This is my first and I don't say it lightly. I have also never recieved a bad review and am a mom traveling with her husband and young kids. This host is blaming us for leak that occurred with their AC unit. We had no idea of it as there was no leak in our unit, only into the unit below. They sent out maintenance people, a plumber, and finally someone who works on HVAC to fix the problem. It was inconvenient but we cooperated with all of this and let them inside when we were not there, etc. Then they accused us of tampering with their AC unit and causing the leak and told us we would need to pay for repairs to both condos. We responded that we have no idea how to tamper with an AC unit and had no reason to even touch it or look at it. Now they have opened a case with Airbnb trying to get us to pay for this. We will not be paying anything as we did not do anything but reside in the unit. Hardly even touching the thermostat. It's very inconvenient to have to respond to this Airbnb case now even after we are home. I will also mention that our washing machine was broken and they ignored our requests to have someone fix it for the entirety of our stay. This is not a place you want to take a chance staying at. Do not stay at the gulf and bay club!

However, we had two men show up, unannounced and walk in the back yard while my daughter was swimming, and she was frightened as the game laughed and said, "well, I guess we scared her off", bc she bolted inside understandably. When I called and emailed to express my understanding that the homes needed upkeep, but I request to be notified first, they took no accountability, made an insensitive attempt of an apology, then proceeded to defend the actions, saying the men are pool guys who don't work for the company. I found this odd, bc the truck the men came in one was same Sato truck parked in front of their business. The next day, another man came into the back unannounced and did the lawn on a Saturday mid morning. We could have been cooking out swimming or etc.. No privacy, basic consideration, and integrity were given by this company. Sad bc the owners must be loosing money with the lack of customer service, but they may have no clue. The property remained vacant for over four months while under their management. During that time, the property was reportedly shown only twice. Despite the extended vacancy, we received very little communication beyond automated weekly emails stating there were "no updates" and "no recommendations at this time." I had to repeatedly request information regarding marketing efforts, showing activity, tenant feedback, and ANY recommendations to improve leasing performance. We were willing to adjust pricing and make changes if necessary, but we were provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on, and there were mouse/lizard droppings throughout the home. We trusted Gulf Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. This company is a scam and will not take care of your property.

Additionally, important details about the property setup (including a tenant on the property with visibility into the pool area) were not clearly disclosed during booking. While a partial refund was eventually issued, it did not feel proportionate to the disruption. Overall, this experience reflected inconsistent management and a lack of attention to detail.
