    Non reputable agents who have questionable practices. I would be concerned with a company who hires without strict qualification checks.

    Is Kim Cao a postal worker? Because she just keeps on delivering!…read more After years of apartment living, I was ready to make the leap to homeownership. Kim was of course my go-to realtor since she helped me find all the aforementioned apartments. (If apartment finding is only her side gig, I could only imagine how good she'd be finding me a house.) And, boy, she did not disappoint! I gave her the specifications and style of the home I dreamt of, and we were off to the races. As with apartment hunting, I like to do my own research, but Kim provided an invaluable second set of eyes. She presented me with listings that had slipped past me, unearthed deficiencies about properties that were too good to be true, and provided expert insights about value-boosting factors like property location or upgrades that weren't readily apparent in the listings themselves. As I saw more properties and learned more about the market, my idea of a dream home evolved (and perhaps lengthened my search). Nevertheless, Kim was more patient than a Cleveland Browns fan. And then finally, we found The One. No, not Keanu Reeves. Neo wouldn't slap me with a mountain of legalese called a "purchase agreement." Kim was handy to decode the Matrix and made sure I knew exactly what I was getting into and what to expect moving forward. As a first-time homebuyer, I wasn't prepared for all the challenges that came immediately after an accepted offer. Fortunately, Kim was. She has quality mortgage lenders, contractors and insurance providers on speed dial. We had all the necessary inspections and whatnot completed with time to spare in the option period. The best part of this process is that I hardly had to lift a finger. Kim handled all the back-and-forth between buyer and seller behind the scenes. The icing on the cake: Based on the Comparative Market Analysis, Kim negotiated the sale price lower than any other property recently sold in the area. Even after closing, Kim is still my go-to gal for any home-related advice ranging from maintenance tips to design ideas. Calling her a skilled and capable realtor is an understatement; I'd liken her to a sort of Homeowner Life Coach. I wholeheartedly recommend Kim Cao for buying or selling a home.

She's been great very communicative informative helpful and upfront. Very resourceful and helpful. I would definitely recommend anyone to her as she will be gladly to help and enjoy what she does and has fun with it!

    I must admit I was surprised to see a response to my review from 2 years ago pop up on my account…read more Nonetheless, I can certainly address the points that were raised in the response: 1. As stated in my original review, we arrived at the location, waited for a half hour, and WE REACHED OUT TO SUSAN to get the news that she would not be showing up due to her working on paperwork related to another client of hers. If Susan did indeed do the right thing and reach out to notify that she would be postponing the appointment ahead of time, a simple screenshot of an outgoing call record made prior to the appointment time would clear the controversy. 2. I'm not sure why there was an assumption made that there was no interest in the house when the client put up with three days of unprofessional scheduling changes from Susan and STILL came across town to see the house. The house they ended up renting was the same type of house, square footage, in the same Sienna Planation location, for a few hundred $$ less a month. 3. Regarding the "false statement" correction, I already mentioned in my review that what i wrote about the selling history was based on what I saw online. I'm not here to make false allegations, but to share my experience and observations made. After those series of events occurred, I searched online, and that was what I found in the history section of the house listing page. 4. I'm not sure why Susan believes she was "attacked online" and that I left a "scathing review". My review was factual and chronologically laid out the events that occurred during our interactions. I even stated that it seemed she had multiple positive reviews and perhaps she had a bad week. If that isn't a fair review, I'm not sure what is. In over 200 reviews on Yelp, I have only given 3 single star reviews. I can't write a review based on what your prior history with other clients are. I can only write about my experience and observations. This is, after all, the point of having reviews online; so that potential clients can see that out of X number of reviews, so many were good ones and so many were not so good, and they can look into the positives and negatives as they wish and make a judgement call. I do believe in honesty though. In my review, as I mentioned, I stuck to the facts, and separated my emotions and opinions as much as possible. Susan's rebuttal has quite a few holes, including her statement about having only received one 1-star review in 23 years. The review that was posted on yelp 1 month prior to mine was a 1-star review, so there's that. In most lines of work, this conduct and performance would result in significant repercussions. Luckily, in the real estate world, you can just shrug it off as a bad experience and move on to the next client, as if nothing happened. It would have been nice if she owned up, apologized and learned from her mistakes, rather than respond with lies and excuses. As the old saying goes, "Amateurs blame others. Professionals accept responsibility."
