All accommodations are present within the living space with the exception of on-site laundry which is not a large inconvenience since it is centrally located. It's also a well maintained laundry space. In my whole stay they were only full once and I never had any clothing stolen or tampered with. Honestly, I'm gonna miss living here. Even after the property management company did absolutely nothing about ongoing mail theft (not even putting in a camera or anything), this was still an oasis. The redwoods, the sweetgum trees, the other dicot trees lush and flourishing made this place OK enough. NO MORE. Without any warning, at the beginning of what is being predicted to be a very hot summer (June 2023) , the property owners have "trimmed" (massacred) the trees (not the redwoods) that have provided significant shade and tremendous beauty for us paying tenants. The trees are what have set this place apart. Now it is a dystopian wasteland which leaves any of the apartments with windows facing south and west vulnerable to immense heat, it might as well be any other apartment complex now. The large windows will absorb the heat and will make these apartments unlivable unless of course you can buy an A/C until that costs half the rent and with now monthly cost to run. THIS IS NO LONGER AN OASIS.

The hot tub issues I mentioned previously appear to have finally been resolved after it was unheated and largely unusable for approximately three weeks. During that time, residents continued to be billed for common area gas/heating and electricity expenses. Utility billing remains my biggest concern. In addition to our own unit utilities, residents are charged for common area electricity, gas/heating, and other shared expenses. The total cost can be higher than expected and is something prospective renters should factor into their budget. Common amenities such as the BBQ area, fire pit, and pool are accessible to individuals who do not appear to be residents. While there is a system in place to identify residents for pool access, enforcement is limited. As a result, the amenities can sometimes feel more crowded than anticipated for a private residential community. Overall, I still enjoy living here and appreciate many aspects of the property. I simply wish there was greater transparency regarding the total cost of living here and more consistent management of shared amenities.

As far as I know dogs are not allowed, but some do live here so I could be wrong. Month to month and short term leases are also a plus with me. I've never had any problems with my neighbors, but it is a bummer about smoking on patios, I've been bothered by it as well. The pool and grounds are kept very clean. I've just been informed that pool toys ARE allowed now! There's three trash dumpsters and one recycling dumpster onsite. 24 hour laundry, and you can install in your own apartment. Really decent sized storage closets and balconies. They yards are also pretty big for the price. Covered parking for tenants and guest parking available. I heard about the people checking for open cars when I first moved in but it hasn't happened since. 10PM is the start of quiet hours, which I thought would be annoying but I haven't had any problems with it. I would definitely recommend checking out the apartments here if you're looking for a place.

Read through other reviews and stories about deposit and charges before making a decision to live here. The only decent guys here are the maintenance staff. They charged me $1000+ in addition to my whole deposit for carpet replacement, even though only a single spot was noted during two final inspections. I went to court and lost the case. I thought it was an obvious and easy case and didn't prepare for hearing but they did. I will continue to fight with them through further legal procedures. If you want to roll your dice and unexpectedly go south, let me know and I'll spit out all the hard lessons I learned from dealing with them and the lawsuit.

We lived there for 3(three) years…read more The manager, Jenna, is only good for public relations, she doesn't know how to do her job properly, and this is one of the reasons that the apartments are "overpriced huts". All the times that we had some problems, she confirmed that they would fix the problems, but in reality, they did not have done proper repairs and maintenance for the simple reason that they did not care. They are there only to collect the rent fees. The maintenance staff is quick to come "to fix any problem" but in reality, they put "band aids" so there is accumulation and increase of the problems. The apartment that we lived in, had signs of mold and silverfish, and any time that we mentioned this problem to maintenance personnel and more specifically to Jorge he said to us to clean the walls with cleaning solutions against the mold, and to throw away the silverfish from the light of the ceiling. If this is not ridiculous, disrespectful and unprofessional, the neglect of maintenance of the building is for sure. The result was two times, the dirty water from the washing machines from the apartments vertically above us to run and to fill in our apartment from the washing machine drain pipe. Water filled the floor and of course these things happened after hours, we had to wait for maintenance to arrive to do something to fix it. Meanwhile our home became flooded with dirty water. In addition, there was mold in many parts of the apartment that we were trying to clean. Both me and my wife are asthmatic, we mentioned this problem to manager Jenna, but "fall on deaf ears". The bathroom was another issue, constantly problems with the sink and the toilet. We were lucky compared to some other neighbors who had sewer back up in their apartment. As regards the external broad area of the housing community, every night there were visits of transients, dealers, and "dumpster-divers", In simple words, it is an overpriced dumpster. Stay far away and save your money.
