I was hesitant after reading some of…read morethe older reviews but i have nothing but fantastic things to say about the location , management, and the cabin itself. If you want to be close to the city but surrounded by beauty I highly suggest this resort. I work in town and it takes me eight minutes to get to work but while not at work I am taking advantage of this blissful beautiful gift. You also can follow the bike bath to experience breathtaking views only accessible by walking, biking or paddling; and it is a two mile walk to town. I love to stop in and be treated so kindly by the management. They have always been wonderful! I have a dog and it is so nice just to take off walking with her and be mesmerized by the mountains and the river. The WiFi works great, sometimes i drop calls but who cares and it could just be my carrier. The hot water is HOT be careful and the place was toasty warm. It is so cute ! I will be leaving but this will always be a wonderful time in my life. If you are a river person like me.It is quite convenient to go two exits up out in at grissly and paddle home. Then a short ride back on my bike to get my car. Love it love it love it!

We were on the road and going to be coming after hours check in. We called the office multiple times as instructed to do and got no answer. We went to the campsite and checked our cabin we paid $500 for and there were no instructions on how to get in. It was dark there was no signage so we left and had to find last minute accommodations. I left many voicemails and an email at this point about the issue asking for help and ultimately after no answer for a refund. They called back 2 days later and are refusing to refund and are blatantly lying to Colorado Business Bureau all so they can keep our 500 dollars. Pretty insane business practices and I wish I had read more reviews sooner of similar experiences with this place. Beware of this so called resort.

Things have been changing over the last few years here. It was good to see they now have signs in different areas around campsites as where to walk, and where not to walk. They had a special program at the amphitheater on the Saturday that we were there, but they did not allow dogs, so I was unable to go. (I think different national parks and monuments handle this differently, as in Capitol Reef, in Utah, we have been invited to their night events when camping by the presenters themselves.) On recent trips, we have seen some strange things. But this past weekend (during an early and cool part of summer,) we were left stunned by some of the fellow campers. Originally, we booked on recreation.gov to camp for several days. When we arrived, we were able to move to the C section, which is no generators, and is generally more peaceful. Usually, most people are very respectful of other campers. There were young boys at the campsite next to ours who were very loudly discussing how they were killing ants with charcoal briquettes. Later, the father tells them to bury the briquettes in the dirt. The charcoal thing was a bit worrisome with the dry branches all around the campsites. Another night, at 3 AM, a young child is screaming and crying. A few minutes are understandable. This went on for over a half hour. While this campground and area will always be very special to me, camping in my own backyard in the suburbs is more peaceful than camping here during the summer.

So glad they had a very clean bathroom with running water and flushing toilets. We came about midnight and I accidentally set my car alarm off, sorry to our neighbors lol, we made a little more noise on accident just cus it was really dark. Loved the camp site would def go again. Oh and be careful driving up at night very windy roads.

    stayed in an upgraded camping cabin with a bathroom and it was only ok. we are long time smaller…read morecamping cabin users and thought it would be nice to try this upgraded site. at first glance the cabin seemed clean apart from some flies within the unit - but after wiping the high traffic areas of the cabin i noticed a lot of dirt on the wipes.. a bit disappointing. beds were made of memory foam - which seemed more comfortable than traditional koa camping cabins with the plastic mattresses - but also made me wonder what sort of liquids might have seeped into the mattress.. eww. beyond that - the ladder leading up to the beds was somewhat difficult to use - i can't imagine using the ladder if you have bad knees or after a night of heavy drinking. just beware of this before you book as it could be dangerous for some. i would stay at this koa again.. the people were friendly, the cabin had tv - more cable channels than i get at home! all that being said, next time i would probably opt for a smaller cabin closer to the river. having the bathroom within the cabin was nice - but ultimately, i think it would have been nicer to be closer to the river.

    $5 per day per dog for three small dogs is excessive. Should be a flat rate. Charging $10 per…read morenight for an extra vehicle that fits in your camping site is a money grab. We asked if we could check out an hour late and were told yes and no mention of fee, only to be charged a $25 fee. Toilets were often gross, no river access but no reduced fee for reduced amenities? Never again.
