As a property owner with multiple rental properties, I have one property managed by VFR. The positives: * They generally do a good job of finding long-term tenants, which has been a positive experience. The negatives: * Communication is their biggest weakness. It can be very difficult to get a response when you need assistance. * Phone messages often go unreturned , even after multiple attempts. * In my experience, once I decided to sell my property using a different real estate agent, communication stopped altogether. My calls are currently being ignored, which has been very frustrating. Overall, VFR is an average property management company. They do well with tenant placement, but their lack of communication and responsiveness significantly impacts the overall experience. read more

Applied to rent, every time I'd call for a follow up the lady I was speaking with seemed to be agitated that I was calling to ask about my application. & every one seems to not know what's going on, one person will tell you one thing then when you talk to someone else they will say something different, a communication issue. Got to the point of sending pictures of our cat for our application. After the weekend I called to check up & they had said we got approved but someone else that was pre approved got the place? Super confusing since they had told us we were the only ones who had applied so far & our application was pending in action. Hi ! Please just dont do it, just like everyone here our process was with martha and it was horrible, she tried to rent us something that was not available 3 weeks ago when we applied, the same personal told us that, then the managers told us we were lying and that no one told us that, martha didn't comunicate at all with me and my fiance and every time we wanted to know the status of our application we had to call to see what else they needed or what was missing this went on for 8 days then she proceeded to lie and say she spent days telling us this different things she needed from us which are completely lies, we have phone calls with her to prove this, then she tried to rent us another one of the available places for rent, when she never even completed our application in the first place. We then proceeded to talk to a supervisor Kaylee, worst atitude ever, she is rude doesnt let you finish talking and treats you like you are gonna live there for free, however she completed the application process for us which martha never did, we think nice a supervisor we are gonna get help we tell her what we are looking for and then she says oh i have another house about to be available but the owner still doesnt know if he wants to rent or sell, a few hours later they post the house for rent so we call and they tell us no is not available she uploaded a bunch of new places to the website and then proceeded to say they are not actually available the owner doesnt know if he will sell or rent (prices in the listing also wrong) and their excuse was oh we fixed those the page has not been updated yet. Anyway we give them the benefit of the doubt and try to move on with a house because we are really in need of a place, we applied, saw the house and set the time to move and sign the lease they call us three days earlier to verify we are going and the day of our move they give us a walkthrough that we did alone on our own in the apartment, the apartment was filthy, construction cement on the floor, refrigerator full of handprints from workers in red colors and black, same thing over all kitchen cabinets, still construction material on site, oven not working dishwasher either, we called and express our concerns cuz how is this possible, they told us they could give us a credit of 100 dollars so we could clean ourselves but that we had to put in the walkthrough that everything was neat and okay which of course we did not accept. They got mad and told us they were sending someone to clean and that they would be done at 5 we were shocked and confused we lost our uhaul money that we rented for certain hours, i came from sacramento for this, when we explained this to them their attitude was that sounds like a you problem, they didnt care at all, they only sign leases until 3 so we called and asked what was supposed to happen and they told us we could sign the lease after hours because of what happened, we told them we agreed but we would like to check the apartment was indeed clean, check this out the stove was just NOT plugged in, they didnt even checked their excuse was that the owner said he cleaned and left everything ready When we do the walkthrough again and go to the office to sign the lease the owner comes out yes out(they never even let us inside the office all of this is in the street in front of a lot of people even though we had an appointment like their covid policies required) she told us you dont have to sign the lease if you dont want to, you are not obligated to sign the lease or live here, we we felt disrespected and in shock we didnt even know what to say because the house was already cleaned and we were happy about it, we loved the house and she proceeded to try and rent us another property why we dont know, but they didnt want to rent to us. They offered to give us our money back but it doesnt cut it, they didnt even say sorry or apologised for the situation, plus they tried to bribe us for 100 to put down in paper that everything was okay with the house which is ilegal. We are definitely reporting them to the business bureau, dont make business with this people. They lied multiple times and are super rude to customers. read more

We visited my sisters rental house in preparation to sell today. She has used Valley Fair for years. She thought things were being taken care of. The house was kept clean and tidy by the tenants but in major disrepair due to the property management company's lack of service. Tenants stated they had reported issues numerous times with little or no response. Leaks in the roof, water leaks on the floor, waited two months for A/C repair, mold on a wall where a leak appeared was sprayed over with something like tilex. They were told not to use the automatic sprinklers because of a problem with "the box". Told not to use the garage door opener because the motor was bad. That was reported and paid for by my sister months ago and when we went there today it had still not been fixed. Tenant was opening the door manually. Biggest ripoff I have ever seen. Stay away. Just a warning. I would give them a minus star if it was available. read more

We rented a house through them and while their renting process was very strange like we couldn't see the house before we claimed it. And there was a few things they didn't fix but weren't a biggie. Tammy the owner has been superb to us. We left the place how we found it and got almost our full deposit back. They took care of making sure our plumbing was fix pronto and never made us wait for important stuff. Take care of the place, pay your rent and clean when you leave and you will Not have a problem. Where do I start? How about day one? - When I go to sign the papers, the rent is $100 more than advertised on the website. When I mention it, they asked me if I printed a copy? - We knew there was a cockroach problem and VF promised to deal with it. On the first night, my daughter wakes me up because she has bed bugs crawling all over her bed. I paid my own pest control guy to investigate and document that they were there before we were, because I'd already learned I could not trust these people. - They rent the unit next to us to a bunch of meth addicts who liked to brawl in the driveway. - I got an angry letter about having a dog and trashing the back yard. It was my neighbors who had the dog and trashed THEIR yard. - I got another letter stating that VF entered my house while I was not home, but my teenagers daughters were (in their rooms, thankfully) without any prior notice. Pretty sure that's breaking a couple of laws. - When I finally could not take it, I moved out. They took my $2000 deposit and claimed I owed them ANOTHER $3000 because they had to fill nail holes in the walls where I had hung up pictures, and trim the backyard. It was early spring after months of rain and I wasn't going to take the weed-eater to 3ft of wet weeds. Of course I'm sure that money was also going to pay for removing the huge pile of trash that was there when I moved in and they never removed, or the extensive maintenence work they did to the exterior that I wasn't responsible for. These people are slum lords and crooks. I know housing sucks but if you have any other option I would strongly recommend avoiding them like the plague. Or you could put your family at risk and end up in a legal battle, fighting a massive fraudulent charge to upgrade the property when you leave. read more

It has been a nightmare!!!!!! Please don't choose this place if you want at least decent service. As a military vet, I beg of you to please look elsewhere. Never have I been so grossly disrespected in my life! I was treated like I didn't deserve good service for what I paid for. From the very beginning things were horrible. On move in day Martha took me to the house I was renting and it was a filthy mess. I mean piles of cobwebs dust, dirt, I just couldn't believe how filthy the place was. It was a complete insult and disgrace by this company to think the place was ready for someone to move in. Martha didn't advocate for me at all. She wasn't very friendly and not informative at all. Instead she pretty much told me I could take it or leave it. I had no choice cause the renting market is almost non existent. Instead, I had to move days later. I lost days of work d/t asking for time off to move. Days after when Martha said the house was ready to move in, well again it was filthy. By this time I had no choice because I already had moved out of my last residence. She basically told me again to take it or leave it. She stated that the owner allotted them so many hours of cleaning and it wasn't their fault that it was unclean. Not only was it unclean, but the walls had all kinds of patches, no fresh paint applied. You name it many imperfections and many missing and broken things. The walk through inspection was done, and I reiterated to her that I would not want to be responsible when I move out for all bad details that were not addressed prior to me moving in. She reassured me that I wouldn't be charged. Well guess what, I ended up getting charged for all of those things after I moved out. They even wanted to charge me for curtains that were taken out by the company d/t them being super old, dirty, and disgusting. Even charged me for grass missing, when there was no grass in the first place. I actually planted grass in the back yard. I didn't get my deposit back of $1900 and had to pay them an extra $400 after as well. I left the place a lot cleaner than the way I received it. Also whenever something broke, there was never no follow up. I would call multiple times and never a follow up. Seems like no one communicates well in this place and they treat you like its your fault. Prior to moving out, I called to make sure when my final day was. I even called twice on different days to make sure I wasn't going to be wrongly charged. I knew I had to call and make sure because they have never been on the same page and tell you lies instead of looking things properly. The lady reassured me I was ok and paid up till the planned day I was going to move out. Turns out that was a lie. On the last day when I tried to resolve the matter with Martha, she sent her attack dog/accountant supposedly after me outside. They told me they were not responsible for what their employee told me over the phone and I was going to be charged for extra days. I was completely respectful calling them ma'am you know how we military guys are, respectful. Well this lady out of nowhere started yelling at me and totally disrespecting me. Martha knew she was in the wrong, but never once advocated for me. Then this guy came outside as I was completely respectful and treated me like I was the one who was aggravating the situation. Again a NIGHTMARE! Stay away from this place, it is clearly not a good place of business. read more

They are there to give hard time to the tenants and keep deposit money. Since the properties are old, the utilities are not functioning. The water barely flows to the faucets. Martha needs better communication & customer service skills. My experience with her included a lot of misinformation. I originally applied for an apartment that got rented out to another applicant. Due to that, Martha asked if I wanted another apartment in Linda, CA (which on their site says Marysville), and kindly told me she would "hold it for me". Unfortunately, there was some type of miscommunication and another family got the apartment instead -- which was confusing because I wasn't able to see the apartment during that time, due to "renovations". Also, after that family viewed the unit they denied moving-in. After they denied, Martha called asking if I still wanted that unit. I denied as well and asked to hold another apartment in Yuba City instead, because I wasn't a fan of living in Linda. She mentioned the unit in Yuba City wouldn't be available to be seen until further notice and the move-in date wasn't until 01 JUL, due to renovations so I said that's fine. No updates were given to me unless I called asking. If I was lucky, I'd get a hold of her. If not, it was a lady who sits at the front desk or another leasing agent who's a lot more helpful/professional than her. Today, 30 JUN -- Martha calls ASKING IF I'M READY TO MOVE-IN TOMORROW.. ? I mentioned I haven't even seen the unit yet, and she says, I can pick up the keys and see it on Friday. If I'm supposedly set to move-in tomorrow (Thurs), why is it available to be shown on Friday? I then ask her why I haven't gotten any updates about the place, and she says they've been renovating the unit and it wasn't finished -- so I asked, when was it finished, and she says IT'S NOT, it should be finished @ 5pm tomorrow. SO... WHY call me, if the unit is not ready to move-in or to be shown?? I'm not a realtor but I'm sure I can do a better job than Martha. IF YOU'RE SEARCHING FOR A PLACE ON THEIR WEBSITE, GOOD LUCK, AND MORE LUCK TO YOU IF YOU'RE GIVEN MARTHA AS YOUR LEASING AGENT. read more

I put in a application originally for one apartment that they said was available but it wasn't. So I switched the application to a different apartment and they had asked for proof that I paid off my last apartment that I had broken a lease on. I had sent that proof with my application on the first apartment I applied for. I then sent it again. Martha who is supposed to be handling the paperwork doesn't communicate. She has lied to me multiple times saying that she was calling the prior management company I rented from to get some information that was last week. Now this week I've called and still she says she's going to call and hasn't. It's ridiculous at this point. read more

After renting from Valley for almost 5 years sadly our landlord decided to sell. It was super hard to find a new rental (due to covid and supply and demand) but Valley and the home owner both allowed us to stay until we could find a new place. Even got our deposit back in a timely manner. Yes they have some hiccup as every property management does but I would potentially rent from Valley again if I ever needed to. read more

We went 9 months without heating or air, had to get legal to threaten twice to get them to finally fix it. We had broken blinds when we moved in and a ton of the light bulbs weren't working either. The worker answering the phone never knew anything and I had to push for her to ask anyone else there instead of just telling me she doesn't know. There is only one person there that does a certain job and if she isn't there for days in end then you're screwed. You will not get your full security deposit back - even if you leave the apartment cleaner than you found it. Nona Quigg, the Assistant Property Supervisor, advised me that the owner charges the departing tenant a minimum of 2 hours of cleaning fees to prepare the unit for the new tenant, regardless of how clean the unit was left. Preparing the unit for the new tenant is the responsibility of the owner- not the departing tenant- especially since everything was absolutely filthy when I moved in. Do not live in the Valley Fair properties unless you are looking for the cheapest housing available in the area. The apartment complex was not clean or safe - multiple times there were people who were high banging on the doors at 3am. Frequent domestic disturbances, shouting in the courtyard at all hours, the pervasive smell of marijuana smoke, and not to mention the stabbing in the complex are all reasons to avoid business with Valley Fair. read more

8 years ago we signed up with valley Fair to manage our property. Yearly, I would request an inspection to make sure everything was in order and the tenants were good. In each case I was told that the property was in great shape and all was well. Our last tenant moved after many years and we decided to go have a look at the place for ourselves. Well we were stunned to to find damages to the house and property. We paid for the management all this time only to find out that our property had been neglected. Hard to get a real idea cause most of the bad reviews sound like crybabies who take no responsibility for themselves. I went in did an application, and got to look at a few places. Everyone I dealt with was friendly and got me through the process. Before I did my inspection they told me about the things to check for and note everything. House I chose was really clean, but there was a minor issue with a screen door, and they had it fixed in a couple days. IMHO We did find it quite odd that they allowed us to sign out the keys to the house we were interested in, 1st red flag. We returned the keys to the several properties we looked at and applied for one house. Next day we were called to tell us we were approved. We came in that day got a sheet to mark discrepancies w the house. If u rent from them make sure u mark everything! The home owner didn't change the air filter, so we didn't change it. Since we didn't mark it, we got charged for the part and insane labor. I believe we paid $15 for a toilet paper roll holder. Not only that fire alarms were outdated had to be replaced. After they were replaced they didn't go off when we had a small stove fire, but went off at 2am for no apparent reason. So we got charged for taking the one that wasn't working down. Also the homeowners installed the very insanely heavy blinds the wrong way with cardboard on each side, one day one of my boys was trying to pull up the blinds and it fell and hit him right between the eyes. We spent the night in urgent care trying to get the gash to stop bleeding. We informed them of what happened and a WEEK later they came out to check the other blinds to make sure they wouldn't fall. After a year we moved. Never again. When we signed the lease they begged us to get on yelp for a review, well here it is a year late and I would discourage anyone from using this company. read more

This business is unprofessional and unorganized---we have been renting from them for a year now and we are getting out as soon as our lease is up. When we started looking for a house to rent they were willing to meet with us and take the time to find us the house that would fit us best. After moving in we had a couple concerns we wanted to address--the backyard had bushes placed in random places and bark that was pretty much non existent--weeds grew like crazy and we were wanting to add some things to it--there were no blinds in the big windows in the kitchen which made it easy for the 2story house to look in and the garage door opener wasn't working. We had to remind them the next two months and ask what the end result was--and by the third month when going in to pay our rent we asked again and the lady at the front desk said oh we already let you know it'll be on you to provide blinds for the kitchen and a new garage opener--the backyard is considered low maintenance-so you are unable to add anything to it. She was rude and gave my husband attitude made him feel really low. It seems as if they have no clue what they are doing when the thought of moving out they had a couple house listings we were interested in and called prior to going to get the keys to make sure the house was still available before diving there with our two younger kids--they said it was available once we got there 10 min later they informed us that it was taken--that's when we knew we would never work with this company again. Now giving them our 30 day notice they called 19hrs prior to wanting to bring in interested tenants--the time they choose we would both be at work and would much rather be there when someone would be walking around the house with our personal belongings and to add to it, it was our 3yr olds birthday so we already had plans for that evening. Instead of trying to agree on a time that works best for us--they left a notice on our door. They threw the rule book at us, saying we gave them consent when signing the lease that they can come in with a 24hr notice regardless if we are at the house or not and this is the day/time they will be entering the house. I felt disrespected and upset that they didn't even try to work it out with us, I understand they need to line other people up to take our place so the landlord that is paying for their services can get their monthly rent payment. I just believe there are other professional ways to handle situations and they are not good at it. We are not hard to please tenants at all we just like to be treated with respect especially when we took care of this home as if it was ours. Valley fair seems to treat you as low class and I didn't appreciate it. read more
