There's about a million small fees, including but not limited to: A fee every time HOA sends a letter (whether or not you are in violation), a fee to submit a maintenance request (and if you're the "cause" for this request, they will charge you more. Thankfully never happened to us), and admin fees on top of your rent. Now, admittedly we neglected to send in our move out notice on time. This was after we were sent a letter stating the home owner wanted to sign another years lease with us, but we refused and never signed. We were moved into a month-by-month agreement before we even realized it. This is stated in all of their leases, so we are at fault on this. Due to this, we have relinquished our security deposit. During our tenancy, the electrical issues were insane. Power went out frequently due to the neighborhood and house wiring, something we could never have been aware of before moving in. The entire home surged during a storm I was unfortunate to be working during, which shorted not only our lights but many of our electronics. The home's AC unit is weirdly wired directly into the thermostat. There's no way to even "power on" the AC unit or fan if the thermostat goes out, which is exactly what happened to us. The storm surge fried the thermostat. We submitted a maintenance request immediately, it took them several days to schedule a visit from a contractor, even after expressing we had an older cat, a toddler, and myself (with heat related medical issues.) Apparently it's not an emergency for an AC unit to go out in Texas, even if the inside of the home is reading over 90°. After several days, a response and now two different contractors are coming to our home for whatever reason, one from the agency and the other from the home owner. Home owner's contractor got not only all our burnt out lights taken care of, but replaced the thermostat and got the AC working. The agency's contractors? They barely took a look around before saying they'd have to replace the outside unit and would be back with prices. We informed them second the home owner's contractor fixed everything to avoid them coming back and replacing something they didn't need to touch. Our electricity bill went through the roof that month. We received several HOA violation fees despite resolving the issues, but as mentioned before, this is due to that random fee for receiving ANY letter from HOA. We made several attempts to contact the agency, only to be ignored for several days or be met with passive responses. (I admittedly got to the point where I began responding to the with the same energy. A shame because things started well with them.) Fast forward a month after we moved out. We already knew we wouldn't get our deposit back since we technically broke lease, that's not the problem. We are being charged for damages previously reported at move in. I've been back and forth with Maria in the maintenance department regarding this. I sent her the move in conditions packet, in which I received a reply back stating that "We have consulted with the leasing department and have no record of receiving the move-in condition email." Ridiculous to read, mind you, because I pored over that house from top to bottom for any damages before I would let even my fiance step foot into the home. I provided screenshot proof that Kara in the office did receive the packet and even responded to my email regarding it. Not sure where things will go now, as Maria and my fiance spoke on the phone. She's supposedly sending the packet to the home owner to attempt to revise the damages we are being charged for, but based on the other reviews I've been seeing, I'm doubtful anything will change. Proceed with caution with this company. They are not ABSOLUTELY terrible (hence the 2 stars) but I would definitely not recommend leasing any property under their management unless you want the headache of being charged for ridiculous things, waiting longer than necessary times for maintenance, and them "losing" documentation that would otherwise benefit you as the tenant. I'd say the headache isn't worth it, you'd be better off finding a private homeowner to lease from if you're looking at houses.

Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. Alma called both my partner and I and we both happened to miss the call. No voicemail or message was left. We would have had no idea who called us if our realtor didn't tell us. Then we received an email stating our application was denied for lack of information. Completely fair that's not the issue. The issue is when I called Alma back she didn't answer. When I finally did get ahold of her(I had to call her) to ask about why our application was denied she explained we needed to fill some holes in the application. Apparently an accepted offer letter and current paystubs will not be enough. My biggest issue is Alma's inability to do her job professionally. Notes for Alma, leave a voicemail when calling someone for the first time and they don't answer. Be clear in all communication. Work for the customer. In just over the past 8 months this has been our experience: We moved in to carpet soaked with pet odor that, to this day, has never been properly resolved. Within days, we discovered the dryer didn't work (and wasn't fixed for almost 60 days), and the garbage disposal constantly trips the breaker / something we still have to manually reset after every use. Less than a month in, we were dealing with a roach infestation. It only got worse from there. We found out the smoke detectors were expired and disconnected before move-in * a serious safety issue * that wasn't corrected for over two months, forcing our family to leave the home. Shortly after, the air conditioning went out and took nearly a month to fix, once again displacing us. Most recently, we've had to deal with a broken front door lock (forcing us to use the garage to enter and exit) and a non-functioning water heater -- meaning no hot water. Let that sink in: no working dryer for two months, repeated A/C failures, no hot water, pest issues, unsafe smoke detectors, and ongoing electrical problems -- all while paying premium rent. We have been forced to leave our home multiple times just to do basic things like laundry, sleep comfortably, or take a warm shower. That is not normal, and it is not acceptable. This isn't just poor service -- it's a complete lack of accountability and basic property standards. Repairs take weeks (or months), communication is lacking, and issues that should never exist in a rental home are treated as low priority. Imagine my surprise last Thursday when I attempted to go to work and saw my car sitting on bricks. Myself and another resident had all four of our tires stolen and were never made aware by the leasing office. I thought that having a gate that you need an app to access, having private security, two constables living on site and surveillance cameras were supposed to make the community safe, but I guess not. I am a veteran with PTSD, which has been severely aggravated by this entire ordeal. Leasing has been the opposite of helpful, implying that I should be responsible for both lease termination fees and replacing my tires when the tire cost is double the lease termination fee and they were stolen on property that Territory had a duty to protect. I would never recommend leasing from them. After speaking to leasing on Monday, I found out that our walk-up gates are left unsecured 24/7. I wouldn't be surprised if something like this happens again sometime soon here. Just don't expect any assistance from leasing. PS. Still don't know my if car still runs since you can't tow a tireless car to a shop...

They... 1) Hired a vendor to clean out our warehouse 2) Entered without permission or notice 3) Removed our property 3) Threw away half of it 4) Returned the other half damaged, AFTER we alerted them of this issue At first they denied responsibility, and then when they realized it was their fault, they did the bare minimum. They kept referencing how they had returned half of it, like that was some incredible thing that they accomplished. Great job Tarantino! Also, they failed to tell us where our property even was. Did they recover it from a dumpster? Did the vendor take it home with them? You just stole our property and had no repercussions. How is that possibly tolerated? At the end of it all, they cut us a check for $500. Ridiculous. After a long 2 year lease having to deal with these guys, we accepted it so we could move on and end the relationship. But wow - a check for $500 is insane. They came into our space, took our property, lost half of it, and damaged and returned the other half. How does a $500 check come close to fixing that? Unfortunately, they are just the property management company, and tenants have no control over their quality of service. We're stuck with the manager that the property owner hires, and they'll continue to do the bare minimum that's required of them per the lease. It's a broken system with no accountability, and countless 1 star reviews will sadly do nothing. As a professional investor I'm a little bit surprised by some of the more critical owner reviews I have read on here. If your benchmark is perfection all comers will fall short, but consider what can go wrong with property management and I've seen it all happen... theft of your rent money, fabrication of invoices, referring of repairs to the owner's brother in law who doesn't have a clue what he's doing, letting your property sit vacant for 6 months, HOA violations going unaddressed for which you're never notified, horrible record keeping, money not being escrowed properly, owner distributions not coming on time or at all, fee structures that reward managers with more money every time they order a repair, invoices not provided, property statements poorly organized and unclear so you can't tell the real story, tenants reporting dangerous repairs such as a leak or a dangerous safety issue and nobody responds and you get stuck with a giant bill or a lawsuit etc... None of these things have happened to me with Green Residential.
