    I chose this loan officer specifically because of the strong reviews and because I wanted…read moretransparency on rates and costs. That's not what I got. Early in the process, I was given the clear impression my rate would fall in a certain range. When the actual disclosures arrived near closing, the zero-point rate was substantially higher, nearly a full point above what I'd understood, and the version I received had thousands of dollars in discount points built in that were never discussed with me. When I raised the discrepancy, I was told it was "the market" and given explanations about what online rate averages "really mean." None of that held up when I checked published data myself. To be fair, the file was handled competently and closed on schedule. But I had to push, repeatedly, before I was shown the full range of rate, point, and credit combinations available to me. My advice to anyone shopping here or anywhere: 1. On day one, ask for the full rate sheet in writing: every rate paired with its exact points or lender credit. Not a verbal quote. Email or PDF. 2. Any time someone quotes a rate, ask if it includes points, and how many, and get the answer in writing. 3.Take that written sheet and shop it with at least two other lenders or brokers. If someone won't put pricing on paper, that tells you everything. 4. Never sign a fee disclosure with points you didn't explicitly agree to. You can decline and restructure at the zero-point rate. I did, and it saved me thousands in cash at closing. Good ratings don't mean you can skip the paper trail. Get everything in writing.
