and because the front office doesn't seem to know how to use the filing system (or care for that matter). As stated above, Jonathan seems to be the only good one when it comes to maintenance requests. The property manager (Wendy) has gotten better about replying to some issues (i.e. emails about noise complaints), but overall tends to tow the company line and generally live by the vague terms of the lease (which by the way, my roommate's lawyer told him he was an idiot to sign with the way they worded it all). The lease is very vague and if the staff is going to bend a rule (i.e. having an un-declawed cat) they won't warn you about the fees you can incur. Even the "Pet Fee" is a joke as it is stated to be "not a deposit, nonrefundable, and will not be put towards any damages". So basically if you have a beloved companion, you're paying $300 up front plus the $15 or $25 a month for the staff to lose your pet paperwork. (They actually accused me of having an illegal animal in my apartment because they lost the paperwork on my second cat and failed to read my move in application that says I have 2 animals). The only other upside to living here is individual leases mean if there is a problem one of you can move out without killing the other. read more

Signing a lease for this place will be the biggest mistake you have ever made. Lousy maintenance , noisy neighbors throughout the week. When I first moved in I walked into my bathroom to find mold growing on the ceiling. I was also lucky enough to witness a drunken guy urinate into my air condition. The staff member on call did not respond quick enough to get the guys. I lived across the hall from staff. The walls are paper thin and I had to call the office on several occasions to complain about the noise. Although the staff may be nice, they are horrible at their jobs. The Oaks now have a new manager who I have not received a call or email from since moving out. I was told to pay off my rent for the remaining months then turn in my key and I wouldn't be charged for anything else. I check my account and find that I have a $100+ balance since I am still being charged electric and late fees. The carpet is creme like and just about anything will leave a mark or stain, the walls have no primer so you are not able to clean the walls without taking the paint off. It's a total waste of money and time. read more
