What a wonderful apartment complex. We are signing our second lease, since we weren't ready to purchase a home quite yet, and it was a no brainer to stay here at River Pointe. We could have decided to go somewhere closer to work but the service we get here is extraordinary. June is a real treasure, she truly cares about the tenants and will do everything in her power to make sure they are well taken care of. The apartments themselves are cozy with a good amount of natural light. I love the walk-in closets and the choice to have vinyl flooring throughout the apartment is great. A little pantry in the kitchen has proven useful and a good space-saver. I love the balconies and how we are able to walk to Den Rock Park. We do not have any complaints regarding the snow removal, they have been prompt and efficient. It's great that they have the option for a garage and a fireplace. Rent is definitely cheaper in Lawrence than in North Andover, but you are practically living in North Andover so it's a win-win. Reading the previous reviews, I do agree that the parking spots are a little tight and if someone parks incorrectly, it definitely throws the other spots off, it can be a little irritating. read more

Living at Den Rock has been nothing but disappointing. Upon move in (in a newly renovated apartment), we had to place upwards of 10 work orders within the first two weeks. Orders ranged from our front door lock being installed upside down to there being a metal fan with sharp blades uncovered in the common entryway. There have been additional safety concerns here as well, such as our entire building smelling like marijuana on a daily basis, sometimes as early as 8 AM on weekdays. The smell frequently comes into our unit, either through pipes, the front door, or through connecting walls. Windows do not stay open to properly ventilate the common areas. We have been told the same information from property management for months regarding the tenants that continuously smoke indoors and no progress has been made on any resolution. The lease states this is a smoke free community when in reality it is not - falsely leading tenants to believe this community is family friendly. Last summer the community pool turned green. Windows in the gym do not all properly open to ventilate the area. Parking spaces are small - if a car is parked next to you, it is nearly impossible to get a child out of their car seat. Snow removal is chaotic and not adequately done. We have voiced our concerns to maintenance, property management, and Fairfield Residential. Our concerns were met with disregard and lack of professionalism. I would urge families to think twice before moving here. read more

I would recommend not living here at River Pointe at Den Rock. This is a short summary of all the headaches myself and girlfriend have experienced since moving here March of 2019. 1. Management promises one thing and gives you something else. Take you through a beautiful demo unit. Inform you that your unit will have "silver" appliances (by the way are not stainless steel), laminate floor in living area, ceiling fan in bedroom. When you move into your unit it is old white appliances, carpet in the living area, no ceiling fan in bedroom. Within 3-4 weeks all of this was resolved but still a pain that we had to deal with it and in return we worked out a deal. 2. Broken air conditioner buzzing outside the master window. Wasn't my air condition unit but someone else in the unit. Took weeks for the complex to get around to fixing it. My elderly neighbor came complaining to me that she could hear my fish tank buzzing in her room. Guess what I don't have a fish take or anything that is buzzing. I explained to her that the air conditioner outsider her and my windows was broken and buzzing. Once again this took weeks to repair and wearing ear plugs at night. Water main break.(see photo of sink) Now this isn't the apartment complexes fault as the water main is not their responsibility. How they communicate these problems is poor. We were instructed to run water still till it went away, which we did for over an hour. 4. Snakes in the garage We pay every month for 1 garage spot for a vehicle. Not for snakes to live. Apartment called a pest removal service to seal any cracks, person came out the next week. Still had snakes entering the garage, and no we do not leave the door open for extended periods of time either. Eventually we were open to another garage. 5. Water intrusion in the guest bedroom which caused mold. We are currently dealing with this issue as I write this review. I observed that the carpet was wet 20th of July, maintenance came and pulled the carpet up and placed a blower in the room. 9th. Aug I write a complaint that nothing has been done and the room had been like this for a couple weeks. This was the final straw for us. Girlfriend has a sinus infection, and I was congested. That is when they finally came and opened up the wall to see what the problem was, 3 WEEKS LATER!!! As of Today 16th Aug. communication have been zero, been waiting for 6 days to hear what the next steps are. Who knows when this will get fixed or what compensation I am going to get for this mess. I will update the review at a later date after the dust has settled. In summary I recommend that you do not waste your time looking at this place and seek a different living situation. read more

This apartment complex is a gem located right off 495 and near everything the Andovers have to offer, but at a much better value since the address is in Lawrence by like 200ft.. seriously. If you don't have to worry about school systems and are looking for a modern apartment this community should be one you check out. The property is very quiet despite being off of major road ways and it is nice to have access to Den Rock Park which is beautiful. Lots of wildlife around if you keep your eyes open as well. The apartment itself is cozy and the high ceilings with crown molding give it a higher end look. Laundry in unit and great closet space, I have a true walk in closet. Apartment is pretty well insulated, I don't feel much of a draft even though we just had two weeks of temperatures under 20F. You can hear some noise from the hallways and from the apartment above if they are heavy footed but that's about it. I am very happy with the community and really enjoy living in my apartment. Office and maintenance staff have all been great and very fast to respond when I had some routine maintenance. After moving in I started to notice a pet odor despite having new carpets and Maurice came out multiple times to help resolve this issue. The only thing that this community could improve is the parking. The spots are smaller than average which took some getting used to. If it's later in the day or a weekend I've had to drive around a bit to find a spot I could fit into and squeeze out of. I've never been unable to find a spot but sometimes it's farther than I'd like. I also don't like to park where there'd be lots of foot traffic due to this. Fortunately I'm a smaller person, but I witnessed some neighbors who were older and heavier struggle to get into their car which got sandwiched between two others. Due to their physical capabilities it was just impossible for them to fit in. I awkwardly pretended not to notice as I wasn't sure if it would be a nice gesture or embarrass them if I offered to back it out for them! I also imagine it's difficult for the families to find a spot that they can get a child out of the back seat. I'm sure if there was a way to improve this they would and maybe when the community was constructed and less people drove SUVs it wasn't a problem, but if they could offer larger parking spots I would give them 5 stars. read more

Well, what can I say about these apartments? For one it is located in the perfect spot to the highway. The staff are great and always going out of their way to make you feel at home. The Apartment complex itself is clean, unlike other places that I have seen. River Pointe makes you feel that you belong there, the neighbors are good. It's also a very quiet place if you just want to sit outside your back porch and relax. The apartment we are living in is very spacious. Lawrence, MA. One of the poorest cities in New England, right next to Andover, MA, one of the wealthiest cities in New England. The rent here in Lawrence is higher than my last place in Andover by $404/mo, but I needed a place quick at the time and this worked. It's barely OK. You pay a high price, NO utilities are included, and you're still in Lawrence. Fairfield Properties built with the absolute cheapest possible fixtures and materials. I mean, really, when's the last time you saw a stove with nothing, not even a timer, aside from four burners three of which are too small to actually use? No microwave. Stove isn't even level and can't be adjusted. Heat and hot water are gas, but the stove isn't. WTF? Cheap beige carpet. $1 window blinds meant I had to tape blackout fabric over the bedroom window to get any sleep. Kitchen cabinets are crap and the doors sag an inch or two from each other. $10 ceiling fan in living room has no reverse. $5 ceiling fan in the bedroom doesn't even have a lamp in it. Parking lot is striped to fit toy cars which means lots of door dings. The toilet is a tiny $25 China job and mine slants about 20 degrees to the south. Cheap plastic tub, cheapest possible faucets. Dreading my first winter heating bill due to $5 windows. The budget for the abundant plastic crown molding should have been spent elsewhere. No excuse for this property constructed less than ten years ago. You're paying a big premium here for nothing, and I will be moving out once my lease is up. A fine example of just barely doing enough to get by while collecting probably the highest rents in the city. These many defects are things you wouldn't usually notice in a showing, so next time I'd better look at things a little more closely. Pro: generally quiet if you're up the hill. Maintenance is prompt, because it has to be given the junk materials. Gas fireplace is nice and most units have a patio or balcony. In-unit washer and dryer, and a dishwasher, but again the cheapest possible ones. Rent includes (cheap, hotel-spec) Philips 40" flat-screen TV, which beats none at all I suppose. I recently moved into River Pointe, over the summer the ease of dealing with June the rental coordinator was amazing !!! Originally I wasn't suppose to move in til September but due to extenuating circumstances I needed to get in sooner. So June was on the hunt for a apartment for me & made it happen within days!!! Words can not express how great full I was !!! Also everything was done via email for the most part, due to my crazy work schedule. Also Rose has been a huge help too, from getting a couple things in the apartment that needed addressing, ex. my dryer wasn't drying in one cycle. So the maintenance department ordered a part & when the part didn't come in on a timely manner they replaced the unit. I don't want to write a lot but I want renters to know why I like this place so much. First, it's close to a number of shops and restaurants (including, but not limited to, a Market Basket, TJ Maxx, and a liquor store are right across the street), as well as I-495 and I-93. The Loop shopping center in Methuen is less than 15 minutes away. Stacey and June are great. I've had more interactions with June, and she is the sweetest. The complex is quiet and nestled in Den Rock Park, which I have taken advantage of for a nice stroll through the woods. The grounds are well-kept and Maurice (maintenance) responds quickly to service requests. While I really like this complex, these are the things I wish were improved/changed: trash chutes in the building; updated appliances and cabinets in kitchen and bathrooms; wider parking spaces (I struggle almost everyday getting in and out of my car); no water bill; cheaper garages (I think they cost $175 or $200 per month!); and a larger fitness room. I know some people may have concerns about being in Lawrence. Because the complex is nestled in Den Rock Park and the Lawrence/North Andover border is right where the complex begins on Winthrop Avenue, it feels more like N. Andover than Lawrence. read more

I have been living here for a couple years, and I have few complaints. The apartments and grounds are kept up nicely. The staff is fantastic, and there seems to be little turnover among the staff, which suggests that they like their jobs and do them well. June in the leasing office is always friendly and helpful. And Maurice is excellent at taking care of all the maintenance. Sure, the apartments could use a few updates, but overall this is a great place to live. What you see is what you get. Overall I think this is an awesome place to live. Being new to the area and given it was my first time moving to MA, I didn't know where to live. I'm happy to call this place my home. Sure there are some small drawbacks like the high cost of living and the seasonal bug issue, but this doesn't surprise me given that the property is beautiful and located in Den rock park. The staff is amazingly kind and helpful in making you feel right at home. June has personally gone above and beyond to make me feel welcome by ensuring any and all of my concerns are addressed. Do yourself a favor and keep looking for another place to live. River pointe is extremely overpriced for what you get-includes nothing in your rent and you can find better-the fixtures and overall quality of the units is cheap- the office staff is changing frequently- the non smoking buildings often smell of smoke in the hallways and 1st floor apartments-parking is very difficult even for people with one car-often have to park a building down due to no open or too narrow of spaces by my building- the rent has gone up by quite a bit every year- we tried to re sign our lease in the winter months because we were told the rent is less at that time but instead ended up with $100 more on our rent- car insurance is higher due to being in Lawrence and there are many nicer similar priced place in Andover that include heat and hot water- 1st floor windows are extremely drafty and cold- dryer needed to run 3 times to dry clothes in mine and my neighbors apartments- the trash is always spilling all over the dumpsters- no one picks up their dog poop-and the snow removal and salting is not good for being at the top a hill. Just please dont settle- keep looking and you can find some place way better than here read more

Location and staff are the big seller points here! JUNE AND ROSE IN THE OFFICE ARE INCREDIBLE! They are always right there to listen, assist, and find a solution to any issue. You can not beat the location on rt 114 N. Andover/Lawrence line and Route 495 with Route 93 only a mile or so away. The parking is probably the big negative but workable. I am not sure how they got the spaces approved with the City as they are extremely narrow. Unfortunately, I have had to climb into my car from the passenger side on two occasions due to the car next to me not being parked properly. There is no room for this type of parking~you NEED to be sure you park within the lines and STRAIGHT! They do offer garages for rent if you want to pay an additional fee. They also do maintain the snow removal very well. read more

I have lived at River Pointe for a number of years. The community I feel is safe and well maintained. Being a single woman and working late hours I've always felt safe walking to my apartment at night and walking my dog at night. When ever a maintenance issue arises Maurice is quick to resolve the problem and there is around the clock maintenance support for emergencies. The leasing office staff are beyond helpful and quick to respond. One downfall has been living on the first floor and having water damage issues due to tenants above over the years.. Despite the inconvenience the staff were quick to rectify the problem and beyond accommodating. Parking spots can tight and parking is a mess especially in the winter due to people making their own spots.. Overall my experience here has been satisfying. read more

Pros: 1. Apartments are appealing from the outside, and the grounds are well maintained. They always have people shoveling/plowing the snow during storms, and they re-mulch in the summers, so they place looks tip top from the outside. 2. Cheap rent for the area. Because the apts are technically located in Lawrence, and are zoned for the Lawrence school district, they have to charge closer to Lawrence prices (super cheap). But in reality, these apartments are located directly on the border of Lawrence and North Andover. Literally North Andover is across the street. So the area you are basically in North Andover, but your address is Lawrence. 3. Down the road for Merrimack College, so its a great place to rent if you go to school there and are commuting. 4. Close to many great hiking/walking trails. I love the outdoors, and River Pointe is actually located in the middle of Den Rock Park, which is an awesome trail/national forest type park. Make sure to spray yourself with tick repellant! Cons: 1. They paint they use in the bathrooms is NOT the correct type of paint. Within a year of moving in, my entire master bathroom was covered in mold spots. I have a major allergy to mold and had to request multiple times that someone come in to fix the issue before anyone came to check on my complaint. I lived with the mold for MONTHS! Eventually someone came to fix it again, but their solution was to simply paint over the mold:( 2. Every year my AC/Heat breaks. Maintenance comes in and fixes the HVAC so it works for the season, then it breaks again, as soon as I need to make the switch from Heat to AC. 3. This past winter, this place had MAJOR problems with the 3rd floor renters. I live on the 3rd floor... In New England we got over 100+ inches of snow this season... leave it to cheap old River Pointe to not clean off the roofs, until they started collapsing! My Dining room leaked for a good month, before anyone did a thing about it. My heating bill went up, due to the destroyed insulation - that's my problem right? Finally in March they did a nice patch job. 4. In the summer, every welfare recipient in Lawrence WHO DO NOT LIVE IN THE APARTMENT COMPLEX, turn our community pool, into their personal bath tub :) walk in there once the kids are out of school, and you will be sure to find an inch thick layer of hair grease covering the entirety of the pool. Its disgusting, and I would expect more from the money I pay monthly, Lawrence or not, they need to tighten up their policy on who can go to that pool - its a wasted amenity 5. There is a child who lives in the apartment and takes the bus. EVERY morning m-f the bus comes up the hill and slams the horn for this kid. Once at 7am, then 7:15am and finally at 7:30am. If you decide to move here be prepared for a major wakeup call every morning starting at 7! I've been living at River point for about 3 years now. Why you ask? #1 I started renting here in college, and it was affordable then and even more affordable now. #2 it's the convenient midpoint between me and my fiancé's work locations. read more
