Be aware. Do not prepay anything (hoa or SA) as Waccamaw finds & creates charges to keep your money. Also two months after we sold our condo and made arrangements to have the new owner take over the outside storage unit, and our permission was in writing, Michelle W decided to null and void that permission and sold it to another owner. Never having the decency to let us know. Which put us in a legal pickle with new owner. Michelle changed the rules 2 months later to suit her error and needs. We were to have refund if $90 on our prepaid hoa fees, they created new charges to wipe it clean. Also without documentation they forced my buyer to pay 6 months SA upfront, nearly cost us our sale. My family has owned at the Ashworth for 12 years. Since Waccamaw has taken over as the HOA Management company of the Ashworth Condominiums the HOA costs have significantly increased. Meanwhile, the maintenance and security of this property is approaching non-existent. What once was a nice place to live and visit is rapidly deteriorating in to a recent review of a Carnival Cruise (which is bottom of barrel terrible). The behavior of some owners is also responsible for this downturn, something Waccamaw should be overseeing. The people who work on site are not to blame. Before Waccamaw there were always at least double to number of personnel on site. How has the cost increased while the service decreased? Both dramatically. Some of the many issues are: Trash on the walkways Little security over parking ( including owners leaving their owner parking stickers for guests to use (not allowed) so other owners who actually live here cannot park in designated spaces) No one monitoring who is coming into the parking deck letting anyone park here whether they are staying here or not Owners not enforcing rules on their tenants (i.e. number of people per unit, not hanging towels or dumping coolers over the balconies, leaving trash in the hallways) Posted rules not being followed and enforced in the lazy river and hot tub Elevators not working read more

The dumbest!!!! When you log into their page to pay your HOA dues, there is no "due by ___ date" listed. I've been here 5 years and have never been clear on whether I was a quarter ahead of myself (dues are paid quarterly) or right on time. So this October I foolishly tried to gain clarification. I messaged them through the app on 10/8/25, asking if I owe for the current quarter, or if I'm up to date for the Oct payment (I would have been 8 days late at this point, which was purposeful on my part, as I was trying to see if the "due date" would appear once I was late. It did not). The woman responded that I was "up to date." I replied with a joking message that "I've been ahead of myself for five years, lol" and went about my business, under the belief that my next quarterly payment is due Jan 1, 2026. Fast forward to last week, I receive a notice stating that my account is 60+ days past due, and I've accrued $80+ in late fees!!!! I send them another message, asking them to review our correspondence from 10/8, which clearly shows that I believed I was all good through January. Evidently I misunderstood the woman's message (her bad - it was not clear), which I can acknowledge. BUT the fact that I responded with a silly message that I'm a quarter ahead shows that I was misunderstanding. Why wouldn't they respond & clarify, instead of closing the ticket and giving me ZERO notice until I'm already $80+ late?? When I received this letter last week, I immediately went online to pay my past due amount! I am not trying to evade my dues by any means! I'm simply asking them to waive the late fees since 1) it was a clear misunderstanding, 2) they were well aware that I was misunderstanding and chose to keep me in the dark and tack on late fees, and 3) I've received ZERO communication from them within the 60 days that I was late. Again, they're just tacking on the late fees. Anyway, they're refusing to waive the late fees caused by their own incompetence. Imagine a website/app that shows "you owe ___ balance by ____ date?" Yeah, Waccamah isn't it!!! They're stupid and awful and I hope they have the holiday they deserve. read more

These are rude and dishonest people. It clearly states in the HOA rules, HOA is responsible for ALL landscaping. They came and took out two bushes that were dead, when I asked when they were going to replace them, they said "not our responsibility". What am I paying $350 a month for??? I said if it's not your responsibility, then you should not have removed them in the first place. I was told if I was not happy, I should see a lawyer. My company is building a home in Pawleys--I have needed information on the property being managed by Waccamaw I called and asked, to be told they do not manage this property--Litchfield by the Sea is the Management company--I called Litchfield by the Sea--to be told Waccamaw Manages--I called Waccamaw again to be told to call Litchfield--OK I'm done. Management is rude! Came into my home for a Quick Look at our sprinkler system. Looked at me rudely as to say he owns my home, when using my key to my lock, which I paid for. A quick look just to see if I had sprinklers? I know this is protocol, but I would have gladly opened the door, if you gave an older person a chance to get to the door. Why use the key to enter my home, yes mine, 5-10 seconds after knocking. Luckily I had clothes on or not on the toilet. If you see a car parked on the driveway then maybe you should think twice before entering someone's home. We worked very hard to own our homes, not HOA! You may take care of the grounds, but without your overly priced yearly fees, plus HOA monthly bills, you would not exist! Robin Hazelwood does NOT follow up with returning calls or any tasks. She is rude and hangs up on you when she doesn't like what you state. Someone needs to inform Robin that her salary is comprised of the HOA dues paid and she should therefore treat the HOA members better than she does currently. Rep continues to lie (yes, LIE) about whether or not she did something when there is proof she didn't do what was requested. If you email rep with one sentence and your address making a request she will email you back asking for your address - reading skills are ZERO. Rep tells you you have to drive up to the main office for amenity fob and when you get there (17 miles one way) there is a note on file that she mailed it. How can someone so incompetent keep their job????? I live in Tuscany Resort, which is represented by the Lucca Board of Directors. On June 6, 2024, I contacted Lee Lear of Waccamaw Management regarding the Lucca Board of Directors mailbox replacement requirements. Mr. Lear immediately became defensive speaking in a loud voice. His voice got louder as I attempted to speak to him (yelling) when I mentioned that there are greater concerns that needs to be addressed such as the terrible condition of the landscaping throughout Tuscany resort. Mr. Lee began continued yelling and I advised him that he needed to stop yelling. He advised "You called me about your mailbox and now you want to beat me up about your landscaping problems from 20 years ago and I'm going to hang up on you!" I have lived in Tuscany for just over 5 years; not 20 as he indicated. I have never been impressed with Waccamaw Management since encountering them about 15+ years ago when I resided in Myrtlewood/Magnolia Point, but the interaction with their representatives have always been cordial. On this date I spoke with Stephanie Contino and shared the same concerns. She apologized for the miscommunication addressing the mailboxes. She was polite and professional. Lee Lear was totally opposite when I attempted to have the exact same conversation with him that I had with Ms. Contino, who in the times I've spoken with her been very professional. Waccamaw has little control over the board's decisions and I realize this. She was just doing her job. Lee Lear on the other hand responded in a very immature and unprofessional manner; showing no self-control or self-awareness. Times are difficult enough these days without having to replace mailboxes unnecessarily, to be spoken to in such a rude and hyper vigilant manner by a representative who lacks emotional intelligence just adds to the frustrations you see here and those unspoken as well. read more

Not impressed after 3 years of service. HOA fees just increased 20% due to landscaping costs doubling; asked for bids solicited;no response. Dead palm leaves all over by community pool, yet I get a violation letter for one dead palm leaf across 9 trees. Unequal application of community standards. There has been pool shells sitting on properties for months, sheds installed, and untagged vehicles left in driveways. Either be uniform in enforcement or disregard entirely. Don't say you need an address to address a concern when the property management truck is cruising ( at speed) in the neighborhood looking for violations. Exceptionally slow return on approvals of modifications despite signed contracts on changes identical to other properties. read more

I had the chance work with Waccamaw mgt for 3 yrs. As POA president, it takes a lot of communication between the board President and your Community Manager. My community Manager was Cristina Armstrong, and she was amazing. I could text or email her 24/7 and always get a response back. All management companies are only as good as it's manager. I contacted Misty Pace from Waccamaw Management to request a copy of the HOA rules for the Farm in Myrtle Beach. Misty Pace sent me 4 emails each one more condescending than the next. Eventually she told me that only Home Owners could view the HOA rules. We'll I am not going to purchase a home in an HOA without reading the bylaws. If they won't provide HOA bylaws to prospective buyers, then surely they don't want to know their rules until you're stuck. I don't recommend this HOA. They're too shady. read more

this company's main business focus and interests seem to be generating fines to home owners to make extra money for themselves! they also not willing to provide effective and efficient communication with Home Owners so they can issue more fines on top of that! even though I auto pay all my HOA dues at least one week in advance before the deadlines. this company still can manage try to charge me late fees more than 6 times this year alone, with at least 3 different charges on each case, simply by claiming they didn't receive my payments by deadline. even when I had bank proofs that all the checks were sent out at least one week before the deadline. it doesn't matter. I still would be charged no matter what by their definition!! as an example, they claimed that they didn't receive my 4 separate checks for over a month. so they imposed 3 fines on each of the 4 "missing" checks (40% of the dues as additional charges for these 4 missing checks. then they deposited these 4 "missing"checks 2 months later (someone mysteriously find them two months later)! I requested investigation and explanation why these 4 checks were missing for 2 months. I never received any response on the matter! another case: when I had bank check dated 9/4, they claimed they received it on 9/11 (one day passed deadline per their claim) and they insisted on impose 3 different charges on me for this one day "late" for this dated one week advanced auto payment! read more

We requested a meeting to discuss their employees talking badly to residents about other residents. We first tried to straighten the matter out with the employee but that didn't work out. Receiving a return phone call, email or text is a crap shoot at best. Most time it takes 2 - 3 calls before anyone replies, if they reply at all. We have a community website which they must never monitor. It is hard to determine what they do in our community, they are never to be found, meanwhile the violations of community rules just keep piling up. Reading through their YELP reviews, it appears that they are consistently poor at communication.
