We have lived here for almost 6 years and this place has severely gone downhill since we moved in. Now they just let anyone and everyone into this complex, almost like they don't do background checks anymore. You're not allowed to have anything on your patio or that will be a lease violation. You're not allowed to grill in the complex. There have been several car break ins and cars stolen from the complex. We have also had our cars vandalized several times but all the office will say is I'm sorry that happened to you with no resolutions. Every month there is a problem with the boiler room causing you not to have hot water. Therefore you can't comfortably take a shower, wash dishes or clothes. If you want pedophiles try to lure your children i, then this is the place to be. There have been gunshots heard in the complex and people shot in the parking lot but the office would not do anything to make this place safer to live. Also, if you don't like having power to your apartment, then this is the place to live. The power infrastructure is very poor over here, causing you to lose power randomly throughout the summer when the temperatures are 90+. Some of these apartments are roach infested which is hard to get rid of. Every time you sign a new lease is signed, the price goes up with no improvements to your apartment or the complex as a whole so I don't know where the extra money is going. The children are not safe in the complex with people always speeding in the parking lot or along the street. I have seen several accidents happen from people speeding but once again the office does not do anything about it. All they are worried about is people having stuff on their patio. I would highly not recommend moving here if you're looking for a safe place to live. read more

The Regatta is not a good apartment complex. I'm not usually the one to speak bad about any business, but the regatta have no concerns of keeping to their word. We cleaned our apartment to the T and still saw no money back for the deposit. We do have a pet and although it's understandable that they bring an odor no matter what. We had the carpets cleaned by professionals. As well as paying the "animal rent" of $15 a month. With paying the pet deposit of $250 (non refundable) and the $15/ month. They still charged us $368.15 for replacing the carpet. Which you would think would be covered by the pet deposit and sum of money you pay a month to have said pet. With a pet or without a pet I would not expect any money back from the deposit you put down renting with the regatta. Do not waste your time with the office, as you will not get ahold of them or have any sense of urgency when needing a problem fixed. Not only with the deposit you dont get back. Both our dual dryer/washer and dishwasher both stopped working, and took over a month to find out the problem and replace all utilities. If you can afford another apartment complex I would 100% find another option. read more

DO NOT live here. The management is terrible. I lived there for 2 years and in my 2 years of living there I had my car vandalized, my car stole, witnessed my neighbors boyfriend try to assault her with a hatchet, 2 neighbors threatened to kill me, and one of the neighbors actually did attempt to seriously harm we when he released his pit Bull on my dogs and I. I believe I had to file 8 police reports in the 2 years I lived there. Where I lived, the assistant manager Jessica lived below me and her and her husband had been my neighbors for two years never had any problems nothing. One day another neighbor was trying to attack me and I knocked on Jessica's door for help because she was my neighbor and assistant manager and her husband came and cussed me out saying I should never knock on the door after hours. I had to hire an attorney To handle everything because the management completely ignored me, Terry the main manager called me a liar, the assistant manager Jessicas husband cussed me out when I needed help. It was horrible And the property looks hideous, there is no landscaping it just dirts with patches of grass and Barely badly trimmed bushes. It's very ugly go look for yourself read more

Reason why I'm giving 2 stars is because the only good things about these apartments is the location is great, great prices, and very friendly office staff. Great apartment price also comes at a high cost. And what I mean by that is the things you have to put up with are too much if you choose to rent an apartment at low cost. My experience here was more than unpleasant, moved out before my lease even ended and continued to pay monthly rent so I wouldn't break it. My car was broken into multiple times. There is a raccoon problem in the property. I had a minor surgery and didn't move my car for about 3 days. Raccoons nested under the hood of my car. Tore up insulation, chewed up brake wires, and disconnected other cables. Almost crashed because of this and problem didn't stop until I personally did something to deter them away from my car. Major roach infestation, better sleep with ear plugs in or you might get a roach in your ear like I did. Pest control doesn't spray properly unless you're home. Roaches were already there very first night we moved in so it wasn't us. Water pipes must be old and corroded, water comes out reddish brown for a few moments almost daily. Possible bat problem, I've seen them flying near buildings where tall trees are. (Unsure if in buildings or just area, they need a home during the day.) Like I mentioned, office staff is friendly. They can only do so much with the resources given to them by corporate management and owners. Consider the consequences of renting at low price! read more

DO NOT MOVE HERE!!!!! This place is the worst place I have ever lived. For starters the office assigned the wrong parking spot leading my neighbor and I getting into it on day one. The office did not take any responsibility for it and told me that I was in the wrong after I showed them the paperwork, THEY wrote on with the car port number. Next, is my dryer that I have would start BURNING holes in my clothes and when I asked to have it fixed, they just put a band-aid on it and never actually fixed the problem. I called multiple times to have it fixed and it's STILL not fixed a whole freaking year later. I have been dealing with a constant plumbing problem first with the toilet overflowing when I was out one day. I called the emergency maintenance due to it being after hours on the weekend. The guy came and tried to "fix" it but it only made everything worse. He damaged all of my stuff I had on or around my toilet and water got everywhere. It was in my bedroom and in the hallway. After he "fixed" my issue, he left not doing a very good job of cleaning. I complained to the office and all they did was send the same guy out and he put ONE fan pointing at my bedroom to dry my carpet when half of my bedroom was soaked with water due to water flowing from the bathroom to the bedroom and from the hallway to the bedroom. Another major problem I have with this place is that I have been dealing with a centipede problem in the last three months and now I have a roach problem on top of that. I called asking about pest control since it is included, and the lady told me they come out every Friday but ONLY for the people who are on the list. Why in the heck are they not spraying the whole complex often?! It makes NO sense. I asked to be put on the list, but I have to wait almost two weeks before they can come out and she did not bother to ask if I had pets. I asked her about what to do with my pets and she told me they had to vacated which is fine however, I would have never known if I did not ask. So, in the meantime I asked if maintenance could seal the window where the insects are coming in at (where I clearly see them coming in) she said it wasn't possible to put in that request due to the system being down (Which is ALWAYS a problem in itself). They did eventually claim they sealed it however it is only been two days since then and they are STILL coming in through that window. I looked and it is not sealed well at all it just looks rushed. Plumbing is a constant issue with the hot water being turned off or just off all together. The water will come out BROWN staining my sinks and bathtub. I have a neighbor who has been harassing me because of the offices mistake and they will not do anything about it. I am counting the days I can leave this God forsaken place. Save your money and go somewhere else that actually has management that cares enough to fix your damn dryer. read more

This is the worst place I have ever lived. I lived there 90 days and have the boiler go down 5 times. It took 3 calls to maintenance to get someone out to fix the dishwasher and then when they found it was unfixable they did not order a new one until we requested. There was roaches in the kitchen. The toliet and tub were stained and the stains were not removable with bleach. This complex is severely outdated, it needs a facelift and a good cleaning. When I submitted my notice to leave, I called and confirmed it was for X date and was told yes by 2 people that it was correct and would be entered into the system. That was a lie and I got charged 3 extra days due to that. read more

As far as the apartment complex itself I liked them and they were reasonably priced. The 2 biggest issues I have is there is only one way in or out. So when it's busy it's absolute hell trying to cross over to go in the other direction. And the other issue is their maintenance when you have an issue it takes FOREVER to have them come fix the issue. read more

Finding somewhere affordable and livable is super stressful because it seems like every place has bad reviews. It's not perfect by any means, but I feel satisfied with the Regatta. A few classmates were already living here and so I felt like their word and the affordable price was good enough to try. I've been here for almost 1.5 years and in the end, I'm glad I moved here. It's super close to my school and the highway and there are great places to eat nearby. I think the apartments are nice enough and I love having a pool, gym, and park within the complex. I've never had issues with my neighbors and I've always felt safe inside the complex. I've definitely had my frustrations with the management and maintenance but nothing completely unforgivable. However, stories I've heard from my classmates (4 of us now) make me think that maybe I'm the oddball out. One classmate moved in with a roach infestation and currently has crazy high electricity bills and faulty AC that they can't seem to get fixed. Another classmate has an AC unit from the apartment next door that is so loud it shakes their apartment and makes it hard to have a conversation in their living room. They were told by management that there's nothing they can do about it. The other classmate (who moved away) could always smell smoke in their apartment from the person smoking cigarettes below them. My main complaint would be the roaches - in my first-floor apartment we had the big roaches and some of them flew. The worst was waking up to one crawling across my body. It was horrible. We probably encountered 1-3 roaches per week over the 10 months we lived in that apartment. I then moved to a second-floor apartment and there were initially some small roaches but I haven't seen any in months. This is my first apartment complex in Houston so I don't really know how this compares but I thought I would share my experience to help other people decide. If this place is in your price range, I think it's worth a shot. It seems like people are always moving in and out though so I'm not positive the other residents would agree. Tips: Pet fees and lease-breaking fees are very high. Of the office staff, Colleen is the best. Gene is also helpful. If raccoons scare you, this is not the place for you. Keep checking the website for prices because they change frequently based on algorithms. There is a $300 referral bonus so if you know someone who lives here and you sign a lease, give them credit! I lived here for a year prior to hurricane harvey and was going to renew our lease but our unit had flooding and the office staff took excellent measures when it came to getting out of our lease. It didn't take long to receive our deposit back. While living there, the office staff were very helpful. Any packages I received, would be held until I was able to pick them up, the water bill wasn't high, the rent was excellent considering we rented a washer and dryer from them. Any maintenance requests we had were taken care of promptly. Parking was fine besides the occasional neighbor that would park in my carport spot (not managements fault). They do have thin walls, a roach problem and some rust that comes through the water pipes. Overall not that bad. The location is awesome. read more

Residence since 2014 and still loving it Seems like they have done so much work on upgrading and improving everything in the even better way. Recently they also change and upgrade the AC in every unit too, our place smells clean always. Pros : 1.Great insulations, we set the ac at our comfortable temp around 70-75 all year and our bills are never over $80 and that's the highest bill in July and our lowest bill is only $35 (ref : Green mountain energy) unless you set your box waaaayyy colder than mine then jokes on you. 2.Maintenances In a period of a day or 2 when requested, it's done! And very helpful. One year in January our stairs were covered with frozen rain water and those guys came out sprinkling some sort of sand on all staircases so the clumsy tenants like us won't slip our butts out. Very impressed. They always work hard to make sure the complex is clean and well-taken care of. You can request the help online too! 3. Convenience As mentioned,love the online/paperless payments and news feeds, always keeps us updated. I don't need to worry about going in the office in the specific time and day to pay my rent or try to get help fixing stuffs in our unit, make our lives so much easier 4. Roomy Comfortable, humble, well planned, decent size kitchen since we mostly do all the cooking at home. 5. Community We feel save knowing that it's always bright (from gas station) when we turn into the complex or there's an ambulance and hospital close by. Next to NASA, good local restaurants , H.E.B. Or you can hop on NASA bypass going to I-45 very easily. ====== Cons : 1.Accidents Always happening in front of the apartment complex because there's a u-turn spot and the light and the end of the bypass they all sort of merge there. But. If you are a good driver that doesn't speed , runs over the red light or fucking texts while driving then you're fine. Just be extra cautious when turn or go over to the light by NASA and make a safe U-turn there. 2. Red water Either Moses hated you for living here or broken pipes do ,the previous reviews also mentioned that and yes it used to happen a lot, like I said ,it seems like they have fixed up so many things including the pipes now the cursed water only take place once a year (very rarely)when it rains so hard . Not everything can be perfect and I know they do their best to make it close to that. 3.Staffs 9/10 are very sweet but there's always the one (or two) particularly happen to be in the office when you are there, when I see them I smile then I run and I go hide until the good ones come back from the break. Maybe they are on their period , maybe they're hangry, u never know. 4. Roaches We are able to keep the populations at the very minimal level but roaches are roaches, they live in pipes , behind the old walls , in the ceiling and even in your dreams!!!! if I could trade them for 1 cent each I'd be retired by now, damn roaches. As long as you don't leave dishes in the sink over night , keep you place clean and dry you are fine, just hope your lovely neighbors would do the same. But apartments are still apartments , they are still unwanted pests around. Btw though, so far NO RATS OR MICE at all, means it's a decent place and that's a relief. --You can't just be gross/disgusting not taking care of your place and blame it all to the apartment either you know-- 5. The pool Always so clean because the gate is always mysteriously locked , no one could get to it. I'm gonna cry now. 6. BBQ Can't do it on the balcony , gotta do it 10ft away from the building , fire hazard , and it's supposed to be this way but other places let you do BBQ on the balcony as long as you have the extinguisher next to it. You can ignore my comment on this one, I just want to bitch about it. -- if you made it though this last line I want to say thank you for your time reading this , this apartment is our home and we love it and we highly recommend it. These apartment homes never gave me a problem until recently, everything seemed to be fine on my first lease here and then as soon as i signed my second shorter lease it all went to hell. Thank god i signed a shorter lease because not only did my AC go out, having to wait for maintenance with it being 90 degrees in my apartment for two days, roaches are starting to appear, AND my surrounding neighbors got worse with their loud, small, yappy dogs, but ALSO the management seems to have gotten worse as well. What sent me over the edge and started having me COUNT the days until i can move out is when i was charged a small fee on my rent that i didn't know what it was. I gave the office a call and a michelle or rochelle answered and couldn't tell me what the charge was for but said it was PROBABLY apart of my water charge when it was clearly labeled something else. She then proceeded to say she didn't know what it was and would have to ask her manager and have them call me back with the information. As she was telling me all this BS, she was talking over me on the phone and wouldn't listen to what i had to say or ask about the situation. When i finally got an answer about if they would call me back BEFORE my rent is due, the RUDE receptionist said "it's only October 1st". On October 2nd i sent a message through the resident portal app, and still no phone call. No one ever got back to me about this issue of a charge i STILL don't know what tf it's for. When the grace period of LATE rent came, i paid my rent so i wouldn't be charged a late fee. Still no answer, and they kept a "storm water" charge. Can't wait to get out of this place, i wouldn't even recommend these apartments to my worst enemy. read more

Ive lived at these apartments for a little over two years now, and my experience here has been So so. First, there is an excessive amount of roaches and fleas on the property. My roommates dog always has issues even when I'm medication for fleas. Roaches are a massive pest and during the warm months they are everywhere. Even after spraying they will show back up after a few weeks like nothing happened. (Our apartment is pretty clean) Second, as far as amenities the gym is tiny (max 4 people in there at once without being uncomfortable) the computer cafe is useless, the internet is slow, and printer doesn't work half the time. They do have little parties and events which is nice (although I don't attend cause of the crime in the complex) Lastly, the people working here have been somewhat helpful in the time that I have lived here. After Harvey we had water spots all over our roof and they just painted over them. We have had someone come out and fix our dishwasher so many times just for it to break the next day we gave up on it. Also, even if you request someone to be home when maintenance happens they will still enter your apartment with or without you. Ultimately for the price I suppose it's what you get, but as a resident I should feel at peace living here, and I do not. (I've had my door messed with multiple times at night, as well as my roommate has had multiple things stolen like her tires) If you are looking for a cheap price tag, come live here. However don't expect much from the complex if you have high expectations you will be disappointed. read more

A nice place to call Home. Roomy apartments, quiet neighbors and 2 or 3 very clean pools. The management staff in the office are professional and just plain nice. It's like they care about this place! I had one of those weird problems that can't be explained in an e-mail. So I talked to the office manager and very soon, the hard working maintenance crew stopped by and fixed the problem, on the first try! LOL. I haven't had that problem since. This place is in a wonderful area. The walls are thin so you're going to hear everything that is going on outside, they also will crack overtime. These apartments are roach infested and pest control only multiplies them. They have white rats, the fattest raccoons + opossums running all over the place outside. Half of the electrical outlets inside the unit never worked, the running water is typically brown/slimy.. all of my lights in the bedroom and bathroom would blow out within a week apart (make sure you invest in extra light bulbs.) If you do not get an in unit washer and dryer, good luck! The washing machines (in the wash rooms) they have will make your clothes smell like mildew, will still be stained and dirty as well your clothes not drying in the dryer. Half the time they're out of order and won't work. Oop. And to top this off: my neighbor committed suicide in his own apartment across from me and was found days after (bless his heart..) I can no longer look at these apartments the same. Jessica is the only helpful leasing agent, someone give her a raise!! Sweetest woman ever. read more

By far, this is the most troublesome apartment complex I have ever lived at. Been living here for about a year now and have had the following issues: - apartment was not ready on the move in date. Some more painting needed to be done in the bathroom. The contractor did it on the move in day but it left strong smell and we had to stay in a hotel for a night while the fan and ac forced the air out via open windows. -roaches, roaches, roaches. We went to walmart and buy those roaches bait to kill them. The pest control guy should have come few times consecutively to ensure thorough elimination but it did not happen so we had to go to the office multiple times and have them put pest control guy on schedule until it is done. -one time they were working on some pipeline and probably shut/left something off by accident. Water coming out of the toilet bowl and made its way into the bedroom closet and wet the carpet. Smelled ugly. -not all people pick up after their dogs. So you will find dog poops around the complex. Management provides litter bags but lots of times none is left and it doesnt get refilled. Plastic bags are cheap but sometimes you just forget to bring one with you. But pets pay rent too so i think litter bags should not be a big deal. Dont forget monthly fleas control medication for your pets or they will have fleas/ticks problem. Been there before. -ac drain got plugged, condensate leaked out and wet one of the bedroom closet and about half of the bedroom. Carpet was soaking wet that maintenance had to vacuum water out, remove the pad below the carpet, left air blower couple days to dry out the carpet, and install new pad. Paid extra on the electric bill that month. -electricity went off twice so far within the last 6 months at my building. First one was abt 8 hrs. The 2nd one was almost two days. I believe it happened at other building too. -broken gates used to happen quite a bit. Got a lil better now. -no hot water. Got fixed. But then troubled again. It is true that the maintenance responds pretty fast and Some people in the leasing office are actually quite helpful. The staffs give them one full star for it. I think management is trying hard to keep the residents happy but it s an old complex. However, experiencing all sorts of issues in such a short time is frustrating. It is time, energy, and money consuming on your end. I do understand it's old complex but that s not an excuse. Ready to move out, hopefully not having to sign another lease next year. One star is an over-statement. I leased these apartments for 1 year and but after 6 months I found this place unlivable. For half a year I paid for the rest of these apartments and another apartment at the same time so I did not have to cancel my lease and have that on my record. Please look at the pictures others have posted. Everything pictured is 100% accurate. From day one, there were live small roaches when I opened multiple cabinets move in day. I understand pest can be eliminated so I took initiative and had an emergency pest spray and was put on the list for recurring spray every week. This did not help the situation. There is NO mandatory pest unless you volunteer. This means your neighbors could be filthy without inspection. I would consider the infestation worse than when I moved in. After 3 months, I woke up to the sound of pouring rain coming from my living room. As I opened my bedroom door I found the ceiling in my living room pouring water from a broken water pipe. Everything in the living room and dining room was soaked. Emergency maintenance took two hours to even shut off the water, so I had to just watch my things be ruined. I had to convince the office that simply pulling back the carpet and placing a fan was not enough. It took 3 weeks to receive new carpet. My apartment was near the courtyard directly behind the office. Every Saturday, most apartments around mine had several children that would scream and be let loose all day long without supervision. They even broke my window because my cat was on the seal. It took the office two days to fix it. These apartments were renovated on the interior but it's merely the cosmetics. They were built in the 70's and it shows. Very thin windows so you hear everything, cheap cabinetry that peals away with gentle usage, and expensive electricity bill (on the first floor for a 1 bedroom was $150 for 10 cents per kilowatt). Very little upkeep of the landscape and trash, along with rodents and other animals around the complex was an eyesore. Crime is another issue. I was told by a neighbor that when she (by herself) was walking home from the gas station across the street, she was chased by three men that were yelling to give them her money. She was frightened but made it back on the other side of the gates in time. My boyfriend also had his truck broken into overnight and had change (literally a few dollars in change) stolen and endured replacing a broken window. I have visited several friends a few years later that lived in the apartments towards the back on Kings Ln (Ave) and their roach problems were even worse than mine. Literally all over the walls and in every drawer. I left after a short visit. It has been a few years since I lived here but I suggest unless they have updated the pipes, electricity, and took a strong force to eliminate their nasty pest problem. I am a reasonable person with reasonable expectations but I would strongly state to not give this place your hard earned money. Go somewhere else. read more

These apartments give a good facade. However, they cut many corners to provide necessary services for their residents. First, they will constantly change their accepted methods of payment for rent so residents are sure to pay more in "illegal" convenience fees and more likely to acquire late fees by being unfamiliar with the complex systems required to pay rent. That's right, no matter what methods (ie. Money orders, whips card) your lease says, they will change it on you and expect you to pay the late fees. Their EFT's (the only free method of payment) take 10 days to process sometimes. You will get an email confirmation, that I believe intentionally misinforms residents and does not state that you must allow more than 5 business days to process. If the money is not in the designated account by the processing date, you will be charged late fees for all of the days you may be unaware that your payment did not go through. You must then rely on the apartment staff to notify you that they have not received payment after they have already given confirmation. They will also unseasonably delay to notify you, and you will be charged for everyday they have done so. Secondarily, be prepared to pay a $50 increase on your rent every year if you move in. This is apparently automatically generated by "some software." The corporate office told me this will continue to happen no matter how long you have lived here. So I highly discourage residing here if you plan to live here for more than a year! Third, when you submit work orders, do not expect them to be taken care of timely. As a matter of fact, you will have to send multiple work orders for the same issue. I had a leak in my apartment and called the staff immediately after I noticed. A maintenance worker went out for 10 min on the roof and the leak was said to have been fixed. Needless to say it wasn't, I submitted another work order and the same thing happened again, further ruining the walls in my apartment all the way down to the first floor. The third time they fixed the leak, but not the walls. I guess I was supposed to submit another work order for that. Maintenance finally came to fix the walls pertaining to the leak by simply spray painting the discoloration! I told him there may be mold. Sure enough, mold was found and the whole wall needed to be replaced. I have had the same hassle of needing multiple work orders when having issues with my shower and dishwasher. Goodluck, if you prefer to be home when workers enter to protect your belongings, you will be taking more time off from work/school than necessary. Fourth, they have routine inspections often, yet I was left without heat on two of the coldest nights of the year. For some reason the hot water was turned off one of those nights as well. The apartment knew about this and did absolutely nothing to compensate me on my rent. Last thing I want to share, that shows the apartment's clear disregard for its residents is this: I was out in the back of my apartment having a bbq with some friends when a unit caught on fire and a teenage girl came out. It was a small fire when we first realized. My boyfriend ran over immediately and attempted to use their fire extinguisher, but it DID NOT WORK!!! He ran to the laundry facility that was literally 10/20 ft from the unit... IT DID NOT WORK! The one in my apartment DID NOT WORK EITHER! As the fire progressed and we were waiting for the fire department, there was still limited time to save the girls unit and her two cats that were trapped inside. Neighbors gathered around and tried to help, but their fire extinguishers did not work either. In total, I counted 7 fire extinguishers that did not work! The girl and her mother ended up losing all of their stuff and her two cats. I asked the assistant manager why the extinguishers did not work and her response was that "it's the tenant's responsibility to check their fire extinguishers." I later found out that there is no provision in any of the leases that says this! Furthermore, the extinguishers have a warning label on them that says they are disposable and will not work after you have used them, meaning there is actually no way for the tenants to test them! In addition, the girl had just moved in the week before. Doesn't that mean it's the apartment's responsibility to make sure the unit is move in ready? Honestly, I don't know how anyone in their right mind would rate this place 5 stars. Let me give you a run down of what has happened JUST in the last 3 months. My dishwasher broke, my washing machine broke, my dryer broke (twice), my a/c has broken three times, the apartments have shifted yet again, so doors won't close all the way. This is only in the past three months. Since I've been here, I've experienced at least five broken pipes, many more broken appliances, lack of water, lack of power, brown/rusty water. Oh, and roaches, which I never had before moving here. Don't let them fool you, they'll have someone come spray every other week, but it does nothing. They've sprayed every other week for 4 months and nothing has changed. It isn't just me, it is the entire building. The people in the office are rude and often don't do what they say they will do (with the exception of Colleen) and the maintenance men can't do jobs the proper way because the office won't allow them to buy the parts needed. Instead, it is a quick, temporary fix. There is supposed to be a leash law, but I have yet to see it be enforced, so dogs run around off the leash. The "privacy measures" are pointless. The gates don't work a good portion of the time and people will wait outside the gate (when it is working) to pull in after you open the gate via remote. For the quality, the price you'll pay to live here is ridiculous. In summation, I would not recommend these apartments to anyone. read more

Lived here for a year really nice office staff very reasonable priced lease. Great space for the price and prompt maintenance. Secure gated parking available is a great amenity. Grounds are well kept, and there is a nice size playground and clean pools for the kids. Would recommend to live here without a doubt. read more

I've been living here since 2010, in three different units. The management is great, and we've had zero problems getting into the new places quickly. It is an older community, so there are issues that simply come with age, such as plumbing and electrical issues, and other issues common to older properties. The key to having a good experience somewhere, especially in apartment complexes, is to understand that you are not the only person that lives there. Other tenants have problems as well, and the management and staff have to take care of all of them, not just you. Of the maintenance issues I've encountered, the most common has been hot water being turned off while repairs are made. In the older building we live in now, if you shower at peak hours you'll have to dance around a little when the temperature suddenly changes from scalding to freezing and vice versa, but eventually you'll learn how to finagle the knobs just right so you won't have to keep doing so. In our previous apartment, we had a recurring issue with the air conditioner going out during the summer of 2014, and the longest we went without it was maybe a day. A day in July on the second floor, granted, but it was tolerable with fans. Maintenance addressed the issue the best they could until it was decided that a new unit had to be put in. Once it was replaced, we had zero other issues. Or electricity bill went down, too. In the new unit, we have had issues with water coming in under the front door during heavy rains since it pours off the roof directly into our patio, but it's only occasional. Sandbags have remedied the situation until a more permanent solution can be found. We have seen two roaches over our time here, and that was only when the apartment above us was being made ready, and I believe they were disturbed and looking for a new place to live. Having previously been an exterminator, they didn't last long. We were proactive about getting bait put out. A previous review mentions that a transformer blew last summer and led to units not having power for a week. The transformer in question was directly outside our unit, and we were lucky that we only had to endure loss of power for around 8 hours. The building that was without power for the longest had an old electrical box that was fried by the explosion, but that wasn't the management's fault. When Centerpoint came out to repair the transformer, the technician brought along a trainee, and the trainee did the initial repair while the technician was instructing him from outside the truck. When he finished the repair and hit the juice, it blew up again because he didn't wire it right. It took them an additional few hours to repair that damage to the transformer, and I have a suspicion that his error didn't help the situation at all. The maintenance crew has always been great to us and timely with repairs, especially Arturo and Miguel. Many of the complaints in previous reviews are valid, yet they could be much easier to resolve with understanding and, this might be a little radical for some people, finding solutions for yourself. If the dishwasher is clogged, pull the trays out and use a plunger to unclog the drain. If you see one or two roaches, go to Home Depot and get Combat gel bait, never use bombs or sprays as they will actually make things worse. Don't wait for the exterminators to come because, speaking as a former exterminator, they do not do thorough jobs on apartments, especially if you're not home. Being proactive will help more than anything. If your bike is stolen from your wide-open patio because you didn't lock them up, buy a lock for your new bike and use it. As the old proverb goes, lack of planning on your part does not constitute an emergency on my part. As long as you're responsible, are proactive and have the ability to handle minor issues on your own, you won't have many problems. I should also add that with TXU, our electricity bill has never gone above $125 here. I can't recommend The Regatta highly enough. read more

Have lived here since December I really like it and don't have any complaints other than I picked an apartment that is rather noisy don't live near any of the gates because they are loud. But that is a plus they have gates at every resident entrance, most of the residents are all very nice. The office staff is very friendly Colleen and Lucy are super nice and always there to help you. The maintenance staff is ok too they usually come out to fix what you need pretty quick as well as giving you a follow up call to be sure all is satisfactory. There is a lot of lush landscaping near the apartment that I live in and so far in the summer there are a LOT of friendly BIG bugs that come out outside at night because there are so many palm trees and landscaping around that is my only complaint maybe to scale it back a bit in order to not have so many of those friends. The rent is a great price, the staff is outstanding, the pool is awesome with a waterfall and all and the exercise room was just upgraded with all new equipment which is awesome! The floor plans are very spacious and although it is an older property they have done some really great up keep. IF you need posh and the latest and greatest in amenities this may not be the place for you. IF you like good rent and great staff and quick maintenance this is the place for you. It's hard to justify the premium price for a place like this. I've been here 6 months, and when my lease comes up, it would probably take hell freezing over for me to stay. Our secure parking lot has been unsecure for 2 separate weeks since September, while staff was apparently oblivious to the point of outright lying about "concrete work" being done...which never was the case. by the way, if you choose to ignore the reviews and look at this place, ask if a leasing agent named John works there, if so, move along. That guy is a habitual liar and is incredibly unprofessional and rude, and yet the manager doesn't do anything about it. Getting mail here sucks, as sometimes they don't tell you you have a package until a day or 2 after it arrives, and god forbid you proactively go looking for packages when the wrong employee is there, you'll be made to feel like an inconvenience. Oh and the mailman shows up at like 7 or 8 pm most days here, so don't get anything time sensitive sent via usps. And be ready for less than 24 hour notice of important things like water or power shut offs, random "inspections" without being told what they are inspecting. The location is convenient, but so are the dozen or so other complexes in the area. And the other thing-- the lease terms here are terrible and arbitrary, not a standard 6 or 12, NO... they are 7,8,9,or 10 months because of some excuse or another. You *can* rent for 12, but they charge you a premium... yes a premium to commit to giving them money for longer. Overall, this is about a $700 complex charging $900+. Do yourself a solid and look elsewhere. read more

Horrible management. They just want your late fee. They will not consider even if you are just half a day delay in your busy schedule. Make sure you have your contract writtent so that no late fee will be charged till the 5 th day. It is a countrywide standard. read more

It's not worth the money. I pay over $1000 for a 2 bedroom... we had a lot of leaks in the same spot and they won't replace the pipe just keep patching it... And the walk thru gate is always broke and you can just walk thru without the code... chicks in the office are usually rude and half the time don't get anything done... looks good from outside but once you live here you will change your mind fast read more

Roaches and all sorts of other bugs.... They sprayed and sprayed, and we cleaned and cleaned.....The pest control said its impossible to get out. We lived here for 8 months. Our apartment caught fire due to faulty heating system. We woke up to smoke in our home and the damage done to put it out ruined everything. After insisting we sign up for their renters insurance when we moved in, they said it was really insurance for their building...you know, what OWNERS pay. It took them 3 days to get agree to give us enough money to move to another apartment and replace HALF our belongings. 5 kids and 2 adults just waiting in hotels because they were just too busy. The office didn't want anyone leaving toys on the porches in the back. Be prepared to have all of your stuff inside or get notes on your door. Garbage disposal backed up repeatedly and flooded through my washing machine pipes. Disgusting. Sewers busted in the backyard and was left for at least 2 days...sewage spilled where the kids play. The first month we were there, our ceiling came through in multiple spots. They removed the carpet padding and taped cardboard to the ceiling and called it a day. The playground area was filled with teenagers doing drugs and throwing glass bottles at little children. When we complained, we were told to just stay home instead of trying to take care of the problem. The pool was the only nice thing about the apartment complex. read more

I'll start off by responding to the bad reviews. I've looked at the rent rates recently, and yes, they are way over priced and I come from a life growing up in the apartment industry. However, rent is regulated by local government and controlled by the area's growth and a number of reasons. But I repeat, super over priced if you live here. Me and my wife have been here for almost 2 yrs. the first year was a breeze, except for the first round of roaches. Yes, We got rid of them ourselves with Combat paste. Worked like a charm. Haven't had a problem since with roaches. They don't seem to understand that there pest control company is taking advantage of them. Yeah, this year there was an incident with our water, we never had good water pressure before, however it was manageable and it became unmanageable. Took a while to get fixed, but only due to one leasing agent's fault. Every other time we have had problems, which were all in the beginning of this year, they have fixed it. When we first moved here, there was a drug dealing kid across the way. Cops finally took care of it before their inevitable eviction. And every time there has been a "shady" tenant, they have been quickly evicted. The cops are not here every night, but they are here when they are needed and most times it turns out they are not needed. We were given one designated spot at move in. And even though the gates have been broken many times, they are now quicker than ever at fixing them. And after growing up in apartments and growing up behind the scenes, ive learned that every gated place is going to have a lot of malfunctions period. There are a lot of factors that lead to gate malfunctions. Old hardware, impatient drivers, etc... I've always been heard and responded to appropriately when dealing with most everyone in the office. This place isn't worth the rate, however I have peace of mind most of the time, location is phenomenal, it's cheaper than others, old appliances but they work, and everything does get fixed at the end of the day. Just make sure you use the Combat paste roach killer and you'll be ok. There is a lot worse you can do as far as apts around here. Oh and PS. I work out at all hours of the night and go to the convenient store anytime all the time. I'm not dumb and I'm a true "Texan" if you get my drift, but I've never felt unsafe. read more

These apartments are old. They are due for a complete overhaul. Personally, I would bulldoze them down and build new ones. The windows do not seal completely, so you have air and noise coming in and out, bad for your electricity bill on those hot days of summer. The bathrooms don't have ventilation, so they get mold very easy and when you call for them to do something about it, they just paint over it. All the cabinets are falling apart. The countertops are just painted white. The A/C units must be old, because in a year here it stopped working several times. COCKROACHES everywhere. My first contact was on my second day here, my apartment was still empty and nothing for a cockroach to be munching on and I see this huge cockroach running around on the hallway. Ever since that, we have to request the exterminator every other week and we still see them every now and then That's mostly because of the windows that don't seal completely. read more
