We had a *great* experience working with Greg Hudson. Highly recommend. We met Greg by chance after requesting a tour of an apartment he was showing (found on Streeteasy). I've had plenty of experience with StreetEasy showings in the past - usually you show up, the leasing agent opens a door, tells you the price and how much you'll owe them for their "opened a front door" broker fee, then you leave. Greg was the opposite. He took us through each apartment and pointed out tons of details (both good *and* bad things), talked us through options w/r/t fees, move-in dates, rent negotiation, etc. He had good relationships with the landlords at each building and was able to talk to us about their preferences, the vibe of the building, everything we could've wanted. He also worked hard to: 1) negotiate a great deal 2) give us several options 3) get everything taken care of quickly to secure our spot 4) make sure we knew exactly what we were agreeing to in every part of the lease *Plus* he followed up with us later to see how everything was going and connect us with our new neighbors (who he already knew). My point is: Greg is really an awesome guy and you'd be lucky to have him help find your next place. read more

He was not transparent about the application process, right as I submitted my deposit for the application which was over 100 dollars, he replied to me saying another person offered to pay more rent. I had been asking him questions about the process to get the app in as soon as possible. This is my fourth apartment in new york and i have never had such issues with real estate agents. read more

Danielle Lenois and Alexandra Beech of Corcoran are two of the most unprofessional people I've ever had the displeasure of working with in my life. If either one is listed as the agent for an apartment listing, you would be wise to look somewhere else. They are rude, entitled, promise they'll have paperwork in your hands "tomorrow" and then ignore you for weeks, they will lie about lease terms to get you into a signing and then change the goalposts when the lease is at the signing stage. We eventually had to block their phone numbers because the lies and lack of professionalism were too frustrating to deal with. I have lived in Manhattan for 10+ years and in multiple apartments. I've never had such a problem with anyone in New York, real estate or otherwise, then I have with these two sorry excuses for agents. They should be ashamed and embarrassed to be two grown adults acting like children. I would not recommend using Corcoran agents to rent, sell, or buy. read more

Classic bait and switch. If you read other reviews, it's how they operate as a business. I was new in town and fell for it. They pressed on me to urgently send money by wire and got a bunch of sensitive information. While I was in the process of signing the lease which took several days and calls on my short trip to NYC, they said the apartment is no longer available. Couple of shady things to keep an eye out for while dealing with them: 1. Do not deal with them unless the exact apartment is posted on streeteasy etc. Even filing a complaint with streeteasy didn't do anything. 2. Do not wire them money urgently especially if the lease has not been signed. You may have applied at their website. It does not mean a thing. 3. Verbal assurances cost them nothing. Lease or keep looking. I am glad I did. 4. They want you to sign the lease before the landlord does. This is a first. 5. Some dumb excuse for delays in preparing the lease. Mine was they misspelled my name and had trouble fixing it, their daily job. The revision was of bad resolution. read more

I strongly advise anyone reading this not to work with Corcoran whether you are selling or buying/renting. I have never come across such a horrible and unprofessional company. This review is about SOPHIA LI and JUNE CHIN. We had a deal in place and they screwed us over and went back on their word. We were sent an email letting us know that our offer was accepted. We signed papers and sent it back. Over the next 3 weeks I communicated over text with Sophia about little things like blinds, she mentioned the dishwasher needed to be replaced and I had asked about moving in a few weeks later due to being away. We had informed our current landlords we would be vacating July 1st instead of September 1st. Today I find out that they decided to rent it to someone else without any notice. I was then put on the phone with June Chin who might be the most obnoxious person I've ever spoken to. I honestly don't know how she is an actual broker. It felt like I was talking to a wall and then she hung up on me! We are only as good as our word and for these people (who represent Corcoran) their word means NOTHING. They screwed us over and now we have less than 2 months to find a place to live. There are so many better brokers in NYC and elsewhere to use. Honestly should make this one star... I contacted Teri Cavanaugh for help renting an apartment and she connected my with her agent, Alex Inskeep. He was very kind and informative at first, speaking with me on the phone about my needs, budget, and all that. Then he said he would start looking and give me some options. A few days later, I checked in, and he said he was still looking, and then...nothing. It's been 10 days since I sent the last email, and he never reached out with options or questions. Even if he couldn't find anything that fit my needs, I would've appreciated an email telling me that. I arrived on time and found a note on the door that instructed interested people to text the cell number. The agent Aurel answered saying to give him a few minutes. So I waited, outside the building in the 30 degrees weather, not even the lobby. 10 minutes went by and I texted again and Aurel said he was with clients, to give him time. I waited outside for 20 minutes just to see an OPEN HOUSE, doesn't he understand the word OPEN?? Total waste of time. read more

I rented the apartment from hell through a broker/realtor represented by CH. her name is Kimberly Brutus. Being new to NYC real estate didn't work in my favor. I was charged 6 months rent up front + a security deposit and was notified 6 days before my lease began. I was 5 months pregnant at the time in the heart of winter so I jumped on this option to manage my stress + I really liked the space. I moved into the space 3 days before the lease began (I was charged a prorated fee). Once I settled into the space I immediately noticed issues with the heating system and hot water. I contacted Kimberly to remedy this as I just dropped nearly $15k for this space, the bare minimum amenity is heat right? Wrong. Kimberly contacted the landlord who informed me that I'm 'complaining too much' and shared that a repairman wouldn't be available to check out my heater until the new year (it was 12/27). I told him it was unacceptable and I needed heat ASAP. Long story short I was admitted to the hospital for having low iron and difficulties with my pregnancy. With each issue I found in the apartment I was constantly being gaslit to believe I was making stuff up or that I was 'complaining' too much. The landlord refused to let us have a mailbox, he wanted to sort through the mail and leave it in an open hallway, our windows weren't installed correctly causing a draft in the apartment, the water pressure in the bathroom was WACK. I called 311 and once Kimberly found out she defended the landlord and asked if we'd be willing to move out by the end of the week. I told her that wasn't an option due to the time of the month and the strain on my body to look for a new space. It's clear that CH is just there to take your money and run. Be weary. read more

We were dealing with a very big, difficult landlord and our only option to get out was to find another tenant to rent our apartment. We were asked to market the apartment ourselves against other available units in the building marketed by our landlord. Those other units offered free incentives and benefits for new tenants that left us at a huge disadvantage. We knew the task would be incredibly difficult and decided to look for a broker to help. After reading great reviews on Greg, I contacted him and received an immediate response. When I spoke with Greg on the phone, I could tell he was very honest and open. Also, his experience with lease breaks, confidence and promise to do everything he could to rent our apartment reassured me. During the process, Greg went above and beyond! He marketed the apartment on multiple sites, with multiple angles. He helped us stage our furniture and take photos for our listing. He continuously proposed new and creative ideas to attract prospective tenants to our unit and ultimately make a deal. Within 3 days of initially posting our ad, Greg presented a qualified application. He even helped us to negotiate and deal directly with our landlord so minimal effort was required from our end; he knew the right questions to ask and how to deal with our landlord in a productive way. Greg always had our best interest as his clients in mind vs. just making the deal. When the first application from a new tenant fell through after difficult push back from the landlord, we were so worried, but Greg reassured us all would work out. Citi Habitats chooses slumlords over tenants. If there is one thing that you take away, remember that. Josh Sarnell showed me an apartment in August 2019 at 101 West 127th St after I found the listing on Street Easy. It seemed like a great unit from appearances and Josh assured me it would be ready for move in, that it was a newly renovated building, and that it would meet the requirements that we discussed at length. What I found was the complete opposite. The apartment was nothing more than a sham - imagine an Ikea showroom where nothing works. The unit was advertised as having new HVAC systems - they were not actually installed, so I had to deal with drilling at 10PM on multiple weeknights, with my clothes in garbage bags for over a week because of the dust. The unit also had multiple leaks that it took over one month to repair and only after multiple complaints to the city. The owners couldn't even remove the trash without breaking the law, they were just dumping everything into the public trash can on the corner. Josh and his associate at CH were my only point of contact regarding the condition of the apartment until after I signed the lease and handed over my security deposit. I learned that the owners were existing clients, meaning that Josh should have been aware of the potential issues. After informing Josh of the situation, all he could say was that he was sorry, but did not acknowledge any wrongdoing on his part despite the evidence. In the ensuing weeks, I was called a liar and manipulator and subject to gaslighting despite endless photos, texts and other communications proving my claims. I have never been so disrespected in my life. I also suspect that if my husband was the point of contact he would not have been treated with this kind of dismissive attitude. CH refused to take my side even when it could not have been more obvious that I was right. To top it off, I was informed by CH that my complaints to the city "have not endeared me" to the owners. That is an odd comment to make, since it is my legal right to do that and was the only effective means of getting anyone to pay attention. After 3 months of frustration, stress and anxiety, I contacted Josh's manager, Eric Hamm. Eric provided mealy-mouthed responses saying that he couldn't help me since CH only leases and markets apts. When I told him that was precisely my issue, that CH was misleading in its marketing, he had nothing to say. Now they refuse to help me get my security deposit back or otherwise take any responsibility. Eric says it is out of his hands, but as the owner's agent, CH is completely responsible for how the unit was presented to the public (they wrote the listing!) and collected a fee for these misrepresentations. I am disgusted by this situation. If anyone at CH had a shred of decency, they would take responsibility for leasing a bad apartment. They continue to market units in this building, now at $750 less than the listed rent I was shown, even though it is obvious that the owners are slumlords. read more

They were informative but not pushy! Citi Habitats in general had a well vetted and seamless process - Josh and Melinda facilitated the paperwork and processing, making our lives easy. He showed me not only the apartments that I originally wanted to see, but some other ones which I ended up liking better. The New York City renting scene is fast-paced and hectic, so you have to be prepared to move fast and grab good opportunities before they disappear. Tuval is on top of his game in this regard, but in doing so he can be plain-spoken and blunt, so be prepared. We continued to receive unwanted contact after we had clearly said, "No, we don't want to work with you." Originally the agent only had my number, but he pulled my roommate's number from the half-finished paperwork (as they insisted we give them all of our personal information should we ever want to do a viewing), and proceeded to start calling her. Never did I think I would be writing a review for a broker let alone the buildings's.This place, specifically Tiga McCloyd, was super nice and professional. (He represented the building and we had our own broker.) Unlike other experiences we have had in the past everything was easy and above board. He even helped us out later on with vet recommendation in the neighborhood and when we locked ourselves out and couldn't get a hold of the super. I would definitely consider using city habitats when we move again or are ready to buy, at least this location. read more

We had the unfortunate experience of working with Allan Gewurtz. During the process, Allan was, sadly, unresponsive and failed to show up at our lease signing. When we contacted him to remind him that he was a no-show at his own appointment, he sent a replacement, who also did not show. About nine months after we had signed our lease and moved in, Allan sent us a panicked e-mail a little after midnight asking if we could verify that we had paid him and Citi Habitats. (The answer was yes.) Apparently, Allan and Citi Habitats had lost the record of the check, and Allan requested that we immediately contact our bank to see if it was cashed. (It was.) Here's a pro-tip: Never throw out important records and receipts when dealing with a broker. Also, avoid Allan at all costs. Of course, Citi Habitats is aware of Allan's behavior. I sent a message to its president, Gary Malin. In the end, our broker experience was terrible and Allan's post-midnight e-mail was the icing on the cake. I really hope that things improve at this firm. Until they do, I recommend that you go elsewhere. read more

I saw Bruno had listings for several places in the area and was taken by the fair prices, so I sent him a message. However, I saw one in the West Village had a fee. I simply asked how much the fee was, and, without any further information about me, Bruno respondly snarkily assuming I could not afford the area and said "Michael, it's most likely too much for you." As someone who was looking in the area, he not only was wrong, but he also lost a prospective client due to his lack of professionalism. Be careful with Citi Habitats. They barely attempt to hide their true goal, which is not finding the best place for you, but bilking you for the largest broker's fee possible. Most egregious: Our agent, Sofia Corradini, while never unpleasant, offered us an apartment with a fee, when other agencies had already shown us the SAME apartment with NO FEE!!! When I asked her about this, she told me that Citi Habitats has a policy where they must collect a minimum required fee for each rented unit (no less than 12% of a year's rent). Many no-fee apartments will yield the broker one month's rent (roughly 8%) as a fee. So, Citi Habitats was trying to quietly have US make up that difference! But they didn't count on us already having seen that specific apartment before...So we weren't fooled...But needless to say, that was it for us. The trust was broken. We went elsewhere, and found a great no-fee apartment. ***Remember, the agent gets paid, even with a no-fee apartment. It just means that the landlord is paying them. So don't feel like you don't still have a right to good service with a no-fee listing *** Just prior to the experience I wrote about above, we did put through an application for a different apartment with Citi Habitats, and some mind-boggling things happened with that one as well: The receptionist had us fill out the applications by hand, only to be told later by our agent that they must be typed and printed (so our time was wasted., and we had to redo them). The receptionist also told us to make out our application fee payable to Citi Habitats (incorrect), not the building ownership (correct). The check then had to be ripped up (after we had left), and we had to use part of our "good faith" cash deposit to pay the application fee. In addition, we were never given a receipt for the credit check fee. We were turned down for that apartment (with no explanation from Citi Habitats), so I technically have no proof that they even turned in our application. If I had been told to make out the check to the correct party, I would have seen the check clear, and I would have had my proof. So, for all I know, they could have pocketed our $150 credit check fee. I realize that's a long shot, but still...crazier things have happened. All in all, it was a terrible experience. Go with a smaller firm that is hungrier to serve it's clients. read more

Citi Habitats (or at least the majority of "brokers" who handle the Harlem/Washington Heights area of Manhattan) is best defined by the qualities of under-preparedness and unprofessional-ism. Our broker was late for our appointment, wasn't prepared with the keys needed to show us half of the apartments he had mentioned, and even made us wait for 20+ minutes on a stoop in the pouring rain before finally gaining access to a building. I won't name names, but to this day I am still shocked by his choice of attire. He looked like a grape in his shockingly purple polo shirt, but it was the combination that was truly confusing- suit pants, those toe shoes for tree-huggers, and (of course) a fedora. I'm not one to knock someone's appearance, but between the sweat dripping from every possible pore of his body, to his late arrival, his "I got my ass kicked by the TJ Maxx clearance rack" costume was really the icing on the cake.) Nothing about the appointment was professional. I give the company 2 stars because ultimately we did rent our apartment through them, granted it was 2 days before the end of the month and we were desperate. They do some weird shit like send clearly mass/pre-printed greeting cards to your apartment for your birthday, holidays, etc. Word of advice to you guys- stop wasting your money. I'm sure there's PLENTY of things you guys could do with the money besides sending out these cards that are completely laughable with their glaring spelling and grammatical errors. I have two stories about these guys.. I've been looking for an apartment over the past few weeks and with the economy today, there are plenty of "no fee" places available so using a broker wasn't really my first choice.. however, Citi Habitats is all over the no fee board on Craigslist so I contacted them about a listing.. They responded back and said I could see the place and asked about what I was looking for and all so that they could show me more - fine. I responded and wrote at the bottom that I'm looking for a no fee apartment, or at the cost of the owner. They responded back with a simple "we found 2 places that match your no fee request and we have access to all listings in Manhattan, I assume you'll be canceling your appointment". What? Really? I see tons of no fee apartments listed here and you assume that I'm canceling my appointment? Way to sell yourself. 2nd story: About a week later, I responded to another listing that said "no fee" and was in my price range (apparently, one of the 2 available.. hah). I got a response and it was from a Citi Habitats address - I thought to myself that it's not worth the trouble but I gave them the benefit of the doubt.. I set up a meeting and went to meet this guy. Our appointment was at 4pm, he was on the phone until 4:15 and finally came to meet me. He asked if my roommate was coming and I reminded him (as I said in the email) that my roommate and I have conflicting schedules and we are just looking to find something ASAP - he rolled his eyes and said "what about this weekend?" - No, as I said earlier, he is out of town this weekend. Show me the place I asked to see, if I like it, we'll get it.. easy? He then grabbed a form and said with as much attitude as he could "well, fill this out and I'll think about it".. what the hell? You'll think about it? So I look over the form and at the very bottom is agreeing to give them 15% of the first years rent - what? I said no fee! These guys are shady and need to adjust in this economy. If you are paying 15% of the first years rent right now as a brokers fee, you are out of touch. This economy does not warrant this at all - It's good to see that apartment owners are starting to realize this system is CRAP and they can make more money if they rent themselves, instead of using a-holes like these people. I'm sure they are a 4 star company if you're willing to fork over $4,500 like I would have had to for them finding aparmtents on Craigslist for you. A - HOLES! read more
