I want to say that Valencia Place has been overall my best apt that I've stayed in while I've lived in the Greater Houston area. The Positives and what seems to be so rare in the apt world: -The management team is exceptional. When I lived here, there was Maria (leasing consultant - she was grade A+ and extremely helpful), Emy (he was new, but still solid and very friendly) and the property manager, Alex I remember her name (very personable, friendly, and non-judgmental). One thing that Valencia Place was very good about was, answering the phone and responding to emails in a timely manner. -Maintenance Team is hands down so attentive and knows how to communicate to you. They knock on the door to notify you, they actually know how to turn off lights before leaving your unit, and they speak more than one language. They will speak with you about what went wrong and offer a solution. Now, that is a rarity. They appear to actually care about their jobs as much as making your stay at the complex enjoyable. -The huge dog park is a major positive. It is massive and it gives your dog freedom to run, jump, hop, skip, and it's well enclosed so that Fido won't escape. -The floor plans are where you really get more bang for your buck. The kitchens are updated, spacious, and thank goodness no outdated ugly white appliances. The amount of counter top space and no galley styled kitchens. The kitchen, the bathroom the closet, living and dining were spacious. -I've never dealt with any roaches or vermin which was great considering we live in Houston where this pest seems to be everywhere you don't want them to be. -They had the special about no security deposit which was a huge positive. Now for the meh parts: -Some units lack porch storage like most older apartments and the hall closets are small. I did not care for the built-in desk. If you want peace and quiet, please don't live in the very back as some of your neighbors will be very loud especially on the weekends they can get sloppy drunk and act like a complete fool. That being said, some of the neighbors were very loud and will not respect their other neighbors. -There isn't a sense of community and the neighbors don't actively go out of their way to speak to you. The office did not host a lot of events. The mail room is small and only in one area. -The complex has mostly families with children, so there isn't much retirees, students, or strictly single individuals, so you might run into more noise which can be a nuisance especially if you work from home or like to meditate in the comfort of your home. I surprisingly don't enjoy the sound of a crying newborn baby whining at random times especially when I am trying to sleep or take a nap. The things that were "whatever to me": -The gates were sometimes broken, but I just did not care about it as I've lived in some apts that did not even have the gate system and I still felt safe. The neighbors that were directly across from my unit were more sketchy than anyone who lived outside of the property. The only reason I had to leave Valencia Place was because I relocated for work in another city. However, I still compare future apartments that have subpar maintenance or management to VP and VP still manages to come up on top especially if I'm paying less than $1,500 for a large one-bedroom. read more

I loved Valencia Place in 2018 when I first moved there. But the property was sold in 2021 and the new management is so terrible that it has ruined a once great property. The huge once-beautiful dog park at the back of the property has become an ugly swamp, with standing sewage water that breeds mosquitoes. The staff laughed in my face when I requested that they fix the ice machine in my unit's refrigerator. Seems that's not their problem. The pool seems to be permanently closed because they can't be bothered with maintaining it. When I moved in, the place was at near capacity; now over a third of the units sit vacant because it's so hard to convince anyone to move in. My move out confirmed all my worst suspicions about the new management. They attached every fee they could imagine to squeeze as much money out of me as possible. Rather than hire a lawyer to sue them, I just paid and felt glad to be rid of them. Do NOT move in here; you'll regret it. read more

It's a great place to live! Price is competitive for the medical center area and the staff is friendly. My unit is larger than surrounding complexes, and my favorite part is the single-car garage. I also like that the pool and gym are located nearby. Most importantly, I feel safe. I see security roaming around the premises late at night. I'd like to see more resident activities, such as food trucks, but otherwise I would recommend for sure! read more

Still the worst company. You can call the office and there is never an answer. Maybe once out of 20 calls. I know because I just did it!

After changing our move in date and adding additional fees that were never communicated, two days before our new move in date we were told we had to pay $2200+ in order to move in. The leasing agent Lauren Eager and manager Tracie Torry were so rude and dismissive when the additional charges were brought to their attention. I ended up having to contact the Greystar corporate office to get my issue resolved. Cute property, terrible costumer service and management. Would not recommend. read more

I was hoping my mindset would change but nope it hasn't! Still is a very poorly managed property with extremely poor customer service. Everytime I call or go in someone has an attitude. The batteries are always going out the the gate remote(like every two weeks) and they charge you $5 to replace it. Literally will do anything for a dollar. The mail room looks like a tornado always hit. There is always trash everywhere... seriously need a change in management. I would give no stars if possible read more

I see the review below complaining about the damage that the freeze caused to her apartment. I then looked at the pictures. My garage does not have AC in it. I asked my neighbors and none of their garages have AC. It appears as though this unit that has no living space below. Much like mine, my garage and entrance is downstairs but my stuff is all upstairs. Was your upstairs living area damaged? I love my apartment. I love the people in the office. My dog loves it here too. The attached garage is amazing but does not have ac... but why should it. The pool is fully back open with plenty of seating. I cant wait to sit by the pool this summer. I am hoping that they resume having food trucks once a week again (or even every other week) soon. ***hint hint to the office that reads this review. I will be renewing my lease. Let's be honest, as long as you are a paying, happy, resident, the office staff is overly accommodating. The moment you have a complaint or issue I dare you to see how unprofessional the office staff can get. 1. Several times I've entered the community room to get coffee or lounge and there are employees (office staff and maintance) eating their lunch, and socializing in this resident area. 2. My apartment was broken into and car was vandalized (along with several others). When I went to find the "security guard" he was smoking a cigarette in his car, and he barely spoke English. So much for security and a gated community. They sell you on the community being gated, but it's very easy to follow cars into the complex and again, an armed security guard is pointless. 3. The office staff is HORRENDOUS. Winston is strung out on his office manager ego, and lacks the competence to resolve basic issues. Be sure to "make an appointment" to even speak to him. I was handled in a very unforgiving, unprofessional manner, and even had to write corporate to complain. Mind you I was a resident here for almost 2 years with very little complaints until I had to deal with the office staff. BEWARE OF EGOS AND INCOMPETENCE. read more

The staff and residents are very welcoming. There's great pricing, especially considering where it's located. The dog park gives your pup plenty of space to run around. Best apartment I've lived at hands down. The people are great in the office, our neighbors are friendly, gorgouse pool area, nice gym, huge dog park and they even have trash pick up! Its a brand new area and it can't get any sweeter then it looks. The office loves to keep in touch with the resident's, by a few texts here and there about events. This place needs GOOD security. I walked to the pool around 5 pm on a SUNDAY to cook dinner and there was a giant children's birthday party going on. There was no where to sit or cook. If you're cheap, take your kids to a damn park. For the most part the gates are okay. People do try to enter the exit gates and then flick you off when you don't let them. haha. Not trying to get robbed today, use the right gate. They recently put locks on the water faucets next to the garages. I am not sure what the motive behind that was, but they didn't let us know and that was a feature they tried selling me on when I moved in. So no more washing your car or washing out coolers, etc. I can definitely see this place headed in the wrong direction. The apartment for the most part is okay, nothing spectacular. Cheap carpet and appliances, I can't open the refrigerator door all the way because of a laundry door. But hey it's an apartment, I can't expect perfection. We moved in August of 2015 and after a few apartment fix-ups we have never been happier. The pool has been great, especially the hot tub. There are great little walkways for our beast of a Tibet Spaniel to pursue at his leisure and the dog park is a great place for him to run around. We have lived here since June, 2014 (A3 floor plan). We have been very happy here. Apartment offers modern interior, valet trash, great pool and a nice outdoor California kitchen with TV. We never had any issues with our apartment. These apartments are recently built and we were one of the very first ones to move in. We get great comments when our friends come to visit us. Many apartments have attached garages which is a nice amenity to have. Fitness center and business center are accessible 24x7 which is a big plus. They recently went through a management change (from GreyStar to RAM) but that didn't impact us in any way. New management is also friendly and helpful especially Haley. She is a property manager and she is very attentive and so as other staff members. Maintenance crew is very friendly and very quick to resolve any maintenance issues. It's very quiet and close to almost everything you need. We could not be happier with this location. read more

SCAMMERS!!!! I would give this place negative stars if I could. They alter your leasing documents so they can fraudulently keep your security deposit. They wrote in a security deposit on my lease renewal and claimed they don't have proof of my security deposit. How is it possible to have a security deposit on a lease renewal when I have already been living there for year? It's not! It is IMPOSSIBLE! They are rude and unprofessional. They can't or rather won't keep track of legal binding documents because there is a new "manager" in the office every other month. You'll end up going round for round and have to hire an attorney in the end. Save your money and time, not worth the headache! read more

I have really enjoyed living at Valencia Place Apartments. The grounds are well kept, the pool is nice to cool off in the summer, and the office staff is amazing. I have a very nice kitchen with an ideal layout, attached garage, and the neighbors are very quiet. They also have a dog park which makes it nice since I have a dog. The apartments are located close to shops, grocery stores, and other things that make errands easy. If you are looking for a nice place to live I encourage you to check this place out. read more

Nicole is extremely rude, she talks over you and doesn't let you finish your questions or concerns. I have spoke to her on a few different occasions because I'm interested into moving in the property and at first I just thought it was me. I had my grandma call to ask questions regarding a floor plan just to see and she was completely rude to her. There has been times where I've specifically talked to Nicole and she claims to forget, which I try to look past.. but I have even found myself apologizing to her because she got so upset over me asking a simple question over application. If I had written this review a month in to our stay it would have been a one star. When you look at the older reviews from the middle of 2015, keep in mind that management was changing and there were some growing pains. I was worried that I had signed myself up for a year of misery, but now hate the thought of one day having to move out. I'm just going to list off what this place has going for it: 1) The apartments are brand new and objectively beautiful. Dark cabinets, granite countertops, wood grain flooring, light walls, and lots of windows for those of you who like natural light 2) These are probably the most dog friendly apartments in Houston. Large and small dogs are allowed, with no breed restrictions as far as I'm aware. There are poop bag stations tastefully located all over the complex, and a full-sized dog park at the back of the complex. I thought it was going to be a dinky little dog run for purse dogs like the places at Hermann Park have, but it's a genuine dog park. I have a Rhodesian Ridgeback who needs a lot of exercise and he can run full-tilt out there. 3) Management is responsive. If you ever have ANY problems, just talk to them. I'm a needy resident, but they have never gotten short with me. 4) The place feels safe. There are older reviews talking about this place being sketchy, but that has changed with the new management. There is a patrol all evening long as well as a very responsive courtesy officer. 5) There is a sense of community here that is pretty cool. Every month the complex throws a get together with drinks and food. It's not half-assed like a lot of other complexes do, and there's always a good turnout. It's nice to have that neighborhood feel at an apartment. 6) The pool is stunning and the area is kept clean. It looks like something out of a luxury resort. It also has barbecue pits available for use. 7) If you don't feel like using the pool to grill, there are grills and benches in the grassy areas along the pathways. It's a great little escape from cooking inside of your house. 8) The maintenance guys are chill, polite, and friendly. 9) It's right by the Fannin Park and Ride. It's a little more than a walk in my opinion, but not by much. tl;dr The staff in great, the complex is beautiful, and it's very dog friendly. read more

Haley (property manager) cares about the property and truly wants to help you with any problem you may have. Haley and Matt both have smiles on their face and love engaging with their residents! I have lived here since August 2014. I love living here. The only reason I gave 4 stars rather than five is because the staff could do a better job keeping the pool clean and making sure the hot tub is working. I love my apt it's a perfect size for me and has a large closet and modern appeal which I love. My only complaint about my apt is I did experience a leak twice due to the rain and my ceiling hasn't been repaired yet. Overall staff is good and there to help when you need assistance. read more

Wouldn't Advise - Overpriced & Horrible... In the time I lived in Valencia Place and Greystar Properties took over ownership, the value of the living conditions went down. The tenants at the time of my move-in have all opted to not resign and/or moved out including myself. You're charged a mandatory valet waste fee that comes with explicit instructions about when trash should be set outside for collection or that service is cancelled. There was always trash left outside units, sometimes its littered in the parking lot beyond the proper receptacles. The tenants do not curb their pets despite being provided with the proper amenities (bag & can) to do so throughout the grounds, there's no accountability. I had issues with flying ants for weeks - they were coming from cracks between the walls & flooring along the bathroom. Issues with silverfish due to humidity build up in my closet. My vehicle was rear-ended while parked in a parking spot in front of my building, I was told there wasn't much that could be done as there's no camera's beyond the one at the rear entrance to the complex. There have been cars broken into and personal affects stolen despite being a gated community. & to top that off, to re-sign my lease the rent would increase 150.00 a month. Valencia Place (3 years old) might look like luxury but it felt like i was living in the projects. Save yourself regret & grief; keep looking. read more

Well maintained / clean! Polite and professional management. They got rid of the rude one. Noise level really depends on your neighbor and location of your apartment. If I heard noise, it didn't last more than 30 seconds to 1 min...seemed like neighbors were either entering their garage with loud car music or walking the stairway which I could only hear because my bedroom wall was against the staircase...nothing bothersome. I rarely used the public areas but those areas generally looked empty while I walked by. It's a great property layout, etc. As long as they maintain it, keep it clean and free from HOODLUMS and dirty folks, it's all good :-) They would need to really screen the type of tenants they allow read more

Was one of the first residents to move here when it first opened ~2014 and recently moved out(may 2016). I honestly really enjoyed living here. I'm a Resident Physician in the medical center and this place generally provided reliable commutes to and from work. In addition I really didn't have too many issues with the apartment. It was one of the Nicer places I have stayed in. As far as apartments go, due to the wood floors there was some noise transmission between floors ( I lived on the second floor ). Also occasionally you can hear pretty clearly outside your windows/wall to outside/stairwell, but that honestly was not that bothersome to me. Was there through a management change and I honestly didn't feel any hiccups. Maintenance is pretty good and I had fairly polite interactions with all staff. Also new management has made a couple of nice additions to the community like the dog park and numerous grills. I would definitely recommend this place for those looking for a nice place in the med center. Main reason I moved was just for saving money and more central location. read more
