Vivimos en esta comunidad durante tres años y, lamentablemente, nuestra experiencia no fue buena.
Desde el principio tuvimos un problema de moho negro en el apartamento. Se lo reportamos al manager, Mauricio, en varias ocasiones. Siempre nos decía que lo solucionaría, pero la única "solución" que enviaban era aplicar cloro para ocultar las manchas. El moho nunca fue eliminado de raíz y el problema permaneció durante toda nuestra estancia.
A los pocos meses de vivir allí, la secadora comenzó a fallar. Teníamos que poner la ropa a secar varias veces para que quedara completamente seca. Reportamos el problema, pero nunca reemplazaron la secadora ni solucionaron la falla. Tuvimos que vivir con ese inconveniente hasta el final de nuestro contrato.
Durante los tres años que vivimos allí nunca fuimos inquilinos problemáticos ni estuvimos presentando quejas constantemente. Al dejar el apartamento, no solo retuvieron nuestro depósito de seguridad, sino que además enviaron una supuesta deuda a una agencia de cobranzas por reparaciones, incluyendo pintura. El desgaste normal y la pintura por el uso son parte del mantenimiento habitual de una propiedad. De hecho, yo mismo pinté parte del apartamento antes de entregarlo para ayudar a dejarlo en buenas condiciones.
Lo más preocupante es que nunca recibimos una notificación previa informándonos que existía un saldo pendiente ni nos dieron la oportunidad de revisarlo o disputarlo antes de enviarlo a colección.
Además, algo que nos llamó mucho la atención es que varios de nuestros amigos, quienes también eran vecinos en esta comunidad, tuvieron una experiencia muy similar: tampoco les devolvieron sus depósitos de seguridad.
Mi recomendación es que, si están considerando rentar aquí, documenten absolutamente todo desde el primer día, tomen fotografías del estado del apartamento al entrar y al salir, guarden todas las comunicaciones por escrito y revisen cuidadosamente cualquier cargo al finalizar el contrato. Ojalá nuestra experiencia sirva para que otras personas puedan tomar una decisión bien informada.
We lived in this community for three years, and unfortunately, our experience was not a good one.
From the beginning, we had a serious black mold problem in our apartment. We reported it to the property manager, Mauricio, multiple times. He always told us it would be taken care of, but the only "solution" they ever provided was sending someone to apply bleach over the stains. The black mold was never properly remediated, and the problem remained throughout our entire stay.
Just a few months after moving in, the dryer stopped working properly. We had to run it several times just to get our clothes dry. We reported the issue, but the dryer was never repaired or replaced. We had to live with that problem until the day we moved out.
During the three years we lived there, we were never difficult tenants and rarely complained. When we moved out, they kept our security deposit and later sent an alleged balance to collections for apartment repairs, including painting. Normal wear and tear, including repainting after years of occupancy, is generally considered part of routine property maintenance. In fact, I personally painted part of the apartment before moving out to help leave it in good condition.
What concerns me the most is that we never received any notice informing us that we supposedly owed money or giving us the opportunity to review or dispute the charges before they were sent to collections.
Another thing that I find very concerning is that several of our friends, who were also our neighbors in this community, had the exact same experience--they never got their security deposits back either.
If you are considering renting here, I strongly recommend documenting everything from day one. Take photos of the apartment when you move in and when you move out, keep all communication in writing, and carefully review any charges at the end of your lease.
