First of all if anyone from the business actually reads this which they probably don't can you PLEASE FIX THE ONLY TOILET that is available in the courtyard, gym, and business center area which has been "out of order" for 3 years so I don't have to walk across the street and back up to my 6th floor apartment between using any of the amenities to use the bathroom mid workout or work? And please replace the sanitary wipes in the gym more than once a month. I'll start with that and see if asking here has any more impact than the petition someone started on one of the bulletin boards last year before I start on the pest control, constant plumbing, and moldy laundry machine issues. read more

This has got to be the worst apartment management in the entire city of New York. They do not respond to complaints or inquiries about things needing to be fixed, they cut off water and elevator services with no warning. The laundry rooms and gym are not cleaned and will regularly have rats. They will not refund your security deposit even though you left it in a good condition and they try to weasel their way around lease requirements. I must say that my experience has been that of nyc living but their responses to complaints have, so far, been exceptional. They addressed my complaints quickly. They ask for feedback on what we need from management and staff in order to address the issue. They offer suggestions and deliver solutions. This is the WORST management I've ever had to deal with. The other reviews were absolutely right to stay away from this place. Never in my life have I met such incompetent and rude management workers. They don't respond to complaints and they make the tenants feel like we're inconveniencing them when we ask them to do their jobs. They don't respect young professionals and ignore emails for months. They give nasty looks to tenants in the office and have a huge attitude when they speak to people. Management told us to deal with and to even expect loud and drunk tenants coming home at 2am and that there is nothing they can do about it. They have also told me that they cannot do anything about noisy neighbors even though there is music blasting and parties happening at 3am on a weekday. They became very hostile towards me when I told them that New York has noise laws between 10pm and 8am. They make nasty remarks to each other when they see me in the office when picking up my package. They are very unprofessional. They clearly know the law and they break a lot of them. They're very sneaky that way and think they can treat tenants because many of them are young adults who have just started college. My dad has been a landlord for 20+ years and I know how tenants should be treated and what landlords should be doing for their clients. This building will make it seem like you are asking them to move mountains when you are simply asking them to fix a toilet leak. Unfortunately this building is full of college kids who go to Juilliard so they practice the violin at midnight and the building will tell you to just deal with it. You pay a lot for a convenient location here and it is NOT worth it. -Living The building is old and falling apart. My ceiling leaked, the toilet pipe burst, the bathtub was painted over and peeling, the stove system failed, etc. The appliances, bathroom, kitchen, and gym are all outdated/unkept. The rooms have terrible floorplans- my bathroom door had a hole in it so you could close it all the way since the toilet blocked the door from closing (in hindsight, it was kind of comical). -Security Deposit On top of it all, they failed to give me $300 of my security deposit for "scratched floors," though the floors were that scratched before I moved in. When I contested to Robert, he failed to give me an adequate response and never got back to me after saying he would "look into it." It's not worth fighting for it, but it's just an annoying, shady move. -Move-in I should have known when I moved into this place that it would not be good. There was rotten chicken in the fridge, dirt all over the floor, a gross knife/fork in the bathroom?, and it smelled like wet paint for months. So if you're going to move here for the 24-hour "concierge" (front desk guy asleep/missing most of the time just for you to pick up packages), outdated washer/dryer in building, and convenient location...there are way better options elsewhere. BUT, please read your lease before you sign. Click pictures of your apartment before you move in. This will be helpful when you move it. Cuz get ready to pay all weird charges that will be deducted from your deposit. That is how they make money. We were charged random late rent payment fees and charges for damage that was never caused!! More than $1000 were deducted from the deposit without a valid reason and proof! I lived in these buildings several years ago. At move-out, 63 West refused to refund my security deposit. This is after a member of their management had the nerve to yell at me over the phone for "not giving enough notice"; he grew rather quiet when I produced not one but two prior 30-day notifications that his office had ignored or misplaced. They then showed the apartment to prospective renters at all hours of the day and night without providing notice. I subsequently took 63 West to Small Claims Court for return of my full security deposit plus expenses, and won my judgment easily. The apartments themselves are small and can be loud. I didn't have any problems with the neighboring projects, but that is a consideration for some. Unless you're prepared to fight for your security deposit, I wouldn't recommend living here. Management is dishonest and unpleasant. I'm not sure why a dozen other one-star reviews have been filtered, but you can view those too. I've lived at 63 West for seven months now, and they've been great. MY STORY: I originally came on as a replacement roommate in a sublet-type deal, and four months later when the lease was up and my roommate was moving back to Texas, I could have bailed. But I decided to find another roommate and stay for another year. THE BUILDING: 63 is actually 6 buildings next to each other, with 3 on 63rd and 3 on 64th. They are connected with an internal courtyard. The buildings and apartments are definitely not all equal. My building, 244 W 64th, is where the leasing office and 24-hour concierge is, so I feel like my building is a little nicer than the other ones. Slightly cleaner and more well-lit. THE LOCATION: Location is fantastic. You are right behind the Lincoln Center, and two avenues away from the 66 Street station. You can also walk to Time Warner Center for 59th Columbus Circle. You have tons of grocery stores around (ask me... I bet I can list 10 within 10 blocks off the top of my head) and regular shopping. The immediate area is a bit desolate for dining options, but several blocks down is Hell's Kitchen and several blocks up is the real UWS, both of which have lots of food. The area is really neighborhoody but still convenient to get around town. Also, you're blocks away from the Hudson River with a really nice pier, and a couple of avenues away from Central Park. You walk east and wind up right at one of the main park openings. The buildings are next to the Amsterdam Project Houses, which everyone asks me about. I have never felt unsafe walking home, and I come and go at all hours. Everyone is minding their own business, and if you ever smile at the people who hang out on the street, they'll remember your name and always ask you how your day was. That makes me feel like I live in a nice neighborhood with a real community feel. MY TERMS: My apartment is a 2-bedroom, 1-bath, and I think it's about 600 square feet. When I moved in I felt claustrophobic, but now I feel like it's a very nice size for a New York apartment. My rent was $2500 a month, but in September it was raised to $2650 a month. I did once see a paper where they listed apartments and rents, and there was a HUGE variety in pricing. Not sure if something shady is going on there, but all the same sized apartments are definitely not the same price. MY APARTMENT: Now, the actual apartment: windows everywhere. Two in the living room, one in each bedroom, and one in the bathroom. "Kitchen" is actually a kitchenette, which means apartment-sized stove and fridge, literally 8 inches of counter space, and it just opens up into the living room. The living area is pretty large. Rooms are probably about 6x12... a twin bed gives you a lot of floor space but I have a queen bed and a dresser in my room. THE BUILDING, AGAIN: The complex also has a small gym (1 or 2 treadmills and a couple of other machines), vending machines (well, soft drinks), lots of laundry (2-4 machines in every building), and a 24-hour concierge (pick up mail, packages, dry cleaning, etc whenever you want!). The concierges are really the ones you interact with the most, and they, along with the maintenance team, are all really nice. There is one girl in the office who gives weird looks and isn't particularly friendly, but if you can manage to not speak with her, you'll have a pleasant experience. THE BOTTOM LINE: When my lease is up next year, whether I stay will decide on how much rent goes up and if I can find an equivalent place with a dishwasher! read more

I don't live here but I called to set up an appointment to visit. If the condition of the leasing office was bad / tacky and really unwelcoming then the apartments are 10000 times worse. Just do yourself a favor and don't do it. The hallways are dark and dingy, the basement is silence of the lambs kinda feel and the apartments are disgusting and small. The apartments were so small and the condition of it was just awful. The acoustics are horrible, but yet the management takes 'pride' saying it's he best deal for the location and the fact that is a studio (if you put in a queen size bed that would take up the whole space!). Location is unbeatable but for that price and size, better rent a clean cozy room with a shared bathroom up on West 71st. And the management... when they quoted me a price... seemed very sketchy considering I know someone living there for 250 bucks less than they quoted me. Live elsewhere. read more

Avoid this place! The WORST managing company. People who work there are absolutely unprofessional, rude and unhelpful. I moved out in four months ago and still have not received my security deposit back. Jackie, Richard, and Steve (?) say that they,63 West Realty, do not owe me anything! I sent a Security deposit demand letter and I will proceed to take action in small claims court to recover the entire amount of the deposit plus late fees and penalty. It is my understanding that they are using my refundable security deposit as a security deposit for my old roommate, who is still a resident of their building. If not, they are just holding the deposit for themselves. Both scenarios are illegal, punishable under New York State Law, and will be brought to court. Yes, this place is cheap and located close to the subway, but you don't want to deal with awful people, cockroaches, dirty walls, broken elevators, etc. Stay away from these scammers and unpleasant, dishonest people. read more

I felt compelled to write a review after finding this Yelp page when looking for BuildingLink (the portal to submit routine maintenance requests). I will say that I'm on my third year at 63 West and I really don't mind it. It's no luxury apartment complex - even the website bills it as "discounted" apartments - but you get what you pay for (and more). The concierge staff is very professional and helpful. At odd hours of the day and on various occasions, I've had them let me into my apartment (you can optionally store a key with them, though it's not mandatory and many people don't), bring up a delivery of perishables and put them in the fridge, and help me carry stuff upstairs. The leasing process itself was a bit drawn out (I hadn't been at my then-current job for "long enough" so I needed a guarantor but luckily my father stepped up), but nothing I haven't seen/experienced in NYC. The apartments are small, yes, but mind you I'm paying ~$300 more per month than friends who live with two or three roommates ... so yes, it's worth it to me to have my own space. I haven't had any major pest problems (I've had two "critters" and that was on consecutive days when the next door neighbor was doing renovations involving industrial equipment), and no issues with heat. Sometimes the shower water takes a while to get warm and sometimes the elevator doesn't properly work, but at the rate I pay (which has gone up less than 1% in 3 years, yes you read that right) I can't complain. The gym downstairs is bare bones but it exists, and laundry is super convenient. The neighborhood is great, and the people up the block who congregate by the new park are super friendly - albeit noisy sometimes at night. Close to Riverside Drive and the 1 at Lincoln Center. I wouldn't recommend this to everyone but for someone who doesn't need a lot of space and travels a lot for work anyway, this is ideal. read more

I would give them 0 stars if I could. I've lived in New York for several years now, and have seen my share of apartments and this is by far the worst. A few things you should take into consideration if you live at 63west. - Say goodbye to heating. Management thinks it's a great idea to leave the heat below legal limits to save money. The result is freezing temperatures that are very dangerous. I was sick for weeks because they wouldn't up the heat. Factor in extra money for space heaters and electricity. Otherwise you're living in an uninhabitable apartment. I hope you have friends to stay with when winter comes along. - Don't count on getting your security deposit back. Consider this when you're negotiating your rent. They'll rip the shirt off your back if you let them. One time, I accidentally overpaid rent and they hung on to the money and I had to threaten them with small claims court to return my money - The staff is the worst (barring Diana who only shows apartments). A lot of requests go unheeded and even when they do respond, they are both incompetent and unhelpful. Get your own toolbox, make friends with handymen because you're not going to get any support for 63west. If the company had a heart or a brain, they would invest a bit in customer care. They don't realize that the terrible experience that they're providing is turning out to be very bad for them. I wouldn't wish 63west upon anyone. I lived here for a year. All the bad stuff on here is true. The walls are incredibly thin, floor plans inaccurate, and leasing office downright nasty. They say they let you sublet. Well the app fee is $250 a person even if only one is needed to pay the rent and they people are a family. I was trying to lease to two nice people with perfect credit who are retired. Well the office said they could not sublet because these people had no income. Then they kept the $500 app fee. read more

I live here almost a year, I must say the management, especially the one called herself Veronica, is dishonest and unpleasant. I have to come to the office 4 times to get a simple reference letter. The second time they told me they needed a week. The elevator's been constantly out of order. Once, it just stoped in the middle of F2 and F3. There is a Garbage station right across the street. Sometimes they pick them up around 3pm. Really pleasant! Live here is really boring and that's why many people live here for a few month and choose to move out! read more

The buildings at 63 West are perfect. A little on the small side but perfect for me as I go to school a few blocks away. When my parents and I found the apartment, parents being what they are were skeptical because it sounded so good. Turn out it is good. Great apartment and great services. Laundry is here so i don't need to shlep all over the city, and the concierge holds my Dry Cleaning for the cleaners to pick up and drop off. My mom loves to send packages so having someone at the front to hold your packages is great. Repairs are made promptly although they had to come back twice for the fridge. Oh and they have a GYM. It's certainly nit Crunch fitness but I only use ellipticals and I don't need to pay extra. I am not sure why the reviews are so negative. For my first apartment in NYC I am Happy. read more

PRO's: - No rodents - Doorman - Quiet - Not glamrious bulding, but they are cheap for the area. I lived at 63 West for a year. It was my first apartment in NYC, and I was lucky to find they had availability on very short notice. I didn't quite meet the income requirement and didn't have a guarantor, but they accepted me with the caveat that I pay the last three months upfront. That was painful! But doable. At first the countless bad reviews made me nervous, but overall I had a great experience. I was in a studio on the ground floor of building 248. Yes, the studios are tiny - mine was around 170 square feet. But as a 23-year-old single woman, I got by fine. The bathroom was a decent size. The kitchen is a mini fridge and two burners and a shallow sink, no counter space, which made cooking difficult, but who cooks? Definitely no room for a couch, but for $1495 a month within walking distance of my office near Columbus Circle, I couldn't beat it. I have no complaints about management. The concierge accepts packages and is there 24/7. Make a copy of your key and they'll hold it for you in case you lock yourself out. There's a website where you can submit maintenance requests, and the handful of times I needed anything, they were always prompt (usually finishing work within 24 hours). I was on the ground floor, so there was plenty of foot traffic - the main entrance door slams pretty loud so I could hear when people were coming and going, which took some getting used to. I also could occasionally hear rats in the walls, which I hadn't realized was a thing, but it *generally* didn't bother me once I realized they weren't in my actual apartment. I never had any roaches or anything either - only the occasional small bug that had gotten into the bathroom. There was a floor-to-ceiling steam pipe type thing that, during the winter, would make hissing noises periodically throughout the day which was moderately annoying. At one point it was running for hours on end, and my apartment was way overheated, so I submitted a maintenance request, not sure what they could do, but they came while I was at work and waved a magic wand and it was much more comfortable after that. There was never a shortage of hot water - if anything, it was too hot. Yes, it's on the same block as the Amsterdam Houses housing projects, but even as a young single white woman, I never felt unsafe walking home after dark. A sketchy crowd tends to congregate on 64th at all times, and they'll look at you and maybe say something disrespectful here and there. Sometimes I would walk on the other side of the street. Never had an issue or felt unsafe with any of the other tenants in my building. You're a block from the Hudson so during the summer I would go for walks at night on Riverside which was always peaceful and cute dogs were everywhere for my ogling pleasure. Laundry in the building was a huge plus, although there's one machine that the spin cycle doesn't work, so your clothes come out sopping wet. Once you learn to never use that machine you're all set. The fitness center was great too - I basically only use the treadmill so I didn't need anything fancy. Once my lease was nearing its end I decided I needed a little bit more space, which is why I moved. It was hard to give up the location. But I gave notice before the 30-day deadline (in person and via email so I would have a paper trail). I was present for the move-out inspection with the building manager, Robert. He told me that most everybody gets charged for scratching up their floors but mine were in great condition (probably because I had hardly any furniture to move around). I took photos of his evaluation stating everything was in good condition and as promised, received my deposit back in full less than a month later. read more

The folks in the office (especially the doormen) were always very nice to me over a span of about 8 years. The staff keeps the buildings clean, safe, and repairs things when asked. It's a great first apartment or one where there aren't significant jumps in the rent. The apartments are tiny, lack amenities, and the housing project adjacent to it is extremely loud during the summer. The summer basketball tournament broadcasts play-by-play on a loudspeaker almost every night and it echoes through the courtyard. There is usually partying, yelling, and/or fighting afterward. However, nobody on the block is going to make you feel unsafe or threaten you in any way. That's the trade-off for being located in UWS without paying a higher rent. The overall neighborhood and location within NYC is pretty great. I wish I could rate them 1/2 star. This was the worst leasing experience I've had. I am a working professional and never had any issues leading in Manhattan before this. The staff/management that handles any apartment issues is plain out gross, rude and so difficult to deal with. Mostly Jackie, she is so rude and dismissive of any problems you may have. I was told there was intercom service to let in visitors when I moved in soon to learn that this service has been broken for years and they have no plan on fixing it. The building is dirty and gross with cockroaches. I got a credit card stolen when doing laundry. And I got jewelry stolen from inside my apartment building after a work order was placed. My apartment was falling apart I had multiple work orders placed to fix things. The elevator is sketchy and get stuck often. And don't feel fooled by visiting the building during the day, because at night the block is filled with people smoking marijuana on the street and loud roudy crowds. There was a gunshot one night on 64th st. I couldn't get out of this lease fast enough, don't move here even if they give you a good price. read more

I don't even know where to start with these people. I would give them negative stars if I could. I have never come across such a slimy, sleazy real estate company, and have probably never hated a company so much. The building is not up to code. I froze my ass off in the winter. My apartment definitely dipped below the temperature of implied warranty of habitability, which is 55 degrees Fahrenheit. This was during the polar vortex of NYC, and these idiots didn't have their boiler running. I regret not recording the temperature of inside my apartment so I could take them to court and get some money back from them. Alternately, they run the boiler when it is perfectly fine outside, which makes it insanely hot inside the apartment. There have been too many days where I was sweating and delirious in the apartment when it was a pleasant 50 degrees outside. Also, the apartments have hot, exposed pipes in the rooms and the bathrooms. They are clearly a safety hazard, but management just shrugs when we ask for them to do something about it. Thirdly, there was black mold in our bathtub, and what do the maintenance staff try to do to fix the problem? They spray paint it. I kid you not. How is spray painting black mold going to fix a health hazard? The management is extremely rude and unhelpful. They will try to rush you when you are on the phone with them with a genuine question. They will change the story on you when you want to sublet to another person. They will glare at you as you walk into their office, and be short with you before you've even opened your mouth. They will not care when you're alternately freezing or burning in your apartment, and they will blame it on their outdated boiler system, and tell you that it's malfunctioning so they can get you out of their office. I understand it's not their job, per se, to do care about us, but if you don't like being treated like you don't matter, then this place is not for you. Please, please, please don't live here. I wouldn't wish this place on my worst enemy. My review will probably be filtered like a lot of the one-star reviews they don't even deserve (as in, one star is much too generous for them), but I don't care. If even only one person is deterred from being duped and giving them too much money for too shitty of an apartment, then my time writing this review would have been worth it. You won't have hot water, you'll deal with broken washers/dryers, and not be helped by a rude staff (I must leave out the handymen who work here, they do an excellent job). My roommates and I now have the hassle of taking them to small claims court to get our security deposit back. I have lived at here for 3 years now, 1 with roommates and 2 in a one bedroom. I have nothing but positive experience with the building thus far. Rental staff is professional and has been helpful with payment and leasing information. Concierge staff is extremely helpful and polite during every interaction. The facilities staff are quick to fix problems and follow up to ensure its is correctly repaired. The building is always clean. I'm not sure who posted these 3-4 star ratings in the past, but I cannot express my utter disgust with the management from 63 West Realty Corp. DO NOT under ANY circumstances sign a lease with this Realty Company. Regardless that these buildings are directly next to low income housing, the apartments themselves are dirty and small with little to no storage. When we initially saw the apartment, we were extremely unsatisfied but asked they simply paint the walls and clean the stove. MIND YOU in comparison to the rest of the scummy apartment these were MINISCULE requests. TO GIVE YOU A PICTURE OF THIS FAB APARTMENT: the wood floors had paint splatter throughout the apartment (scratched is an understatement), the bathtub, sink, and toilet were rusting and the stove, as I said above, was filthy. All walls were cracking, the ceilings had clear water damage and the ONLY 2 closets were 1 FT wide. Again, as we were under extreme time constraints, we signed a one year lease for this EXTREMELY small 3 bedroom apt at 3200 a month. Overpriced? We were essentially paying over 3 grand to live in the projects. After our first week, my roommates and I noticed several issues and reached out to both management and maintenance - to which our landlord Jackie was NEVER "available". We rarely had hot water (or even cold for that matter) and on several occasions had NO RUNNING WATER AT ALL and upon calling we were then notified of "scheduled maintenance". The elevator, washer and dryer were all constantly broken. My roommates and I have now just received our security deposit after 2 months of anxiously waiting. We were docked over 900 dollars for bogus charges which were not given to us upon receiving our check. After calling Jackie several times, she is still "unavailable" and in speaking with several different employees (after scrambling to find ANYONE who would speak with us) we've come to find we were charged $300 dollars for "missing keys", $150 for "stove cleaning" and $475 to repair their floors. At the time of our exit review, the maintenance guy noted we did not need to return all 3 sets of keys and that besides some normal wear and tear to the apartment, he expected us to receive our full security deposit back. Our only opportunity will now be in small claims court since we still have not reached any resolution. These guys are SCUM lords. BEWARE. DO NOT LIVE HERE. read more

My last review about this place was removed...I guess telling the truth was too much for the people at 63 West to take. I'll just leave it as this: Do NOT rent apartments here. You won't have hot water, you'll deal with broken washers/dryers, and not be helped by a rude staff (I must leave out the handymen who work here, they do an excellent job). My roommates and I now have the hassle of taking them to small claims court to get our security deposit back. I just hate that good tenants that paid their rent on time and dealt with the many shortcomings of this building wind up getting shafted over 900 dollars in our security. Such a horrible rental experience! If you want to rent it, please forget to take your security deposit back. At the beginning we lived in this 350 square feet one bedroom apartment, we found the gas leaked out from stove, I reported to the office, they fixed it. Couple days later, it happened again, I felt headache, reported to the office again and asked them to change a better one for us, they said "No". When the third time was happened, I told them if they wouldn't change it, I would move out and sue them. Finally, they replaced a better one to me. What a terrible management service! They don't care about whether you are safe living in their building!!!! This area is central city, but it is not safe! Robber, Gun Shot happens around these buildings. Don't walk on 63rd street or 64th street by holding your iphone, it is not safe. During the period we lived over there, I saw the policemen came in the building with gun. My friend's iphone was robbed. I don't know why yelp filtered many one-star reviews. I found many people had unhappy time during the rental period read more

I lived here for 2 years. If you are a single guy looking to save some $$$ and live close to midtown/mass transit, this place ain't bad. The building is well kept and clean. It's very quiet. The apartments are SMALL AS HELL, but are some of the cheapest in the city. The surrounding neighborhood is public housing, lots of drugs are sold and there are a lot of domestic violence calls. If you are a single female, would not suggest it, dodgy place to walk home to late at night. Surrounding hood is decent, good diner, grocery and restaraunts nearby. read more

I would've given zero star if it's allowed. The management company are not capable of ensuring the safety of its residents and mostly do not care about the people living here at all. The elevator regularly broke (4 times a week is common). I had to call 911 to rescue a few people out of the elevator one time. They will also try to take advantage of you and keep the deposit money and ignore your calls/emails to dispute. Be careful, especially FOREIGNERS! They will totally take full advantage of you when it comes to contracts and rip you off. STAY AWAY from this place. Bunch of liars. read more
