I'm honestly confused about these negative reviews. I started renting from Upscale Properties in 2018, that's 3 years in June. I have no complaints whatsoever. My electric bill seemed a bit high last summer so they sent someone to look at my a/c. Come to find out...there was were weeds blocking the intake. (Yard is my responsibility so, I got it taken care of.) They completely replaced my back door and porch, too. These units aren't brand new but the ones I've looked at and the two I've rented-one currently-have been in pretty good shape. Considering what rentals go for, my rent is pretty reasonable, too. I don't give them any unnecessary issues and if I need anything taken care of, it's done quickly with no problems. I'll continue to rent from them, too. read more

These people are the worst to deal with!!!! Shannon Wang decided that she wanted to put me out and told every employee in the office not to deal with me that she was to deal with me herself. She was rude and disrespectful and I refused to communicate with her and said that I would only communicate through the office and blocked her number. The people from the office would LIE all the time and would not talk to me or allow me to speak with anyone other than her. That woman is dishonest and vindictive!!! She needs to be in JAIL and not being ANYBODY'S property manager!!! They would not fix anything, they would make claims on my renters insurance and not fix things. FRAUD!! Then there was mold making me and my dog sick and they refused to fix it. She then held my rent for 3 months and filed an illegal eviction because they did not want to fix the mold. The eviction was granted and they did not give me any kind of notice to vacate. I was at work in the middle of my shift and the constable called me and told me that they were there to sit my stuff out. She then gave me my money orders back and refused to talk to me. The maintenance people did not really help me move my things and charged me $1000 removal fee and I am the one who moved my things and cleaned out the apartment. THEY ARE THE WORST!!! I would NEVER recommend properties to allow them to rent their properties and I would not recommend anyone to rent from them! read more

I personally don't recommend. The costumer service was good. However, I think their application process could use some improvements.

Still a single star. While - I will admit that they gave me my full security deposit back - it's likely because they realized I didn't give them the full scope of my financials, knew my rights, and had the capability of paying for representation and representing myself in court - and I let them know that. That might not be the case, but I don't know what to make of the interactions and actions of owner management other than finding them predatory towards low income individuals. They treat them like trash - at least the ones in my building. When I moved in, there was a missing cover for the bathroom exhaust fan, a shower head that didnt spray - think a sad trickle - no stopper for the bathtub.... I was unable to use the bathroom to clean myself until I went and got my own shower head. On move in it had been promised they would fix it - and after a week. Well. I solved my own problem. When I opened the door, the carpet would rip out from underneath, water was leaking in from outside through exterior walls and making trickle marks down the freshly painted walls. When I told them about this - no mold investigation was done. They just repainted the walls. The windows are not calked, so moisture, and weather temperature extremes leak in, you have to know a trick to open the windows, for about a month after I moved in I thought they just didn't open. For a unit that is grandfathered in on egress requirements (meaning for most rental properties you need to have two ways in and out of your unit, your window could count, but you have to quickly and easily be able to open them for emergency evacuation) - the bedroom windows were not it - they did not open easily - so pretty sure this whole building is in violation of fire code. The AC unit in my unit is circa 1996. (AC units have a typical life cycle of 15-20 years... this one is almost 30) They will ask you to replace the filters, which seems like an easy task - until you get super grossed out about the air quality in your unit because the filter get FILTHY within a week of replacing it. When it stopped working (I mean it's ANCIENT) they suggested it was because of the filters. After waiting an additional week in the summer with my fancy new filter I let them know it was likely the split system in the unit and guess what? It was the condenser outside! Look at that not my fault - but they sure assumed it was. There is an open-air drug market in the parking lot, and potentially other units with the number of folks that DO NOT live here that come up stairs for 15 minutes and leave - sometimes falling asleep in the parking lot. - yes - I did let them know about it - but I am pretty sure they want Crack heads in their units, because they are easier to sue and less likely to stand up for themselves. It is against their company policy for you to be present at final walk. They will require you to get your carpet professionally cleaned they want a receipt from your professional cleaner "So they know you didn't just do it yourself" I guess they assume you don't know how to clean. Only explanation I have for that. I called and got their stairs investigated after MULTIPLE people in my building warned me about them the day after I moved in. They did not pass and this unit was dinged with a building code violation and it took them until their deadline to get it fixed. There are likely other building code violations at this Donabrook address. I do have concerns of the safety and structural stability of the rental apartments in the Donabrook building. Ceilings were caving in all over the building earlier this year, a crack formed on mine, and the floor was sinking... but by my move out - it hadn't fallen through. Between these Building code Violations, willful neglect of their community facilities, cost cutting on any maintenance issues, ZERO pest control policies other than blaming the new tenant when they notice, and blatant lying by Owner Management, I would offer zero stars. If this is the only thing you read and you are determined to rent from them. Take A Video - bring a witness, and note EVERYTHING that you think they might ding you with at the opening walk. They will take your security deposit if you back out of application, (that lease is a trash fire and questionable to put it lightly) repeat process at move out. I want to briefly mention The Wanger and the blog that I shared with other tenants at Donabrook where he openly referred to low income housing potentials as "toothless" (I have screenshots of Michael's MySpace Blog- so go ahead and challenge me on this) If they feel like you are too poor or stupid to stand up for yourself they will lease you an apartment and sue you later. read more

please listen to the one star reviews. This place is possibly a scam! They will tell you a place doesn't have any applications down for it and then the second you put an application down for a property which cost $67 it's instantly been taken. They even tried to call and say they would refund me absolutely never did and blocked my number. Possibly a scam never heard anything about this place. read more

First let me state that I should have "listened" to all the complaints their google thread but I don't like to prejudge anyone based on anyone else's opinion....but I learned the hard way. I applied for an open vacancy. Paid the application fee. I provided Upscale with MORE than enough verifiable financial information for a favorable decision since I'm in a great financial position with 13+ year work history, great credit, no debt, two stellar previous rental reco's from 15 years prior to this application. I get an email stating they denied my application because they couldn't "verify my employment nor my previous rental history" even with tax returns, pay stubs, bank account statements, and deposit history. Hmmm. ....WELL....come to find out....after contacting previous landlords and my bosses about "WHY didn't you answer the 859 number?!" I was told, "What call? Didn't get a phone call!!" Amazing how two national banks mortgage divisions can not only verify the information but approve me, but one little property management company cannot.....oh,wait, they'd actually have to call to verify.... Thankfully I bought a house and don't have to deal with shady "property management companies" like this one. They're out here just taking fees. However, according to quite a few people in the community him and the rentals he offers are about as solid as a wet paper towel in tsunami. read more

On Zillow they have over 200 contacts for 1 rental. My thing is $40 times 200 people, is 8k without a single soul even living in the apartment.. 200 people apply or contact you and you cant find one single qualified applicant (for this low of rent price in these days and times) is crazy to me especially if the rental has been listed for over 2 months... im not saying its a scam but its scammy like..??? Could just be a coincidence though, you know!? 8k is like 9 months of rent for this place also so making that much money off application fees who needs to even waste their time to rent it out?? read more

This company is the absolute worse company I've ever rented from! I've lived in the residence they took over 5 years before without any issues. Once this company took over it's been one headache after another. They're always trying to say you owe a previous balance and refuses to give proof. Also their maintenance team sucks they've fixed one thing since taken over my resident and that was because I finally got rude and threaten to withhold rent! It was stated limbers much too high to fix my porch which is a hazard to everyone who enters, you can have proof of payment in their face and they'd lie instead of admitting their mistakes just to get more money! I wouldn't recommend ever renting from this company as its full of lying crooked Slumlords! I've not met one person within that company that has communication skills nor do they have customer service skills! I truly hope this company goes bankrupt as they deserve! read more

If I could give them 0... I would. I rented from them for 4 years. With numerous times of no air conditioning(summer months). I have multiple pictures of our thermostats reading 98+. I could not tell you how many products I had to throw away due to the negligence of this company not keeping the house up to standard. If you want a company that will put bandaids on the house... but nothing truly gets fixed... this is for you. We never missed a rent payment. Always understanding(even though we had every right not to be). But here we are with a random bill sent in due to THEIR negligence on the property. Thank god we moved out and got away. I moved out 6/30/17 and its now 8/23/17 and I still have not gotten my deposit back everytime I call they tell me when its ready someone will contact me. I have called every other day they wont let me talk to anyone other that the girl that answers the phone and never have they returned any of my calls. Do NOT rent from Upscale. They took over our lease from a series of progressively more terrible managers (Chris Thompson and then Crumbaugh). Our 3 year long issues have never been addressed. They took weeks to replace our fridge (with a worse one), and their "emergency" maintenance line just goes to voicemail (which itself opens with a disparaging message about REAL emergencies). When they came in and raised our rent, they also forced our neighborhood to use their online portal to pay rent, which charges a fee. Neighborhood is constantly littered with random trash, half the buildings are empty, some are boarded up, or still have broken windows. Communication is nearly non-existent, and they can't seem to retain employees. Fastest maintenance request was completed in over 2 weeks, and is always done by a new contractor. We have about a dozen requests that haven't even been responded to for several months (we resubmitted our previous requests when they took over). They do not care. read more

My suggestion is you DO NOT rent from these people. They half ass fix what's wrong with your home, they do not care about their tenants and will throw you out for no reason. I have lived in the same home for four years and the last year they had taken over management was a complete disaster. I have always paid my rent, maintained my yard and home and was always respectful, only for them to evict my family and I for absolutely no reason and gave us less that 30 days to move out. They do not answer the phone unless it pertains to their money. They do not care about yours or your children's safety. They are all about money and these crappy townhomes are not worth the fortune they are asking you to pay. Just don't do it! If I could rate them no stars, I would! read more
