I've been with Wallace Ackley since 2018. I first lived on Kenwick by the leasing office ( loved my place!) Pricing is always reasonable and although some unites aren't fully updated ( such as dish washers lol) it doesn't take away from the area and safe place you call home. I never had any major issues while living there. And any repairs were always done in a timely manner. The staff has always been amazing. Julie and Kiyata are typically who I speak with when calling and they jump on whatever is needed. I moved to another location in 2021 and am still with the company! I lived in this complex for only 1 year and was ready to move within 7 months. Heather is very unprofessional at her job and does not care about the residents, she gave me a hard time every-time I spoke to her. I get it if she does not like her job, but that has nothing to do with the company she works for. There's been multiple times I complained about my neighbor harassing me and my son, but since that tenant lived there for 30+ years they didn't care to hear me out. I'm sad that I spent my time here, they don't care about residents and one time I locked myself out - they said they could not get anyone out until the morning which I've never heard of. Moral of the story, even if your low income or this is your first place. Don't do it - waste of money and you can find something better. read more

upon move in day, the whole place smelled like sewage. The unit was vacant for a month and it shocked me they hadn't returned to get it ready properly. whatever was sitting in the drain pipes has not been cleaned causing the whole place to smell like literal a$$. My own dad who works for a DIFFERENT maintenance company shoved a rag down there to contain the smell. I reached out to the office for this issue and they cleaned my air vents.... which wasn't even the issue. it's the drain pipes. I called again and they sent a plumber who looked for 2 minutes and told me he would tell the office. since then I have heard nothing back. I think it's ridiculous they would let someone move in when it smelled like that. dead flies all over bedroom upon move in day. paint covers the towel racks and the bathtub was absolutely stained and dirty af! not a very good company!!! read more

Terrible communication. Apartment was dirty when I was given the keys, when though I was told it was ready. Management is lazy. The office will send you notices threatening eviction for smoking or animals barking, without verifying it was actually coming from your apartment. I took pictures when I moved in of the apartment and when I moved out, I was charged for the things I originally put in the move-in report that were issues. Avoid this company and location read more

Was a tenant for years. They never made any improvements to their properties while I was with them, yet rent increased every year. They send you a bill for routine maintenance for things they should be managing on their properties but don't. I do not recommend them, don't waste your time. read more

i wish I could leave zero stars. I'll preface with saying the only reason I am still renting through them is due to keeping my son in UA schools, but have been actively looking for other options in UA with a private landlord. i have been renting for 12 years and this is by far the worst property management company, to the point I am currently in escrow due to complete lack of communication and negligence regarding maintenance requests. This is my second rental in the Columbus, OH. area and the rating I gave it is pretty much how I feel about the place. It's nice, but it's not great. The company is fantastic to work with. They are straight forward, prompt with maintenance repairs and professional. Everyone who works in the office is great. They mean business though. Rent must be paid on time (or within a 5 day period) or you will be charged a $25 late fee. It has to be mailed out to their main branch in Cleveland. They also have the option of automatic withdrawal every month for rent as well. One thing that I will say they "lied" to me about was that water would be included in the rent. This is not true for the place I had on Kenwick. Water is a separate bill through Guardian. It is not included. You do pay all utilities (Electric, Gas, and Water, obviously) and Internet. The good thing is that WOW, At&t and many other companies can setup connections in the area if you hate Time Warner like I do. The place itself: A nice 2 bedroom, 1 bath apartment with a historic feel. My apartment was renovated and I was the first person to rent it. Central heat and air conditioning, as well as a carport with a grage opener are what sold me on renting the place. There is also a designated laundry area in the basement, which is shared. It was a nice find, as I do have a washer and dryer. There is also extra storage space in the basement as well. I loved the apartment itself. The kitchen and bathroom are a bit small, but for a single girl living alone, it was quaint. My neighbors were very nice, except that I could hear pretty much everything from my neighbor below (however, I think she was just loud by nature). Overall, a great experience with Wallace. I will say that the apartments in the Bexley are do go rather quickly, as Capital is not that far from it. If possible, get a newer/renovated unit. Some of the older ones are a bit shabby looking. read more

I hope all of the workers here protect themselves when they aren't at work because they've got half their tenants ready to come at their neck. Overpriced trash apartments. I have rented with Wallace F Ackley for over a year close to two. I love my little area that we are in on Roosevelt Ave. The apartment itself is nice, and management are prompt with service. The Cons: Walls are very thin, heard every conversation my neighbor had with her kids each night. Not much usable kitchen cabinet space. Parking is a big issue as you can't park you car on your paid spot without it being towed, and management aren't willing to negotiate recovery cost. Ex. Parked my vehicle in my spot, as my GF took the car with the tag to work, parked our other car in my spot, and was towed by the time we got home from an event that evening. They told me if I want to park my car on my spot, I should've put my poorly made mirror tag into that vehicle that was on the lot. I asked if I have a visitor and I reserve my spot for them would that be ok? They said no, I would have to put my tag in their car. So I asked what if I forgot and they drove of with my tag? Their response was I wouldn't be able to park my car in my spot until I get a new tag. I believe that's unfair policy practice against their tenants. And for that reason I will not so business with Wallace F Ackley again. Great community of properties but aren't willing to work with their tenants on matters that could be fairly resolved. Worst place I every lived! Don't live here unless it's this or under a bridge! Prices are good and the place is decent for what you're paying, but the management company is terrible to work with. They are deceptive, shady, and nasty when you call in. They don't tell you when you sign the lease that smoking is permitted unless it's explicity stated otherwise. When I toured the apartment, it smelled strongly of fresh paint. Within a few days of moving in, it reeked of cigarette smoke and various other forms of smoke. Even when this began to affect my health I was not able to break the lease without being responsible for it the entire duration of my lease. And watch out, if you forget to put intent to vacate in writing 60 days before your lease expires, you're stuck with it another year because it auto-renews! They also did not fix the air conditioning. They send out technicians promptly when requested but they don't resolve the issue. My air was running constantly all summer wracking up bills and it was upwards of 80-90 degrees in my apartment all summer. I was miserable and asked many times to replace the archaic air conditioning unit that was rusted out and molded. Of course they did not. Also they didn't send me a water bill the entire time I lived there but sent it all in one lump sum, demolishing my deposit. I'm so incredibly relieved to be free of this company! read more

Left us with a basement full of sewage while my husband was recovering from surgery during covid-19. That right. The sewage backed up into the basement (not our fault) with piles of toilet paper and fecal matter which is dangerous and hazardous. "Sewage contaminated water can contain a variety of bacteria and viruses. Sewer backups in the basement are smelly, messy and best left to the professionals." But they refused. I called 4 times and got the runaround. During a pandemic, somehow our health didn't matter. I couldn't even clean it myself because stores are out of cleaners, gloves and masks. They wouldn't ask the plumbers to come back and clean or send cleaners out for us. So, just remember, if you live in a Wallace f ackley home, you're living in a place that was soaked in urine and feces for over 24 hours and a landlord who doesn't care one bit and will stick you with the bill. My fiancé and I were told we could not even turn our application in. We were moving to Columbus from Cincinnati to be closer to family, I had got a new job and received my offer letter. I told her I could provide it. She turns and tell me that I had to start work in Columbus before we could apply. Like what! You want us to be homeless or live in a hotel until I start work. It doesn't make sense. when is an offer letter not sufficient when coming from out of town on top of that i already told her that i was leaving work on a Friday and starting the new job on Monday, I wasn't missing any work and had current paystubs to prove it. My fiancé also made more than enough to cover me and him but we were told he could not apply by hisself because I would be living there too.
