The building is beautiful, but nothing ever works, everything breaks, hot water never is on, rooftop is consistently closed, I feel horrible for overpaying, almost 5K for a two bedroom that is basically a studio with two fake walls. read more

Buyer beware!! The building looks nice, but it is full of leaks and more than likely, Mold. I found it in my apartment paying $600 of my own money for the test. When I gave Thomas Lofton the information he let me out of my lease early but decided to keep half of my deposit! I will be surprised if that wasn't criminal. They are constantly shutting off the water. Theres's construction work at the pool all the time. Do yourself a favor and go somewhere else. I wish I would have. read more

I lived at the HW for 4 years. The building is nice but the amenities are run down. Management is the biggest issue. Rude, non-responsive, unhelpful. Landscaping died and it took 2 years to get it replaced. Rooftop pool was closed without notice. All trees around the pool were torn out with no plans and no money to replace them. The gym equipment is 12 years old. 12 year old Appliances fail and are not replaced with new but with old appliances from other apartments. The management of this building went downhill. They lied repeatedly and moved forward on a construction project without proper permits and approval that made the building and amenities unliveable and unusable for over 6 months. There were mounds of rubble dumped into the garage, elevators that couldn't be used and constant excuses provided by management. read more

We've lived here since November, and I have to say that Francisco runs a tight ship.... Whenever something pops up, he is always so friendly, helpful, and makes sure it gets taken care of straight away. We have loved living here as a result and 10/10 would recommend because of this. I lived in the building for two full years. Don't let all of the five-star reviews fool you of people that only went for a tour and never actually lived in the building. This complex looks beautiful with the Spanish architecture but don't let it lure you in. This place is poorly managed and has a series of issues. The water gets shut off without proper notice multiple times per month. The fire alarm randomly goes off in the middle of the night forcing you to evacuate for a non-emergency. They pass along every single building charge as an incremental charge, so there is an additional $200+ monthly for water and electricity for the building. It's a pet friendly building which is great except there are loose dogs running around at the pool and soil marks everywhere in the carpet. This is not a luxury building, it only has a luxury price. read more

I currently live in a penthouse in San Francisco overlooking the Bay Bridge and Embarcadero Prior to moving to SF, l lived in a penthouse in Manhattan. However, l am moving to Los Angeles and wanted to live in DTLA because of the high rises and my comfort level staying in a doorman building. I searched online, l found a brand new building that k liked and decided to hold a penthouse. After touring the downtown area, l didn't feel safe, so I decided to look for places in Hollywood. There were three high rise buildings that l really liked, but l hated the locations. As such, l continued my search online for ultra high-end apartments and came across HW. I decided to fly to LA to see the building. Magdalena was extremely professional and friendly. Even though I had a lot of questions, she was very patient. Because of how friendly Magdalena was and her wealth of knowledge, l took a leap of faith. I decided to hold an apartment without seeing the unit because it was still occupied. This community is very different from what l am accustomed to. I am excited that it's in a great location, close to Whole Foods, Trader Joe's, and Bristol Farms. On the flip side, l am extremely bummed that I will not have a balcony, and my kitchen and living room is small. I have to be creative decorating, so l hope that the feng shui flows well in my space. Nevertheless, l am looking forward to calling this community home soon. read more

I recently toured the HW off Hollywood Blvd and came away thoroughly impressed with the building, amenities and staff. Stephen the manager definitely was memorable as I can tell he cares a lot about the building and prospective residents. He took the time to show me every nook and cranny at the building even though they have nothing available right now. You can easily see why the building is 100% occupied with a waiting list. I keep pinching myself because I cannot believe I live here. I moved across the country to Los Angeles in the middle of a global pandemic and was forced to rent an apartment without being able to see it in person. I worked with Magdalena throughout my application process and she was absolutely fantastic. So communicative and thorough, she sent me numerous pictures and links to videos, and made me feel so at ease putting in an application on a unit I hadn't even seen. She brings a personal touch to the process and truly made me feel like I was the only other potential resident she was working with. Not only does Magdalena work in the leasing office, she is also the on-site manager and so I'm so grateful to continue to work with her now that I've moved in. My apartment and the complex is even better than it was pictured. The building is immaculately designed and maintained. The apartments are even more spacious than the 3D tours suggest, the ceilings are so tall, and there are so many wonderful touches throughout: a built-in alarm system with motion detectors, a Nest thermostat, plentiful overhead and under cabinet lighting. The bathtub is the most gigantic I've ever seen. The closets fit way more than I anticipated. The trash and recycling chutes are just a few steps away, the parking garage is an easy elevator ride to get to my car in just 2 minutes. Living here is so effortless and easy. The indoor amenities are not open during the pandemic due to county regulations, but I have visited the rooftop pool and hot tub several times already. The deck is always spotless and so far I have hardly seen anyone else there. I appreciate that it's a serene getaway and not a party pool with tons of residents and their guests. It's so quiet and there are beautiful views of the hills. The only thing this place is missing from my checklist is a dog run so that I could let my pup get some off leash exercise, but the building is extremely friendly for dogs of all sizes and the neighborhood is a great place for walking. I truly feel like I am living in a five star resort. I never want to leave. read more

Great Location Great Amenities Nice Units On the other hand Awful Property Management Company. In my experience I have had over 20,000 missing directly identified to the above property known as The HW. As for myself working in tech and cyber security it's my personal belief somebody on the premises or who has access to the company website or payments portal are using something called "cookie splitting" with intention to obtain funds from my account. After bringing up the concern I was eventually directed to the accountant who stated while living at the same property previously it was her experience as well that funds went missing. Don't try to resolve a problem with this building and or the management company known as California Landmark Group as any concerns seem to be avoided, un addressed, and ultimately end up with No Resolution. As for my experience, Threats of being sued for slander after bringing up my concerns were followed by phone calls and aggressive tactics threatening to take me to court and statements of my credit being ruined. Good luck getting help or resolving anything with this company and or the employees who represent the company direct or indirect. read more

We have been leasing a 2 br at HW by CLG for 4 years and had several wonderful managers - HOWEVER - the new manager Karmine Rizo is the very best I have ever experienced at a property of any size. She is just incredible - she's helpful, professional, thoughtful, connects the tenants together, and a lovely human being. After living at The HW for several years, I have nothing but wonderful things to say! To begin with, it's the most beautiful building I've ever lived in. From the architecture itself, to the finishes throughout, everything has been designed with care and aesthetics in mind, which I really appreciate. Within the walls of the community you'll be able to relax and unwind due to the tranquil vibe, the calming water fountains, and the various communal spaces where you can enjoy some sunshine, or lounge under the stars at night. Being tucked into a somewhat hidden pocket of Hollywood Blvd, the feeling in the neighborhood, and building itself, is very private and protected, while still being close enough to the shops and restaurants of West Hollywood to enjoy everything the city has to offer. The HW is not only great in appearance and ambiance, but it is also thoughtfully and meticulously managed, which makes living here a carefree experience. Magdalena is the most amazing manager ever who genuinely cares not only about the community as a whole, but about each and every tenant individually. She remembers every conversation you've ever had, cares about you personally, and is invested deeply in making life at the HW the best experience for everyone here. She's proactive about making sure everything is running smoothly so problems don't arise, and if on a rare occasion they do, she's lightning fast to remedy them as to not create an inconvenience for anyone. She ensures the building is maintained immaculately, and everyone's safety is a top priority for her during these Covid times. She's truly the best!! The HW is all around an amazing place to live, from amenities like the rooftop pool with panoramic views of the city, to being pet friendly, a safe and beautiful environment, and of course, having an incomparable manager like Magdalena, which really makes all the difference in the world. Over the course of the past 6 years, I've lived at 4 different luxury apartment residences. This is by FAR the best experience I've ever had and will most likely stay here until I buy a home. Here's why: 1) Condo Quality- Many of the new modern buildings trade Californian charm for sterile utilitarian finishings with upscale amenities. The HW rises above by providing a warm, inviting, and tasteful environment with all the modern amenities expected form a luxury apartment, but with condo-style quality. 2) It feels like home- The building is situated on residential Hollywood next to the hills in a very quiet area that is still within walking distance to major shopping and dinning experiences nearby. While other modern multipurpose buildings offer the convenience of living next to shopping/dining venues, it's usually a trade off for noisy neighbors & loud streets. When I go to sleep at the HW it's completely quiet with zero outside noise. 3) The Staff- Steven, the property manager, along with the onsite maintenance team are superb. Any issues are resolved immediately & everyone is treated as a valuable and respected part of the community. Many of the major new complexes I've lived in cannot boast such care. Sunset +Vine, The Highland, The Angeline, and even Avalon are all about filling units. At The HW, they take special care to ensure all residents are happy and feel at home. read more

This review has been long overdue. I was a tenant at the HW for 2 years. The original management (Carrie was excellent), but things have gone down hill. We had a trouble neighbor that was noisy constantly (I'm talking big parties 3+ nights a week at 2-4 am) and who would leave its dog outside many nights with constant barking. The neighbor also used the small outside patio as a dog relief area and it got so bad I was smelling dog feces in my apartment. It was really disappointing to pay such high rent to have this smell and for your view to be of 10+ piles of dog poop/pee in the neighbor's outdoor space (see attached picture). A number neighbors complained about this problem tenant for months. After I moved out I had some mail that didn't get forwarded and the new tenant would leave the mail in the office for me to pick up. Even the building manager (Amber) called once when a package was addressed to our old unit and I picked up the package. I appreciated this. Recently, the new tenant messaged me to let me know he left mail at the building office for me to pick up. When I went a few days later to pick up the mail there was a new woman working who said it would be illegal for them to hold mail for former tenants and do we look like a post office? The most concerning aspect of this interaction was the attitude of the woman in the office (she must be new as I didn't know her). They need folks in the office that are more friendly who want to help address issues. I would not recommend the HW. After the first year they also greatly increased my rent so be warned. You pay a premium price but don't get premium service. If you want an enjoyable living experience check out other buildings. read more

The building and apartments seems great from the outside and I would have rented a unit if it weren't for the arrogant leasing agent, Stephen. From the moment we met he gave off a very cold sales pitch. I could tell he was only interested in making a sale and could care less about anything else. I spoke with a current resident after my tour and I heard horror stories of this building constantly being victimized by homeless people, cars being broken into and management doesn't care. Needless to say I moved into a new building down the street with on site security and friendly staff! keep looking. This place just cares about your money. The resident I spoke with told me management raised their rent +18% in one year! read more

The apartments themselves are well designed and constructed with higher quality materials. The complex is well maintained, very clean and has a nice set of amenities including hot and cold dipping pools, a fire pit, gym and theatre. We've lived in several luxury apartment residences over the years in NYC and LA. Living at the HW was by far one of our favorite buildings we've ever lived in. Quality of the units and the furnishings inside are all modern and kept incredibly up to date. Building itself is well kept and literally cleaned daily by a full time cleaning staff. The building also is centrally located within West Hollywood but also enough off the beaten path where you can get a little sliver of peace & quiet. Finally, Steven the office manager was always accommodating, helpful, friendly and consistently went over and beyond to make us feel like living at the HW was home. Cant say enough good things about our experience at the HW. Oh and did i mention the rooftop pool / hot tub / patio area that is gorgeous & where we ended up meeting some of our closest dearest friends in LA now. read more

Maybe my expectations were unrealistic for a luxury building, but between the loud neighbors which go unaddressed by management and constant emergency water leaks that leave us without hot water -- I am constantly disturbed by something. My packages have been stolen, my maintenance requests are never resolved in a timely manner, and my rent is insane. This is supposed to be a LUXURY building. I'd look elsewhere if you're considering moving here. read more

Beyond the amazing location and beautiful architecture, the staff has been incredibly helpful over the years on a number of different occasions. Magdalena who works in the leasing office is truly awesome, and can always be counted on to help with various issues. The staff are friendly, helpful, and work hard to ensure a smooth living experience for the tenants. This has been especially true during the pandemic, which has been challenging for everyone. Magdalena and the management team have been diligent regarding their frequent communications and enforcement of city policies put in place to keep us as safe as possible. I highly recommend the HW as a residence for many reasons, and would certainly refer this building to my friends who may be moving into the area. Thank you HW team for a great four years! read more

Like the prior review, I, too, am so glad to be out of the HW and I cannot recommend it. The building looks nice on the surface of things, but it's built so poorly that it's virtually crumbling before your eyes. Every few weeks water is shut off for an entire day to 'repair' some plumbing issues. It seems they just use scotch tape or something during the repair process, because the next month it happens again and water is lost for an entire day without notice (hope you didn't need to flush the toilet or wash your hands that day). There is absolutely NO sound proofing between floors, so your neighbors can ruin your life if they so choose - and management will do anything not to deal with it. The building suffers from MAJOR security issues. Stolen packages and car break-ins are the norm and management care very little about it. On the theme of poor management, I'm not sure if this is par for the trade, but the CLG management is the absolute pits. I lived through several property managers and there was a theme throughout: they will do anything to avoid actually working. One of the prior managers would even let out an audible sigh every time you walked into the office. It's really difficult to depend upon people who so hate their jobs, but the energy is toxic and the consequence is a property that has virtually no acting management whatsoever. I was once assaulted on property by an intoxicated resident who I'd never seen. I promptly reported it and was told that they didn't like to get involved in personal matters so I should call LAPD instead. A few weeks later that same resident violently attacked another resident and was finally kicked out - but it took such an extreme for them to pretend to care. I lived through neighbors who would sell drugs and/or host wild WeHo afterparties that kept me up all night. I'd report it, even videotape the noise, but the manager then told the residents about my complaint (even identifying me to them). In my last year, at lease renewal they were offering $1,000 credits for positive Yelp reviews so you should take all of the glowing reviews with a grain of salt. All in all, this is a horrible place to live and the great majority of residents look forward to vacating - please choose elsewhere. You'll thank me. read more

Horrible service! I have leased several high end apartments over the years and I have to say this building has the worst maintenance I have ever experienced which includes unsanitary public spaces and non functioning elevators. You should expect a clean and safe environment where ever you live, but even more so when you are paying over $4000 a month to live here. Several tenants' cars have been broken in to in the building's underground garage and the building wide fire alarm goes off at 4am several times a month. The public hallway carpets are soaked with dog urine and waste. The worst part is the property management company CLG does nothing to fix any of this. They refuse to even give me the name and phone number of someone in their corporate office to voice my concerns to. I would not recommend this building at all. It promotes itself as a high end luxury rental building but does nothing to maintain that experience. read more

I lived in The HW in two different units, for about two years total. I absolutely loved the building, the maintenance staff, the management staff and the friendly neighbors. They handled the COVID situation with plenty of care for their residents, and were extremely flexible during such a tough time. I lived her for 3 1/2 years and I miss it. Location is perfect, small boutique Spanish style apartment complex with Bosch appliances. Beautiful textiles in the kitchen and bathrooms also. The gym is great also and kept up nicely. It's really a lil charming gem in LA. Only downfall is closet space but if you can figure it out you will be happy. Steven is an amazing manager and if your lucky to have him then you know he will take good care of you as he is a fair person. Finally found an apartment complex in LA that is both extremely accommodating and provides a safe, fun, inviting sense of community. The management staff is extremely friendly and always available to assist in anything we need.
