I have worked with Vista Management in two separate associations while serving as Board President/Director, and in both cases the experience has been consistently strong. My first experience was with a 189-home HOA in Tuscawilla, Florida, and currently, a 249-unit condominium association in Oviedo, with multiple amenities. Prior to Vista, both communities were managed by large, "big box" management companies. While there are advantages to size, both associations struggled with rigid systems that prioritized process over the specific needs of the community. Vista Management, under the leadership of Tina Yamada, strikes a rare balance between strong knowledge of Florida statutes and the flexibility to tailor management practices to each association. That combination has made board service far more effective--and far less stressful. Vista is particularly strong in financial management and accounting. With their support, both associations have maintained balanced budgets and healthier reserves, making emergencies, maintenance, and future projects significantly less painful than my prior experiences. They are also skilled at managing communities with investment owners and rental properties, navigating tenant-related complexities professionally while supporting consistent enforcement of governing documents. Unresponsive and Unprofessional ​I have been trying to resolve an issue for over two and a half weeks after a lawn vendor used my water hose and damaged my property. My emails were repeatedly ignored, and I was forced to follow up multiple times and leave voicemails just to get a single, dismissive response telling me to "contact the vendor." ​I pay the HOA, not the vendor. It is the management company's responsibility to handle their contractors, yet they refuse to provide any actual assistance or professional communication. If you expect a management company that responds to homeowners or takes accountability for property damage, look elsewhere. Vista CAM is incredibly unresponsive. read more

I could write a laundry list of deficiencies with Vista CAM. I'll spare you. Vista CAM was contracted by Villas at Lakeside Condominiums Oviedo, FL (Villas) March 1, 2022. To date (December 2023) they have provided us FOUR community association managers (CAM)..... Vista fired the 1st three in very quick succession of one another... Vista themselves fired each of these 3 at their own discretion not at the urging of Villas - simply because they were undeniably inept. The current, and by far the worst CAM we have ever had, Laura Rios is hot tempered and unprofessional. A story I about Laura: She called 911 because she mistakenly thought some people who were swimming in the pool were not residents. The responding officers checked IDs of the residents in question....and oops Laura screwed up again. read more

You can disregard the review left by Cyndi R. She is leaving false 5-star reviews here and for Villas at Lakeside. Unfortunately, she is the HOA president for our community. Laura Rios, our property manager at Villas at Lakeside, lacks professionalism. Whether addressing property issues or answering questions, her responses are characterized by irate behavior, yelling, and screaming, creating a hostile environment that falls far short of what one would expect from a property manager. Despite attempts to escalate concerns to Vista Cam and Laura's manager, Tina, there has been no resolution or improvement in her conduct. I have no idea why a company like Vista Cam would want to keep someone like Laura employed; her demeanor is atrocious. Property manager Laura Rios and HOA president Cyndi Read have become quite buddy-buddy! They even harass neighbors in our community together, cornering residents during routine activities such as walking their dogs or heading to their cars. They try to take pictures and spy on them in order to write up bogus violations. This behavior is not only unprofessional but creates an uncomfortable and unsafe environment for the community. Please, for the love of God, replace Laura Rios. She is awful and makes living here miserable. Please see previous reviews left on 'villas at lakeside' that are all about Laura RIos Pineiros' behavior she is a HUGE issue. Laura's manager is aware & vista cam is aware. Vista SCAM This HOA is entirely criminals. I was made aware in February that I had an outstanding balance from several years ago, which I knew wasn't possible as a lien would have been placed on my home if so. February 16, they sent me a form to fill out to contest the charge. I immediately filled it out and sent back same day. It's been 2 months and now they've "accidentally" sent me a legal threat with no answer to the contested charge. They apparently have no contact info on the Board of Directors where my townhome is located. I will be reporting to the BBB. Edited to add: it took my TITLE COMPANY to get any sort of resolution. These people should be sued. Worst HOA I've ever dealt with. Reported to BBB and saw that they had an absolutely abysmal standing w them as well. read more

I live at Villas at Lakeside and Cyndi R. is the HOA board president here. She's giving you false information about Vista CAM. This is the worst management company I have come across yet. They are currently the management company for Villas at Lakeside and not worth a penny that we are paying them. Since Vista CAM has taken over management, we are on our 4th community manager and I can honestly say Laura is the worst! She sits behind locked doors of the community clubhouse which we no longer have access to. There is a ring doorbell on the clubhouse door. And if you do not abide by the rule of making an appointment and knock on the door, or if you do have an appointment and knock on the door, you are greeted with a friendly "What do you want?" Emails and phone calls go unanswered. If you are so lucky as to get her on the phone, you are verbally berated before you are hung up on. There is no emergency plan in place for the property as we experienced a few weeks ago when a fire sprinkler line broke in one of the buildings after hours. Contractors come onto the property for work, who are hired by Vista CAM, unattended. Case in point, on November 13th, we had a seal coating project in process here, and Laura failed to monitor what the contractors were doing. It was scheduled to rain that day, and rather than postponing the work, they went ahead and put the seal coating down, which is a petroleum-based product. Within an hour or two it rained. So not only did the seal coating not stick to the pavement, we had oil slicks running into our gutters, grass and soils. Clear disregard for our property, health, and our safety. Emails to the owner of the company complaining about the current manager here at Villas at Lakeside have gone unanswered as well. I'd say this is a company-wide issue. Buyer beware! If you're looking for a rude, non-responsive, and lazy company that will take your money and do absolutely nothing for you - Vista CAM is the one for you! read more

I would like to thank J.K. for his accurate Review and his good intention. Vista Management or Vista CAM and their managers are extremely rude, incompetent, dishonest, unkind, unfair, unprofessional, disrespectful, deceitful, condescending, have absolutely no knowledge of the applicable Florida Statutes or the Association's governing documents, and have no respect for anyone's rights. In contradiction with the improper and untrue review left by a prior reviewer, Vista Management is definitely not who you want to hire for anything. Vista CAM, as they like to be called, and their managers do not even know that Section 718.111(12)(g), Florida Statutes, clearly requires and mandates that all Condominium Owners Associations in state of Florida with more than 150 units must have a "WEBSITE" which must always be available and accessible to all unit owners and must regularly be updated with important information and documents including a copy of all of the Association's meeting notices and agendas, contracts, financial statements, income/expense reports, governing documents, rules, regulations, official records, etc., or how to properly comply with the LAW. Very sad, disappointing and unprofessional. They don't even know the proper procedure to properly draft and send the required meeting notices and agendas to association members, how to draft the required meeting minutes, or how to properly maintain the required official records. Vista CAM is currently managing our condominium, Villas At Lakeside Condominium Association in Oviedo, and the majority of the residents are just simply unhappy and disappointed with their services. They really need to get their acts together for their own good. Please disregard the untrue Five Star Reviews. Dear Vista CAM: please kindly respond to people's opinion about your poor-quality services, compel your managers to properly respect and comply with all applicable laws, and advise the BOARD to bring our Association in compliance with the law ASAP. The Association needs to and must understand that it may ONLY act through its directors, and the ONLY way to determine the will of the majority of the directors is through a vote. In other words, no manager, director, officer, attorney, agent, or representative of the Association can unilaterally make any decision or take any action without the BOARD's knowledge, vote, consent and approval. And, all decisions must be made at a properly noticed Board meeting open to all members, and no vote by email is permitted by law. Thank you for your attention! read more

8/6/24 - Vista Property Management needs HELP! Their maintenance person walked into my house with out knocking, then said he thought the unit was empty. Then he asked if my water was working, I checked and it was. 30 minutes later it stopped working. I called the Maintenance # at 3:30, no answer, left a message. Called again at 4:30 again no answer left a message. Call the Property Mgt office at about 5pm, went to answering service who told me that having NO Water is not an emergency. Then the answering service hung up on me. Seriously this is not how to run an organization...You Need Help and some Leadership! This is not the HOA I would hire to represent my properties. read more

These clowns manage my property and do not manage their contractors to perform the work we pay for. Tree trimming is never done, there is no mulch where trees and bushes are just dirt and weeds. Try to get them to do the yard work they are supposed to do and you get put into a 3-6 month spin cycle of incompetent people like Julie Angel and Penny Walker (who threatened to take me to court) when I said I would hold paying them until they do their damn job(s). Who ever is the one responsible for visiting the homes to issue violations must be very petty, to find an issue with a beautiful 5ft palm tree in front of my door way. It also helps to keep packages hidden so it won't be stolen. Not that it's an issue where I live but better to be safer. read more

Somehow, these people got the 'authorization' to be the management for our homes. I've had a few reasons to call them, and they are defensive and argumentative. I asked one simple question: Who is the owner of Vista and how can I reach him, and I could not get that answer. F- Vista owes me for two months dues overpaid in January and February of this year. I've requested the refund twice on the phone and twice in writing and I'm still waiting. Additionally, they have not kept up the property. Some areas have been completely abandoned by the landscapers, the playground was removed and not replaced, I've never once called and gotten a person on the phone without repeated voice mails. At this point I'm ready to pursue legal action, but I can't even get information about the HOA board of directors or resident members. Vista is a dumpster fire. STAY AWAY. read more

If you put in a request to this management company plan on spending the next several weeks contacting them. They will not call you back and don't provide any information. I placed an ARB request and work order request on November 5 it is now December 19. They have never returned a call. Their answer is we have to look it up and we will call you back, but they don't. Hiring this company was the worst decision my otherwise pleasant neighborhood has ever made. Our inspector Maurice is either extremely lazy or incentivized based on the amount of violations he can find. As members of our community are getting violations for non-existent problems. In some cases even getting credit for solving problems without even changing a thing. At least they are good about returning phone calls and answering emails! Worst HOA management association EVER! I have never been able to call and get a live person on the phone. Our Annual Meeting for Deltona Woods was scheduled for October 21st at 6:00 pm. Several neighbors showed up and no one from Vista or the HOA President bothered to show up. None of the neighbors that showed up received a cancellation notice or notice that it had been rescheduled and our HOA Information box in the neighborhood was blank as it always is! I sent an address change request via US Postal Service back in February 2015 when I moved. I have emailed a number of times regarding this same issue since I continue to receive forwarded letters from my old address. No matter how many times I request my address to be changed, by postal mail, email, and by phone, they still send notices to my old address. I have proof that they continued to send notices to my old address up to 11 months after my first request. Even after I spoke with the manager on the phone in December 2015, who became intimately familiar with my situation due to the number of times I emailed and called, they still sent notices to my old address (the last one postmarked January 19th 2016). The main issue is, when a HOA warning notice is sent, the owner has 7 days to respond or get charged $10. Since it takes longer than 7 days for a US Postal letter to get forwarded, I never have an opportunity to address the issue before being fined. I think this is a shady, if not illegal, business practice. read more

If you are considering purchasing a property that is managed by Vista, my suggestion would be not to. My work order requests posted on their web site are deleted without response or resolution. I have been living with sand bags outside my back porch to stop flooding into the porch - unable to use my back door. Another neighbor has a leak in their roof that has damaged insulation, ceiling and wall - again without a response for weeks on when the repairs will be scheduled (let alone complete). This company is terrible. The employees are rude, an unprofessional. They are extremely controlling of "your property". They are extremely petty in giving notices, and fines. They are untrustworthy, and are very deceitful. It feels as if they are trying to get you in legal trouble on purpose, to acquire your home. I would never have moved in a neighborhood that they controlled the HOA, if I knew in advance. Please, if you're buying a new home, check on the HOA. If it's affiliated with Vista, take your money elsewhere. If you are subject to this draconian company, document everything. They will lie about you not correcting a violation, to step it up, and fine you. Also, they overcharge, and embezzle, dues. Make sure your treasurer is honest, and stays on top of them.
