I called the Timberlake Office line today around 5:30pm because none of the gates were working. I called the Office line (916) 488-3803 and someone answered the phone. I asked if there was a problem with the gates and the female who answered asked "did you just ask if I was fucking gay???" I repeated my question emphasizing "gates" and she said "oh sorry wrong number" and hung up. I called back and asked for her name. She said " I will not give you my name, I'm a minor" and hung up on me again. I called back and this time she said "lady stop calling me" and said she'd had this number for "3 years". I told here I've hade this number for ten years. Fyi I called this number again later on and got Timberlake's voicemail. I went to the office to see a sign that the office was closed due to a power outage. Who do we have answering the office phones? So Trident is our property management co but dont do anything. so if your looking at a community they manage think again as they are not effective or helpful in any way. read more

I am a landlord that has lived in the Yuba City area for 65 years I have dealt with four local management companies Trident property management is the worst one of them all after just one year I was forced to terminate my contract Linda is a sweet talker but she is very mean in Attitude hey misrepresented the management contract they are looking at the welfare of the renter first and foremost and not the landlord they will rent your home to the first person that can pay the rent they will not share any information with the landlord if you use this management company you might as well sign over your home to them because they are the owner and boss They hate people who challenge their decisions ​ read more

Dealing with Trident Property is a nightmare! When asking direct questions you get a run-around and no direct answer. They've changed portals at least twice in one year. I'm sure there will be retaliation for this review down the road! It would be great if they were an advocate for the HOA tenants but they only care about the bottom line and not helping the tenants that make up the HOA! We lose power all the time and as residents, we don't have direct PECO access. Utilities are paid through the HOA, when you ask Trident Property questions you're told not to email them they don't have direct access but can't tell you who does. The response from Julia is a pdf of how to use the Peco app! After a large snow storm this past winter, I got a nasty gram about taking up two parking spaces. It's virtually impossible to see the parking lines in the dark add in the snow and ice piles=/ Even now I need to get out of my car at night to make sure I'm between the lines so I don't get another nasty gram! I have owned my home in Natomas since 2001, and have rented it out since 2003. Trident took over from my original property manager, Arbour Properties, when the owner passed away. I was initially a bit concerned since I was going from what seemed to be a pretty small operation to a "big company." Well, the ladies there are really wonderful. I've dealt with Linda and Cheryl mostly. The main compliment I have is that in the YEARS that I've been dealing with Trident, I really don't have much contact with them. As the owner, that pretty much means things are running somoothly without much fuss. That's #1 for me. I have had move outs and things breaking in the house. But, that's pretty common to have things break occasionally. I have had great service, feedback, and responsiveness from them. When my last tenant moved out, I was told I was charging too much below market, and could get substantially more. I did raise the rent, but not as much as they suggested. I like to have tenants know they're getting a good deal - tends to keep them in longer and they take care of the place better. But, anyway, even with the higher rent, I got something like 60 applications within 3 days !!! They are OK with me. read more

We've had nothing but great experiences with Trident! We were searching for a new rental property in September/October 2020 and thankfully found one just as it was posted on Tridents website. The application process and lease signing process was smooth and quick. The staff was all great about following COVID protocols every time I went into the office. Avoid at all costs even if you are in desperate need of a place to live don't settle for less. These people will NOT value your business. They will make you work around their schedule no matter what even if things come up they do not care. They much rather prefer you to miss work than be late to anything that has to do with making them a penny.They are a money hungry company and they will nit pick at every little thing that they feel like will gain them monetary profit. I met with Carolyn for a final tour of the home to make sure everything was in order (given the amount of money i was going to be paying I wanted to make sure everything in the home was up to par) I also wanted to make sure wouldn't be charged in the future for damages the property ALREADY had. Six minutes into us looking around she mentioned it was time for her to go. The property DID have damages ( that I'm sure they would have tried to charge me for), one being the ceiling fan I asked her if it would be fixed and she replied with " yeah you can get them to TRY to fix it". **Please Read** Well, Let me roll up my sleeves on this one!! Before I began this review I took the time to read and understand the really negative reviews on here about Trident Property Management. If you look at my reviews I'm extremely honest and always give it to you guys/gals straight. I am usually very much in line with my fellow yelpers when it comes to reviews and if I were looking for a property management company after reading these reviews I probably would have missed a opportunity. My Disclaimer: I am writing this review from the perspective of a Property Owner. I noticed that a lot of reviews are coming from the renters perspective which I can not and will not add my personal experience within that aspect. If my memory serves me correctly I began working with Trident in 2007. As this was my first rental property, I didn't fully understand what a "Property Management" company did for me, the Owner. I remember vividly I was thinking about cutting them completely from my financial sheet... UNTIL... My (amazing/incredible) tenants said they had to move.... PANIC gripped me and I was like WTH am I going to do as I living/managing from Los Angeles. It was at this moment that I learned what these ladies ( I think it was all ladies at the time and they all had names ending in "inda" (Linda, Minda, Trinda, Glenda, You get the point LOL!!) ) did! They Kicked into action like special forces! The lady working point for my house was and IS Linda Larkum. At the time she calmed my fears, put together a battle plan for how we needed to proceed on getting the house back in rentable condition and Linda (and the team behind her comprised of "inda's") had another tenant ready to walk in basically weeks after the other tenants left! These tenants were extremely high quality as well (which speaks LOADS to Tridents application process). This process has repeated itself 3 times in the last 10 years of tenants having to leave and Trident/ Linda getting things done! I repeat things WOULD NOT HAVE GOTTEN DONE WITHOUT THESE LADIES! They have been with me through it all and I truly think of them as family and they have shown me nothing less than the same love whether it be via e-mail or Phone call even when sometimes I was frustrated at situations that come with renting property. Trident has been with me through a brutal divorce, worked with me through financial difficulty on my end and even protecting me from legal issues with my last tenants ( who were still cool just not as awesome as the previous tenants... Lets just say big dogs in a nice home aren't kind to the grass outside and carpet/walls inside the house) So for the sake of length on this review lets fast forward to this year 2017. I tell Linda I think its time to sell the house and she switches to "Real Estate Mode"! She runs comparables and gets me in touch with her amazing agent to help me get my "First baby" Sold. Even during the times I couldn't see things working out right Linda and the ladies of Trident have been there on the front line blocking any "Bullshit" that may have come my way otherwise as well as trailblazing a path forward to allow me to make money on my property. For all of this, our over 10 years together; I am and hope to remain in contact with Linda and the ladies on a personal level forever. If you are a property owner and need a management company to look after your property while treating you like family go give these ladies a try! Leave me a comment personally if they aren't everything I'm saying here. They have for me been a dream and saved me from all kinds of headache! Be cautious when you rent from these property managers. They require a huge security deposit then screw you when you try to get it back. I paid a professional cleaner to meticulously clean this old dump of a property they rented to me. Then I paid $100 to have the carpets professionally cleaned. I took a bunch of photos as I backed out the door that clearly depicted walls shining, stove and fridge spotless, floors sparkling, etc. You see where this is going. That unscrupulous company withheld over $200 in bogus extra cleaning charges. What a joke. If I want my blood pressure to go higher than it already is I'd take these people to court. But I don't have the deep pockets they do. Don't rent from these people unless you want to work your butt off cleaning the old dumps they rent then have them still cheat you out of your full deposit. read more

Terrible, Worst experience I've ever had with a business in my life.I left MULTIPLE voicemails for my property manager Linda, and messages with the secretary for in which she didn't call back. This was the most frustrating part for me. Many times I needed to speak with her. Eventually I started asking to speak with other property managers in the office. I informed Trident that I had to vacate the home due to domestic violence, and the property managers response was, If you feared for your life than you can provide a restraining order.. This was hurtful and insulting to me. There was dog urine in multiple places on the carpet upon move in. The master shower was dirty. (Pictures to prove it) in which I expressed safety concerns with, but nobody ever came back to the property to inspect-or fix the problem. I have to agree with the previous reviewer - if it won't make money for trident - they don't care how long it sits empty. Trident Managed my property for two years, when I discovered they were hiring other companies owned by them to do work on my property - companies that bid $2500 and claimed hazardous situations when other bids came in below $300 and found NO hazardous conditions - I questioned the conflict of interest and they refused to continue representing me. Seems the squeaky wheel gets the boot. Something smells fishy over there. I guess I gave them two stars instead of one because it's all speculation and they did do other things well compared to the horrers of the the competition in this town. (Valley Fair Realty with Barbara Miller at the helm gets a negative one - my property was vandalized on their watch and they also generated $3700 of business and unnecessary invoices for their staff - didn't feel the need to apologize for the vandalism either - they gave out the key for people to 'show themselves' the property - no manners - and they never did rent it) - It has been rented every day of five years since leaving them. read more

Trident handle 2 properties for me. Linda is manager those properties. First, we had a lot misunderstanding; and I became frustration about fees, billing and the charges due to monthly statements is unclear and ambiguities. Every time, I asked for information or help on operation of properties, I felt that help was not there, like Trident was working against me. However, Linda finally took a great courage to listen to my frustrations, requests. She helped to me to retrieve billing invoices so that I can have visibility what operation on the properties. I truly appreciated Linda for her help. I believe Trident still need a lot of improving like monthly statement on should be more info, accurate date time, vendor name, invoice number and job description. Trident should be more flexible, and more resourcefully when support customer. read more

Wish I had a better experience with them unfortunately our neighbors use them as property managers. I called Belinda trying to solve a matter with them trying to fix up my neighbors house and kicking debris into our yard their contractor was very rude when I asked him to stop. I then called the property managers who basically blew me off and said that sounded like a personal problem and there's not much that they were willing to do. I asked to talk to the owner she refuse to put me in contact with them and coped an attitude definitely see why they have horrible Reviews. Hope you don't have them manage your rental property's you may have to deal will get drug attic's and noise issues can't even enjoy my own yard. She then informed the neighbors and I was then called the N-word along with a lot of bad mouthing she has since put me and my family at risk with confrontation with my neighbors. Do not rent from Trident, unless you are willing to throw money away. Trident is horrible: horrible practices, horrible work ethics and horrible staff who are not professional. They merely surpassing the legalities in the housing industry to show no cause on paperwork. They will say one thing to you in person but write something else on paper. If you have no choice but to rent from them, GET EVERYTHING IN WRITING. They will go against their own words. In summary, if you are looking for a slum place with slum owners managed by a slum property management, then Trident is the right place for you. If not, I suggest you go elsewhere. Looked at a property roughly a month ago listed for $2,200 on the Trident website which swayed me from wanting to rent, looked earlier today around 10:30 in the morning and the listing was priced at $1,895, my girlfriend went in to get applications and they told her they lowered the price because nobody was interested with how high it was previously (reason it probably sat on websites for months), while filling out the application after work around 2, I noticed the price showed $2,200, I called to check and sure enough the lady told us "yes the price was raised" as though they didn't mention it was lowered earlier in the day when we went in. I read their yelp reviews mentioning they were money hungry and that's all they cared about, initially I trusted that, so I thought differently but was thoroughly disappointed by Trident. This company works to help the tenants they place in your property! They on several occasions charged me for the repairs that a tenant caused! Never showing me receipts for charges I was charged for. Not notifying me that my payments would be short due to charges they made me pay for. The day before my home sold the last renters left several items in the garage and they TOOK my money to pay the dump run, even though they had the tenants deposit to satisfy the removal fee's. It doesn't help to complain because there is no one to complain to, they are all in this deception together! I will be taking them to small claims court to get my money back! Wow, I'm really surprised about the negative reviews and I completely disagree. Everyone I've worked with from the receptionist, to my Manager to the maintenance technician have been nothing but helpful and the customer service from a renters point of view is outstanding. Trident has managed my four-plex apartment building for many years, and I am very happy with their services. Their accounting, in particular, is top-notch: Their monthly statements are very detailed and their accounts manager works with me to get any documentation that I might need. They are excellent about managing the process of repairs when the building needs it. They managed some major repairs involving a city sewer pipe leak, and also managed the process of repairing and restoring the units after tenants had been in the units for extremely long periods of time. read more

The absolute worst rental experience I have had in my life. All staff were extremely unfriendly. Gave us 60 day notice basically bc they didn't like us. No on ever communicated with us from Trident nor when we reached out did they try to help they just threw rules and fees in our face! I HAVE NEVER BEEN SO HAPPY TO NOT RENT FROM SOMEONE! Trident Property Management refuses to help share the cost of the fence of our bordering properties. They are not a very good neighbor.

I'm a single father in the military and currently looking for a house to rent. I called Trident and inquired about a listing on their website. when I asked about viewing the property later in the evening at or around 5 PM ( which is required before you can submit an application) I was told that they can't work around my work schedule. I'm on duty from 8-430PM at a minimum during the weekdays, their last showings are at 430. no effort was made to work out a solution. definitely will not recommend them to anyone. On the other hand serval of the other property management companies in the area were very understanding and are willing to work with military families. read more

After long court battle with Trident property, I recover some of the money from this unethical property manager. I have written several letters to settle this, but they refuse to do that. I file small claim against them. The judge awarded me all the money I asked. Then they could not stop, they appeal the judgment with a lawyer, again the appeal judge has awarded me some of my money. I bet the lawyer cost them more than I ask for it, but they do not seem they know sense of business. The property manager sent three employees to court. I am sure they will get paid for it; we spent about 3 hrs at court each time. If they get paid $20/hr (I will be surprise if they make more than this) this will add to = $360. The company should be losing money, but they do not, they will take it from your security deposit. If you have been a victim of Tridents security deposit wrongful deduction, take them small claim you will get some or all of your money, statute of limitations is two years. read more

Move in required first and last month's rent up front as the deposit. Pretty expensive! We rented for about 9 months and didn't have any issues until we needed maintenance. It took a week, sometimes 2 weeks before anyone would contact you to schedule a time to fix the issue. The newer home we rented had quite a few things that needed to be fixed and it was truly frustrating always waiting for them to come fix them. When it came time to move out, we were VERY surprised to find out that "first and last month's rent" didn't even cover your last month there. We ended up having to pay an additional $962.43 for the prorated 21 days of our last month. HUGE mistake renting with Trident as this was not discussed when signing the lease or any time thereafter. We fully expected some small charges to be taken out of our initial deposit for normal wear and tear but were, yet again, upset to find out how much money they take. In our final walk through, Belinda mentioned all the thumb tack holes in the wall were too much. She mentioned that no more than 3 or 4 a wall should be there. No where in the paperwork/lease mentioned anything about a specific number of holes in each wall. They charge $20/wall to "fix" them. Insane. If you plan to rent from them, take photographs of EVERY nook and cranny in that house as they tend to note the most ridiculous spots on walls. They don't tend to take normal wear and tear into account at all. Our final deduction from our first and last month's "deposit" was $257.88 because they charged $42.50/hour to paint one wall in a small bedroom, spray chalk off the driveway.... and cherry bomb the home. After we spent days cleaning like crazy, they hired Maria Sanchez to clean it again for $80. I have no idea what there was for her to clean as we are both attention to detail OCD cleaners. The application process for me and my girlfriend was ridiculously long for no season after we found a great house for us. The deposit was $1450, Per deposit of $300, and first months rent. We FINALLY got approved on the house and we pulled together the cash and went down to sign the lease and they tell us while my girlfriend is there that NOW the deposit is $1700, and pet deposit would be $500, and full month first month rent but couldn't move in until mid month. Let me add that me and my girlfriend have fantastic long term careers, pay everything on time, no evictions, perfect rental history, great credit, etc.. So this was COMPLETELY uncalled for and tried to get one over on us. Very disappointing, as we were looking forward to starting our lives together. read more

After asking trident to pro rate our rent for the 12 days they declined and told us it was a luxury not a necessity to have AC!! I lost it !! And still upset ... Linda our property manager didn't do shit for us ! She never called to say she was sorry just let it b... When I talked to her she said she was on vacation ... WOW! From Salina, the receptionist to our Property manager Tamara, all I have gotten is excuses, and a condescending attitude, not to mention retaliatory behavior, after simply asking for expiation as to why the services we pay for as home owners are not being provided, I received a cease and desist letter from there legal department, .After purchasing our Condo at Westwood Village in 2015 I have heard every excuse in the book. Worst place ever as a renter to rent from. I paid professional cleaners,shampooer, and the house was spotless. I am still fightimg them 3 months later to get my deposit of 1250.00 back. The lady who did the move out inspection said i may be charged maybe 100 bux. They kept 800. Wasnt so much as a nail hole in the wall. Watching her treat others with such low respect was really sad and exhausting to watch. I had to deal with it myself which just made me turn right back around and leave the place. Would not recommend AT ALL. If i could give 0 stars i would. The last months rent was not paid by our tenant. I was told that that the tenant would be sent to collections and they had no control over it at that point. They washed their hands with it and Ive NEVER heard from them or anyone after that. That was 5 months ago. We told them that the refrigerator was old and we did not want any repairs done on it. If it went out, the tenants were responsible for getting a refrigerator. They sent out a repairman not once but twice. The repair costs they charge are outrageous. read more

I am so happy not to have to deal with this company ever again. They returned our renter's security deposit in full without ever contacting us regarding a walk through even though we had contractors in the house doing repairs( which would have shown that there was damage). They were not consistent with periodic checks of the house. Anyone we called to do repairs gave a better estimate than the contractors they used. My calls to them went to a mail box that was full. I had to call the company manager to get a return call. We were charged for any little thing they could think of! The tenants were gone and they still charged us for doing nothing.
