    I have now lived here for coming up on 4 years. Same flooding and same MOLD' issues. Park has done…read morenothing to help my "SPACE". I sit at the lowest point of the park and the drain is not big enough to keep the water off the lots on Bright Creek Lane. There are 4 homes that are. majorly affected but it also goes throughout the park due to the infrastructure needing work. The walls that are 12' high at some points are tilting towards people homes and even one of the maintenance men told my friend, "If your bedroom is here (meaning close to the wall ) "you better run"!!!! Now doesn't that make a senior citizens feel really safe? They may die in their own home due to negligence. I have been in contact with the city several times to get this problem resolved to NO AVAIL. The last visit the young punk who came out used the 78 issues as a reference point of heavy rains! Sorry folks (CITY) the 78 is your problem not mine. I now have a lung condition due to the Mold under my newly removed home that I spent a fortune on. I had remediated when I moved in so there is no other way to have Mold. It was a mud bath under my home when I moved in, wasn't when I purchased it 4 month earlier. I then had to spend $5k to have it remediated last year and tried to meet with the owner after no reply from management, they did pay for another resident on my street and yet mine is not a valid issue. I call that discrimination, We had a HO meeting in our clubhouse several months ago, (2023) low and behold the owner's son was there and not the owner. That's how they get people to come, THEY LIE!!!! He went outside after the meeting to allegedly answer questions, so I stood in line, introduced myself, put my hand out to shake his and simply asked, "why I didn't deserve a meeting". He immediately puffed up his chest, (He's 50ish, 6 plus ft tall and 250 lbs I am 68 5'4" and 115 lbs. Oh and a physical therapist" He says, funny I have a friends in the right place, and they can't find his license anywhere. He started spewing "Prove it, prove, it prove it"! Each time I tried to say anything that's what came out of his mouth. He never did let me speak and just bullied me repeatedly until I walked away. I don't know what it is with men who think because they are bigger than a woman that we don't count. COWARD is what he is! Trust fund baby also comes to mind. He also sat thru the entire meeting with sunglasses on to show you how much he knows abut business, the room is very dark already, we "ALL" had a good laugh on that one. Here we are again coming into 2024 and they did put a couple of band-aids but they still won't reply to my request to drill the weep holes where there once was (so they do know) to no avail. I've tired everything I know and have gotten no where. I guess it's time for that lawsuit everyone keeps urging me to do including the city. I tired to avoid it for 4 years, but I will not lose my health over this place. Keep in mind with the other reviews, those people do not live here anymore, AND 60% of the ones on Google are FAKE! If you read carefully, you will see their handle name, disgusting on top of everything else. Keep in mind, at a glance it, looks like a beautiful park, but as we all know looks can be VERY deceiving. The owners are horrible to the tenants that live here…read more I have been fighting with them for years to not cut down my cypress trees down, they are the barrier for my back yard and the owners could care less if someone were to come in to my yard and break in to my home. This woman has gotten in my face and screamed at me. Some tenants stand up to her and she backs off, but she will not leave me alone. She has already cut 5 trees/bushes from my yard. Tomorrow they will come in and take the 10 remaining cypress. I have gone to the city of Vista, no help, i went to the state department of housing, they don't care either. This lady is worried about trees when she should be worried about the houses that have crap and rodents running around, she does nothing about that. if you want to live in a nightmare park come on over!

My mom told the owners that she was leaving for two weeks and 6 days into her leaving WHILE I WAS ASLEEP, the woman came and paid someone to cut it down. And she also ruined my mother's plant in the process by stepping on it? I'm not sure but when I seen the plant, I knew it didn't look like that before. Then she knocked on my door and told me to open the gate for her (AS IF SHE DIDN'T OPEN IT TO CUT DOWN THE TREES AND I WATCHED). And while I was complaining about them cutting down a tree (usually full of BIRDS) and how I was going to tell my mom when she got back, she came up to me and said "Well your mom knows about it." My mom told her to TRIM the tree because of the birds and to watch out for them. Instead the lady cut down both our trees and started taking pictures of the back of our house (not the yard but the house itself) when there's nothing back there. She restricts you from putting things into the floor or other productive activities like laying down grass without filing a report for her to read and decide what you can do with your own house. I've been living here a year and when we were at the pool, I was BARELY playing music (which was kid friendly because I was with my sisters kids) and she got upset about it and told me I need to turn my music off. the neighbors are nice and not usually nosy. They love getting to know the new people of the park. when we first moved in they were really nice and welcoming and after being here for as long as we have now, they don't bother us or try to see what we are doing.

I did some research on what I thought would be the current market value of the home and then began to enlist the help of a Realtor. I spoke with the park management and they referred me to one commonly used Realtor that was heavily used in the park. After my initial meeting with that individual they proposed a selling price $70k below what I thought was the market value. I then came across a Realtor from Advantage Homes, Ms. Cathy Bucalo. She was so extremely helpful through the entire process. Cathy is well versed on the process of buying/selling manufactured homes and has a strong pulse on the market. She instructed me on what needed to be done to the home in order to get the home listed and communicated with me throughout the process. She was instrumental when our first buyer withdrew from the process. She told me to stay focused and the right person will come along. The right buyer did come along shortly thereafter and Cathy orchestrated a deal not just meeting my market value assumption but $29k more than what I had originally thought. If I would have done the quick and easy thing by using the first Realtor I would have missed out on $100k. Cathy was empathic to my situation, determined to sell the property during a pandemic and kept me thinking positively when sometimes things weren't going my way. I would recommend to anyone do some homework on your property and interview prospective Realtors. Find the perfect one, like I did with Cathy, and you too could have an unexpected surprise at the end, mine was $100k. Cathy, Thanks Again!!

Plenty of daily activities. A very nice clubhouse. Pickle ball court. Nice pool and large hot tub. The grounds are kept exceptionally clean and well maintained. Then there are the lakes. There is just nothing like a lake view. There is a premium on a lake front home but still an exceptional value compared to other parks in the county. A wonderful ocean breeze as the community is only 4 miles from the beach. A short 15 min drive or an easy bike ride along the San Luis Ray River.
