I have hired an attorney, taken photos, submitted multiple requests, and sent numerous emails regarding the ongoing issues with this property, and I have been completely ignored. The conditions here are unacceptable. The property is infested with roaches, and instead of proper maintenance or deep cleaning, issues are simply painted over. Everything is outdated, rusted, and poorly maintained. I even paid for professional cleaning services myself just to try to make the space livable. In addition, trash is not consistently collected or managed properly, and tenants are sometimes expected to bring trash back inside if it is not picked up or handled on schedule. This is completely unacceptable and unsanitary. I feel misled about the condition of this property by Marjury at the time of moving in, and I am extremely disappointed in how these concerns have been handled or rather, not handled at all. Trashy apartment and setup. They ignore any and all requests, take days for repairs, don't answer phone calls, etc. anything you can think of issue is an issue. Don't waste your money here. Neighbors are crappy, repairs/remodels/ and yard work all happen during ungodly hours. Sure the inside is nice, but unless you invest in some noise machines and noise canceling headphones(along with good alarms for your cars and therapy if someone robs you) it's just not worth it. Further- you best be prepared to pre-clean before moving stuff in. No one actually cleans the place, lights are busted, walkways have spiders, trash is always full(if you even get a bin to put by your door which you will pay $30 for whether it is given to you or not). read more

Do not rent here. Rent is too high for the "amenities" they offer. Believe the one star reviews. I'm a current resident who foolishly believed when I extended my lease last year that improvements would be made. Empty promises, multiple excuses. I love my apartment, I really do, but I do not feel safe here between the condition of the buildings, the lack of security, and the fact that I've had maintenance enter unannounced multiple times when I was home. Many residents do not pick up after their dogs, others leave trash everywhere. Run far away from this place - I will be when my lease is up. There are nicer apartment complexes that ask for less in rent all across the area. July 5, 2018: they get stupider by the day here. Veranda is so mismanaged by their property management company. Said company took over beautiful Viera at Westchase, last fall of 2016, and neglected necessary repairs and routine maintenance. The property degraded immensely. Residents were so upset, they started a group online to hopefully restore the community. Management responded with empty promises. It felt like the only way to get things fixed was to file complaints with the county. Inspector visits seemed to coincide with some long overdue repairs being made. I think the property looks worse than ever before. Just drive by and look at the rooftops. Take a tour, ask to see every nook and cranny, and give the amenities a closer look. The amenities promised were falsely advertised. We paid for security but the gates malfunctioned regularly. Trespassers and break-ins were an issue. The cameras on the property weren't working. The on-site security did not answer nor return phone calls. The hot tub wasn't hot. The three gas grills at the pool were emptied out and left that way. No gas. Residents cooked with their own charcoal, and ruined the grills. One of the three treadmills wasn't working for several months. Two of them were out for a few weeks. Street lights were too much to ask for, as several lamp posts didn't work. I saw one on the ground, wrapped with caution tape for several weeks. Residents used flashlights to find their way around at night. On weekends, I'd see garbage overflowing from dumpsters, mattress piles, and old furniture in the grass. Third floor residents often complained about roof leaks. Mine took about three months to remedy. The list goes on and on, and there's plenty of photographic evidence out there. Office staff appears friendly, but many residents did not trust them. I'm assuming they weren't in the position to help tenants if it meant disagreeing with their bosses. Not many people fight for what is right when it could jeopardize their paycheck. Save yourself the drama, look elsewhere. read more

If you want to live in mold and not have anyone answer any of your service requests or have the front office blow you off every time even when your AC stops working for 24 hours causing you to take matters into your own hands, then Veranda is the place for you! Water damage like crazy and false promises. Upon moving into veranda I could not even access my mailbox for 4 months!! The stairwells are absolutely disgusting and it falls into the tenants hands to clean them as they will literally not do anything and just let bugs build up to where you're fighting bugs trying to get into your apartment. This place SUCKS save yourself a year of hell and DO NOT move into this place. Where do I start with this place... Truthfully, if I could give them 0 stars I would. I have never wrote a review before, but this place is so NASTY, and unprofessional I had to. My girlfriend and I moved here in April 2021, just really needing a fresh start and since being here it has been all BUT that. We got the 3rd floor, one bedroom with the loft upstairs. Beautiful lay out, truly. Thats what sold us. We drove a U-Haul for over 13 hours to get here, to walk into the AC being broken, and a guy still in the process of painting OVER a leak spot in the ceiling. That should have been a red flag right there. We went about a week with no A/C. On day three we found roaches, as well as our Dishwasher being broken, along with our closet door and dryer. Two months in we got a really bad leak in the same spot that was painted over, and we had that leak for about two months until they put a plastic TARP over our roof. Our water has gone days being shut off multiple times, no email or anything was sent out. So getting off work and coming home to this, and a leaked roof, and a busted dishwasher, and an over heating dryer and broken closet is kind of frustrating. Then I'm stuck having to cook dinner for the roaches and us with no water. Rag baths for days, man. The complex was suppose to have the roofs done by August at the latest and they still aren't done and its now almost February. Nuts. And don't get too excited about it being a gated community like us, the gates AND the cameras were suppose to be up and running by July we were told when we moved in. That was a lie. Its now again, almost February and everything is broken still. If you choose to live here, don't take a place by the trash area also. We thought wow, how convenient! No.. Thank god our dogs have the paws of a soldier with how much glass is in the road and in the grass. We've seen the trash pile up all the way into the road a few times, and rats and squirrels will make an even bigger mess with it then. It takes forever for anyone to clean it up. On top of the trash, no one picks up their dog poop, it's all over as well. Even in the common areas when walking out of your apartment. You WILL pay for pest control, and I can tell you now, we have NEVER seen them, no one has come out to our place. The roaches now attend Bachelor Mondays with us. The office sends emails out about power washing, we've never seen that either. The hallways and steps are caked with buildup and dirt. We've even seen dog pee and poop. We took the correct steps to get everything fixed, put a lot of maintenance orders in. Till this day, we are now 8 months in, dishwasher is STILL broken, we STILL have roaches (I spray weekly and I buy my own traps) The dryer still over heats, we've now had a leak and black mold around our fridge for over two months. and our A/C went out again. I lost count of how many maintenance orders we've put in. And we watch them dismiss them all and no one comes out or contacts us. It truly blows my mind. I informed the office I have heart issues and I'm allergic to mold, and to my surprise, they still have no drive to fix our stuff. We're still living with all these issues. Its like they want a lawsuit for the unlivable situations. The office doesn't care at all. We've even gone as far as wanting to speak with the manager, Jessy Vargas. Who can't be found anywhere. Like at all... Like who even is that? The staff says she's in meetings 9/10 times you look for her, or she left early. Which they all do. Almost every time we stop by they've all left early and closed. So don't trust the hours online. It's like pulling teeth to get ahold of anyone, and when you do its endless excuses. It's absolutely unacceptable. So, with this all being said, if you want to live somewhere and save a buck, I highly recommend going literally ANYWHERE else. I'm glad the nightmare of this is over for me but want to help others avoid the mistake of moving in here without all the information. The property has so much potential but the owners/management are allowing it to fall apart. When I moved in, it was a beautiful complex that was clean and well maintained. Most things that break or stop working are left that way (lamp posts with dead bulbs, broken grills, 2 years to fix the hot tub, outer doors to the buildings, etc). The landscaping is either dead or overgrown. The stairs in the buildings are covered with a blend of garbage, lint from the dryer vents and pet urine. There are a number of electrical boxes around the property that are rusting out and held together with tape. There was constant issues with people that didn't live in the community using the pool and trashing the place. The apartments can be nice, the layouts and some of the interiors are nice, depending on if they were updated before the current management took over. read more

Oh, if you try calling about it they won't answer and if you personally go to the office during your work hours they'll say they'll send someone to fix it and you'll come home to everything still broken. Management at this complex is a joke and they switched our unit on us without informing us after we signed the lease and they refuse to return our calls or fix the broken appliances. I can't wait to see our water and electric bill. We lived here for a year and it was fine and the only reason we are staying now because we are locked in and the location is convenient. RUN! Seriously run away from this place. I lived here for one year and there wasn't one single employee who was the same. It's a revolving door (including one maintenance manager who saw what a horrible company it is and quit his first day) so you never know who you are dealing with (including one woman who GLARES at you if you dare to go into the office). They also apparently don't do background checks on employees as we had one maintenance man stealing resident's property and another sexually harassing many of the female residents. The hot tub never worked, the gates never worked, there was TONS of trash everywhere (like over flowing dumpsters constantly), cockroaches and rats, the fitness equipment is never repaired. It's a hotbed of fleas also. The buildings are old and falling apart, the security doors to many apartments are broken and are not flush with the jams so anytime they close they slam very, very loudly. You will not get any sleep. It felt more like a flop house than a place you'd actually every want to have friends or family over to. The office also doesn't bother to tell you when Fed Ex leaves a package there for you. The only way I found out about 2 Christmas packages was because the sender asked me if I received it and told me it was at the office. I guess office staff were just going to keep them. The only nice thing is the central location but there are tons of other complexes right in the neighborhood. Do yourself a favor and look at one of those. read more

When I first moved in to this complex it was beautiful. I enjoyed the facilities, the complex was clean, and I even became friends with some staff in the office. Veranda was bought by the management company Stone Mark, and since that day, this place has spiraled downward. Every single street light has been burnt out for over 6 months making the complex pitch black at night and very dangerous for residents and children who walk to the bus stop in the early morning. The trash compactor is always filled to the brim, broken, or unmanaged. People illegally dump their old furniture (daily) and it's not being stopped. The pool areas are constantly trashed with underage, drunk, disruptive teenagers and people who don't live here. They leave garbage and cigarette butts wherever they please (everywhere). I refuse to go to the pool because of this. The gym equipment is all completely broken, including the lock on the door and it traps residents in. Our fire extinguishers outside of our units have been "expired" for 2 years. The RESIDENTS had to report the community so the fire Marshall could assess and update. All residents just got a letter a few weeks ago saying all of our locks had to be changed due to maintenance stealing and pawning our personal property from our units. This is just a "few" reasons that I am changing my review. I advise anyone looking to move in to this complex to KEEP LOOKING. read more

I moved to this complex (after doing a long apartment hunting) and I couldn't be more regretful of moving here. At first it was nice but since 4 months ago this complex has been a mess. No lights! So you don't see LITERALLY no one at night and more so, cars drive fast so I almost got hit more than once. Is dirty and low maintained! The pool is always filthy so I don't even bother to go there anymore. The gym (which is a nice one) the treadmills don't work since 2 month ago. I read one comment here from a year ago that the gates were always open.. guess what? TOTALLY TRUE! The gates are always open and everyone can enter to the whole complex. Ohh and that's not all! Someone even stole on one of the apartments and use to work on maintenance. So after all: don't move here!!! Update: we are being robbed in our community. Being a resident here for the last 3-4 years, I have been witness to a few ups and downs. The property has sold and changed management companies a few times during my time here, and I know that has led to more than its fair share of challenges. But that is how business goes. In this type of business, no matter the challenge, it's imperative to maintain the comfort level and expectations of a tenant. And to be honest, that is something that wasn't being done well for quite some time here. But just as an apt complex will let you know if you don't hold up your end of the bargain, I did the same with them. I didn't always get the appropriate response, or a response at all. In fact, I had MORE than enough reason to break my lease and relocate. I even had a new property lined up. I was pretty much gone. I gave them one last shot. I went into the office to speak to the manager, who was busy, but was directed to Alyssa. She sat and listened to me share my experiences (I'm funny, so I think that helped). She acknowledged each of them, and admonished the more deplorable ones. Basic customer service response. I was happy I was being heard, but I had been heard before. That's not hard. People listen to me talk all day. She even told me that she would handle things. Told me that it would be taken care of , and gave me a timeline. Its what happened next that got my attention. She followed through. Issues were addressed the next morning. COMMUNICATION was present. She walked me thru each step, explained the challenges that would be faced given certain situations (New ownership, etc...), but assured me she would handle it. And she did. So I stayed. Easier then packing again, keeps me budget neutral, and honestly, I like my apt. Its big, comfortable, and in a good area. (I make more jokes about the gates being broken than most, but lets be honest..we live in WESTCHASE. It's about as dangerous as a Pumpkin Latte at Starbucks). Best part about this review is that its ongoing. Alyssa singlehandedly kept me as a tenant, and continues to each and every day. As we speak I am having work done on a small issue that was reported 30 MINUTES AGO. And it's a comfort issue, not life threatening or anything of the sort. But she knew getting it taken care of quickly was the right thing, and easier than waiting until convenient. I have had my fair share of issues during my time here, so I won't give them 5 stars, but I am big on positive feedback, so I took to Yelp to share this review. I know they are challenged in the office with all the changes, as are we as tenants. But its good to know that they aren't letting that stop them. Especially Alyssa. If you read this while looking for an apt, stop in and ask for her. And if you are reading this as a member of management or an executive with the new ownership, reach out to her and thank her. She puts on a great first impression, but after 3 affectionate months she starts to wear less makeup and a bad attitude starts to form. You lock eyes with her on a cold rainy night and realize she is actually Mrs Piggy. Actually worse than Mrs. Piggy. You are dating Gollum from Lord of the Rings. The truth begins to unveil and you realize the living complex is sub-par at best. As seen through the various poor reviews, the maintenance and service requires substantial improvements. If there is an issue, be prepared for a delayed half-assed resolution-- even if it is a bug infestation. This complex has so much potential if tenants were valued and treated as more than walking rent-checks. Sad! read more

Since ZRS doesn't manage this property anymore these apartments have gone down. The new management company recently had the drive way paved. Well you would think after the Christmas holiday a reminder notice would havs been emailed to the residence to move your car the first Monday after Christmas because paving was starting up the next morning at 8am. Instead of doing that they had cars towed. The answer i got from the leasing associate was we sent the residence notices a few weeks ago. It cost me $200 to retrieve my car. This could have been avoided by a simple notice. The management team found the time to put this notice on the doors after the pavement was completed. " Please don't walk on the As fault " but the couldn't put a notice on the doors to move cars before 8a. HORRIBLE FEELING AFTER CHRISTMAS TO BE LATE FOR WORK. read more

Long time tenant (approx. 10 yrs) A new management company took over in July 2020. Previous management company failed to complete pending repairs on my apartment (leaking ceiling in two rooms, black mold growing on the walls, cracked and unusable master bathroom shower, non working ice maker, 2 nonworking burners in range, leaking kitchen sink because the wrong pipe was used for disposal connection) and a dishwasher that floods my kitchen. Now that we have started to press them for repairs over the last few months they have come up with all these erroneous fees for us to pay from not having renters insurance (which we do/did and with proof) to "pet rent" that is not in our lease. To add insult to injury, they sent maintenance out to fix some of the smaller issues in November (of which they did not fix one single problem listed above) the maintenance men were more concerned about snooping around my home and waving me off like I was a dumb woman than fixing the problems, as we did find out that they came thru my home and took pictures of my belongings and pets without permission (I don't believe the lady who answers the phone realized what she was telling us as this is clear invasion of privacy and voyuerism!). I have suffered asthma directly related to the black mold throughout the apartment and still no repairs, no discount not even a courtsey phone call! We have never been offered a discount or other accommodations despite the fact we have a partially functioning apartment! Now we have been given a 3 day notice for $200 and we can not get the office to respond to phone calls (we can't enter the office because of Covid) so these people can easily avoid us. We feel that we are being pushed out because they do not want to offer a discount or find us other accommodations or complete these extensive repairs. We have been forced to reach out to the local news stations in efforts to expose this company for it's bullying tactic, extortion (hence the 3 day notice) and taking advantage of it's tenants during a pandemic. We stopped in today and so far the experience is not good. We are moving somewhere closer to work but seems it will not be at Viera. There was 1 lady working today (and i dont care if she sees this review), it's a sunday and sundays are really slow. We wanted to see what potentially we would be living in. "No, it's just me here, i can't go show you anything today, try coming next week sunday" :0 yeah, i dont think so. Go ahead and loose my number. After seeing majority of the reviews anyway, I would not set foot inside there again. The management company and owners of this property should be ashamed of themselves. This property has declined so severely in the last 2 years it's unreal. I'm amazed how they continue to raise the rents but yet the place is in deplorable condition...I'm not understanding all the replies to people's comments because obviously nothing is getting done. So just replying to people's posts to make them feel better does nobody any good. Then when I go to the office to voice my concerns I'm told the manager is not available. Light fixtures are filled with bugs doors to access the buildings are broken and never fixed! I go to the clubhouse to get a replacement filter for my AC I'm told we've been out for two weeks. I've seen every unit in my building turn at least twice within a year. The building I live in is currently 50% vacant. I find it fascinating that the ownership wants to tweet pictures of how fantastic this property is run. Maybe instead of standing out front with umbrellas you should take your umbrellas and walk the property and address the issues. I was sucked in last July by there 2bd with loft floor plan. Took a tour through the bldg with the model apt and it had the entry lock in working order, the hallways and fixtures clean and lit. Apt was modern amd beautiful.Was excited to move in. Once we had locked in and came to, found out the hard reality, this place is a dump. The bldgs, grounds, parking, pool, gym and worst trash receptacle were all in some state of disarray or non function. It is truly project living (coming from someone who has lived in project housing) with a nice address. DO NOT WASTE YOUR TIME MUCH LESS YOUR MONEY IN THIS PLACE. We have few parking lights making the complex dark, we have trash lying all around the dumpster area with a broke compactor that was suppose to be fixed months ago, pool area not clean, they have grills listed on the website with hot tub in which none of them work. People have basically ruined the grills because they won't replace the gas so they started to use charcoal and now the ashes fall under the grill in which veranda won't clean up. I'm currently living here and it's a nightmare everyday. When I first moved in (08/2020), my light switches weren't working (still aren't), my air broke down, and my master bathroom drain wouldn't stay up on its own. I literally have to call nonstop to get them to do anything around here. The drain didn't even get fixed until several months after! I also have a service animal and have been asked several times for a doctors note EVEN WHEN I ALREADY PROVIDED DOCUMENTATION OF HER CERTIFICATE. Still trying to charge me money monthly for having a service animal (which is illegal). But wait, there's more. I got a notice for a loud complaint when all of my neighbors are loud 24/7. On top of that, someone left a bag of dog poop at my door today and I PICK UP MY DOG'S POOP EVERY TIME so why would someone do that? This place may look nice, but the management is a joke, my neighbors are loud and trashy, and they charge you every single fee they can think of. I honestly regret ever moving here and I hope this place shuts down someday. They can change the management over and over again, but it's still a joke no matter what they do. After living here a little over 6 months, EVERYTHING has went wrong they don't deserve any stars. Do not be naive like me. My stories are a bit detailed but is all very real and horrifying. First, I rent a garage and was going out of town after work on Friday. All my stuff was stored in the garage. When I got home to grab it, I couldn't get into my garage. I called the maintenance guy and told him the urgency of the matter and I need access immediately, he told me they rekeyed it along with about 10 other apartments on "accident" and already left for the day. I went down to the office on Saturday and the leasing agent called maintenance to go right down. They never showed that day. My boyfriend had a labor job Sunday and was unable to access his tools, losing out on $2500. Monday comes around, they said they would send some right down. They still never came. Tuesday came around and I went in to the office again demanding to know what was happening. Turns out, they had never rekeyed it back for me. I asked for the new keys if they couldn't rekey it back, and the maintenance man then confessed he LOST THE NEW KEYS!!! What??! They now have to figure out a way to break the lock off now "first thing tomorrow". This is highly illegal and breaking several Florida law statutes and the issue is still not resolved almost a week later, affecting our income and caused me to cancel my trip. No one seems to even care. If they would, they would respond to their terrible reviews, but they know it's the truth. Second, I had instructed the office to ALWAYS call before letting maintenance in because my dog is protective. When I was home alone in the shower, the maintenance guy walked right in to my house. My dog cornered him in the kitchen, I of course ran out of the shower soaking wet because my dog alerted me of an intruder. He wouldn't leave because of my dog, causing me to run around my apartment in a towel to detain my dog so the maintenance guy could leave . I notified the office, they did this twice after this incident as well. They also don't respect privacy breaking tenant rights as well. This place is literally a joke. They have the worse employees I've ever met. I am constantly struggling to get anything done. They will constantly give you the run around and make you feel unimportant. They couldn't care less to give you quality service. All they care about is getting their money. I work the hours that the office is open so I'm never able to get my mail packages. I've asked them repeatedly to use the package concierge that they have and they never do. On top of that, if they are in the building but "on lunch", they will flat out tell you to come back later cause they are on lunch and won't even take two seconds to grab your package. If I could break this lease, you get your ass I would. This is the worse place I've ever lived. The apartments look nice but actually have a lot of defects and it will take weeks to get anything fixed. I had my entire bathroom mirror come down and almost knock me out. The mirror is a solid piece for the double vanity. There was no rush at all to come fix it or even ask if I was alright. Don't waste your time or money coming here. I'd pay more to live somewhere that actually gives a shit to their tenants. read more

This is one of the most worst apartment, i have ever lived in the last 11 years of stay in US. I moved to this complex recently and i am regretting my decision everyday that i moved here. Apartment is not maintained at all. Management does not give a damn to the residents. The maintenance team and front office sucks big time. Please note, this is one star only due to the fact that I can't give zero stars. When I moved here in April everything was great besides moving in to an apartment with no drawers. They were replaced with the wrong color and despite me calling it still hasn't been fixed. Since moving in everything has gone downhill. Cock roaches are a norm here even though you are forced to pay for a pest fee that doesn't work (even if you're clean. This place is disgusting) the trash in the dumpster piles out into the road. The security doors on each building? Yeah forget those they have been broken since May and not once did the three new management companies care. All 4 gates on the community are broken and have been for months. Random people come in and use the amenities and destroy them. The newest management company is so cheap that they turned off the gas so we no longer have a grill and that glorious hot in they will show you on tours is colder than the pool. This place is an absolute nightmare. You will pay high prices for crappy living. While it may look nice on the outside DO NOT BE FOOLED do not come here. Save your money and look ANYWHERE else. As for me, as soon as my lease is up I'm leaving this hell hole. 4 months after signing my lease I was told I forgot something in the lease documents. I went down to look and they tried to scam me with a rent payment 400$ a month higher thinking I wouldn't notice. Note to everyone, READ EVERYTHING CAREFULLY HERE. Even though they technically have to keep the place up to the standard of living I signed my lease at.. I still can't get out and they want to raise the rent. Beware. Avoid this place like the plague. AVOID AVOID AVOID!!!! After moving out they will take pictures of a different apartment and pretend it's yours to get more money. They will lie and not send a letter via certified mail that they are going to keep your security deposit (illegal) they are the biggest scam artists out there. Update: Viera apologized for the terrible community but said nothing about the fact that they broke the law by giving me no notice and taking my security deposit. They made an excuse about why they tried to charge me an extra $400 a month in rent and tried to make it sound like they were doing something for me... They didn't apologize for the cockroaches. The terrible grounds, the disgusting tenants next door and above me. They didn't apologize for lying and stealing my money to replace the carpet that was "terribly ruined" from furniture leaving imprints. They didn't apologize for lying to my roommate and sending her to collections while telling her my phone was disconnect. You see Viera I'm sure you remember the detailed list of phone records I sent you (your calls to me as well as mine to you were highlighted). Not only did you lie, you broke the law by not giving proper notice. you are lucky that you got away with stealing money from two young girls but that was the last time. We moved in March of 2020 and we had a list of things that needed to be fixed and done from the first day we moved in and nothing has been done maintenance never responds. They painted the buildings redid the roofs added a dog park and playground ... to attract new residents but don't fall for it this place is disgusting!!! but yet still they're not helping any of the residents. there are roaches.. there are cobwebs all over Especially in the back buildings You think you're walking in a haunted house just walking to your apartment is disgusting they refused to power wash the floors. We've put in numerous request they constantly just close them out as done even tho they didn't do anything!! We've even gone to the leasing office to speak to them directly they just say that they're going to send someone over no one ever comes all they do is lie to your Face!! I hate it here. My name is Alex, I lived in the Viera at Westchase for just one short year. The pool was great, but the apartments were just OK. The "updates" they have made are extremely cheap. The "Bamboo Floors" are like paper, and our couch put a hole in it the first week we lived there. When we asked the flooring people how much it would cost to replace they told us the flooring was $9 a yard! How cheap, NOT!!! They charged us about $150 when we moved out to fix a 3" hole. The cabinets are just repainted and not that great. Our a/c had problems at least 2x per month, and I still don't think it was fixed by the end of our residency with them. They had to replace the inexpensive carpet in my bedroom upon us leaving, that was a $400 replacement. Lindsey, the property Manager is the one who sold us on the property. She was always very helpful and understanding most of the time. Until they had a break in to their drop box. "BEWARE, DO NOT USE THEIR DROP BOX" They will screw you! After they filed a police report and we attempted to get our money back from MoneyGram(all the time giving them the proper documentation of where we were in the process), they still insisted that we owed them $1235(the cost of our rent). This is when we had to start dealing with Desiree, she's the assistant property manager. She has been rude from the beginning. Avoid dealing with her at all cost. They can't seem to comprehend that the rent was stolen from them. I am a hair dresser, and have many Property managers as clients. They have all told me that their property would have just wrote off the rent to keep their residents happy. Especially since we were paying about $200 more than other people living in the same size apartment. Needless to say it is a year later and they are still trying to recover the rent! So I asked them to send me to collections, and then maybe I will be able to deal with someone with some sense. read more

From the moment we moved in to moving out in May nothing but issues. They have changed management like 3 times and now still we have been waiting for our deposit for 3 months and no one can get back to us about it. We have called and emailed even their corporate office and still nothing. We have gone to Veranda like 4 times and Shelly has been trying to help us but it's been frustrating not knowing when we will receive our money back with corporate not answering. Veranda has as suited my needs. Im single and sometimes travel for work so Im pretty laid back and haven't had many problems. The ones I've had though have been handled though. My only concerns with the property are this, (granted not big ones) 1) Changing Management Companies every few months for the past two years is business. Really sucks for the "lowest" part of the pyramid sometimes, the residents. I get it though, it's business. What will make this property great again is what this newest managment company does (spends) to make this a respectable property in this area again. I have been assured by office management recently that they are making strides to do just this. Example, the back gate is now fixed and the front is being repaired now. Honestly, I blame the dumbasses that ram a steel gate in the first place. Ya know, If you don't have respect for your property (car), that says alot about you and I don't want you living here anyway. I'm glad the gates are being fixed like I was promised. 2) So called trash valet... Oh boy, this is a hot issue with me. I've lived here through two trash services now. The first one was way better from a resident standpoint. The current trash guys just suck. They are very loud. We are told they will be by to collect the trash at a certain time but come after midnight sometimes. They take two nights off in a row where the old services took one night off at a time, ex. Wed night and Sun night. Believe it or not this is a HUGE difference. Since EVERYONE in my building just sets trash out Friday mornings outside their doors, I have to look at it and smell it every time I walk by it until Sunday night. Just imagine how it is when I bring a date back and she has to endure it. Embarrassing to say the least.. Lastly, they leave one hell of a mess sometimes when dragging the bags everywhere instead of picking them up and walking them out. This sometime leaves a nasty mess on the ground for days at a time. Usually until it rains. I'm surprised the maintenance guys don't take it upon themselves to spray it down or take some pride in keeping up the place that keeps them employed. Anyways... I ramble... If I had a say in this particular issue, i'd fire the current service. Hire one that keeps to the promised hours of operation, is respectful to the residents when working by keeping quiet, and has something we can put our trash in outside our front door that looks decent that can actually hold three bags of trash. We're told we can leave up to 3 bags of trash out per day for pick up. How about getting us some bins that hold more than one regular size bag and that is ugly. 3)The breezeways and doors to the units are DIRTY!! Its definitely time for them to be cleaned. At least in my building. 4) Look, it's inevitable stuff will go wrong around the property and in your unit. I get that. What will make this truly a nice place to call home is what this management company does from here out. We pay for them monthly. This has been a hot issue in past reviews i've seen. I do want to help in letting people know there is a good change coming here. Once again, I have been assured this new management company is a good one and are working to resolve each of these items listed above. Time will tell though. The couple maintenance requests I've put in recently have been for minor things. Two of them for issues outside of my unit. It's been things in the common spaces. Light bulbs out, etc. They HAVE been handled quickly and effectively. With this being said, I lay blame on certain issues not being resolved on the residents currently living here too. THE OFFICE CAN'T FIX SOMETHING THAT IS NOT REPORTED! This includes the common areas in the buildings we live in. So, if you live here and something needs tending to anywhere on the property, say something. It's easy to do. I actually LOVE the new resident portal online! 5 Stars to that btw!! It takes 5 minutes to create a service request, pay rent (FEE FREE), etc. Just need to keep the resident portal login address in every email sent from the office! So with all this being said, so far so good and cheers to the front office for wanting to help make this property great! Reason for 4 stars though- I'm giving Veranda that little bit of room to improve. I was asked for an honest review. Here it is. I do like living here and have been for 3 years. Everything bad you read in all the reviews are absolutely spot on correct. Worst place to live ever! They recorded my 4 year old son crying and said him crying was a violation of my lease. Recordeing a minor without consent is illegal, disgusting and just down right wrong. Bugs everywhere inside and pest control does not do anything to help. Do not move here just read the all the reviews! Security gates are always broken and anybody can get it. Pool is always dirty and not sanitary. Valet trash is a joke they drag the bags across the walk ways and leave slime from garbage on walkway and on stairs. This was the worst placed I've ever lived.
