From the time we arrived there has been nothing but issues. When we first arrived there was a weird smell, the house was dirty. The area behind the trash was covered in food and buffalo sauce, the bathroom vents were covered in dust (I'm allergic to dust), some of the towels had stains, kitchen counters had not been cleaned, the couch looks absolutely raggedy and like it hadn't been cleaned, there is a lazy boy in the bedroom that needs to be thrown away asap, and the pictures online did not match the house. They sent house cleaning back over on Monday. We noticed shortly after they left the toilet in the hallway bathroom was filthy on the sides under the bowl. However, we decided to get in the hottub since housekeeping told me the water was changed and the hot tub was cleaned. There was SO MUCH chlorine in it we started itching and I thought I was going to pass out. I reached out about this and received a generic response with no follow up. This was on Tuesday. On Wednesday we noticed bugs coming in through the drains in the hallway bathroom. We tried to rinse them down the drain and the water wouldn't drain out of the tub. On Friday we were hanging out in the backyard about start tanning then the pool technician just barges in from the gate to the backyard. He was very nice and kept apologizing but the problem is that NO ONE TOLD US HE WAS COMING! What if I was outside alone in my swim suit?! They were preparing the pool for the next guests, while the pool didn't look half as good Then we advised them we were checking out at 11am on Saturday. They shut down the internet after 12am so we couldn't log out of our apps, watch the news for travel updates, etc. This was supposed to be a private romantic vacation for my birthday and it was terrible. The Bella Palazzo ought to be ashamed of themselves for everything we've ensured during this stay. Honorable mentions: The chairs at the kitchen table are taped together with white tape. There is a picture of the property hanging up in the master closet that also doesn't match the property. Can't use the garage because apparently the previous guests took the remote and the property manager didn't seem bothered at all when housekeeping called about it. She was more interested in getting her house cleaned. The patio furniture was stained and it's a covered patio! Also, the pool umbrella doesn't work and is visibly broken It takes a long time for the water to heat up to take a shower.

Then that night the other shower backed up... this time there was raw sewage coming up the other shower and 3 of us ended up having to wash our hair in the sink!!!! then the sink backed up. The smell was horrible! My sister and I ended up pretty sick from being exposed to the raw sewage. That is main the gist, but bottom line after being promised a full refund for such a terrible experience Margie is now going back on her word and telling us she never said that even though we have text messages with proof that they planned to refund us. I would not recommend booking your vacation rental through this company.

My room was amazing, and the atmosphere of this fun little boutique hotel made my stay even more enjoyable. What I loved most was how LGBTQ+ friendly it is. As someone visiting a new city alone, I felt welcomed and embraced by everyone. And let me tell you, it was hot - both in terms of the weather and the vibrant energy of the place! I've already booked my second stay for October during Pride weekend, and I couldn't be more excited to return. If you're looking for an amazing experience at a great hotel that's smaller and close to everything, this is the place for you. I was going to wait for my photos back from my wedding to write this review, but I can't take it…read moreanymore! I got married at Modern Farm in March, and it was an incredible experience. If you're considering getting married here, do it! You will not regret it. First, the venue is just beautiful. There's a big white barn with concrete floors (and air conditioning!), which is where we had our ceremony. Plenty of bathrooms, gorgeous bride and grooms quarters. The lawn is huge and green and lovely, and lined with mature trees. It was 90 degrees on my wedding day but it was perfectly comfortable on the property thanks to all the shade from the trees. Parking is limited on site, but there are side streets to park down. The DoubleTree nearby provides a free shuttle. We had 100 or so guests and didn't have any problems. We encouraged carpooling, provided parking maps with Sean's help, and told guests not to block driveways or park too close to stop signs. It's in a residential area, so be mindful of the neighbors. Ok, second, Sean was an incredible host. Having our wedding there felt like having it at a friend's house. Sean was so easy-going and opened the property to us so many times to let us scheme and meet with vendors (many of whom were recommendations from Sean and were outstanding!) On the morning of our wedding, we had a couple acrylic signs that we had made that weren't working with the easels that we brought. Sean said no problem, grabbed some wood, cut it, routed out the middle, and MADE US STANDS for the signs that were absolutely perfect. Can you believe? He's such a good guy, and it's things like that that really make you feel like you're in the right place. Thanks again, Sean and family!

So I emailed them from the "contact us" section on their website asking to view the property then received a response the next day and after a few emails back and forth we scheduled an appointment even though brief. I was told to text them a reminder. So after texting them a reminder on the day of, no response, then later I sent another text while on the way. They called me and told me they have no memory of scheduling my appointment but that they were up the street and would come meet me there. Then told me to just look around myself and call if I have questions. So my fiancé and I were just walking around the venue alone not knowing what's what. We felt like our wedding or business wasn't even important. We get they're probably busy and deal with a ton of people but just a big lack of respect. A wedding is a special time to a couple they want to feel like it's special and not a burden.

Quiet and secure, the estate has lush landscaping, with buildings wonderfully historic, and decor both elegant and eclectic. The beauty of the inside space...well appointed with plenty of bedrooms, bathrooms, TVs, kitchens, etc.... is matched by the beauty of the outside space. There is a huge heated lap pool, lanais, lawns (for our rousing corn hole tournament!) and room for our 5 tables of bridge. Best of all...each evening we dined under the stars on the large patio. Our group has traveled far and wide (our spouses are all retired military officers; combined, we have more than 750 yrs of marriage among us), and we all agreed...this was the best!
