We had a house inspection with Brandal Gehr from VI Inspections. This was our first home inspection and didn't know what to expect (youtube videos of house inspections don't count). He walked us through the house and explained what was going on and why (like ceiling coming down here might mean there's a water leak in the attic). He was very thorough and went on the rooftop too. We didn't close on the house so I can't judge how complete the pre-inspection was. Brandal also gave us some ballpark estimates of fixing various things around the house. His fees are quite reasonable but make sure you book your inspections early or you might not fit in his schedule! read more

We recently had Brandal out for two different inspections - one was a pre inspection on a home that we ultimately did not get - and the 2nd was on the home that we wound up buying. For both inspections, Brandal arrived early to start running and testing everything, was easy to understand, had a great sense of humor, and pointed out everything that was worth discussing - whether it was good or bad. The home we bought was built in 1952 and from his description, Brandal's own home is from the same period, so when he was describing how our house was wired or plumbed he referred to his own home now and then as a good median indicator as to what was used at the time for materials, what works safely and well today, and what code issues should be kept in mind. Brandal's sense of humor made things quite fun considering how bland a home inspection could be. He poked fun at how narrow the opening was to the attic in the first home we inspected, for example; and at the end of our first inspection said that he hoped we'd never see him again as a silly nod to wishing us luck that we would be able to successfully buy the home and therefore not need to hire him again. Brandal's pricing is in line with the rest of the local market and he offered us a great rate for our first inspection since it was considered a "pre-inspection". This meant that we inspected the home prior to making an offer, so Brandal walked us through everything and visually pointed out things to take note of. There was no written report included with the pre-inspection, and we had the option to pay the difference and have him draw up the report later if we wanted. On the home we ultimately purchased, the full inspection took close to three hours (2 bedroom, single story home) and I was impressed with how long it took for him and his assistant to thoroughly look at all the details. They clearly don't rush through the process and take each appointment seriously. The written report was delivered to us the same evening as the inspection, and included dozens of photographs for visual aids, and notes on every point they inspected (whether it was functioning, defective, or in need of attention). The report was easy to read and interpret and thanks to them being so thorough, we had a great foundation to negotiate with the seller of our home to get a few things fixed. We'll happily recommend Brandal to anyone else looking for a home inspector. He was great to work with and a huge help in us understanding all the different features of our home that are in need of attention and how we can go about addressing those in the future. I'd like to offer a word of caution: these guys really aren't skilled at inspecting boiler systems, and may not be great with new plumbing as well. I was impressed with the amount of time Brandal spent on the roof and exterior of my new house, but got very inadequate feedback on the tankless boiler system by his colleague. He missed clear deficiencies in related plumbing that were immediately apparent in a subsequent inspection by someone who works a lot with these systems. Also, his colleague indicated that there was a deficiency that actually was not present -- embarrassing to request that the contractor make the change which ultimately didn't need to be made. In any event, nice guys who may be over their head for this kind of work. read more

As a first time home buyer, the process can be daunting and nerve racking as you are about to make the biggest financial investment of your life. Brandal came recommended, and made me completely aware of so many things that made me perfectly aware of the risks in that investment. I used Brandal to inspect the house I eventually bought. In fact, I received a summary of the inspection that was previously done on the house and used it as a bit of a test when Brandal came to inspect. Not only did Brandal find all issues the previous inspector found, but he also found multiple other issues that previously weren't found. This included a significant issue with the plumbing in the crawlspace because the previous inspector didn't even bother to enter the crawlspace. During the inspection, Brandal was really friendly, competent, educated me on the severity of various issues, and passed my test where I checked his work against the previous inspection summary. Since the sale, Brandal has answered several questions from me. I would use him again in a heartbeat and would recommend him to anybody. read more
