I stayed here for over a year and I've gotta say: of all places I have stayed in the past, this one was the best experience. The owners are really great people. They're hardworking and honestly: an adorable couple. The people who live in this complex are really great too. There's a sense of community among the longer-term residents. If you're shy though, nobody is going to make you uncomfortable. It's a really safe place to live. Not to mention, the prices are great for the area. Finally, the living areas are spacious. All accommodations are present within the living space with the exception of on-site laundry which is not a large inconvenience since it is centrally located. It's also a well maintained laundry space. In my whole stay they were only full once and I never had any clothing stolen or tampered with. Honestly, I'm gonna miss living here. This complex was, for the location next to a mall and off a too busy and noisy street (Guernville Rd where asshats in loud cars and motorcycles terrorize the neighborhood and the police helicopters love to flyby) an oasis. Even after the property management company did absolutely nothing about ongoing mail theft (not even putting in a camera or anything), this was still an oasis. The redwoods, the sweetgum trees, the other dicot trees lush and flourishing made this place OK enough. NO MORE. Without any warning, at the beginning of what is being predicted to be a very hot summer (June 2023) , the property owners have "trimmed" (massacred) the trees (not the redwoods) that have provided significant shade and tremendous beauty for us paying tenants. The trees are what have set this place apart. Now it is a dystopian wasteland which leaves any of the apartments with windows facing south and west vulnerable to immense heat, it might as well be any other apartment complex now. The large windows will absorb the heat and will make these apartments unlivable unless of course you can buy an A/C until that costs half the rent and with now monthly cost to run. My fiancé and I recently moved to this complex after living downtown SR for 3 years. This place feels like a 5 star resort compared to our old one. The neighbors we've met are very friendly as are the management here. The only real noise we have noticed is from the helicopters flying overhead and the smart train occasionally, otherwise it's pretty quiet. Huge amount of parking available and 1 large laundry mat on site. Definitely recommend renting here if you can! read more

I lived at Coddingtown Mall Apartments from early 2008 through September 25, 2010 (the very day the really horrible and totally ridiculous review below was written), so upon seeing this, I feel compelled to write about my over 2-1/2 year experience there. This is a beautiful older property, truly in a "park-like setting" with enormous redwood trees. These are meticulously maintained, roomy one-bedroom apartments and maintenance requests are always taken care of by Harry immediately, with the standard note advising entry by maintenance is left if you're not home and have given permission to enter. This is definitely a "no-frills" property with no pool or other amenities. There is no air conditioning, but in my experience they seemed to be very well insulated and I never really got too hot in them, especially in my downstairs unit. (I moved upstairs for my final few months there.) There are a mix of singles, usually one-child couples, and quite a lot of older people -- a LOT of whom do smoke. That was an issue when I was there -- battles with the smokers. The apartments are very centrally located with ample parking, including a huge lot out front. They're right across the street from Coddingtown Mall and the new Whole Foods, as well as the In-N-Out Burger that opened just as I was moving away. Grrrr.... You can easily walk or bike to Santa Rosa Junior College. I did. The managers, Harry and Nancy, live onsite and are fantastic. They're very attentive and go above and beyond for their tenants. You couldn't ask for better. There is no way an apartment offered as move-in ready is anything but squeaky clean there. They did install low-flow showerheads in most of the apartments. Got wrench? :) The mailboxes are standard apartment type, installed about the time I moved in in 2008 and with plenty of parcel lockers for your packages. The weekly flyers and "junk mail" are the same as anywhere else. I found the complex to be very well lit at night. There are many streetlamp-type fixtures, as well as the lights attached to the parking lot awnings. If you have any sense of direction, I'm sure you'll be able to find your apartment. Even at night. The countertops are of course standard height. Many of them have not been replaced, and have a "butcher-block" appearance. Some units have nicer countertops and flooring in the kitchen and bathroom than others. There is only one closet, located in the bedroom, and it is actually pretty large. Doors/handles are perfectly normal. Towel rack in the bathroom is a standard one, for large bath towels. I don't recall if there was a second one next to the sink or not. As for rats? All I ever saw were the grey squirrels that make their home in the redwood trees, but there is a lot of ivy ground cover. There could easily be other tiny critters scurrying around. I certainly never saw any. The only way anyone's deposit gets kept is if they trash the place, which I'm betting the other poster did. I'd move back there in a minute if I needed to be in Santa Rosa again. Like any apartment, it's a good idea to find out who your immediate neighbors are going to be if you want to avoid the smokers and screamers. Try not to live underneath kids or above a smoker -- it'll come right up when your windows are open. Check it out, pick yourself a good unit, and enjoy the trees and the great central location. read more

Harry and Nancy are fabulous. This place helped me really kick start my life. Bought a house because i saved so much here.

My time here has come to an end, due to an impromptu family-size change, but I feel compelled to share my experience of living here for over 2 and a half years. From the very beginning, I felt safe and accepted here amongst the staff and neighbors. Nancy gave us an opportunity when I was on the eve of being 21 and placed good faith in us young people. Living here was peaceful and worthy. The apartment itself is a standard 1 bedroom with a very, VERY large bedroom and walk-in closet. The bathroom is rather small, but adequate. The kitchen was standard, and all electric, dishwasher included. It is an awesome one-bedroom apartment, and probably the most affordable in town. Gustavo and I still reminisce about it and would gladly go back if we ever needed to. Water and garbage are included in the price of rent. I am glad I was able to call it home. Not to mention, the property is always maintained and maintenance is super fast and helpful. read more

The manager (Nancy) at this complex discriminates against potential renters and is a liar. I originally applied to live there in November 2012, but was turned down because I had had a (remedied) financial difficulty earlier that year. She informed me that I could re-apply in January 2013. In January 2013, I called and asked her if I could resubmit an application based on what she had told me in November -- she said yes. I filled out another app and paid another $20 app fee. A week later I was sent a form letter denying my app for a totally different, bogus reason. I wasted a total of $40 in app fees and a tank of gas based her faulty words. My application was in good order -- I had the correct income and I had excellent references. I would warn anyone applying at this place to be careful if they have had any kind of financial problem in their past, no matter how small. The fact that this woman lied to me and took my second $20 app fee without blinking an eye, in my opinion, constitutes fraud. read more

Harry and Nancy are moody a-holes, pick favorites, and discriminate against people. They care WAY too much about their renters personal lives; it doesn't matter if you're quiet, and pay your rent on time. I had crazy neighbors, and could hear and feel every move any of them made. The apartments looks and feel like you're in the 60s. The carpets that were "replaced" before I moved in felt crunchy in half of the spots. The entire apartment smelled old and stale. Also, unless you're used to the heat and enjoy it, do NOT move in. Especially not into an upstairs apartment. There is no AC; during the daytime you'll be sweating, and you can't leave your windows open at night unless you want to be constantly woken up by noises. These apartments are just ok. The managers, Nancy and Harry, are very nice and want to make sure everyone is happy and the apartments are in good shape. That being said, my apartments was gross when I moved in. There were crumbs of food in the drawers and on the shelves, I found in excess of 20 staples laying loose in the carpets, and a toe nail clipping. Needless to say I was more than disgusted. The apartments are not quiet and you will hear your neighbors sneeze. The night patrol is completely incompetent. I got 2 noise complaints against me for times I either wasn't home or was sleeping. After requesting that the managers follow up with night patrol, it turns out the night patrol wrote down the wrong apartment number. On one occasional my baby was crying in the middle of the night and night patrol came and knocked on my door. They did not announce themselves and this place is not in the best neighborhood so I didn't answer the door. The next morning I have a letter from management saying that there were reports that my child was loudly screaming for a prolonged time and there was no response to security's attempts to check the child's welfare. I felt this was wildly misrepresented, as babies cry and if security was that worried they should have said something or knocked more than once. On top of that, I was rocking him the whole time and he cried less than 15 minutes. Honestly, with how thin the walls are here I wasn't even sure the knock was at my door. Luckily management was great about the situation and thankful I came down to clarify. Moral of that story, night patrol is less than helpful at this place. Overall, wouldn't recommend to a friend although the apartments are good sized. No storage (ie linen closet, cupboards for food, etc.) read more

The complex was clean. Plenty of parking was available. The floor space was open. I also received all but $50 of my deposit which was used for a carpet cleaning. The mangers were really nice. The landscaping is really nice. They handled maintenance requests very quickly which was very convenient. I haven't had any issues with excess noise in my apartment but I can imagine the placement can really affect your experience there, especially with your neighbors (it's a big complex). The landscaping really made me feel alone though with large redwood trees and bushes to make me feel less crowded which was a big plus. DO NOT MOVE HERE! This is BY FAR the LOUDEST apartment I've ever lived in. Don't let them fool you with "it's so quiet here". Not true! Every 5 minutes there's street noise, chainsaws, lawnmowers, street construction, something being demolished, loud cars, motorcycles, generators, or something clamoring. I saw on other sites that this place had crap reviews too! Scamming manager, etc. I am sorry I moved here. The area around here is loud and I have the misfortune of living by a TON of smokers (the area constantly reeks of cigarette smoke, everywhere you go!) , and people like to yell and make a ton of noise by the car parking area where I live. My neighbor smokes like a chimney and that nasty cancer causing filth always getting in my apartment cuz I have to keep the windows open because MY OWN apartment reeked of smoke before I even moved in! And there are no air conditioners in hotter than heck Santa Rosa. Not cool. Literally. This apartment was SUPPOSED to be ready to go when I moved in, but when I did the original walk-through the place reeked of smoke! They told me this was a smoke-free complex. And did they offer me a different apartment? NO THEY DID NOT! They didn't even give a damn. All they care about here is the bottom line - making cash. Heck, the place next door is $25 a month cheaper in rent - I say go there! They didn't bother to replace the carpet before I moved in, they didn't even do a decent job vacuuming it, there was ground-in hair from the old tenant still in it! The drain in the tub is clogged and drains very slowly, and that is how I know they didn't do a proper job getting this place ready for a new tenant. If you like a lot of water pressure you are out of luck here too - all this "low flow" business makes water come out of the shower exceptionally slow. I don't like it, showers now take twice as long. Way to save me time guys thanks! As far as the mailboxes go, they are tiny and I have no idea how I'm supposed to get any packages in there. There is also a ton of junk mail they deliver around here and the apartment people don't have a garbage can for all the junk mail at the mailboxes. That is silly, why wouldn't they do that for convenience? And the whole apartment complex is easy to get lost in when you are walking around. It's not laid out in a logical manner and is not very well lit. So good luck walking in the dark out there. The whole bunch of apartments were just kind of slapped on the property without decent formation so they little "paths" don't make any sense. The laundry room doesn't have enough washers and dryers and they are really expensive! $2 bucks to wash one medium sized (not even large) load and a buck to dry. That is worse than laundrymat prices. As far as office hours, if you work or are in school, good luck getting anything done! They aren't even open normal business hours. They are open 10 to 4. So you can't go in before work, you can't go in after work. How are you supposed to be in your apartment so that maintenance can take care of stuff? Also, the countertops and all surfaces in this place are so low to the ground! It's built for people under 4.5 feet tall. I am only a little over 5 feet and short but these countertops are STILL too short for me. The whole apartment is arranged in a very backwards way. Lights that aren't centered over the vanity, a real lack of towel racks (there is only ONE tiny one), a real lack of drawers in the bathroom, there are NONE, light switches in weird places you wouldn't expect, doors with handles on the wrong side, and NO closets in the whole apartment. Just the bedroom closet and it is small. This place has a real lack of ANY storage. I wouldn't recommend this place, there are other complexes here that are about the same price. This one is too much hassle to be worth it. The couple of people that run this place are NOSY, PUSHY, and ALWAYS are in your face!! They simply won't leave you alone - notes stuffed in your door day in and day out, phone calls every day, and coming to your door when they aren't stuffing notes in your door or calling you. Leave me alone! I can't STAND how the Manager, Nancy, is always complaining about something, and she really is picking on us. Everyone else has stuff on their front porch but it's US that she picks on. EVERY day I've lived here, and I've only been here 2 weeks, she's left a note or bothered me in some way or claimed I owe more money. Yah right, you are just greedy! Update: I saw 2 rats today while doing laundry. This place is a slum! Another update: I paid $1000 deposit for this dump, and I only got $157 of it back. The only thing I didn't do was to vacuum. That cost me over $800? This place scams for money. UPDATE! I filed with BBB to get my money back that they STOLE and the BBB got some of it back for me. SAD how you have to go this far to get back your hard earned $. SHAME ON YOU NANCY, YOU THIEF! read more
