I stayed here about three weeks ago. It's an older campground. The location is a highlight--just a short walk to a nice, clean beach without issues of homelessness in the area. However, I wouldn't call this a family-friendly spot; it felt more like a simple parking lot for RVs. There were no activities, music, or community feel. People seemed to keep to themselves, and it was more a place to stay for proximity to the beach than a social or recreational environment. On the downside, customer service was challenging. I called around 20 times throughout the week to reach the front desk/reservations team, but they only answered three of those times. Additionally, there's no staff on Sundays, and the office closes by 5 PM daily, meaning late check-ins are handled by Security, who will come by your site to check paperwork. Lastly, the price felt high for an off-season visit. We paid just over $200 for two nights in November, which seemed a bit steep given the lack of amenities or activities. This might be a better choice in the summer, but I expected a bit more overall for the price.

I have stayed here for many extended reservations. Typically a quiet friendly place and clean. Reading some of the negative reviews baffled me and most seemed tied to personally controllable circumstances. Cynthia and Tyler are very friendly and accommodating. PCH can be loud at times but it's to be expected, nice waking up to ocean air too!

It's my first time ever bringing the RV here. Years ago we had driven through and had lost interest because it was apparent by the enormous amount of junk on the sites that people were living here. New management must have cleaned up the place because the park is very clean and nothing like what it once was. All the facilities including the pool and laundry were very clean and well kept. I saw security driving around often at night. It was nice. I truly enjoyed it and look forward to bringing some friends booking a future stay.

What a wonderful small spot. Perfect location. Clean Friendly Talked to some really cool people. Only down fall Wifi is not great . But i am not for WIFI i am here for the BEACH.

Great beach RV Park. I have stayed here many times. You can not find a better beach RV park with full hookups anywhere else in Southern California.

Awesome RV park with good prices and great proximity to the beach and amenities. It certainly is not a prestigious resort, however if you're looking for a short walk to the beach, close to e-bike rentals and easy walks to the pier, this is the place. Full hook ups, pool, laundry and game room. Some folks do live there full time, and you do see some more "run-down" trailers and RV's. But overall it's an awesome spot.

Good things: We thought the bathrooms and showers were very clean. The food at Moes was good as were the drinks. The store was well-stocked with toys, food, and clothing. The pool and jacuzzi were great, and the kids loved them. Kids' activities and games were plentiful, and they also enjoyed the playground. Staff was helpful in the office. Security was present and doing lots of rounds the first two nights (did not see them the busy Friday night). The camp was VERY, impressively, quiet at night. Middling things (mind you, the campground is not in control of these!): the sand is not soft sand like at the coastal beaches. Kids will probably need shoes for the shells and rocks, and it's packed super hard. The campground is under the flight path of John Wayne airport, so expect to know when it's 7 am each day since that's when the planes begin roaring overhead. Not-so-great things: the sites are super close together. Yes, you will be packed in like sardines, especially in the "standard" back row sites, which were completely filled when we visited. It is hard to back in when trucks are parked along the road, in front of the tiny sites- there is VERY little room for error. The sites are ALL DIRT, which I did not think would be so bad until I lived it. (Never again, unless I buy some turf at some point.) When campers dump their waste, expect to get some whiffs. (Many reviews note something about the angle of the dump/hose- we don't have a bathroom in our trailer so I can't attest to that issue.) Finally, the single biggest deal breaker for us was the allowed use of wood burning fire pits at sites. Since everyone is crammed in there, people burning wood on Friday night resulted in the paths and trailers and even the bathrooms being filled with smoke. They should only allow gas burning fire pits! So yeah- if we return it will only ever be mid week and preferably in the off-season.

The employee appeared completely untrained, offered no helpful information, and acted inconvenienced by a basic customer inquiry. Customer service and professionalism matter, especially during busy holiday weekends when visitors are looking for guidance and support. I hope management takes customer experience more seriously moving forward and provides better staff training.

However, I was extremely disappointed by the inconsistency regarding their pet policy. Before booking, I reviewed the campground rules online and understood that pit bulls were not allowed on the property. Because of this policy, I made the difficult and expensive decision to board my own dog elsewhere during our stay. To my surprise, throughout the weekend I saw multiple pit bulls openly walking around the campground. I brought my concerns to the front desk, and the only explanation given was that some guests do not disclose that they have pets and simply arrive with them, which is not an acceptable excuse. While the staff apologized, nothing changed, and the dogs remained on the property throughout our stay. My frustration is not necessarily about the dogs themselves, as I am also a pit bull owner and lover, but about the lack of enforcement and consistency of the stated rules. If the policy is not actually enforced, guests should not be expected to spend additional money boarding their pets based on the information provided online. Unfortunately, because of this experience, we will most likely not be returning for future RV camping trips.

I called Paddles and Pedals in the morning to inquire about a same day bike rental. They…read moreconfirmed they had availability and we made our way over. Our party was one adult and two kids. The bikes they brought out were the perfect size for each person in our group and they provided helmets. It was about $16/hour for the bike rental. Upon arrival we were helped immediately. From arrival, to waiver signature, and getting on bikes took about 10 minutes. You will need an ID as they hold it until you return with payment. The location is on the north shore and it is easy to find. There was plenty of parking and it's right next to an RV Park with a little liquor store in case you forgot anything. If you didn't bring a drink, pick one up as I did not see any water fountains or bottle fillers on the bike path. The paved bike path is right across the road and it is easy enough. There are some hills, not bad, but not completely flat. You can always walk the bike up if needed. You can ride all the way down the north shore which is mostly undeveloped and absolutely beautiful. We packed a backpack with sandwiches and stopped along the way at picnic tables to eat lunch. Keep in mind for you, your kids, and pets, that it's a little harder to exercise/breathe at high altitudes. There are a few benches to stop and rest as well as a few paths down to the lake. The trail is shared with other bikers, walkers, runners, and a few folks walking dogs. Everyone we encountered was respectful. I knocked one star down because I thought $100+ for one adult and two kid bike rentals for less than 2 hours was a little steep. However, we loved our time on the bike path. The exercise was great and the north shore is beautiful. The trees and lake took our breath away. We will return soon.
