Do not, under any circumstances, hire Impact Association Management at 9506 4th ST NE #101 Lake Stevens, WA 98258. They have cost our building a lot of money, and pay themselves outrageously for small jobs that should be covered by the contract we had with them (for instance, I believe it was $50 to mail a letter). I don't trust them, I think they are unprofessional and do a terrible job overall. Some examples: they rarely respond to emails or maintenance requests, and even if they do respond, the problems remain (for instance a hole in our laundry room ceiling remains after 8 months and multiple requests). They were almost always unavailable at HOA meetings, and did not have the answers to longstanding questions even when they WERE present. They were completely useless when we needed a new roof. Equally useless during a small claims court trial. Terrible at sending out info to the community and when they did it was incorrect. When they "fired" us, they closed all the open maintenance tickets but the work was never actually done (see hole in laundry room ceiling, above). It turned out they had not paid many of our bills resulting in crazy amounts of fines, and they did not do our taxes so we had to file an extension at the last minute. All in all, I repeat, do not hire this company. It will cost you money and be a horrible experience along the way. read more

The worst. We have had them involved with our HOA for years unfortunately. You get what you pay for and there it isn't much. They are unresponsive with board emails and then when you hold them accountable for them not doing their jobs, they fire us. They have vendors that they work with that will also drop your complex too. Doesn't matter, they didn't do much but piss people off and blow leaves everywhere. This company is not only a nightmare to work with but they would also not answer emails leading us to have to call them and then they would CHARGE us a fee for calling them. Piss poor management, failure to pay our vendors (risking our credit and reputation), lack of attention to details of work needing to be done costing us MORE to have it done again correctly, delays after delays in getting projects completed......I could go on and on but my blood pressure is rising. PLEASE do not trust these people - we luckily found a much better management company but Impact did NOT provide a smooth transaction to new company AND refused to process our 2022 taxes so now having to pay to have those done too. I am totally dissatisfied with this management company!!! They have lost my dues payments, returned them, wrote nasty letters because of their own errors. And now that I've sold my property, they will not returned my last monthly dues. In my opinion, that's stealing. The title company paid those dues for the same month at closing. Some are OK but alot of its people are rude and not very helpful to the people who lives there. We feel that they only works for the board and not the people who just trying to live their lives. I live in a condo and the gutters are not draining properly and I get a huge waterfall in front of my window, this has been happening for years. Impact spent hundreds of dollars to bark all of the gardens and last week when it rained all of the bark where the water comes down washed out into the parking lot and made a huge mess. the HOA was called and they forwarded my message to Impact. A few days later the bark was in a pile in the flower bed. Yesterday the water did the same thing when it rained last night. I sent an email to Impact myself. The downspout needs to be checked I said maybe a French drain needs to be built, the reply "We had the gutter checked Monday the 20th and it is fixed" LOL, so why did it do this last night ? They say they have the gutters cleaned twice a year end of story. That is obviously isn't the problem, to be continued I am sure ! read more

Received a notice that I owed over $2,000 in back dues. I was never billed or received a statement prior to that notice. When I asked for an itemized statement, I was told that the balance was forwarded from a prior mgmt company. I never did get an itemized statement. This mgmt company has been negligent in establishing maintenance procedures, even though each resident is charged excessive dues and an added assessment of $ 500/year towards a 10 year roof repair or replacement. I would not recommend this company to manage your investments. I am currently in the process of looking for another management association. read more

These people are the worst property managers ever. They do not respond to calls about property issues such as yard and building maintenance. Our decks were started two years ago to get work to improve the deck coatings and outside trims but the work was never completed. A large evergreen tree next to our deck was supposed to be topped and trimmed but was just hacked to pieces. I have not received a statement or invoice for payments I made and was then informed I owed over $2200 in back dues. I never missed a pmt and notified them to provide verification of the amount they said I owed. These people are incompetent and are not earning the $400 they charge. Have had noise issues with our upstairs neighbors for 2+ years now and the board will not help us. We have tons of evidence and every attempt I have made to resolve the issue has been ignored by the upstairs renters, the owner of their unit, the Front 9 board, and the previous HOA. We had a hole in our ceiling for six months because the upstairs neighbors would not allow anybody in to fix a leak. They leave a bunch of garbage outside their door in the common hallway and it bothers others but still nothing is done about it. We've also got some dude that constantly blasts bass directly behind our bedroom wall, and screaming and thumping neighbors downstairs on top of this. Either no one is screening the people moving in or giving them any kind of rules/guidelines, or the buildings themselves don't have the correct insulation. We were given an HOA contract with rules to follow and pay $300-$400 a month in HOA fees so that they would be enforced but the most we've had done is "fines" to them that they probably didn't even pay. We had hoped that when the new HOA was hired, things would change, but they've done nothing as well. We're continuing to document every violation of the HOA contract because it looks like the only solution we have to our problem is to sell the unit we live in, or take this to civil court. Very rude and difficult during the escrow of my deceased Mother's house in late July 2018 . They held up our closing date and demanded I bring a $100 payment in person to close the account, which was more than a hours drive each way. Escrow said they have never had so much trouble with a HOA before, most accept electronic payment of some sort. Escrow told me to call Maria Bland and that she was aware of the escrow.When I called to arrange payment, the Woman who I was told was expecting my call was very rude to me and suspicious because I couldn't remember off the top of my head, the name of the specific track home community my Mom's house was in. There are so many details and things to take care of when closing an estate and they made it that much more difficult by being accusitory and petty. Della (the most recent of numerous Impact managers assigned to our condominium association through the years) ignores almost all communications from home owners and Board members alike, making it almost impossible to get anyone's needs met. I agree...any HOA should fire this company! As homeowners, we were severely disappointed with Impact Management. We had employed this company to assist in managing our association. When a critical issue arose that required remediation, we couldn't get timely responses or reasonable action until there was no choice left but to write a formal notice of 15 days to comply with the CC&Rs with the threat of serious legal consequences. This is the first time I was dealing with Impact Management Association for quite sometime I have a problem with my neighbor parking at the end of the street blocking my driveway, took only few emails with pictures to solve the problem. Do not do business with these people. It took 2 weeks to replace my microwave and I never received any update on the work order. they kept giving me the runaround until a crew showed up at my door. I traveled a lot for work so I was rarely ever in my apartment. I spent a lot of time cleaning before I vacated, but somehow got charged $250 for cleaning. You will be on the hook for paying to re-key your unit AFTER you move out. $126.85..... I've never heard of that before. No matter how you leave the unit when you move out, don't expect your deposit. Warning, don't use Impact Management for your property management. All negative reviews are true. They disregard CC&R's, lawyers written statements, and charge fees that they don't explain. If you want headaches and unhappy homeowners go with Impact. But if your trying to do what's best and ethical find another company. They don't comply with CC&RS and hide legal documents! We had our HOA review a section of our CC&RS and 2 lawyers reviewed the section. Impact and our HOA didn't uphold. When we questioned it, we were told they didn't have to show us what the lawyer said but they can continue to charge me? A whistle blower gave me these legal documents. When I informed Impact I have these documents Marcus Tageant sent me a letter to destroy the documents. They've still continued to charge my account and charge me extra fees. As I continue to question the charges I'm told I don't have a right to see the documents and they've told me to get a lawyer and go to court. We've lived in our community since it was built (8 years) never had a issue until Impact Management became our property management. Impact has only managed our community for a year. Does this sound like a business you would want to business with? How is ok/ right to charge people fees and not show them why and if it's legal? Have to agree with the honesty issues. They will not even respond to safety concerns, you'll get fed a line over maintenance issues but they will never show up to fix them. They tried to charge us for pre existing damage to the property when we left and they conveniently "lost our lease", luckily we had taken photos when we first moved in and kept copies of everything for ourselves. read more
