The other day I commented to a friend that I never hear my neighbors. I said that either there's really good insulation, or I have very quiet neighbors. The spa I use regularly and it's never closed. The gym is GREAT and has everything you could need. It's such a cute, calm and quiet area. My daughter and I walk to the town center all the time for dinner and doughnuts. I feel safe and peaceful here. Definitely deserves more stars than it has. Oh- and the staff is very nice!

I lived here for 14 months and this company is banking on location to get people to accept their lackluster management and amenities. While the staff on site are pleasant, if anything goes awry, they're not the ones who assist you. First off, when I moved in, the stove in my apartment was leaking gas and the unit itself hadn't been cleaned. Not that it was poorly cleaned - it wasn't cleaned at all. I found someone's old medication and insurance card still inside. Sorry that I now have the knowledge of your full legal name and that you take off-brand viagra, former tenant! The unit was not at all similar to the one I toured. The kitchen was so small that you couldn't open the fridge without uninstalling the pantry door and all the cabinets and drawers were unable to hold a typical kitchens worth of things. The washer and dryer are too big for the closet they're in, so the dryer needs to be at a weird angle to open it. The closet doors are all loose and fell off often. The property itself is only well maintained on street facing units, so if you drive down Main where all the townhouses are, the complex looks nice. Behind the facade, the rest of the buildings haven't had the breezeways cleaned or maintained in ages, so the railings are falling apart and the whole place is just grimy. There was communication about cleaning them once, though it didn't occur and right before I moved, there was a notice that the railings are to be maintained, but only time will tell. There are two trash compactors for the property and they are on opposite sides of it, so often people leave garbage sitting where there used to dumpsters or outside the full trash compactor. There is also no recycling service provided, which when I moved in was advertised as something they offer. The carports don't keep your car protected from the elements because the gutters and covers have built up debris that drips down into the vehicle. The garages are completely uninsulated, so you're paying 200/mo more to park in a plywood box that gets water and dirt in it when it rains. And if all that wasn't enough to be like, meh, maybe not for me: right before my lease was set to renew, the company "discovered a billing error" that l had brought up when I moved in and emailed me to say, "you owe us $5300. Would you like to pay cash or credit?" Their business manager, Ethel, was one of the most condescending people I've ever had to work with. She sent this email and then was extremely difficult to get ahold of. She then had "tech issues" and had to call me from a non-recorded line to discuss payment options. During this conversation, I shared that I spoke to someone after moving in about the rent amount being wrong and they said it looked correct to them and not to worry about it. She said I should have kept calling each month because that was incorrect and then asked if I understood how rent works. She kept saying I signed a lease and the burden of proof was on me. The company also signed a lease, but she said their error in billing was not her problem. Later when I emailed her later to tell her what option I wanted to go with for repayment, she said she had never given that as an option and oh, no, how convenient - the call wasn't recorded. Nor was the original conversation when I first moved in where I pointed out the billing error and was told it was fine. The billing error? Came from being assessed a pet fee and then having the same fee removed from the bill. I have a support animal, not a pet, so the fees shouldn't have been on the rent at all. I fully expect more nonsense to occur with the "final billing" that they'll send in the next month or so as well. On top of this, when I went to go put my keys in the unit, someone from the complex had clearly entered it as the door was unlocked and all the lights were on. It seems like they probably had cleaners come through, but this was not communicated to me in advance, which I believe they are required to communicate in advance. This put me at risk by leaving the unit open since no notice was given that anyone would enter, so who knows how long it was unlocked. If you want to be gaslit, fully taken advantage of, disrespected, and live in a mediocre apartment, boy howdy, Hawthorne is the place for you! Otherwise, live in literally any other complex nearby - I have full confidence they will be better.

The bad: We were in an apartment right next to the mini mart, and because they took down the fence between the properties to let people through to mini mart, we had several people wander over from there and sleep on our back porch. I was told that residents had requested the fence be taken down and Seasons accommodated them- I think the security issues from opening that fence greatly outweigh convenience of a thru-way! That has been our biggest complaint about living here. 1 other thing- I have seen a lot of trash being left on the walkways behind the units. Mostly food wrappers, but some larger things as well. Safety: To respond to another poster- we have had no break-ins, our cars have not been touched, no problems with neighbors, and certainly no shootings that I am aware of. Ive never heard any gunshots. I think its mostly a safe neighborhood. The good: neighbors have been very nice. Ive experienced it to be a quiet complex. Its older, but even so I think the apartments are better built than newer complexes, and the sound proofing is WAY better than Ive seen in newer apartments. For the amount of dogs here-many-I think the grounds are way cleaner than I have seen at other complexes that allow dogs. Only very occasionally do I see dog poop. Maintenance is great, on site, and very responsive/friendly. They keep up with repairs in a timely matter. The staff has been wonderful to us. My daughter is disabled and on a Sec 8 voucher- and the staff has been so kind to her, and worked hard to get her into an ADA unit. The agency responsible dragged their feet on getting her in there, but the staff was helpful every step of the way, and held the apartment open for us for 2 months while working things out with the housing agency. They were kind and persistent in working through all the obstacles. No place is perfect. We've lived at several complexes and this has been a good experience. I highly recommend the Seasons!

Starting with…read morethe smell of mold in my kitchen under the cabinet ( water heater unfortunately is in the kitchen) also my L shaped kitchen is so tiny I can only open the fridge 1/2 way which has been more of a nuisance than I anticipated. Also, there has been a lot of police activity coming in because of fights (broken window in one incident). Management changed 3 times in 6 months. Another big issue is not enough washers/dryers in shared laundry room. Only 2 washers and dryers to share with 22 units! You also have to pay to do your laundry. Most tenants are pleasant and I think the bad ones have moved on thankfully. A positive is the units have good storage with big closets. I believe the rent is way to high for what we get.

Rent is raised (rent was increased and parking was going to be an additional $50 a month). Heritage Manor does not offer an auto-pay option so a check or money order needs to be mailed for the rent. Money orders, stamps and envelopes cost money and time. Get with the times Heritage Manor and set up auto-pay. My daughter lived in apartment 20 (650 sq. ft.) for $950 a month. I did like that all the apartments were enclosed. Great security feature for single women. My daughter's apartment came with one assigned free parking spot. Renter's insurance is mandatory. Heritage Manor offers zero amenities. On-site coin operated washer and dryers are available. Units do not offer a dishwasher or microwave. Heritage Manor is very old and the units show it. Heritage Manor returned the full $500 refundable security deposit within a timely manner. Overall, there are better apartments in Everett for the same price with full amenities.

They have cost our building a lot of money, and pay themselves outrageously for small jobs that should be covered by the contract we had with them (for instance, I believe it was $50 to mail a letter). I don't trust them, I think they are unprofessional and do a terrible job overall. Some examples: they rarely respond to emails or maintenance requests, and even if they do respond, the problems remain (for instance a hole in our laundry room ceiling remains after 8 months and multiple requests). They were almost always unavailable at HOA meetings, and did not have the answers to longstanding questions even when they WERE present. They were completely useless when we needed a new roof. Equally useless during a small claims court trial. Terrible at sending out info to the community and when they did it was incorrect. When they "fired" us, they closed all the open maintenance tickets but the work was never actually done (see hole in laundry room ceiling, above). It turned out they had not paid many of our bills resulting in crazy amounts of fines, and they did not do our taxes so we had to file an extension at the last minute. All in all, I repeat, do not hire this company. It will cost you money and be a horrible experience along the way.
