As of December 10, our experience with the leasing agent, Omar, has been exceptional. First came the tour. Omar insisted on showing us all the units that were available. They ranged in price. Although we were attracted to the second unit and wanted to stop with that one, because of his insistence we were able to chose the third one which had the best price and it was located over a heated pool with a double viewing fireplace, beautiful finishing colors and the best parking distance, which was the shortest. Second came the leasing paper work. This gentleman absolutely made our paperwork and submittals seem effortless. He went beyond normal efforts and made it all go smoothly with ease. He secured our desired choice and assisted us completely. The attention to detail and his commitment to assist was amazing and we are greatly thankful. We look forward to the move-in day and beyond. My mother lived in these apartments and we just got her moved recently. Thank God! It's been four years that she was asking to have a window repaired in her unit done. DO NOT RENT A FIRST FLOOR APARTMENT. The floors in this complex are criminally inadequate. If you view a second floor apartment you will notice that every footfall elicits a loud creak in the floor, your downstairs neighbor hears these creaks and every footfall. Far from insulating, the floors actually serve as a creaky echo chamber - it's abject hell. I cannot sleep. I cannot enjoy a moment's peace. My upstairs neighbors rarely leave their apartment and seem to relish stomping. I'm paying nearly $3,000 to break my lease. Please please please do not lease here. You can either live upstairs and torture your neighbor with every footfall, or you can live downstairs and be subject to every single movement your upstairs neighbor makes. I'm genuinely trying not to be unkind, but as my upstairs neighbors have rarely left their apartment since moving in a month ago it's difficult to be unemotional. Frankly, the office staff in this complex is manned largely (but not exclusively) by barely literate, uncaring, and uninterested children. My last experience in the office acutely unpleasant as I was "helped" by a singularly disinterested and... resentful girl who appeared to be 17. She was explicitly uninterested in helping me or even attempting to be courteous. Just don't rent here. Don't do it. There's other apartments in Santa Fe. This place is cheap for a reason. read more

PLEASE be careful if you plan to rent in this complex!!!!! I moved to Santa Fe recently and needed a place to stay during the process of buying a home. I met with Krystal-Jean and explained my situation, and told her multiple times that I needed a short lease. She was nice enough in the first meeting and let me know that the shortest lease they could do was two months, which was perfect for me. However, she added a month onto the lease without letting me know for some reason and I missed it when signing (and I recognize that this part was on me). Now, I understand that mistakes get made, but usually businesses will at least apologize for the mistake and make an attempt to work on a solution. Not so much here. First off, AS SOON as I signed that lease, the entire staff's attitude changed completely. I was no longer worth their time, and in fact I often got the impression that asking for things like access to the mailboxes was the worst kind of inconvenience to them (Still don't have access by the way). When I recognized the mistake with the length of the lease, I reached out and was essentially treated like scum, without even an attempt to say sorry for the mistake, they rudely informed me that I signed the lease so it was my fault. Their lack of respect or consideration for the tenants in their care is really disheartening. As for the apartment, it's way overpriced, but it gets the job done. I would recommend not getting a ground floor apartment as the sliding doors are really cheap and easy to break into. I locked myself out once and was able to stick my fingers in between the glass sliders and lift the security bar without much effort. Please don't move here if you can avoid it. And if you can't be EXTRA careful as it appears that management is a bit prone to scamming and shady behavior. read more

All these people want is your money. They purposely don't communicate with you when bills are due or when accounts aren't set up so that you miss deadlines. I was left completely in the dark about my electricity bill not being activated after I provided them my account confirmation numbers. How is it so difficult to tell me that? So they went ahead and charged me $100 in fees. Ridiculous. They're difficult to work with. I recommend finding another place to live. read more

The average score across all the review sites speaks for itself. Located just off I-25, half the complex is on a busy 3 lane road with lots of road noise. Maintenance has left an entire section of parking lights broken and unlit for MONTHS. The small number of recycling bins are full almost immediately after collection. read more

Could have been the better community to live in but the real issue is the management that has always always been so INCOMPETENT! Everytime you have a transaction at their office, you'd feel like either their employees know nothing at all or just plain incompetent or maybe lazy. There never was a single question/clarification asked that has been answered directly or addressed properly. The frontdesk associate would normally say, "I don't know yet, I'll ask the manager, I will just give you a call, or I don't have the answer for that." Weren't they trained before they actually start working? Why does everything have to go through lengthy process and waiting time when type of transaction is just recurring? Plus if you don't follow them up they don't actually get back to you on time. I mean we are the clients/customers that bring in money to their business (not that we are always right) but at least they should have the high level of customer service because that's how business runs. read more

We tried to rent an apartment here on Nov 22. We called and left messages every day. Even emailed. The assistant manager, James did not get back to us until he finally answered his phone on Dec 2. Our stuff is in boxes, ready to move. That is when he told us we did not qualify due to our income. He swears he told us that. He Did Not. We were short $500 income. If we want a guarantor, the manager said they needed to make 5 times the rent!! Is this legal? I have never been so angry trying to move. read more

I am an intern working in Santa Fe for the summer and this place has caused me more headaches than its worth. They have charged me money without telling me exactly what it is for. Sorry but I'm not going to just fork over $200 plus without knowing why and for what. Whenever I contact them to inquire I always get a rude and snarky response about how it is my fault even though it is about things they either gave me the wrong information for or did not tell me about in the first place. I honestly don't understand why anyone lives here, yeah sure the workout facilities are nice but the cheap ass "wood floors" the extremely cheap cabinets and drawers in the kitchen are not worth the exuberant price I am paying to live here for 3 freaking months on a stipend. Honestly if you are looking to live in Santa Fe somewhere do NOT come here, I mean unless you want to be charged for random shit then go for it. My experience at Vizcaya has been very good. The woman who rented the apartment to me, Joelise, was supportive, informative, and overall responsive and fantastic. Whenever I placed a maintenance request it was done in very short order and done well. It's great to live in a place where someone else takes care of everything and in a timely manner, and that is what they did. My neighbors are good. I'm going to add one negative in that is if you live on the bottom floor the upstairs noise will negatively impact the quality of your life here it is so noisy. The noise will wear you down and keep you up at night with just normal walking. Unfortunately for me I had a couple with two big dogs above me and in the last few months here it has destroyed my sleep and my quality-of-life. But that has nothing to do with the staff and the maintenance staff who all have been fantastic!!!! read more

When my wife and I first were applying to live here, the staff was exceptional. After we moved in was a disaster. When the office is called it goes to voicemail, they never call back when you leave a voicemail. They charge you for a pest spray fee but still I find many little ants throughout the bathroom and other areas of my apartment, and other bugs as well. I keep things very clean, so to find bugs is really annoying. The quality of the apartments is terrible. They make it look really nice when you do the walk through, but once you actually start to use the cabinets and sinks and tubs you realize how bad they really are. What you pay for, far exceeds what you are getting. To top it off, the AC went out and it's been nearly two weeks of extremely hot days. They don't seem to be moving quickly or even caring that it's out. I've had to take my twins to my brothers house during the day because it is in the 90's in our apartment. So now we are paying to not even stay there due to the heat. I do NOT recommend these apartments. It will be more trouble than it is worth. The repair guys are the only nice thing about this place. I lived here for nearly 2 years, and originally wrote a positive review-- until I moved out this month. TOTAL RIP-OFF!!!!! It's been 2 weeks since I moved, and now they are trying to charge $2000+ for "insufficient notice"--even tho I spoke with the office after I gave written notice and confirmed the amount I would pay for the final month (a pro-rated amount). Now They are denying this conversation. I paid my pro-rated amount upon move-out day, and they said we were all set!! I would NOT have moved out early if I had to pay $2000 extra. (??!?) The grounds are always well kept, maintenance staff arrives in a timely manner and are friendly and competent in their jobs. For the most part this is a safe, quiet place to live. Well..moved in a year ago. Management then was horrible!! Little better now. Now time to renew my lease. In a 2 bedroom, 1046 square feet. LOVE MY APT!! BUT.. RENT WENT UP 150.00 IN ONE YEAR!!! YES..IT WAS remodeled before I moved in. Their form of remodeled is a silver oven that is not even up to date self cleaning. Cabinets or very old ..ya painted over. Also fake wood floors and old carpet in bedroom. But still overall like my apt. I love the grounds for dog walking and just sitting in the quad and maintanence is awesome. Just think a 9% increase in one year ..way over the top. New owners must think people in NM make a lot of $$. Have decided to stay another year. I've lived on The Enclave side of this apartment complex for ~8 months. I find the unit price to be a bit high, but the location, amenities, and safety have all been great. Walls are a little thin, I'm afraid to be noisy at night. The management replaced the washer and dryer for me when I moved in (in a timely manner). Gotta also say they enabled me to have smooth moving-in period, which I was a little nervous about, since I moved here from Illinois. Nice gym and pools on the property as well. The management recently changed (January 2017) and already the maintenance is showing it. There's no more recycling of trash - that was very popular here. The plastic 90 gallon recycling trash can was placed in the regular trash bin so you know there's no more recycling here - no message from management, just figure it out for yourself. And then the lights that cover the parking lots - are burning out. It's very dark now and this may be why there's so much dog poop in the grass - if you can't see it you can't pick it up. Overall, the tenants are not picking up the poop - it's a lot grosser than it was one month ago. Not a fan of the management - they're slacking off on maintenance and it definitely is creating an ugly environment here. read more

The management for this place is fuckin atrocious. I left their office crying today. They were so mean to me. Mega overpriced unit (I paid $1100/mo to live there on my own), $300 nonrefundable pet fee plus an additional $30/mo. I had to request maintenance twice to get my swamp cooler working. Management always treats me like I'm a huge inconvenience, they're really damn rude. Neglected to tell me that I needed to provide not only 30 days notice for moveout but also 30 days notice to give up my covered parking space. They really dicked me over, and I payed a prorated amount of $800 this month for the place even though Im not living or parking there anymore. Only plus was that I had chill neighbors, and the place additionally includes a recycling service. Carpet is shitty, dishwasher didnt work, and the cabinets were super ghetto. Don't waste your money here. I'm a 20y/o chick living in this city alone, and really could've used last months rent to feed myself. screw these guys read more

Do not rent at this Apartment complex in Santa Fe. While the grounds may be enticing, the inside of the apartments are not updated at all! I lived with old dust ridden carpeting, old peeling counter tops, old noisy appliances (had to leave every time I turned on the dishwasher), old fixtures, and mold in the shower area. The walls in the bathrooms near the bathtubs contained bubbling and what appeared to be painted over water damage. Maintenance is fast to respond, but they will just rig whatever needs to be actually replaced, so what you wanted fixed is never really fixed correctly. The price they charge for rent is unbelievably outrageous for the quality of the apartments, but in Santa Fe you are at the mercy of price gouging! Parking lot lights are constantly burned out and there are auto break ins despite the "Security" they hired to drive around to prevent this from happening. Their security actually just looks for illegally parked cars vs. deterring vandalism/break in to cars. Constant turnover in management and owners - current staff and manager are unfriendly and treat tenants horribly. They will nickle and dime you when you move out, and try to charge hundreds of dollars in "damage" as they call it for actually what is considered normal wear and tear. Rent anywhere but here - don't walk, run! These people are slum lords! read more

I lived in the apartments for more a year. Initially the management company was good. Towards the end of my stay, the management move to a company called GREYSTAR. They are one of worst people to deal with! If you are moving out, expect BIG bill from them!! Keep your documents and make sure you take photos of move out condition to fight them!!! read more
