My husband and I originally purchased our home in August of 2011 thanks to the assistance from Mr. Willis. This was our first purchase and we were excited and nervous at the same time. He reassured us that we could get pre-qualified and make the process easier while looking for a home. He walked us through the required documents and explained every detail that we had questions about. (I must admit that I am the type who asks several questions and I like to research different information.) He was patient and collected all of our information. He also responded promptly to emails and returned phone calls in a timely manner. As time passed and interest rates dropped, we decided to refinance to get a lower interest rate and to save thousands of dollars. Once again we worked with Mr. Willis. We collected all the required documents that he requested and he worked with his department to get the documents processed. He contacted us and informed us that the refinance was approved and thanked us for working with them for a second time. This refinance lowered our mortgage payment and interest rate. As of 2014, the property value in our area drastically increased and we were curious to see if we could be qualified for a refinance under a conventional loan. Mr. Willis explained that it was a much more challenging process, but that it could be done. He provided information explaining the process and how it would eliminate the PMI. We also found out that we could have access to money to remodel our home or pay off debt. Once again my husband and I collected the required documents and submitted them to him to be processed. The conventional refinance was approved and we closed towards the end of August 2014. This conventional refinance decreased our mortgage payment, eliminated our PMI, and allowed us to remodel our home. We humbly thank Mr. Willis for his dedication to make sure that the process was handled professionally and within a reasonable timeframe. Where do I start. It all started with a cold call from David Garcia saying the time was good to refinance. I told him we had recently tried twice with BofA and Green Light and were turned down due to our unique situation. So, I didn't want to try again and be disappointed. After some conversation, David convinced me to give it a try and he promised he would do all he could to make sure our refinance went thru. I figured he would disappear like the other loan officers did but he was always there for us. Well, after leaving no stone unturned, and using his unique capabilities, he got our loan approved and I still can't believe it. David called me every day or two to update us on what was going on. Often I would tell him that it was fruitless and we would never get approved and he was even more determined to prove me wrong. Our house is in trust and my husband is very ill and would not able to sign the loan documents. I have a POA but it didn't help before so David had me make a copy of my POA and our trust and even had me have my husband sign papers which took all day because his signature is not readable. I kept telling David we couldn't do this and he told me I had all day so take my time and relax. Anyway, I finally faxed the papers back to David and figured the signature would never fly but it did! I had to take a photo of my husband so David knew he was really alive and with me. When the lady came to have me sign the loan docs which we signed in a special way, she had my husband sign his name the best he could and witnessed the signature. Something the other companies never did. I, at times, would send David an e-mail late at night and sometimes on weekends and he never failed to get back to me immediately. I always knew David was only an e-mail away and I would get an answer quickly. With a disabled husband not being able to sign the loan docs, David knew exactly what to do to prove things were legal and above board. His determination to help those with unique situations is above and beyond what I would ever expect. He totally cares about his people and will deliver the best he can. Would I recommend David, yes, by all means, he is the best and so understanding and caring. I have never met David but hopefully one day he will be driving thru the desert and look us up. Vault found me when I researched online for a refi of my mortgage since rates had gotten lower and home values had risen lately. I had already been nearly two weeks into a no cost/no point loan with another broker. Nick Gouche and his assistant Shannon Bailey, told me they could do the loan faster and for less than the current broker I was using. He also had a great sense of humor. Since Vault was far from Silicon Valley, I let both brokers run with it as a precaution. I'm a long time consultant which seemed to require a lot of extra paperwork and head scratching from the first lender who didn't understand this is normal business in high tech. I also keep an equity line of credit as a business backup that would need to clear subordination with the slowest response lender there is (BofA). To add to the complexity, I was switching customer contracts mid-loan. Nick and his team kept in constant contact updating along the way any time of day. I've been a California Realtor for the past 7 years. Joshua Willis, what can I say? If you looked up the word TENACIOUS.... Josh's picture would no doubt be next to it. We had been looking for a home in the LA area for about a year, with the outrageous home prices and not wanting to be house poor, we came to the realization maybe we should look in Riverside County. We met Josh through our realtor. Within a couple of days we had our preapproval letter. Within a week we found our house and the journey was on.....
