After touring several properties around LA, I was happy to find Villa Bel Air. The first thing that caught my attention was the parking this complex provided and the safety of the surrounding area. The cleanliness and attention to detail made it even easier to help me fall in love with the building. They are all so sweet and exceptionally on top of maintaining the building and assisting if I ever need help. When I moved in about 2 1/2 half years ago, the building was great. It was nice and quiet. Building was being cleaned every day, there used to be a security guy every night. We had indoor and outdoor common area, and complimentary coffee. On top of that, the management was excellent. They were on top of things, very personable with neighbors. Overall its was an enjoyable community. About 6 months ago, ownership changed and so did the building and all the amenities that it originally offered Since change of ownership ** the building does not get cleaned every day. Only on the weekends. There are days that the building literally smells like trash. Floors are dirty. **No more security guy, instead they built double garage gate, that has broken down couple times already. Which means you're stuck in the garage with your car until they fix it. **Manager himself is very impersonable. Had promised to have my windows cleaned because their painters cleaned the roof and all the dirt just poured onto my balcony. Windows are still dirty. My cleaning ladies cannot clean it because it's double glass. Needs special window cleaning service. He's so impersonable that I don't even want to waste my energy in dealing with him. He'll literally walk by you without a word. After speaking with few neighbors of mine, I realized I am not the only one that feels this way. **No more complimentary coffee, and no more indoor common area. Instead they turned it into an office. Mind you, they already have one office, apparently that's not enough. They did say they're trying to make the gym larger, but really the gym is empty most of the time. I use the gym regularly so I know. The indoor common area and complimentary coffee was being used by tenants, and they chose to take that away. I wonder what other changes are they going to make that cut costs.... **There's constant construction going on within the building, or on Sepulveda or on the 405. **The only elevator in the building has been broken down handful of times already. There was a time that we couldn't use the elevator for 4-5 days straight if not more. So if you were traveling during that time, then good luck. You had to take the stairs and drag your luggage along with it. Here are the handful of pros out of all this: **They painted the whole building, which turned out nice, however rent was raised. **The maintenance guy Rafael always fixes whatever issues you may have in the unit with a positive attitude. **It's nice to have a gym The building has ALOT of potential. The management at Villa Bel Air, is what made all the difference. Eric and especially Tom are super accommodating and pleasant to deal with. They always treated me with respect and genuine consideration. Dealt very fairly with any issues and addressed them is a very timely manner. It is a beautiful, well maintained and super clean building. I greatly appreciate its resort style landscaping in the courtyard. Apartments are well equipped with stainless steel appliances and they are spacious. Also, having a gym in the building is a great plus. The building feels safe and secure and well monitored. Solid 4 stars after a year of experience. Rent was INCREASING when we were moving out (July 2016). They were advertising an option of "no security deposit," but I'm not sure how that would work & it seems a little sketchy. VBA was revamping a lot of things, like creating a mobile app to pay rent, but facing issues with wifi connection in the recreation room and lounge. ORIGINAL POST: 4.5 stars if Yelp would let me. We've lived here for almost two months now, so here are my thoughts: Management: Ashleigh and Melissa are two of the best I have encountered. They are extremely personable and very willing to work with our apartment in creating the best options possible. Parking: Gated underground parking with access to elevators and stairs; only a few spaces are compact and the remainder are "normal-sized," which is incredibly welcome in Westwood/LA where parking is usually a struggle. Access by clicker or by calling the Unit from the box. Security: I've seen two guards rotate watch for this building and they are both friendly and helpful! I would encourage getting their names and forming a friendship with them :) Ambiance: Usually, the place is peaceful and very conductive to rest/work. Rent: This can be paid in-person and there is a convenient drop-in box by the Leasing Office or online (note: online payments are subject to an extra fee, the greatest of which is for a Visa Credit Card = $89. Yikes!) Pros: -Free wifi in Recreational Lounge and Gym -Guest parking in the lot! -Lovely patio/BBQ area with fireplace -Trash and recycling options for the building -Unit has large common space Cons: -lack of swimming pool -don't really see much of the community / other residents very often -maintenance/repairs take a while to be completed-- we are still waiting on a bedroom door for our unit read more

Village Bel Air has been home for almost a year now. Out of all the apartments in LA, I'd have to say this place is my favorite. I never want to leave home, it's so peaceful and landscaped so beautifully. Our apartment is very bright and open- has dark wood floors throughout, the kitchen is fully equipped with stainless steal appliances, and everything looks brand new! A lot of recent reviews mention the construction, but it seems to be finishing up- so we don't hear the noise as much as we used to. The staff here is amazing, they are so attentive and friendly. Village Bel Air has been the best place- I even had my best friend move into the unit next to us, and she loves it! read more

I've lived in 10 apartments in Southern California, and I've never had an experience as bad as the one at VBA. I told management after one month of residency that I wouldn't be renewing my lease. The walls are thin and the flooring material is cheap. Tenants make loud noise up to and beyond midnight. Construction of a new house is underway on the street behind VBA, and the owner of the house informed me that the construction and associated noise won't be completed until at least the middle of 2017. Bedrooms are dark, no windows in the kitchen or bathroom, small closets, the driveway leading into and out of the building is right on Sepulveda Blvd., so it's scary to turn in, and then when you leave, it's nearly impossible to see traffic because there are signs hawking the building on either side of the exit. Fixtures break regularly since they're not of the highest quality. And the ONE elevator for 50+ units is SO slow that you ultimately have to add it to your commute time. When I originally looked at the building, Alanna and Ashleigh were running it, and they were great. But, a few days before I moved in, Alanna moved to another building, and Melissa came in her place. After Melissa joined, Ashleigh left within months. Melissa was one of the primary factors behind my decision to move. In my years of renting apartments, the good managers made me feel welcome, and were always honest and respectful. My experience with Melissa was the complete opposite, and I hope I never have to deal with anyone like her again. I can't imagine that I will, because in companies that know what they're doing, managers like her don't last very long. The mystery of how she manages to keep her job may remain one for the ages. Unfortunately, I'm not special, and if you were to actually visit VBA and randomly ask a resident their thoughts, you'd likely hear similar sentiments. The availability of vacant units is on the increase, so you can probably just drive by and find someone in front, packing up their belongings and about to drive away forever. read more

After 2 months of living here, I can finally call somewhere in this huge city, home. The apartments are beautiful and well maintained, the ambiance of the entire place is calm and serene. It's almost a getaway, everyday. Management couldn't be any more personable and caring. The security and staff are equally as friendly and as most yelpers have said, I am hopeful to develop a friendship with the people who obviously work hard to make me feel at home. I couldn't be more thankful to have found this place. It gets a little loud at times and the walls are a tad thin sometimes ;) but it really is one of the best places to live in the Westwood/Bel-Air area. - AJ read more

Village Bel Air was very nice. The location for us was perfect. The ameneties within the units were great. The community amenities were nice. Only thing that could be better is a pool or rooftop hot tub considering the lease rates. The views of the freeway were not that great, however, not a huge issue for us. MAJOR CONCERN: The staff seemed short handed. There was only ONE lady working in the Leasing Office. We had an appointment to see the property and we arrived on time. We were instructed to use the call box to enter the parking garage. We called multiple times over a period of 20 minutes remaining idol at the gate. Finally we were able to reach the lady and she let us in. This was REALLY bad, as it set a HORRIBLE first impression of this community. We almost left. The lady was very apologetic and explained that it was just her working and she was not in the office because she was showing a unit to her last appointment that went over. A resident of the building explained to us that it was a common issue many people have had. He told us this as we were waiting at the gate. Luckily, we loved the floor plans and location. It was enough to over look our initial disappointment. I would just be a bit concerned that others may not wait, turn elsewhere and possibly leave a negative review online. Spoke too soon. When RW Shelby took over management of this property, the experience got even worse. There are constant maintenance problems (elevator out of service, hot water out, garage door malfunction) and only one general handyman to take care of them. Common area cleaning was reduced to once a week, so everything is always dirty. They did away with the resident manager, so no one is available after hours. They did paint the entire outside of the building though...so rents will undoubtedly be going up read more

The good: Secure bldg., nightime security, allows pets, good appliances, clean in most areas, good gym for an apartment bldg, free coffee machine, nice courtyard w/fireplace & water pool with fish in it (I think), good # of guest parking spots. The not good: Low water pressure. Thin window shades that are see-thru when outside light hits. Repairs took at least 2-3 days to get started bc the repair guy is only part time . Laminate floors that mean you could hear everything above you. Laminate floors even in the kitchen that got wet all the time. Trash room on every floor w/a chute but some people didn't put their trash in it so it piled up in the room. No walk in closets. Mgmt office didn't often pick up the phone but were always there when we went there in person which we had to do a lot, most staff was nice but needed reminding about requests. One slow elevator for the whole bldg. Nightime security wasn't easy to reach (had to call a number & ask for him to call back. ) Not a lot of street parking. Kinda far from everything - nearest market is a couple miles away. Things that IMO should be better in a place charging over 3600 for a 2 bd, like no overhead light in bedroom, doors could be hard to open, noisy kids yelling in common areas, mailbox locks got sticky, doors didn't have doorbells & shook when other people closed their doors, not enough mirrors in driveway, no recycling bin, & only part time repair guy. Some yelpers mentioned how great the mgr. Alanna was. She's gone & there's a new mgr. Alanna was super chill, friendly, reasonable. The new mgr is...different than Alanna. Bottom line: Not worth the price. We found better for less. read more

Let me start by getting the only downside out of the way: this place is moderately expensive and so not everyone can afford to live here. However, you do get what you pay for, the community is spotless. The management and service staff is second to none. They respond timely and are polite and courteous without being in your way. I've only had two small maintenance requests in the past year, and they were both taken care of immediately....within hours actually. The staff here is very friendly and seem to care about the residents, Especially Angie & Rafael! They sincerely genuinely care about the residents! The location is excellent, specially if you value a quiet neighborhood which is still very much in the city; it is well-connected to most of Bel-Air, Brentwood, Westwood and to top it all, it's right near the beach! Most folks in the building are young professionals, several of which have dogs (like we do). The amenities are fantastic. I lived here for a six month period, and moved out of state. This place has its pros and cons. A major con is the construction, which living in L.A. is the norm. That also means dust. However, the interior of the place feels like an oasis and it is a dream to get into the courtyard. Their staff is extremely helpful and when I had an issue with my stove, they fixed it the next day, no problem. The manager is always willing to answer any questions and I feel they go above and beyond to make sure I feel safe. There is a security presence around the clock and I am assured that the officers are interviewed heavily before allowed to perform a shift. I enjoyed living here and once I was inside, I felt completely at peace. I recommend this to those who want convenience with luxury. read more

This building does not even deserve one star. So many problems with my apartment building. One of the managers, Tom, is not a friendly person. He says things will get done, but they never do. However, Eric is a great manager that communicates and updates us. We were promised that the bathroom floor would be fixed, that never happened. Nothing has been done with the fowl odor in one of our cabinets. The elevator outside for people with disabilities has not been fixed, so the only way to enter the building is through the garage for people with disabilities. Not to mention the apartment has no doorbell, and there are no shopping carts to bring our groceries up. The garage is too narrow, so be careful with your car being damaged. read more

My roommate and I rented one of the first apartments when this community opened a couple years ago. When we moved in, the 405 construction was in full swing, the building would literally shake because of jackhammers all night, and the leasing office was unresponsive. Not exactly the beginning of a 5 star review right? All of this changed once Alanna started as the new manager. Leasing office was very responsive and attentive to any maintenance or issue that arose. She championed a lot of improvements (like the clubhouse being open all hours and maintenance being on site daily). Her open door policy ensured that any potential problem was stopped in its tracks. On top of that, her and her team are so pleasant to be around while in the community. Since moving out for college, I have never renewed a lease. We renewed right away once the new management came along! Freeway construction has now stopped, and with Alanna running the show, I could imagine being at VBA for years! Unfortunately we had to move out this past month, but we will be back! Thanks team VBA for a great few years! read more

Horrific management. Apartment was covered in the prior tenants body hair when I moved in. The drain in the shower was clogged with it. It took them 3 tries to get any significant amount of it out and claimed it was good enough the whole time. The sprinkler head fell off during my lease and the manager argued with me saying they were not obligated to replace it because it was aesthetic and not technically a part of the apartment. Every other resident I spoke to complained about ongoing maintenance issues, dirty apartments and rude and unresponsive employees. They will also kill your deposit upon move out no matter what. read more

If I could give this place 0 stars, I would. The apartment itself it beautiful, but there's constant construction due to the 405 expansion project. The first reviewer put it perfect - it sounds, and feels, like a war zone. It would have been courteous of the leasing staff to be honest about this before reeling people in to sign leases. Best place to stay in LA. Neighborhood is amazing. People working in leasing office are so nice and helpful. Must stay!!!!

Save yourself from the "vibratory hammer" that rumbles the building (often between the hours of 10pm-6am), and the constant "beep, beep, beep" sound of the construction trucks in reverse. If you can get past literally waiting on line of traffic to pull into the building entrance (inconveniently located on Sepulveda), the smell of cigarette smoke will stop you in your tracks as soon as you enter the courtyard. The considerate smokers don't really care if their are children (or babies in strollers) trying to get fresh air. This place is the WORST. read more

I've lived at Village Bel Air for the past 6 months and I've really enjoyed it. Yes, the construction is a bummer but it appears to be almost completed on my block. During rush hour it get's congested but it's not as bad as traffice any where else around LA. The only area that is frustrating is Sepulveda blvd. It gets backed up. It will be fabulous once they are done. The other person was correct in that it's quite shocking that you don't hear anything once inside! There is a beautiful fireplace with a tranquil stream that flows right by tables. It's a nice place to sit outside and read the paper with a cup of coffee. The inside of the apartments are really nice. They didn't skimp. The guy leasing agent is awesome and always goes the extra mile for me. The building is super private and the other residents are the type of people you would want to have as a neighbor. I'm really happy living here and so is my lovely bulldog Lola! read more
