Lived here over two years. While living here the management team were responsive when submitting requests. Repairs in my apartment were handled quickly but the elevators stop working often. Fire alarm goes off allot and sometimes at 3am you have to walk down and wait an hour until fire department says we can go back in. Majority of the time it was something burning food then opening their front door instead of their balcony door. Before I moved the main elevator was closed for over a month. Living on the 4th floor was not fun when the elevators went out. Location is convenient and I felt safe living here! They keep the complex clean but they charge if you want to reserve the recreation room. Upon move out I was charged $600 in fees. I did break my lease and provided notice. They did not put my amount due in the service portal so it was not until I received an email that I was told I would be rent responsible! I had to reach out multiple times to get this fixed. They said it was my fault for not paying but they didn't bill me and I was not told how else to submit payment besides the portal. Luckily I complained enough that I was told if I pay the amount in full to break the lease they will not hold me rent responsible. So 2k later and I am done with Via. I will still rate a 3 stars because they keep apartments nice and safe but office staff needs to communicate better. read more

My family has lived here for nearly 4 years now. Initially, we quite enjoyed the apartment as it has a great layout and standard luxury amenities. Over the last 2 years (well before Covid started), however, things have really gone down hill. It turns out that the floors are actually quite thin, and rather inconsiderate neighbors moved in upstairs. Via, of course, can't prevent inconsiderate neighbors from moving in, but they've also done nothing to fix the situation. When I've spoke with them about it, they just shrug their shoulders. And this is hardly the worst of it. The security in the building is a total joke. Packages are routinely stolen, even when delivered to your front door. And there is an active homeless population that treats the main resident driveway (where there are redwood trees) as their public toilet. On more than one occasion, I've driven by them in broad daylight as they've taken poops in front of everyone. Multiple resident have reported this to Via and again, they've done nothing. Via outsources security to the lowest bidder, and the "security guard" comes by at most a handful of times a day. You get this for the privilege of paying thousands a month. read more

If you're looking for an apartment to rent, I would not suggest this place. The pricing does not justify the cons a resident has to bear. Why would anyone pay more to suffer? Here are some top-line cons: As the weather gets warmer, this community frequently gets filled with a strong sewage smell, making it very difficult to open windows or go outside. The water pressure for the shower is very low. You will probably need to purchase and install your own shower heads if you want to fix the problem. The building structure is also quite poor, to my surprise. You're basically rolling the dice here in hopes that people upstairs are not too loud. If they are, just know that you won't get the help or support you'll need from Via. Their management team is not doing a good job resolving disputes for residents. Instead of proactively investigating reported incidents, they tend to delegitimize claims (even with hard evidence) or provide non-attainable solutions, hoping the issues will go away. They absolutely do the bare minimum, and their ways of handling issues make staying here dreadful. The apartment doesn't come with any free parking. Typically if you have a one-bedroom, you get one free parking space. However, Via doesn't offer any free parking space regardless what model you rent. They have more than enough underground parking spaces by the way. It's not a supply-demand issue, but a greedy one. They have been having issues in the underground parking garage. Seems like sewage pipes are leaking? It was not proactively communicated to residents, so not really sure what's exactly going on. An entire area was blocked off, and a couple spots under pipes have also been blocked off for quite some time. They should have let people know what the issue was and still is. Many people drive EV (Tesla) cars here, but sadly there are only two charging stations in the garage that would work with the car type. Instead of making more available, the community simply jacked up the idle fees. They don't have central AC, and they don't monitor the individual AC unit status, which could cause health concerns. The management team should have been conducting AC unit checks periodically (at least every 12 months as suggested), but they never do. Filthy AC units could cause respiratory problems, but the management team doesn't seem to care, because inspections and replacements cost money. They also don't seem to work with delivery services (couriers) well enough, causing packages not being able to get delivered to residents. There have been many cases where packages were left either outside the building or in the mailroom (common area). I've had packages stolen here (empty boxes found in stairwell). I do want to point out some limited pros: The location is good. You have in-unit laundry. The community is gated. The garage is underground. read more

Because of Covid, they seem to be charging everyone a huge amount of money to move out. These pictures are "damage" that are clearly normal wear and tear. I couldn't be present for walkthrough due to disability and a compromised immune system, and they responded by charging $1,100+. It's dishonest and discriminatory. read more

Overpriced apartments. There are good retail stores around. The gym in the building is convenient. That said, thr Move in was a terrible experience because of the intermittently functioning intercom buzzer system at the entrance, and employees working remotely. The apartments don't have central heating/cooling so the ones around the pool are moldy. The packages have a 50% chance of reaching you. The apartment takes no responsibility for the lost packages. The on site repair staff are diligent and helped resolve minor issues immediately. The rent increase after at the end of lease expiry was astronomical, even though they had several empty apartments and were offering 2 months discount to new tenants. After move out, and this is a common amongst almost everyone who moves out, the apartment will find the silliest of reasons to rip you off for "repairs". They don't care because of the steady supply of new tenants from nearby tech companies. Don't get fooled by the great location. Homeless people stay around and spilling over the trash bins regularly up the place safety is not guaranteed. You will have homeless people chasing you for no reason. . A few other individuals have already commented on this, they are running a scam on moveout charging over 1k for paint, carpet, etc. We spent days cleaning up the place to avoid as many moveout charges as possible. Weeks after we left we received an email demanding payment for move out, and had already claimed our security deposit. I left a review earlier on google but I need to make sure as many people understand NOT to try to rent here. I did not initially plan to write a review on behalf of Via apartments today but after discovering a few disheartening comments, I feel the need to share. I have been a resident for several years now, and have really enjoyed my time. The location is conveniently located near the VTA station, freeways, as well as a grocery outlet which is one of my favorite stores. You can literally walk downstairs and you are there. As for the apartments themselves, the amenities are convenient to have including a washer, dryer, balcony space, spacious restrooms, and depending where your unit is facing lots of natural sunlight! I also frequent the gym we have onsite and it is always well kept. The elevators are often cleaned and they are now even secured for residents using a key fob during non business hours (this is a pain if i have things in my hand and can't quickly grab my keys haha). We also have electronic doors so you can conveniently lock or unlock remotely. For visitors I've never had an issue with them finding parking either. Over my time i've had a few issues in unit and each time i received timely responses, action, and follow-up through our Resident app. When a package of mine was delivered and went missing Martin from the community office was extremely helpful and did the best he could to support me tracking it down. I recognize my experience differs from the others, though I hope folks are able to consider this positive reflection, when choosing to reside here. read more

I lived in Via apartment for two years. I do not recommend this apt, although its location is very convenient. Some bad experience I had are listed here: (1) This apt is overpriced. Every year the mgmt team increased the rent for ~$300, from ~$3000 in 2016, to ~$3300 in 2017, later to ~$3600 in 2018. This is the price of a 2B2B room! Every year I asked for discount of old residents, which is a pretty common rule in many apt. The mgmt team never approved it though, so I decided to quit. (2) I live on the 1st floor. The windows are very close to plants and soils in the courtyard, so the living room and kitchen were always disturbed by ants. The staff helped me to request ant control service, but it could work out for only a month. Ants would show up again and again. In the second year of my stay, I had to keep the kitchen empty and not cook at home. This is very inconvenient ! (3) At times, the mgmt team allowed some fitness classes to take the courtyard. The classes not only played loud music but also used the electricity outlet in my balcony. It turned out I paid their electricity bill ! I sent emails to the mgmt team but they took no action. (4) During my two-year stay, the firm alarm went off a few times at night. The drowsy residents in the whole building had to exit and stay in the chilly night for half an hour. The Sunnyvale fire department didn't find any fire later. No explanation was given in the next few days. It looked like the mgmt team never knew what was happening at night. read more

Even though you might think this apartment has a nice swimming pool, the fact is every evening from 6pm till 9pm there's a same family bringing in more than 10 visitors occupying it, just like that's their own house. They jumped into the pool with their shoes, ate their meals when they were in the jaguchi bath, and made noises. This is like a low-quality apartment now. Many residents in the building dread to use this facility after their hard work all day because of them. However, the apartment did nothing to control these visitors. read more

Well, since John was nice enough to respond I feel it's only fair to explain some of the other issues. A big one was that they sent me the incorrect date regarding the final day of my lease (their notice was a week too early). So I began searching, and found, a new apartment and only after signing a new lease did I discover Via's mistake. Now the lease is the binding agreement so legally speaking they're free to leave as many conflicting and incorrect notices on my door as they like. However this particular mistake cost me $600 due to having to now occupy two apartments. Their response? "Sorry, we agree we made a mistake but we are under no obligation to do anything". That's Via for you. Another good story is that they threatened to evict residents for items stored on the patio. What items, you ask? Well in my case it was a broom and dust pan. That's it. A broom and dustpan. Now again, technically their patio agreement does not allow for brooms. They would have warned me in their "initial" inspection but that was months earlier; I had brought the broom out to sweep up the ash from those fires that winter. So there I am with a notice on my door that if I don't clean up my "broom" I will be evicted. Meanwhile there was a shopping cart in the hallway that the staff HAD to have walked past in order to place that same note. They left it there. Another good one is how they didn't update their files for renters insurance until months later. My insurance was current but had renewed a few months earlier. Instead of asking for updates they decided to email eviction threats to the ENTIRE complex at 4:30 pm on a Friday before a holiday weekend. Why didn't they simply email a week earlier rather than wait and threaten? Good question, maybe John can answer that one too. Note: John, to his credit, when I mentioned the first issue about the move-out decided to offer a "discount" on rent...which was $50 more than what was listed online. I recently have a very bad move out experience with Via. I have to say, I enjoy the time living there. Though the fire alarms go off constantly (there was a time I get waked up at 2am because of it), I didn't get brother by that. I like their open kitchen design and spacious bathroom. But when I see the move out charges, I feel I'll never move back to this place. They charged us $898 move out fee for renting their place only 1 year. We had around 20 back and forth emails and the move out fee is finally cut down to $610.63. So the itemized fee is $250 cleaning fee $259.83 partial painting fee --- cut down to $210.63. Because they calculate the paint fee wrong! The 5 GAL paint fee is $16.09 and they forgot to divide 5 for calculating per GAL fee. $388.41 carpet replacement fee --- cut down to $150 (carpet cleaning fee only). So my roommate and I lived in their 2B2B for a year and we kept the room clean. Before move out, we scheduled a pre-move out inspection. The person told us the apartment is in a good condition and only partial painting is needed. I had to ask him to point me where needs painting. It is really hard to see these scratches. And I didn't expect we'd end up with paying over $200 for it. The carpet replacement fee is totally a surprise. If you currently live in Via or for some reason choose to live there, please read their move out package carefully. They may charge you something unreasonable. read more

Lived here for 1 year during the COVID pandemic. Pros: We lived on the 3rd floor in a corner unit near the back corner of the apartment complex, so things were relatively quiet. We could hear the people upstairs vacuuming and walking around, but usually not at night, so it wasn't a big deal. View from our apartment was really nice- you could actually see Levi stadium and Great America's roller coasters. We didn't really have any issues with management, although we didn't really go to them for anything either. Trash was convenient (trash room on each floor for trash, bottles, and paper). Recycling of cardboard was downstairs in the actual trash room. They kept the trash rooms smelling nice for the most part. There was also a nice area downstairs for dogs to walk and relieve themselves, which we found convenient. The elevators were really fast and they had key slots so you could only go up if you had a key. Having grocery outlet in the same plaza was definitely a lifesaver on multiple occasions. Packages for the most part made it to our front door, but occasionally did sit in the mail room despite management putting up signs not to do so. Parking is unassigned but requires a permit; it wasn't difficult to find parking at all, especially if you were willing to go to the lower level to park. Has in-unit washer and dryer. Stove is electric, made it a lot easier to clean than a gas range. ACs are separate (we had one in each bedroom , one in the living room, and one in the dining room). Cons: Shower pressure was a little weird (not strong enough) but I think I got used to it after a couple weeks. We noticed our kitchen sink water had small black particles floating around in it. Before returning our keys, I actually came on Yelp out of curiosity to look at the reviews, as our previous apartment had charged us a lot of money beyond our security deposit. There were some complaints for this apartment too, so I definitely made sure to ask management a lot of questions about the things we would be charged for. We ended up getting money refunded, but I can absolutely understand why people would be getting charged beyond their security deposit and why they would be upset. So, the usual security deposit is $250 (at least for a 2 bedroom). Our security deposit was actually $750 because we also had a dog. After money was deducted for utilities, painting, cleaning, and carpet cleaning, we ended up getting about $130 back. The thing is, if you were someone who paid $250 for the security deposit, you would likely be charged the same amount as we did for just the basic things that have to be done to turnover an apartment. That would mean you would be charged money on top of your deposit. So again, I can definitely understand people's frustrations and I feel like apartment complexes in general (I've lived recently in 3 diff apartments in this area) should be more transparent with how much they expect to charge you before you even sign a lease. Anyways, all in all, it was a pretty decent apartment to live in, and we were definitely home a lot during COVID. If you go in with clear expectations, and select a good location for your unit, it'll probably be okay. read more

This review is purely based in attending several parties there, unfortunately when I was looking for housing they did not have availability even though this was my complex of choice together with Lawrence Station. Actually I prefer this one because you have the sense of little city with the Fresh and Easy across the main entrance and a coffee shop and some other stores (things you don't find in other complexes of modern appearance like this one). So far, I have enjoyed the beautiful pool area, and the club house, thanks to a colleague that lives there and is so nice to invite everybody to her parties and events (which is a very nice way to check out if you would like to live in a specific area/community complex, by the way). Everything looks very new and modern as compared to the general ugliness of the old/not well maintained/lack of amenities apartments in the Silicon Valley. For the same price at least you seem to get tons of amenities and the still fresh look. Parking for visitors seem to be enough (at least I haven't had any difficulty to find a spot in each visit). It is also very convenient because the VTA station is right there. The fountain at the entrance is a nice touch too. read more

I lived at via for a year and decided to move out because they raise the price for over $100 for rent with 30$ off lol as a special. Pros: can park anywhere in the garage and also gated. Have elevators(very slow though) Nice big pool. Grocery outlet downstairs. Cons: fire alarm went off at least 4 times and all of this happens at night time and can't even go back in till at least an hour later. No one ever knows what happened. Homeless people hanging around in the back. Had a sink clogged before and it took them more then a day to fix it. When I called the office asking when it will be fixed the guy rudely said "there are other people's sinks that needs to fix before yours too so call back later and ask me again" and when I called back later on he was rude again saying didn't I say we were busy? And when I told him you were the one who told me to call after this hour he changed his attitude saying oh okay let me send you someone right now. People leave carts everywhere and you can hear them rolling the carts around the hall way. Everyone slams their doors here for some reason and it's very loud. You can't pick up your own package till they send out an email. The backside of the apartment is ridiculously gross. They call it "one way drive" but I've seen people parked and drive on the grass area. What really threw me off me the move out cost. I already put down $1000 deposit yet they said I owe them more money? Doing unnecessary carpet changes and heavy cleaning for the apartment even though I had it clean before moving out, repainting the whole apartment even though the paints are supposed to last 3 years. As I'm looking through the move out inspection they marked everything as "need complete cleaning" or "replace". To me this just seems like they wrote that instead of actually doing an inspection. I mean I read about the people who moved out and having to pay a big lump sum but wow this is ridiculous. read more

She is superwoman who can always stand by your side and try her best to solve problem for you. And believe me, she can give you the solution. And also if you report some wrong in the apartment, the thing would get fixed within one day. It's very efficient. My husband work in San Jose. He took the light train every day. The station is right beside Via apartment. My baby spent most of the day in Seven seas park which is also within walking distance. It's a right choice to live in Via! read more

The other reviewers are right: it's noisy as hell. Our neighbors upstairs also stomp and things in the kitchen and cabinets raddle and shake as they do this. I've talked to them and all they ever (rudely) say is: "Oh well, it's apartment life..." Update: Let me clarify something for the trolls that might get this mixed up, I'm talking about TWO different couples/groups of people: Couple #1: We just so happen to live down the hall from some low-income housing tenets. who are SUPER noisy and smoke weed constantly. Every time they step in the elevator, all I smell is weed. The guy and girl has tattoos all over their neck and face with reference to certain gangs in the area. Yes, I can read Spanish so I'll leave it at that. - So much for a smoke-free complex! Couple #2: A smaller family, they let their kids and unleashed dog run full-speed down the hallways at 7:30 am and then again at 3:30 pm. How do I know? I work from home sometimes and I hear it at those times. Being woken up in the morning from it allows you to know what time it happens. It never fails. When they run, we can hear it from the closet, bathroom, bedroom and living room. I can even hear when there's two kids running! The crazy part: the parents don't stop them but PARTICIPATE in the running down the hall. Very inconsiderate! - I have reported this to the management office and they have done nothing. If you want to walk down the hall, alright cool. If not, please just don't run. Otherwise, don't get all bent out of shape when a neighbor complains because we all live here together. Update: My car got stolen out of the garage LAST WEEK (April 5, 2012). It was an old car too so it figures... They took the car between the hours of 1:30 AM (we came home at that time) and 5 AM. I have already requested the management office to submit the surveillance tapes to the Sunnyvale Police but still haven't heard anything back yet. The police found my car but no signs of bringing any persons to justice... This "secure" garage is not secure at all! The video footage of my car's thief has been finally submitted to the Sunnyvale PD and is under review. (+1 star for finally getting somewhere on the case!) The handling of packages is poor at best here in the complex. The staff never tells you when a package for your house arrives. They told me to contact the carrier to let them know that it's their problem for leaving notices at my door. So you let package carriers (FedEx, UPS, etc.) walk around the property JUST to drop off a piece of paper? When I lived at Avalon Silicon Valley, they sent me a courtesy email that is automated when they receive the package to let me know I had a package at the office. They give you 48 hours to pick it up or they send it back. At least they're upfront about it, not like Via. Save paper and time! People at this complex do not pick up after their pets. I always see a maintenance guy walking around picking up leftover dog droppings. It's really sad. And, who allows these 100 lbs+ dogs to live in apartments? There's supposed to be a regulation about that right? Nope. People in this complex don't care. In fact, one of these large breed dogs BIT my 10lb dog's face because the owner just let them do it. And the final bit: the false fire alarms have been going off NON-STOP. Like over 5 times in the past week with most of the alarms going off dead in the middle of the night when everyone's asleep. When they go off, you can hear all the neighbors walking around and stirring to get out to stand out in the cold. It's very ridiculous as this place is not cheap to live in. Overall, I initially came to live at this place due to the neighborhood and convenience. I really love the Redwood floor plan and adore the walk-in closet! The Fresh & Easy downstairs is a nice addition. I liked this apartment complex much more than my previous places but it's starting to go downhill, fast. read more

I've lived here for two years and enjoyed every bit of it. 1b/1b with a plenty of storage in the kitchen & balcony with a huge closet in the bedroom. Our unit faced outward towards the mobile park homes with a beautiful view of mission peak and hills, right next to Tasman Drive in building 3. PROS: Staff is amazing. There were turn overs as with any apartment complex, but they did not lack great customer service. Always answered the phone, maintenance was responsive and quick. One weekend we noticed our battery going out on our front door. I called with 20mins before the office closed and Layla was very helpful with calling maintenance. They showed up and replaced the batteries with a quick and prompt fix! During the two years they replaced the furniture in the clubhouse and pool area which is great. They also did a quick remodel of the gym. Always love new things! They're are consistent with cleaning the carpets, hallways, elevators and parking garage. I appreciated this because it kept the facility clean!! Plenty of guest parking and resident parking. I never had an issue for guests or myself. There are two levels which is great. Amenities are excellent: 24 hr gym, clubhouse, pool, Bocce ball court ( haven't used) and elevators. Utilities are low! Since the whole property is completely energy efficient in every aspect. From the lights in the parking garage to the w/d, AC units and toilets. Water gets hot fast! CONS: VTA is super loud and runs all day. Being in building three you hear high pitched screeching very often Garbage/Dumpster: soo loud and stinky. Typical apartment noises: car alarms, fire trucks, police alarms. You can hear the neighbors playing music, watching TV, water running from the upper floors and people walking on the upper floor too during quiet hours. As well as people walking their dogs and people talking on their balconies outside. But hey, is an apartment right? What do you expect? Complete utter silence? I have been living in a 2 bedroom here for little under 2 years. The house is nice and comfortable, however, the lease is shooting through the roof. I just received my latest renewal notice, and they have increased the lease amount by 10% flat in less than 12 months, and they increased it by almost 9% last year also. (so I am looking at 20% higher rent than 2 years ago). Just because Sunnyvale does not have rent control does not mean that arbitrary rent increases can be made. Extremely disappointed and now considering options out of the community. Is there any protection a consumer has from such arbitrary increases?? read more

I love the facility and they mostly keep clean. office people are nice. But they can't fix my upstairs noise and trashing my balcony problems. Upstairs kids playing with belt and tangerine skin after that they just through the stuff to our unit!! also all day long foot steps noise even after 11pm. **Update***july 2014. So we are here for almost year now. More tenant in apartment building. So happy!!! But so many temporary housing people leave the trash on hallway. Plus their movers will keep your secure garage leave open for long time which is not secure. My upstairs family with two kid is still nightmare. They don't understand people are living in down stairs. Already told them to not to jump or run all day long(9am to 12:30am.) we can't have quiet moment....and I know this is Sillicon Vally, but everyday I'm tired of smelling curry in afternoon. If I want to take shower in afternoon, I'm smelling in bathroom.... Anyway I love breakfast bar, bike storage, electronic key system. read more

Could not have select a better place to live. :-) oh well fact is I didn't select the place, but still very very Happy that this is my home for the past 6 years.
