Helen M., the receptionist, was very rude and even hung up the phone during our conversation when I inquired about information. They withhold move-in deposits and charge erroneous fees to prevent certain people from living in the building. I have not met a broker with an attitude worse than Sandy Adelsberg. I was attempting to apply for an apartment I was interested in, and she had sent me some forms to fill out. The application fee she quoted me in text was different from what were in the forms; she reacted with a complete lack of professionalism in her texts and accused me of wasting her time. I have attached the receipts in the form of our texts so you know I'm not talking out of ass. I had to travel uptown to the property office to drop off my forms and cash in hard copy because they're running a business like it's still the 90s, and after three business days and a weekend of no response, was told my application was rejected with zero explanation and I had to come back uptown to pick up my cash. Guess whose time was wasted? She cost me several days in my apartment search, which if you are familiar with the NYC market, is like an eternity. There are better apartments, there are conscientious brokers who will treat you with dignity and won't whip random numbers around as you're about to negotiate a financially and legally binding contract. read more

Sandy Adelsberg - a manager at this small company - is a bully who takes pleasure in berating tenants -good people - who request the most basics of services from a company that manages a building. It's her known tactic that whatever legit issue you may have - she will scream and yell at you on the phone like a mentally deranged person for having the audacity to ask for a repair to wall with a hole in it - or to fix a broken screen. It is shocking. I have been living in a building managed by this company for a few years. My neighbor - who is 85 - had a broken frig - it took Adelsberg over a week to replace it - and if we called about it - she screamed , "call the super !". Well, the super had no idea. She is a sadist. You are not a mover and a shaker in real estate - Adelsberg - you are just known as a freak. Clearly you are miserable in your life. Veritas manages a coop in Manhattan that continuously has heat issues for elder residents. They complain verbally and don't get support and the super (unlike past supers) doesn't have the skill level required to do most work. Additionally, Veritas can rarely ever be reached by phone so I leave messages that are urgent and don't get timely responses. Would love to speak with the owner and staff members who are able to fix problems in real-time. Lastly, there should be an emergency line where staff members deal with heating, flooding and other types of emergencies. A disappointment all around. read more

Their communications skills are poor, they are uniformly condescending and disrespectful toward longtime tenants, fostering rather than defusing problems. They also are blithely ignorant of the laws governing relations between landlords and tenants. Within the real estate industry, Veritas is viewed as a third rate company. A key reason: Sandy Adelsberg. The list of complaints and incidents of her egregious behavior spans decades, including a penalty from the Federal Department of Housing and Urban Development. This is undisputed fact. The Associated Press - one of the country's top-tier news outlets - published a scathing article about how she refused to provide heat in a building in an effort to force Section 8 tenants to move out. A person who would do that - deprive families with young children and elderly residents of heat in the winter - is so lacking in the basics of human decency - that if you are in the middle class or upper 1% - she will offer no help, figure out a way to cheat you, and is not to be trusted. This is the face of Veritas. She acts as landlord for some properties. Landlord. If you call about such fundamental issues as: a broken door, a smoke alarm that isn't working, a window that cracked, a problem with roaches - Adelsberg does a very manipulative, bullying thing - she will scream at you - hurl abuse at you over the phone - telling you not to call her - so, she intimidates so you won't ever think to call her again. Often times a building super isn't responsive to a request - or is waiting on management for an answer - and it is STAndard operating procedure to contact the management company when you have a concern Her behavior is indicative of a person who is mentally unbalanced. You are not her house guest - you are paying to rent a place to live - she can't withhold services from you. That is illegal. Adelsberg - you don't get it. You don't get how being decent to people - caring about trying to make things better - not worse - is now people get ahead. I have an image in my mind that everyone at Veritas Property Management are playing video games on their computers or online shopping since they clearly aren't working. What a waste of money for any building to hire these lazy, indifferent slugs who don't care to respond to multiple emails or requests. One of the worst management companies I have come across. I rent an apartment in East Harlem that is managed by Veritas, but my lease is direct with the apartment owner. Veritas did a horrible job during the lease application that had to be approved by them (although it was direct with the apartment owner). Veritas does maintenance in the building, and they kind of do a decent job. So there is a balance between incompetence in the lease application and building management. Update: Veritas is horrible. I am moving out and they keep asking for $500 deposit in addition to the $500 that I payed already, so they want $1000. This money is not in our lease, so I do not have to pay. But every week they send emails asking for it. They also circulate a stupid form asking me, the moving company and the private landlord to sign agreeing with that charge. The moving company has nothing to do with it. They also asked the movers to clean the building after are done, which makes no sense. They are movers, not cleaners. Even the moving company told me this. The landlord, likely on behalf of Veritas, contacted the movers directly about that, which is ridiculous. They did not even put me in copy of their email. This company is bad, DO NOT RENT WITH THEM or you will regret it like I did!!!!!! It is a shame I cannot give negative star read more

Very rude people, I sent a email about an apartment I was interested in, Sandy respond to my email, everything was fine, we even made an appointment to see the apartment. I called the next day to ask a simple question and the lady who answered the phone won't even let me talk, told me the apartment wasn't available anymore, and just hung up the phone. I called again and explained to her that I spoke to Sandy through email, she then transferred me to Sandy, which was worse, she was extremely rude to me, she won't even let me talk either and her answer was "I'm very busy right now and have not patience" like we are getting free apartment or something. My Husband and I lived in one of the apartment buildings managed by this company. For year we had no issues paid our rent on time. We were friendly kind and considerate to all renters of the building and had a great relationship with our building super. We both had good job and stayed in our tiny apartment and saved up to buy a house. When we found out I was expecting we started looking for house and went on a month to month payment instead of having a signed lease. Our apartment was infested with cockroaches to the point where if I got up in the middle of the night to use the restroom which was all the time my husband would have to kill tons of roaches before I could go to the bathroom. Finding a house was difficult as it was a sellers market that year. On December 2nd when I went into labor I walked out of our apartment and never went back not once. That was in 2017. The building did agree to make the repairs to make the apartment livable and our amazing super was always ready to get the job done as long as it was approved. My husband and his nephew worked tirelessly to fix up the apartment after it was fumigated. We moved in with my mom whom was happy to have her first grandchild in a safe bug free environment. But we always were meant to go back to our apartment when the fixes were completed. Property manager Sona Gounden who came to our apartment for a walk through to check the fixes as we told her the appliances had hundreds of cockroaches carcasses inside where my husband was unable to clean and a few other fixes that needed to be completed such as holes in floor boards. Ms. Sona Gounden proceeded to tell me over the phone "it looks fine if you use the stove it will burn them away" and "if the fridge is working it doesn't matter we can still use it". At this point we decided we could no longer live in the apartment. We turned off all our utilities in February of 2018. We removed all of our items and gave our super the key to the apartment and left. We purchased our house and moved in in July of 2018. Luckily my mother allowed us to stay with her until we closed on our house in July. The building management company severed us with legal papers stating we lived in the apartment until mid 2019. Asking for estimate of $19,000. Upon looking up the address I did see the were renting the apartment in late 2018 and did a full renovation before it rented in December 2018. We proceeded to go to court countless times. When we had our hearing in front of a judge. We did not have an attorney because why would we need one we weren't living there. We had proof of all utilities being turned off. They were even renting the apartment in the time frame they were stating we lived there. Well we were fools. Their attorney the one that stayed after 3 others did not come back stated we did not file the proper paperwork to submit any of our documents. Even their own listing for the apartment. We even contacted our old super whom thought this was crazy as he said the apartment was vacant for a while then they had him fix it and they rented it in December of 2018. He even told us he informed the management company when we had left and gave him the key. We went through him for everything even signing the leases. Ms. Sona Gounden Perjured herself on the stand which we will be taking legal action to see she is held accountable for her criminal act of perjury in a court of law under oath. I won't get into the attitude of the employees since it's well documented in other reviews here. To say the least, they either need new jobs or extensive therapy to learn how to act like civil adults. My husband and I are renting in one of their Riverdale buildings and have been having trouble with noise for 3 years. The co-op board interview was fairly intimidating since they stressed the importance of quiet tenants and non smokers. I thought, "Great! Quiet building, let's sign." I was sorely mistaken. And yes we constantly complained, over the phone, in writing, and consulted a lawyer which resulted in Ms. Sandy calling us up and screaming at us for 'causing trouble'. Our first week in we could hear the neighbors through our bedroom wall. In the following months we were "treated" to a symphony of loud TV, screaming at each other, vigorous sex (you read that right), and all night parties. The New Year's Eve party they had in our first year lasted until 4am and forced us to sleep in the living room. The upstairs apartment has 2 kids (sounds like 3) who are constantly running around and banging, or screaming, or fighting with each other. Their parents scream at them and each other all the damn time. One night we heard the mom crying as the dad screamed at her relentlessly for 2 hours. We had to talk a walk because it was so bad. Downstairs we have the family with a subwoofer. Joy of joys. Several times we had asked them to turn it down. Each time the guy that answered the door was a rude jackass who denied that there was noise, and yet I knew his Netflix queue - Mission Impossible, Pacific Rim , and LOTS of Halo. There was a constant vibration in our apartment coming up from them, but the last straw was when the over the bedroom wall couple was screaming at each other until 1:45am and the daughter down stairs was scream/singing Whitney Houston's "greatest love of all" at 2:30am during a party they had going on downstairs. Cops were called, lawyers were contacted, and I put Veritas and the Co-Op board on blast. I also mentioned the heavy pot and smoke smell that riddles the building (even now) since they wanted to make such a big deal out of it. Since December of 2016 things have finally calmed down, but not because they did anything productive. The bedroom neighbors moved and I went toe to toe with the jerk downstairs. Upstairs at least the parents seem to be happier if the laughter and creaking bed are any indication. If we were paying 1300 - 1500 in rent I wouldn't be so upset. But they charge us nearly 2k a month for this garbage!!!! We're getting out as soon as the lease is up and that's not soon enough. I'd avoid Veritas completely if I were you. They also sell apartments in that building. I know a young couple with a baby moved in under Mission Impossible Guy. I have no idea how they cope with that asshat. read more

At the date of this writing, I've lived in and owned my coop for 5 years. In 2017, I had the unfortunate situation of having being assaulted by a renter of one of the units owned by Veritas Property Management (specifically managed by Sandy Adelsberg.) I of course promptly provided Ms. Adelsburg re: details of the attack and the context of the man's behavior. Although she initially appeared helpful, Ms. Adelsberg ultimately chose to protect her income stream with her renter - who had an expired lease and is known by many in the neighborhood to be violent. Sandy further refused to respond when I informed her that the man had threatened me repeatedly, causing me to fear for both mine and my family's safety. Thanks to Ms. Adelsberg's lack of action, he assaulted me again a month later, and 911 had to be called. As a result of Ms. Adelsberg (and Veritas Property Management's) reckless disregard for resident safety, I have been traumatized and no longer feel at ease in the home I spent our family's savings purchasing. It is also my understanding that Ms. Adelsberg resisted having fire extinguishers placed in the hallways of our coop, because she preferred to spend the building's funds on "artwork". In other words, she is a danger to the safety of residents in any building she manages. As other reviewers have noted, this is a pattern of conduct with this company and individual. Sandy has always been responsive, professional and followed through on all of her obligations, including helping me have a toilet replaced four months after I moved into my new apartment. Sandy is quick to respond to emails and calls, and she personally walked me through the purchase of my apartment. The 20-room bed and breakfast was founded by the late music mogul and gay rights activist Mel Cheren, who opened up his brownstone at 318 West 22nd Street, between Eighth and Ninth avenues, to the Gay Men's Health Crisis in 1982, and then transformed the building into an inn three years later. Franzblau acquired the property from Cheren's estate in November 2008 for nearly $6.58 million, the property records show. That month, he gave an entity named West 22nd Street LLC an option to buy the building as early as November 2011, according to an agreement filed with the city at the time. The purchase option expired in November 2018, the agreement says. It was not immediately clear who was behind the LLC, but Sandy Adelsberg, a sales and leasing agent with the management and brokerage firm Veritas Property Management, signed the agreement on behalf of the entity. She did not immediately return a call seeking comment on the transaction, which closed Jan. 17. Rates at the Colonial range from $130 per night to $300 per night, the inn's website says. The same year that Franzblau, 83, bought the Colonial, he also invested $2 million to acquire a 50 percent stake in Manhattan Apartments. But that relationship has soured. Would not use or recommend this realty company! They took our money and ran. Agent had no communication with us. We had to keep calling to find out the status of the apartment we were looking to rent. The last time we called inquiring about the apartment this is a direct quote we got from our agent : "! Its not like im sitting here on my butt not doing anything."! What business person says that to their client! After two weeks of chasing our agent she calls. During that two weeks we decided to find a another apartment and with another company. Best decision we could have made. We ended our relationship with Veritas with an email explaining how displeased we were with the process, and lackI of communication. The email was responded by a very immature response by the agent. First I was renting a unit and with the assistance and guidance from Sandy I was able to purchase my apartment. I rent in the Bronx as well. My building is a coop, so the people here are invested in the building and a bit older, making it very quiet (no loud music) and friendly. The maintenance guy was having some health issues so they hired out to have the paint in the bathroom redone. Plus the rent for this building is....well let's just say, I have never seen rent so cheap, especially in a nice neighborhood. And I have lived in the trendiest part of Brooklyn and the worst part of Brooklyn (there is always gun shots). However I did pay one month's rent and two months security but that wasn't bad since the rent was low. read more

I also rent in the Bronx for almost five years in a co-op managed by Veritas ["truth" in Latin]. Their managing agent for this building has only a Real Estate Salesman license and Veritas is the 7th NYC Real Estate company he has been employed by. He is currently harassing the owner of my apartment to not renew my lease for a bunch of baseless dis proven noise complaints. My wife and I am both over 80 and our health among other things does not allow us to make noise as alleged. We have been good tenants never complaining, being complained about, and paying our rent on time. The prospect of the stresses and physical activity of an apartment search and move definitely puts our health and longevity at risk. If he continues in these actions we will sue him and Veritas for harrasment. Meanwhile this managing agent has recently charged the co-op $20,000 for repairs to the concrete in the backyard parking lot that a number of knowledgeable people claim was worth no more then $10,000. He recently tried to fire the super and handyman because "They couldn't speak English". While both are immigrants, they are also US citizens, the super has been employed in this building for 17 years and the handyman for 10. Both speak fluent English, take excellent care of the building, and incidentally are union members. The Board of the co-op brought this one to a halt as soon as they found out about it. read more

I sublet in a building on W 14 Street and have waited nearly 10 months for the gas to be turned on to the apartments and laundry room since March, 2015. No apartment has cooking gas. I don't have to tell you how miserable Veritas is, and how condescending to tenants that they can be. Not having cooking gas in any apartment or in the laundry room in our building for nearly 10 months speaks for itself. Yes, we were offered convection ovens to use in the interim--- I tried my own and it kept blowing the circuit breakers. All I can say is, being Thanksgiving, that Veritas Property Management is one turkey you should avoid. read more
