Any packages I received, would be held until I was able to pick them up, the water bill wasn't high, the rent was excellent considering we rented a washer and dryer from them. Any maintenance requests we had were taken care of promptly. Parking was fine besides the occasional neighbor that would park in my carport spot (not managements fault). They do have thin walls, a roach problem and some rust that comes through the water pipes. Overall not that bad. The location is awesome.

We have also had our cars vandalized several times but all the office will say is I'm sorry that happened to you with no resolutions. Every month there is a problem with the boiler room causing you not to have hot water. Therefore you can't comfortably take a shower, wash dishes or clothes. If you want pedophiles try to lure your children i, then this is the place to be. There have been gunshots heard in the complex and people shot in the parking lot but the office would not do anything to make this place safer to live. Also, if you don't like having power to your apartment, then this is the place to live. The power infrastructure is very poor over here, causing you to lose power randomly throughout the summer when the temperatures are 90+. Some of these apartments are roach infested which is hard to get rid of. Every time you sign a new lease is signed, the price goes up with no improvements to your apartment or the complex as a whole so I don't know where the extra money is going. The children are not safe in the complex with people always speeding in the parking lot or along the street. I have seen several accidents happen from people speeding but once again the office does not do anything about it. All they are worried about is people having stuff on their patio. I would highly not recommend moving here if you're looking for a safe place to live.

Living in an apartment is very common to have roaches or any kind of bug but when they live in the cracks and holes in the kitchen, it should really be let known before you move in. Cockroaches have been reported to spread at least 33 kinds of bacteria, six kinds of parasitic worms and at least seven other kinds of human pathogens.

When I brought this up to the assistant manager, Patsy, she always acted surprised, as if she had no idea why the requests were closed without being addressed. At one point, I had multiple leaks in my living room ceiling. It took them three weeks just to patch the holes in the roof. Meanwhile, mold began to grow in several spots on the ceiling. I'm not claiming it was black mold, but it was definitely mold. I submitted several work orders about it, and each time Patsy and whoever was handling maintenance at the time would promise to bring in a contractor--but that never happened. I ended up living with that mold for over a year. And that's not even mentioning the roach infestation and the rats. Ask the other residents. They don't speak out for fear of eviction or non-renewal. They cannot find anything else affordable. Most residents stay silent because they simply can't afford to move anywhere else. It's heartbreaking. Shame on the management company and the owners for allowing people to live in such conditions--and for being dishonest about move-out costs. Shame on the owners and management company for making people live like that.

The trees are mature, the landscaping is absolutely gorgeous throughout (kudos to Lori). It's like paradise! Not to mention, having a beautiful park on Clear Lake to boot! There is nothing that compares to Village on the Lake. I had only planned to stay temporarily, after having been a homeowner for 35 years. But at this point, I haven't found anything that even compares! Thank you to Lori, Michael, Ramsey, Luis, Eric and all the nice folks who take such good care of me! I highly recommend!

Adding information on the chiller boiler system. Save yourself headache. Don't move here…read more Per the office: There's either a chiller or a boiler. It can't be both. Office persons suggests: If the chillers are running cool. And your turn thermostat off and fan can be on auto. Chiller goes on cool above 50F temperature outside. The temperature outside needs to be lower 50, the chiller will start to convert to boiler with in 4-6 hours. BUT if the temperature rises above 50F it goes back to Chiller system. It's either chiller or boiler. It's not like an air conditioner that condenses. I will not get heat unless the boilers are on. It doesn't matter that at 5:22pm I arrived home to find the inside apartment to be at 53F degrees. I turned the system off. I slept with 4 blankets, 1 quilt bedspread, winter clothes, I woke up to 60F inside and freezing. Their suggestion: buy a space heater. I pay for utilities, utilities include a/c, heat, water, electricity.
