The 3 bedroom layout is very nice with the master bedroom, walk-in closet and bath kind of like a separate wing. The 2 smaller bedrooms share a bath in the main hallway. The laundry is centralized in the main hall in a laundry closet. We also rent a 1 car garage which gives us that space and a reserved space for a 2nd car in front of it. The internet is a flat additional fee and we weren't able to set up our own router - it has to be one from Comcast but the speeds are great and we've not had any issues at all with this setup. Maintenance has a great response rate and quick turn around. There's been an issue with missing packages just within the past few months and the office now allows us to have our packages delivered there where we were not able to do that previously. Not sure if a dishonest tenant moved in since we've been there because there were no issues before. I believe there is a new package delivery system in the works. The grounds are maintained pretty well and admin does their best to remind people to pick up after their animals. Since we've moved in the carpeting has been replaced in our entire building. It's been VERY quiet here. I'm starting to wonder if I'm the loud neighbor? The office has hosted several events like seasonal porch decorating contest, trick or treating, DIY flowers from seed for earth day, etc. The office often closes early on Fridays and has reduced its staff due to adding AI operations but I know at least 2 office staff were promoted so it seems like a good company to work for too. Communication from the office via email is Excellent and texting with the office is working quite well too. There is a good mix of tenants and I feel very safe here.

They rented my family a house that should have been condemned before we moved into it. All of the…read moreplumbing was not hooked up correctly in the basement and flooded every time we bathed. The sewer drains were not sealed and made the basement smell like a sewer. The basement stairs collapsed while I was going down them so I called code enforcement. Multiple phone calls and repair requests to Beaver Valley Realty went ignored so calling code enforcement was a step taken in desperation. They sent an inspector the next day who wrote a letter to get things fixed by a certain timeframe. That letter went ignored. When the back porch fell apart, I called them again and got no answer. I called code enforcement who promptly condemned the house. The house was unlivable. When Beaver Valley Realty found out, they sent my wife a few rather nasty text messages claiming that WE had condemned the house. I assured them that I did not have the power to condemn any structure and that the borough of Monaca does. Their response was "we try to return security deposits in a timely manner to our renters. In your case we will be taking our time." We have yet to see any of the money we gave them in security deposits back. I am probably going to have to file before the magistrate to get my money back. Also....I cleaned the house after we moved out even though there were condemned signs on both doors. A month later....the house sits untouched and condemned. The yard is overgrown and no repairs have been made to begin bringing it back into code. Edit and update: The property management company sent me a text message saying they have sent my deposit to the homeowner so that he can release it to me. This after telling me that they would release it to me in the 30 days that the law requires them to release it in. The homeowner has not received the deposit as of yet.

now that my gag order is well over being lifted I can share my experience. i lived on the third…read morefloor. my ac broke. they kept saying there was nothing wrong even though you could see the coolant leaking from the outside. my apartment was over 90° every day. my electric bill was over $300 a month. then they sent someone in to look at it before 9 am which they stated in the lease would be the earliest they'd send someone in. when I called them about it they called me a liar and threatened me with a lawyer and gave me a gag order and told me they were terminating my lease early.

The air conditioning was broken more than it worked.It got so hot it melted a leather couch. Cindy, the apartment manager was always friendly, I feel bad she has to manage such a garbage complex. Don't plan on getting your deposit back either. They will nickel and dime you til you get nothing back. Don't rent here. You've been warned.
