This property changed management a few years back and things haven't been the same. The property is aging and maintenance is not keeping up with infrastructure issues. The gym equipment, and the air conditioning units are showing their age. Parking is difficult partly because people with garages use them for storage. The complex has a great location and has potential to be a very nice place to live. I wish they would better maintain the apartments and amenities. Save yourself the headache and **DO NOT RENT HERE** This place is a health hazard and a safety risk. Let's just start by the office staff is nice but they don't do much. Getting them to answer the phone when you call is like playing the lottery. These apartments are filled with mold in the carpet and on the windows/doors. They will "clean" the carpet but it's so worn down they need to be changed. The AC system is so old and outdated they aren't clean at all and will drip into other apartments. They have this smell to them and have some kind of goop coming from the bottom of where the vent is,it's absolutely disgusting. They will put a deodorizer to mask the smell but not fix the problem so you will have to repeat the process. They just paint over and water damage or mold spots so you wouldn't know until your health changes. They are infested with roaches, silverfish and earwigs. It doesn't matter how much you clean. The safety risk is that there is no type of police on the premises. There have been many occasions of police entering for other reasons such as there have been 2 gun incidents none which were reported to us residents at the time. There has been a car chase in the complex as well. Also people going through your car and taking your belongings if you do not lock it at night. This is supposed to be a "gated community " and Luxury Far from it. People having arguments and fights all hours of the night in the parking lot and let's not forget no parking. People who have garages, do not park their car inside they will keep multiple cars in the parking spaces. People walk dogs without leashes scary for people who have small children. The garbage is over flowing and it takes a while for it to be cleaned up. If you know you have that much garbage it probably would be a good idea to get extra dumpster! This brings families of raccoons at night and possums while trying to throw out your trash and trying not to get rabies. The construction that has gone on for the past 2 years is horrific they will plug their power tools into your patio and your light inside your apartment will flicker great if you're working from home like I was. Your electric bill with extra and according to the office it does not go to your bill but it sure does. It has been done to multiple resident and we all saw an increase in our bill. read more

It's hard to rate this community... I lived here for over 4 years. The on-site staff is WONDERFUL. Laurie, Molly, Eric - absolutely wonderful. Anything I needed, asked for, questioned - they were on top of it, and they were so polite. If I had a maintenance problem, Eric and the maintenance team were ON IT. LOVE the onsite staff. They've always been so gracious. If this were still a Finger Companies property - 5/5. HOWEVER - Greystar? No. just no. Lack of response in emails. They upped my rent, but they were charging new residents in updated apartments about $300 less than I was paying... When I asked to match my rent to theirs or at least come down on mine, they offered to lower mine by $20. (Laughable). I keep getting emails regarding my deposit stating things were broken inside my apartment... I have emails from on-site staff showing nothing was broken, but Greystar corporate is saying it is broken... It's craziness. They added in rules for when they're allowed to pick up trash, when they're allowed to assist residents getting into their apartments even though someone is on site 24/7, and now - you can no longer have an accent wall... It's just silly rules that make the rent seem like a LOT... read more

Emily was my roommate and I's leasing agent. Emily answered all the questions we asked her. The past yelp reviews are concerning, however, our experience so far has been pleasant. Beryl did some damages to the shingles and the walls of the outer part of a lot of the buildings on the property.. but has been financially approved by FEMA to repair the damages. It's quiet at night time. The pool is very clean and heated. Business center available. Gym is available. I must say it's pretty quiet on the weekends. Xfinity is our internet provider here and so far no problems. I will update a few months from now . read more

I moved into my apartment at Village on the Lake in March of this year of 2023. I have called 4 times since Wednesday July 19, 2023 today is July 24, 2023 to no avail. The mold has spread tremendously over the apartment starting with the bathroom into the closets and bedrooms. It's becoming inhabitable and when I call the office they have a laissez-faire and ambivalent attitude towards the conditions of my apartment. I work too hard and pay too much to live in what I thought to be a decent upstanding place. I've lived in places where rent was much cheaper and the service was much more superior than what they have here. I've had enough. And I want to point out in the beginning so it doesn't get lost in this correspondence, that Taylor Lederer is one of the most unpleasant individuals that I've ever had the displeasure of dealing with in my entire life. This is all her doing. I moved into Village on the Lakes apartment community several months ago. I fell on hard time, actual at the fault of the complex through the loss of my job, which I will detail in my next post. I was unable to pay my rent in February so I turned to my church for assistance. On the 7th of February I received a 30 day pay or move, which expired on the 7th of March. I went through the process and required from the apartment complex a W9 for tax purposes for the church to approve the funds. I proptly received this document and my church approved the funding on the 17 if February. However, they came back and said the fund were approved but they needed a 2024 W9 as opposed to a 3203 form. I was assured by Taylor that he would get it from Griselda and send it. I waited a day or two and asked for the form. I didn't receive a response. I literally sent email every day begging for this document. I received responses such as it would be sent first thing Monday morning and they would have to get it from their accountant to totally ignoring my emails. This went on for laterally weeks. Meanwhile, the 3o day window of time was ticking down. I sent exasperating emails leading up to finally on the 6th of March, I sent an email in all caps, "are you guys literally just not going to respond?!?!?" My Deacon stepped in at this point and they finally responded to him. They said, "can you just use the 2023 on for now until we can get you the 2024 version. Of course he said no, we've been asking for the 2024 version for weeks now. Late that evening they finally sent the correct document. On the 6th of March, on the 7th of March, the very next day, they filed for eviction with the courts. They had a guarantee of payment since the 17th of February. So now, I'm facing eviction court next week. And she actually has the check now but says she won't apply it to my account because this will mess up the eviction proceedings. This will be an ongoing post to keep the public abreast on how this turns out. My next post might be from a homeless shelter, the streets, who know. I will be posting this and updates to all of my social media accounts. I have snail mail to the regional corporate offices, but if anyone has email addresses, please attach them to this feed. Also, I plan to write to the media because I feel that bad behavior should be called out if it's by way of a company or an individaul acting on behalf of a company to do harm to anyone. First, I'd like to preface that this review is no reflection on the staff onsite. The staff in the leasing office are good to deal with and Laurie, Griselda and Molly have always been professional and helpful. The maintenance crew is good to deal with and can only do what they can with the lack of resources provided to them. However, everything changed since Finger Company sold to Greaystar within the last few years. The rent has been outrageously increasing for the age of the units and the amenities offered within as well as throughout the property. Before leaving I was paying almost $1600 for the smallest one bedroom unit. I left and moved 2.6 miles down the road for an apartment with much better amenities that are in better condition and up to date, which is $400 less per month. Oh yea, and I don't have to deal with roaches in this property. Let me tell you if you live in these apartments be ready to deal with roaches. Even though they offer pest control it doesn't work. It got to the point I had to deal with these roaches myself and use boric acid tablets throughout my apartment, which prevented me from having pets. Pest control will come spray and then after one week the roaches come right back. It gets put on me to have to submit a service request every week. Why not have them come on a regular basis if they know certain units are more prone than others. It's not a situation where I'm not clean either, believe me I'm a neat freak and always cleaning and vacuuming. The leasing office is supposed to be the centerpiece of the property yet it's all old and outdated. Slow internet, if it's online, TV's never work in the gym and no radio or sound system. The fitness center is a joke and I was at this property for seven years and the gym was never updated. I've asked many times and always get the line we are going to update soon. There's three treadmills in the gym and two have been broken for well over one year. They broke before covid and when I asked when they would be repaired they blamed the parts being on back order due to covid. Well here we are covid long and over with and the two treadmills are still broken to this day. In fact multiple items were stolen from the gym yet never replaced. When I asked about security and if the cameras revealed anything I was told the security system is not the best and doesn't work great. That's another thing they call this a gated community, but anyone can get into the property by piggybacking on another car driving through the security gates cause they have no security. Plus the fact there are no cameras. Now the only reason I left is 100% Greystar because of the way they jacked up the rent and operate only to turn a profit, which I can understand but at least kiss me and be nice when you screwing over. They totally removed the sense of community and the ability to deal with the leasing office on basic items I should be able to deal with on premise staff. Not have to call into a call center and treated like just another number. Also, the continued promises to update amenities is never followed through on. They send out survey's and I've personally sent emails to Greystar directly, which fall on deaf ears. Now I've left and my apartment was left perfectly and it comes time to get back my $400 deposit. Well because they ended my lease on 9/2 they charge me for those two days plus a bunch of bullshit fees. So now $400 is cut to $230 and in order to find out about getting the remaining monies owed to me I have to call one specific individual Traylor Lederer who's a Community Support Specialist at Greystar Apex who I couldn't even get on the phone after calling legit 10 times over 2 weeks and leaving at least 2 different messages. It got to the point I had to call the leasing office to leave a message and still no return call back. Finally, I was so frustrated that I had to call the corporate headquarters office and leave a message with someone. Finally, this only generated an email from Ms Lederer who's excuse to me was that she was at a PTSD conference her company was hosting. Well, sorry Ms, but I've been reaching out for almost two weeks now so unless the conference was over one week long there's no excuse for the lack of communication. In the email she tried to have me explain my issue via email, but I explained I wanted a call back. The next morning I finally got a call back. She tried to tell me that the deposit would be sent to me within 30 to 60 days. That's when I had to remind her of the Texas law they have 30 days to return to me the deposit otherwise I could file my grievance in court. Yes even for $230. Bottom line is this was the absolute worse experience ever from customer service standpoint. This company treats you like just another number and their employees are not well versed in the law nor do they have proper procedures in place. Stay far away from Greystar Properties!!!!! read more

We lived at village on the lake for one year, and thankfully moved out in March 2023. Apartment was not clean upon move in and we had to go back with cleaning supplies and redo it. Had multiple issues right away, firstly with the kitchen flooding from issues with the disposal and then with the washer breaking from us washing 4 towels. I am convinced this unit was rushed for move in. We were *very good tenants* who paid in advance (at one point paid 6 months in advance) never were late. Rent is very expensive & because of this i was expecting more. They couldn't even bother to put granite countertops in, which most apartment communities now have (that are cheaper) Instead, it will feel as if you're taking a step back in time to 1999 & has dated linoleum counter tops & old appliances that are falling apart. **Note** Months later, I think it was august, i left a greystar review (survey) where i mentioned said dated white applicances & one of the managers contacted me via phone. She said "she had been meaning to call me" and "she ordered some new appliances" Mind you, when we first moved in, we were told it is what it is and stainless steel "would be much more" Pretty sure she only called because of the review. Maintenance then came and installed a stainless-steel fridge and dishwasher. Our oven was NEVER REPLACED and stuck out. Also, village on the lake, it's not 2002. Why not invest in FLAT smooth top ovens, lots of other apartments have them & they are SO MUCH BETTER. Get with the times. Also, there are bugs. We paid monthly for a pest control service, but no one ever came. Not wanting to bother with asking them, my husband bought the supplies and took care of the bug problem. We had both been bit by spiders multiple times prior to him treating it and saw roaches. Oh, also....people steal. Could be residents, could be people sneaking in (which is easy) We had several packages stolen off our porch. Village on the lake can't be bothered to set up something modern like package lockers. Instead, they hired a 1* delivery service with a bad reputation to "fix the issue". Mail area there are lots of wasps, that was never treated. Speaking of stealing, there were several break ins and one woman was car- jacked IN THE COMPLEX... multiple incidents were NOT REPORTED to residents, they only emailed about the carjacking because the police were involved. Still, Village on the Lake cannot be bothered to hire a security person to drive through the complex. We had to be notified by a neighbor that someone **in the complex** was trying to break into people's cars and was peering in our car window the previous night. Also again, its 2023!!! get SMART technology on your doors! Why are you so behind and still having people use keys but charging 2000+ a month? Also, the buildings are old and falling apart. If you take a quick walk around the community, especially phase 1 it is so bad. There are pillars holding up the dilapidated buildings and I've seen a BBB review where a resident said they don't feel safe sitting on their porch. There are no enclosed porches. It's weird, it's just an open space with pillars and no privacy. Greystar doesn't care about your continued tenancy. We paid around $1860 for a dated 2 bedroom in phase 1 & the ending of lease "offer" was embarrassing. They were going to raise us up to $2150 to stay. Also, please just keep in mind you will need to HIRE a cleaning service to come and clean upon move out- greystar is awful and will nickel and dime you for EVERY LITTLE THING regardless of what deposits you pay. Sidenote, Greystar is the worst to deal with and it has taken since the week after we moved out for me to get an explanation of charges for the move out bill. (Got it last week only after threatening legal action and filed a complaint with BBB) Ultimately i would not recommend moving to Village on the Lake or any greystar property, and the realtor who referred me no longer recommends them either since i told her the stories. There are so many other nice communities in the area that deserve your money more. read more

I've been living here at Village on the Lake now for 18 months - and I absolutely love it! My first level one bedroom one bath unit has a large living room and dining area and the kitchen is perfectly-sized! The appliances are relatively modern (microwave, stovetop and oven, dishwasher, washer and dryer and HVAC unit) and work really well. And I really liked the "gated community" feel - two remote-controlled gates provide secure access into and out of the complex - I really liked this feature! My unit looks out on a beautifully-cared for green park-like area with lots of trees and lovely landscaping (the grounds maintenance crew are top notch and keep the place looking fantastic!). I have had minor maintenance repairs to my unit AND the maintenance crew to a person are fast, responsive, and incredibly kind and courteous - they really care about the place! I use the fitness gyms (2) almost daily (treadmills, free weights, etc) and love all three pools (lap pool and Infinity pool in Phase 1 and the Phase 2 pool). Village on the Lake is less than a mile from NASA 1 (walking distance) and about 2 miles from Bay Area Blvd which has oodles of restaurants, markets, CVS, watering holes (McIntyres, Nobi, Saloon Door), dry cleaners - tons of amenities that are 2 minutes away! I am a cyclist and love the easy access to miles and miles of riding options! Tenants here are super diverse, super friendly, respectful, and helpful! The Leasing Office/Maintenance Admin team led by the Site Manager Lori is superb - they are very responsive and sincerely interested in making things right! This team also coordinates frequent food truck nights and activities on-site! I really can't say enough good things about this place! read more

I'm a current resident living here. I just moved in two weeks ago so no my rent is not late and I've had no complaints on me. My experience here has been very negative since day one. I moved in and wasn't shown the property, (I rented my apartment over the phone/online due to living out of town) only given my lease and keys. I had to drive around to look for the trash compactors, and I believe there is a gym somewhere near my building but still not sure. The maintenance guy came to fix the AC and he did a good job. This is something that should have been fixed prior to my arrival however. My biggest issue yet, cockroaches/tree roaches in my damn apartment. I have had to bomb my apartment twice and get pest control out here all before I even moved my furniture into my home. I had to call the Corporate Office (Finger) in order for there to be some sort of urgency. I had one girl in the office tell me it was normal and shrugged her shoulders like no big deal. She pulled out the list for pest control and I saw many residents requesting pest control for roaches on that list! Absolutely Unacceptable for "Luxury Living". The Manager Laurie did contact me and Eric the maintenance manager has been awesome but tonight my dishwasher leaked everywhere. Today was my first day using it since I moved in. I looked under my cabinet and noticed a water stain which tells me this has been an issue in this unit before. I had wet items under my cabinet, thank God I'm still unpacking and the entire cabinet wasn't full. This past week there was a cat from someone's apartment that had been wondering the property since I've lived here. The cat attacked the maintenance worker here it was just awful. I just want to leave here already. I won't even get into what happened at my neighbors apartment this past weekend. Take caution and do your research. I thought I was making a good decision due to this being advertised as a Luxury Apartment Complex. My stay has been everything but Luxurious. I will be contacting Management again in the morning. Update: 5/26/2017 Met a tenant at the mailboxes that I found on my own. She told me she was bitten by a Bull Mastiff here belonging to someone else, meanwhile as she was going back to her car she had to confront another tenant here about a large dog (gray in color) he had just walking around without a leash. I'm not surprised seeing as though a cat viciously attacked the maintenance guy! Update: 10/22/2017 Roaches still in the apartments. If they aren't big they're small. And that spot where I saw a stain at under my kitchen faucet when I first moved in....well tonight I opened the cabinet and everything is soaking wet. There's a leak. Update 12/07/2017 My the tank on my toilet cracked in two separate places last weekend. I just heard popping noises and then water running. Walked into the hallway and there was water on the floor and on the bathroom floor. I called into the Office and Eric the Maintenance Manager came and began to clean up all of the water. Moved in March 2023! A couple of days after move in I immediately noticed that the apartment had a bad roach infestation! Long story short, 4 months later and still the same issue with no resolve and very minimal concern to the staff!! I have emailed, called, and even went down to the office about this issue and nothing! I don't know anyone on earth who would pay over $1,700/month for rent and be okay with having a ROACH INFESTATION!!! In the process of trying to get out of my lease of speaking with lawyers to see what I need to do to get out of my lease because I am not having it!!!! Not worth the price!!! Let's not talk about to raccoon issue they have here which is very very bad!!!! You have people who are out there feeding raccoons and you can't even go outside at night without them walking up on you! Very very bad!!! read more

In April 2024, 2 roommates and I tried to rent an apartment here. Unfortunately, one roommate had bad credit that kept us from being approved. I had to pay a deposit up front of $750. I was told, if not approved I would get my deposit back within one month. Well, it's June 25, 2024, and I still have not received a refund of my deposit. I have communicated multiple times with the leasing office and keep getting run around answers. Last week I was told that I needed to contact the customer service for whatever company they use for financials. I contacted that company; I think Grey star or something like that. They told me someone would be getting in touch with me within 2 days. Guess what? No Follow up and still no refund! I'm so glad I did not end up living there. If this is how they treat potential residents I can't even imagine how they treat you once you've signed a lease. They have ruined their reputation with me. the fact that I'm now having to be the one who is trying to do the leasing office job. It's not my responsibility to make sure I get the refund I was told I would get. The leasing office should be doing everything they can do get me my refund, not passing the problem off to me. I've lived here since 2015 and have nothing but good things to say about this complex and the people who run it so meticulously. Lori Flanders, the manager, is always super nice and helpful. She makes sure that my needs are always met in a speedy manner, no matter how big or small. I live in Phase 1 (the older section) and I love it. The trees are mature, the landscaping is absolutely gorgeous throughout (kudos to Lori). It's like paradise! Not to mention, having a beautiful park on Clear Lake to boot! There is nothing that compares to Village on the Lake. I had only planned to stay temporarily, after having been a homeowner for 35 years. But at this point, I haven't found anything that even compares! Thank you to Lori, Michael, Ramsey, Luis, Eric and all the nice folks who take such good care of me! I highly recommend! read more

I have lived at Village on the Lake (VOTL) for over 6 years. Prior to that I lived in The Voyager in Nassau Bay. My experience at the Voyager was not good. My experience at VOTL has been very positive. While it has not been without minor challenges (it is an apt.), yet each and every one of these minor challenges were promptly addressed by the great people from the VOTL Leasing office and Maintenace staff. The staff at VOTL is what makes the difference between a good Apt. complex and a GREAT Apt. complex. If anyone is looking for a nice Apt. with personable and responsive Mangement staff who work hard to make you feel like you matter, than VOTL should be at the top of your list. read more

My husband lived here for corporate housing. We didn't think we could afford so we moved to another less costly complex a few miles down the road. We quickly decided that it was worth the $$$. We moved back within the next yr. We lived there for 1 1/2 years. We enjoyed our apartment. It was spacious & Denise is right the CLOSETs are awesome!! I don't agree about the office staff. Every time we had a maintenance issue I had to contact them at least 3 times. And I was told that it was my fault because all requests were to be made in writing. My husband took a job in NC and so we had to leave before our lease was up. Good luck breaking a lease with Finger Companies and management staff in the office at Village. If we wanted to break the lease it would have cost us twice as much as paying the remaining months at the regular rent amount. And we paid the full amount on the water bill (don't get me wrong, its inexpensive) although we were 1200+ miles away and not using a drop. Parking is almost nonexistent. Neighbors are friendly but a small barking dog downstairs kept our noise level unbearable for quite some time. I contacted the office numerous times but it didn't seem to help. We had an ongoing pest problem. It was hard to get on the pest control reliably. It was ongoing because I watched the technician spray under the kitchen sink and one or two other spots in the kitchen. He was there for approx. 2 minutes. So where do I start, well how about 18 years ago, that is when I moved in to Village on the Lake. Wasn't sure how long I would be there, but from the 1st day it was like being in a beach resort (water here, but no beach), the grounds have been kept up like no where else I have been. I worked and traveled a lot when I moved in 2000, now i am retired and me and my wife still travel a whole lot. While we are gone we know if anything happens they will give us a call and when we are there and need Maintenance they are very quick to respond. We stayed during Hurricane Ike and within 12 hours after the storm passed maintenance was on site. We couldn't get our car out of the garage due to no electricity, but maintenance came over an got it open. I left my key in my mail box one morning as we were on our way to catch a flight, I called the office and Michael went up and got it for me till i got back. I didn't start this review talking about the place or the pools, or the apartments, the reason is that the staff is the best reason we have stayed here for 18 years. As far as the apartments, they are really nice, love that we have a garage that we can pull into, shut the garage door and go into the house. They have 1, 2, and 3 bedrooms, we have a 2 bedroom and it has about 1300 sq ft with patio. Not a monster place, but very comfortable for us. They have a great workout room and it opens early. They keep the equipment up and in my time here it has been changed out about 8 times that i can remember. They have a park down by the water where you can BBQ and play games. They also have BBQ pits all around the complex that is nice. The three pools are great, one is heated so that makes it nice during the winter, one is like the gathering place for birthdays etc. and can get crowded, but we have always found a spot. The other pool in Phase II is very quiet (maybe not after this review) and we spend time there. So as I started this with "where do I start", now i am at "where do i end". Well i can give you a few bumps, but the bumps are mostly because some don't follow the rules. Parking - yes this can be a problem every once in a while, mainly because those who have garages are using them for other things, work area, Man Cave, storage, and parking their car in spaces for those who don't have garages. The staff has been doing a great job over the past 3 years and it is getting better. I don't want to say this, but the fishing is great here, just don't get in my spot. My photo shows one of the reds I caught here this year. I just renewed my lease and will probably be here for at least another 18 years. As I think of other things that i have left out I will update this, but I think you get the idea that this is ONE GREAT PLACE TO LIVE and it is. Note: I have read most all the reviews on Village on the Lake and there are some that really make you think this place is terrible, so How could I write the above review. Look there are times when little things happen, sometimes it isn't anyone's fault, but if it happens to you then you aren't going to be real happy and that I understand. What I don't understand is people who give a bad review who have either lived here for 3 or 4 years or those who have lived here for 2 weeks. 3 or 4 years and you still are here with all those complaints, I think you probably have a lot of good things that are keeping you here. 2 weeks well I can see bad reviews if things haven't gone right for you the first 2 weeks and I understand how the apartment wasn't ready to your expectations and that would upset me also, but did you notice that everyone of your concerns were taken care of almost immediately....and you complimented the maintenance on that. Just saying no matter where you live there will be things happen and in my 18 years I have seen them all here, not picking up after your pets, kids playing in the street, glass bottles in the pool, dumpster overflowing, See I have seen a lot, but when you take the whole picture and look for the good things, you will see that they way outnumber the bumps in the road...speaking about the bumps in the road...okay I will wait till my next update.....Have a Blessed and Great Day at VOTL read more

Don't waste your time renting from this property or any other property owned by Fingers Mgmt. We moved out and want to try and charge us for things that we didn't do. Since we left, they changed out our clean refrigerator for a dirty one. Someone has come in a left the sink and counters and absolute mess. These folks are scam artists and we're going to let everyone know about it. They want to charge us to repair the wall from our TV mount...the mount that was installed by their maintenance man, Ramsey, after he was recommended to us by Michael in the front office. Apparently, this is their little side business they have going on. If I could give negative stars, I would. What a joke! read more

Where to begin? First of all, I know what most people think, that a bad review is just somebody upset because they think they were "mistreated" because of constantly paying rent late, or they love to complain. I am neither one of those, but merely needing an outlet to express my concern. -From the outside, it's a beautiful property, no doubt about that, but definitely not worth it. -The few times I have gone into the office were mostly great if I dealt with Morgan or Lori, but I'm not sure why Heather always treated me like I was below her. Being in property management myself, this is not a way Mr. Finger would tolerate his residents being treated. Especially those that pay on time, and don't have any lease violations. The sad thing is, when I knew we would not be renewing the lease, I talked to their sister property, Park at Armand Bayou, and they said they have had several complaints about Heather being rude to residents and prospects. -Parking is very limited and cramped. Thankfully my husband and I have a garage and park in front of it, otherwise we would have nowhere close to our unit. -At night, the raccoons scare the crap out of me. They are the size of 30 lb dogs! And they are everywhere!! Especially around the trash compactor that is always overflowing because the residents do not take the time to push the button. Really people?! There is usually so much trash that the rodents have scattered around, that many people have to reverse and go to the other side of the roundabout to get out of the property. There are also spiders galore! -The inside of the units are very underwhelming. For $1100/month, we don't even have a digital thermostat! The property I work at is a C class, nothing fancy, and we have them in every unit. Not to mention the white appliances we have are very old, the stove isn't digital. There is also a big issue with the bathroom tile. It is linoleum tile on top of plywood decking. Not the sheet either, individual squares, and they come up and chip like crazy. We have submitted work orders to the property regarding this, and all we got was a note in our kitchen on a completed maintenance request form saying that they would need to get in touch with an outside contractor to have the work completed. That was 3 months ago -_- Our a/c has also gone out 4 different times in the past 6 months. Luckily I know Spanish, so I was able to talk to the maintenance man on call that came to fix it the last time, and he was finally able to figure out the issue. - I am well aware that technology is not perfect, and sometimes things break, but the gate system is a big issue. It is continuously stuck open for the resident entry, and stuck halfway closed on the exit side. -The neighbors are pleasant for the most part, if they are not letting their border collie pee on the walkways or smoking marijuana on their balcony. Usually we cannot hear anyone, but outside there has been a growing frequency of people that drive around bumping very loud bass at 11pm-4am and wake up my son. I am a music lover as well, but have respect for others in the community. Thankfully we moved to a true luxury property in League City that is the same amount per month, but is a much larger and a 2 bedroom. read more

So I'm sitting here, thinking of things that deserve a review and one my most nostalgic prior housing locations came to mind. My only question is, WHY ARE THE YELP REVIEWS BAD?? My wife and I absolutely loved it at VOTL. Let me explain: We lived here for about two years from 2008 to 2010. I worked very close to the NASA Johnson Space Center, so the location couldn't be beat. In fact, the first time we visited this place, I didn't realize how close it was to everything (including the space center) because it feels like it's in the middle of nowhere. Well, it's at the intersection of space heaven and the roads that take you to Kemah and lots of other great places. We had a 1br with a study in one of their renovated units. We felt so at home here that we were sad we had to leave (moved for work). There are multiple pools and they're all nice; especially the one that looks over Clear Lake. We used to take evening walks to clear lake and sit in the grill park by the pool once the temperature would drop. Most of the people who lived at VOTL were professionals, engineers, or locals, and everyone was really nice. We never had a bad experience with anyone we met there. The staff at the front desk knew our names since we paid the rent by check. We also used to go in for their free coffee station occasionally. VOTL had great amenities as well. It didn't have a movie room with a pool table or anything. However, we used to rent out the club house pretty often for Halloween parties and the front office always made that process easy. The rent was very reasonable. We did hear that people had problems on the first floor by the woods where the rain would flood in. I'm sure that made for a horrible experience, but we were on the second floor and happy we were. I think there are newer and more luxurious apartments in the area now, but you'll pay for them. read more

I've been living here for the past 9 months and so far I've had nothing but a good experience with the property, the management, and the maintenance people (shout out to them). Before I rented here I read the reviews and was a bit weary of all the negative comments, but decided to go for it regardless because you can't beat the location next to the lake and the complex which always feel like your at a Florida timeshare resort. All the landscaping is well maintain, trees trimmed, and the complex is clean, nice gym for those late night workouts. I live in a townhouse with a attached garage and the apartment is updated, very spacious and the garage is spacious with lots of storage space. Every time I submitted a maintenance request it was completed same day or a couple day depending on the severity of it (which is reasonable) My only two negative comment on this place and it's no fault of the property or management but with some of the people that live here. A few of them (grown ass adults) are lazy with no sense of common courtesy. Those waste of human flesh never pickup after their dogs, or leave the garbage bag on the steps of the dumpster (when there is a big sign that asks them not to), which draws in the raccoons to that rip the bags apart and then the maintenance guys end up cleaning the mess after them (which they shouldn't be doing in the first place if people act like human beings) . Those folks need to move out to the wild were they belong. Great place to live, don't regret my decision to move here. read more

I have lived at VOTL for 4 years now, and it's been wonderful. The office staff are hands down the best! The maintenance crew are prompt and always fix things the first time the right way! The property is fairly large and established it has beautiful paths to walk through out the property and not just one road the goes straight through. It's beautifully maintained! The apartments themselves inside are very nice, the beautiful high ceilings on the third floor make the apartment feel and look so much bigger! It's extremely quite in and around my building. My neighbors are kind and extremely friendly! I never hear my neighbor in my apartment. This is hands down the best apartment I have ever lived in! The pools are beautiful and the gym's are great a nice selection to chose from on the equipment. 4 years later I'm still living here and have no intentions on moving until I'm ready to purchase a home. Couldn't recommend VOTL enough! read more

I have nothing but good things to say about this place! All the office staff Laurie, Michael Josh, all the maintenance people, everyone is great. I've never had better service in an apartment complex. The grounds are beautifully kept. They are constantly cleaning the sidewalks, stairs and outside of the buildings. We have a 2 bedroom in Phase 1 our patio overlooks the nature preserve and it's very peaceful. We love living here and I highly recommend Village on the Lake! read more

We moved into VOL in October after living in homes for over 24 years. Michael, one of the incredible staff, gave us a fabulous tour and has been exceptional ever since. Living here is like being on vacation. After being homeowners for pretty much our adult lives, my husband and I weren't sure how we would feel. We have a 3 bedroom over 1500 sq ft, it's not huge, but comfortable for us. The amenities, pools, workout facilities and personal trainer are all definitely plusses. We haven't regretted our decision at all! When we have questions or repairs that need attention, they are tended to very quickly and efficiently, I didn't even get that with my home warranty company. WE LOVE our new home and are looking forward to many happy years. read more

I couldn't tell you how many times I called to the office about little things that I probably could have figured out for myself and they never gave me any kind of attitude about it. I have lived at Village on the Lake for the past 18 months and couldn't be more happy with that decision. The amenities that I receive for my rent is fantastic! Driving into the property from the crazy that is Houston, I immediately feel better among the beautiful and well cared for grounds. Now I'd like to address some of the issues that other residents have complained about. First the raccoons, the management mitigated/removed the raccoons around the first part of the year, and cut down the population to just a handful that I see periodically. That made a significant improvement and I've had no concerns moving forward. My observation is some people are fearful of the raccoons which is not necessary. I've never had any issues with the raccoons and I live right near the dumpster. My issue is with the inconsiderate residents who will leave bags of trash on the steps for the raccoons to forage through and leave a mess for the maintenance staff to clean. The loud music with vehicles is not a significant problem, but I personally have experienced it twice. I confronted both of the offenders respectfully and politely and they corrected their actions. Parking is an issue here, but should not be a surprise when there is very limited open parking. When I was looking for a place to move to in the area it was one of my concerns which is why I chose an apartment that has a garage and driveway and therefore I have very little issues with parking. All the maintenance issues that we have had have always been resolved quickly and to our satisfaction. All the maintenance folks are professional and friendly. The office staff has been professional, kind, and friendly throughout my time living here to both myself and my husband who uses the gym almost daily. My recommendation to anyone that is considering Village on the lake as their new home is to consider what is more important to them. Size of apartment, amenities, parking.......and then decide if this is the right place. My husband and I are very pleased with what we get for our money. read more

Having lived in several luxury apartments here on the Lake I can honestly say that I am quite impressed. Management staff and maintenance crews are polite and professional. Maintenance requests are acted on quickly with minimum hassle. I live in Phase II of the apartments which is more modern with upgraded granite and appliances. The only reason they didn't score a 5 star rating is because the carpet in our apartment was not new and poorly patched together. The workout area is great but a little crowdedc. They do have a second workout area but the equipment lacks appeal and is almost never occupied. All in all a solid 4 star rating is well deserved. read more

The most unprofessional people I have ever encountered. One woman named Dana who claimed to be the property manager (who I found out wasn't) shouted at me on the phone and was very unprofessional. They will tell you everything you need to hear to steal your money and then later offer you terms you can't afford to keep your security deposit. Please do not fall for their scams. I lived here for a brief period of time while in Houston for work. Visitor parking is a bit slim but the apartments (phase 2) are very nice. I loved my kitchen and bath there... very spacious with great storage. I had some maintenance issues and an ongoing problem with the AC which keep me from rating it a 5... but, if I needed an apartment again, I would go back without hesitation. I did not hear the neighbors at all and I liked that I had a garage to park my car in. The front office staff is on top of things, very responsive and nice. I enjoyed my sliver of a view of Clear Lake. I had an actual "laundry room" - not a closet, in my unit. I have to give them an A++ for closet space. My one bedroom apartment had 4 spacious closets. read more

We lived here for 3 years in Phase 2. The actual apartments are very nice, although the walls and ceilings are paper thin. We could hear the neighbors upstairs go to the bathroom or could tell exactly which room they were in. Although it didn't bother me, it's very evident. Pools were beautiful. The maintenance guys were awesome and fast as well. What everyone says about raccoons is 100% true, they'll walk right into your garage when you're standing there. As with the thin walls, it didn't bother me, but you gotta like wildlife and varmints if you live there. As for the management, it's really hit or miss. I had some fantastic managers early on at VOTL, but the final group of employees (management and leasing agents) treated everyone like crap. Finger Company doesn't care about upset residents or bad management, so calling them is useless. I had the mgr outright lie to me, speak to me in a condescending manner (I was being pretty easy-going and professional to her, not a jerk). Any company may occasionally have a bad manager, but when all the front office staff treat residents poorly and Finger Company repeatedly refuses to intervene or even return calls, potential leasers should definitely look elsewhere. read more

I do not recommend! At first management was good and then one of the managers left and it went downhill. My truck was vandalize and parts were stolen from my truck and they didn't send out notices out to the residents like it should be. A week later, rims were stolen from a resident, and now they decided to send out notices when it was too late. When I called them to notify them, they did not care and were rude about it. Also, if you have an issue with your apartment, be ready to wait for them to come out. Another issue is the raccoons, if you have to throw away your trash, the raccoons are waiting on you at the trash point, and if you are afraid, do not leave your trash out because they will charge you if they find out who it is. Parking sucks!!! Enough about that! Also if you do happen to rent from them, ENSURE that you take really good notes and pictures from the initial inspection, because they will charge you things that were not wrong with the apartment. I was charged 45 dollars for holes throughout the apartment and I only had one fame up. Also they had charges on there that you don't even know and when confronted they stated they had pictures and so we asked for them, they never sent them. Very disappointing! There are plenty of nearby places that are cheaper and nicer. read more

I usually never write reviews but I felt compelled to do so as I hope that others may not have the same bad experience! we lived their for 5 years Pros: * Overall the place is beautiful and very well run. * The staff was initially courteous BUT THAT ALL CHANGED when I placed my first complaint. Cons: * In short: my rent was increased 5 times in 5 years! my rent was increased 30% over 5 years! * My rent increased by over $4000/year in 4 years * The staff turned belligerent and sarcastic when I complained; they became sarcastic and "nicely" told me to leave if I was not happy about it. Eventually my family and I left and that's what I'd like to warn everybody about! * THEY CHARGED us nearly $1700 after leaving!!!! They videotape the apt after you leave: a practice that I believe is meant to deter tenants from legally challenging their overcharges. They have white carpet everywhere. This was a concern to us as we had toddlers but we were clearly told that they change the carpet after every tenant and we would not be charged for it. This was easy to believe as the maintenance crew seemedto be changing the carpet nearly everyday on the property. * Apparently, we were verbally mislead and this not included it in the contract. You'll be responsible for everything when you leave!!!! They will not acknowledge any normal wear and tear and will replace everything to a new condition at your expense. * If you look online you'll see dozens of complaints from similar practice done by the parent "finger company"... be careful to be lured by the esthetics of the place... we ended up paying for it big... I've a been a tenant for 20 years as part of my medical training but never experienced such deceptions. * The icing on the cake is the intimidation game that they play. We called 3 times over the course of the month after we left to find out what will happen to our $550 deposit. The answer was unanimously that they will mail us their assessment a month after we leave: o THE ABSOLUTE FIRST LETTER WE GOT informed us that they are about to report our balance to a CREDIT AGENCY: AGAIN THIS WAS THE FIRST BILL!!! * When we asked about this: their answer was that "you don't need 3 weeks to pay the amount". * IN SHORT: as an attorney you may appreciate to exercise your legal skills and make sure that they don't take advantage of you but for the rest of us: the beauty of the premise hides a beast of legal deceptions and financial maleficence that will leave you paying for it. read more

A HOME FAR FROM HOME !!!! They have bilingual staff. This complex is safe and well maintained. No major problems during the hurricane Harvey or the floods. This people really cares about their residents. They also facilitate community activities and send email alerts. They have three nice pools and a pretty park in front of the lake. My only concern was a crazy microwave, but the staff was very helpful. I rate them 1,000,000 stars!!! read more
