What an awful company!! I've been trying to contact them about a matter with my brother and his living situation. Instead of assisting in any at all, they tell him to get a lawyer that it's a "civil matter". The issue is in their control, they just don't want to get involved. Without going into too much detail, it's about subletting, definitely in their control! Them not helping sucks, but the lack of communication and the way they handled the situation was awful! Poor communication when they decided to communicate! They also neglected to keep maintenance on the property and had to be contacted multiple times for pest control on a rat problem in the attic caused by a hole in the roof (they're contracted to maintain)! This house has had numerous issues since day one, but the most serious is the back door which we've reported since we moved in. At first, it was hard to lock... now it doesn't close at all. That's a major safety hazard for me and my family. You would think that would qualify as an emergency, but nope still no one has come to fix it. Update: I was contacted--but the only action taken was removing a $75 charge that should've never been there in the first place, as it was their own mistake. My actual issues remain unresolved. They continue to schedule work orders during times I explicitly communicated I'd be out of town, just to later hit me with a no-show fee. This feels like a deliberate scam. Their support is a joke--no one takes your concerns seriously. They only "show face" to appear proactive, but in reality, nothing meaningful gets resolved. The person I spoke with, who claimed they were going to "make things right," accomplished absolutely nothing. I was told again that maintenance would call me--just like every other time. Omar was very courteous and professional, he came through and walked us through the process and work being done. After dealing with Omar, my wife and I feel a little better. I have mold in both my bathroom's and they will only do the bare minimum to fix the problem. They only changed the tile out in my main bathroom but never treated the wood behind the tile and they left the tub that is disgusting and peeling and I guess was painted at some point and now there is no stopper to even take a bath. Bathroom #2 was/is so bad that they had to take the tile off the walls and spray the wood then let it dry for 2 days then paint it with special paint but they wouldn't let the company they hired to fix it to take out the floor in and out of the shower that also has mold under the tile as per their readings on their meter and they wouldn't even post pictures of the readings so I could see how bad it was but after they hired the company I did see how bad it was when they took the tiles down. But invitation homes kept the moldy tile flooring and 1975 moldy shower doors so they can put them back in, all just to save a couple hundred dollars!! That's how CHEAP this corporation is!!!! Don't ever rent from them because when you put in a work order they count them up and when it comes time for rent renewal they will raise your rent to pay for all the work you had them do on their home not your home their home!!!! read more

I am extremely satisfied with the procedures to getting the house, they have very nice houses to choose from, they are very well kept. Maintenance comes when needed to fix something right away. I am not happy with being forced to get Cable & not to be able to Palm Bay Utilities on my own. For the last 10 years I had not had cable in my house I always streamed so very much cheaper, now I have to pay $80 for something I don't watch. Then I was paying around 63.00 a month & that's with paying for water & now I have to pay $87.10 for service fee $9.95 a month, Storm water & trash. Last month I had to pay for account setup $25.75 that brought it to $112.85 that is ridiculous when I had an account with Palm Bay Utilities & they don't charge these extra fees. We should be able to decide if we want it or not. Years ago I rented from you and it wasn't like that, who came up with stupid idea. read more

Before moving into an Invitation Homes property, I'll be honest--I was very skeptical because of so many negative reviews. But I also reminded myself that people often only write reviews when things go badly, and we don't always talk enough about the good experiences. From the very beginning, I tried to be as involved as possible. When I toured the home, I didn't just do a quick walk-through like many people might. I took my time in every single room. I inspected the walls closely for any cracks, stains, or damage. I opened and closed every window to make sure they worked properly. I tested all the doors to see if they closed securely without sticking or squeaking. I flushed every toilet to ensure it was working well and checked carefully for any leaks. I ran all the faucets to test water pressure and temperature. I turned on all the lights to make sure there weren't any electrical issues. I even opened closets and cabinets to see that they were clean and in good condition. Outside, I walked around the property, checking for anything worn or in need of repair. I didn't do this to be difficult but because I wanted to be sure. I was completely upfront about my hesitation, explaining exactly why I was worried based on the reviews I'd read. I didn't want any surprises after moving in, so I spoke up about every concern, big or small. What truly impressed me was how Brandi Vartti, my Leasing Specialist, responded. She didn't act annoyed or try to rush me. She genuinely listened, took notes, and treated all my questions seriously. She was patient and made me feel heard, which helped so much. I'll never forget her saying, "Let's do another walk-through, and this time, tell me all the areas you feel need improvements." She talked with me every single day for eight days leading up to move-in, making sure I was comfortable and informed. On the day I moved in, my AC went out. Brandi didn't leave me hanging or tell me to call maintenance and hope for the best. She personally checked on me throughout the entire day to make sure it got fixed and that I was okay. When I couldn't find my garage key after moving in, I called Brandi. The very next day, Jennifer came out and reprogrammed one for me--it was resolved within ten minutes. And then there was Jannie Fontes-Williams, the Leasing Experience Manager. She went above and beyond as well. Before I even realized there was an issue with my mailbox key not being at the post office, she proactively called me to explain the situation. The problem was identified and resolved within 24 hours--before I could even ask about it. I originally signed for a 14-month lease, still a bit anxious because of the reviews I'd read. But I've since extended it to 24 months because of how professional, responsive, and caring these ladies have been. I just want to say thank you so much to Brandi, Jennifer, and Jannie. Your kindness, professionalism, and dedication didn't just meet my expectations--they far exceeded them. I'm genuinely grateful for everything you did to make this house feel like home. To anyone who's unsure or hesitant: the best advice I can give is to hope you get a Brandi, Jennifer, and Jannie on your side. ZERO STARS My experience with invitation homes was absolutely atrocious. They advertise 24/hr emergency maintenance. Within the first few months, the AC BROKE 3 times. 90+ degrees in the house for weeks. No reimbursement when we gave up and had to install temporary window units. Not for the units or the massive increase in electric bill because of it. The 3rd time the AC broke, it flooded my daughter's bedroom. I called in and reported it smelled of mold. It took another month for that to get taken care of. Multiple outlets sparked and didn't work. They are a very rude, predatory company. Charged us $14,000 in move out charges, often double charged. One of the charges was we didn't "professionally clean" the floors. WHAT? Like, that's a part of normal wear and tear. We mopped, it was regular cleaned. That's YOUR responsibility. The walls weren't damaged either, and charged us for repainting the whole house. WHOLE HOUSE. Again, what covers normal wear and tear? Awful company. ZERO STARS read more

I'm pretty impressed with invitation homes management. I haven't been a renter since I was a teenager (decades ago) but they really do a pretty good job once the tech gets out to you. My only complaint is it does take awhile for them to get out to you.. I submitted an electrical request and it took a month for it to be addressed. Generally a very bad experience all around. It started with being required to leave a deposit before being able to see the house - maybe that's a thing. But we were rushed through a walkthrough - the agent gave us little time to approve the condition of the home. He told us specifically not to "overload the closets." Of course, after the speedy walk through, as we were setting up our living situation, the wired shelves in the closets we're in unusable condition. Although they were painted over, all the brackets were broken and provided no support. Some could not even hold a single towel, much less a stack of clothes, without falling through and the items sliding off the rack (see photos). We had to spend our own money to reinforce the closet shelving because the (little) time they gave us to report anything had lapsed. They then tried to up our rent by $300/month, which is commonplace nowadays. Nonetheless, outrageous. We were outstanding tenants as we have always been wherever we rented. In spite of all that, and after taking meticulous care of patching and repainting the walls and leaving the home extremely clean and better than how we found it, we were told that they had to send in a vendor to repaint the walls that allegedly cost them $500-600. We asked for photos for proof because we couldn't believe it, but the ones they took and sent us were drastically inaccurate. We are certainly not fans of this management company and we do not recommend them. We've dealt with crooked NYC landlords before and Invitation looks like they are following that path. In addition, from our June 1 move-out date, they still don't have a tenant for the home. So I suppose they had to make up for lack of ridiculously priced rent somehow by charging us for no reason. There are other management companies we recommend in Orlando. We feel very strongly about not recommending Invitation Homes. August 1, 2022 update/edit Although Invitation Homes previously replied to this review saying they would follow up with me, when I provided the requested information they never made an attempt at any resolution or further communication. It just goes to show, any of the "concern" they pretend to show from a bad review is all fake and for show. As expected, there was no intention to rectify the issues from their end. They don't take serious bio hazards a a emergency especially when they know I have children in the home. We got some rain on Sunday and a little on Monday and the toilets have been backed up since then. As of yesterday all 3 toilets and all 3 showers became unusable. Septic waste still coming up the walk in shower and my bathtub that my toddler child uses. None of the toilets work (3) and we have 4 people here but it's still not considered an emergency they just forward it to maintance and then have us sitting here in biohazard. They sent someone the next morning at 1030 am. The pumped the septic but now it's still backing into everything the property manager Mara Alers is now on vacation until 23rd knowing there's a serious bio hazard problem in the home. I will be contacting the city code inspector tomorrow morning to have them handle this. Ridiculous. My health and my kids health are at risk being here with this bio hazard problem they knew the had since they rented this out back in 2022. read more

If I could rate this company zero stars, I would. My experience leasing from Invitation Homes has been extremely disappointing and frustrating. Especially the lack of professionalism, care and resolution from Kareli and Mara. I would strongly advise prospective renters to consider other options. Since moving in March 2024 in Longwood FL, I have experienced significant and unresolved issues with the property, compounded by a lack of responsiveness from the property management team. Despite multiple attempts to contact them by email, phone, and even in person at their local office, communication has been poor and inconsistent. One of the major issues has been the state of the home, which I consider uninhabitable due to ongoing mold issues resulting from recurring leaks and flooding. This mold problem was present when we moved in, and maintenance has confirmed the home is prone to flooding. Yet, the property was rented to us without these critical issues being disclosed, even though they pose clear health risks--particularly concerning for my child, who has asthma. Requests to transfer to a different property have gone unaddressed, leaving us in a difficult and unhealthy environment while still being obligated to pay rent. Emergency maintenance has been ineffective; several work orders have been closed or canceled without any action being taken on the issues. Additionally, the landscaping, requested at move-in, took six months to complete and was done inadequately. Despite reporting the condition initially, I was later informed that landscape upkeep was my responsibility, adding to the list of ongoing concerns with the property management's handling of tenant needs. To mitigate further damage to the home from water intrusion, I even hired an extraction company at my own expense and provided receipts and documentation to management. However, I have yet to receive any response regarding reimbursement or a potential property transfer. I am looking forward to the end of my lease in a few months and do not plan to renew. Based on my experience, I would recommend potential renters seek alternative housing options if they value a responsive, responsible property management experience. If I could give invitation homes a zero star; I would. By far the WORST homes you can ever rent. I never know how much we are having to pay for rent. It can range between 2300 to 2600 depending how many work orders are needed, if they decide to send a TEN DOLLAR air filter for our central vent for $135. We've had SO MANY work orders out in (not our fault) and we've been charged for each and every trip. Our AC has gone out twice, got as high as 92° inside and our 18 month old's son room got to 90°. To the point where we had to stay in a hotel. They had absolutely no sense of urgency to come out and fix our unit. It got to the point where the inside of our house was hotter than outside and we live in central Florida. When we moved in, it was FILTHY. So many dead bugs everywhere like flies and roaches. They said the house wasn't ready because they were cleaning it so it can be move in ready for us. Our shower Caulking is FULL of mold. Maintenance line is a disaster. Shea Haugh from the Orlando management area is EXTREMELY rude. She throws in very snarky comments and tries to get you off the phone as soon as possible or pawn you off to someone else. read more
