For the first two years , everything was ok. The new lease contract are charging for things no one charges for. Payment for sewer water, pest control and parking increased without notice. Do not believe the amount being set, because they will charge you extra for every little thing. After you sign that lease, you're just somebody they try to get money out of. The lady at the front desk always has an attitude and talks to people like they are stupid. She is terrible at her job and lacks the ability to provide proper customer service. They charge me for a parking spot but she wouldn't give me a parking sticker because I didn't have the registration(I just bought a new vehicle). The lady looks at me and says with extreme attitude "you're going to have to pay for a parking pass at the kiosk". The lady in the back is wonderful and I have nothing but great things to say about her just hope you get the good one if you walk in there. I've never been late on a payment or anything for two years and this is how I'm treated? And they wonder why I'm leaving. read more

"Wellington treats you like family" Yea right. They will bleed your wallet dry every opportunity they get and have no remorse in doing so. Don't skip over all the reviews highlighting their money grubbing behavior because it's all true, I wish I listened to them. The prices on their website are bogus, once you actually sign the lease you're already paying 20% more than their advertised price and then they'll find some fine print to upcharge you throughout your entire lease. For the price they're charging, you could get a much nicer apartment in a complex that actually cares in a much better part of manassas (this place isn't in old town at all no matter what they want to call it). Half the staircases literally look like they're about to crumble right in front of you. Don't make the same mistake that I did, lease somewhere else that actually cares for their tenants. read more

Upon move out, I paid for their cleaning service to come in to clean the apartment and steam clean the carpet. This place charged me $223 for carpet replacement, took my $100 deposit and the $175 I paid for the cleaning service because they inspected the apartment BEFORE the cleaning and steaming was done. I emailed corporate and they literally stopped responding. Attached are the pictures of their "proof". Please note that the redness is the quality of the picture and not the carpet. Also, you have to pay $25 a parking spot, not reserved, and guest passes for parking are $5 a night. read more

Been here for a year. Nightmare. A few months in our bathroom ceiling started leaking. Reached out to maintenance and no response for weeks. Had to call emergency maintenance who said they would charge me out of pocket if the ceiling was not actively leaking when they arrived. Got so bad my neighbor got a contractor to patch up on their end. The "solution" didn't work or last and maintenance doesn't care. Be ready for ear splitting noise with no notice - if you are trying to work from home do not rent here. Front office staff is impossible to reach by phone, only text and even then are unwilling to help with noise issues. They don't give you any notice or repairs and just expect you to be able to deal with the noise of an entire floor being installed without giving you a heads up, so unbelievably loud - whatever you're thinking, it's louder. They direct you to the app or text so they don't have to respond. Fridge has died 3x in one year, wasting hundreds of dollars in food each time. Dryer is too generous - there's a machine you have to run 4x to get your clothes not soaking wet. I have been here a year and a half and have had no issues. If I need something fixed I put in a ticket and they handle it immediately. This was my first apartment in 20 years and I love it so much I renewed my lease. When I need to transfer to a 1 bedroom from my 2 the manager was more then willing to work with me to make those accommodations for me. The office team is very friendly and approachable and really listen to what you are saying . I will be staying here for a long time. Its a great place to live. This place is the worst. I lived here for 3 years. They do not answer you call once you get in. Can't leave a message they leave their voicemail full. They raise your rent to close $100 a year. Started at $1,350 a month 3 years ago. Ended at $1,679. You can get a two bedroom in new complex down the road for that. For a one bedroom in Manassas with outdated falling apart appliances. Photos advertise of apartments are not like most of the apartments. My job needed to move me out west and I left 3/26/21 and (had to pay up to my lease May 16 which is understood) but still paying for the water and garbage portion of my building and even though I turn of electric with city I still have to pay electric to the building until my official last day of 5/16. Even though i asked for a total run down of what to pay. 5/5 I'm still paying utilities. My wiring in heating unit caught fire 1/2020. I called the office that day to let them know the fire department had to come. My place was filled with smoke and wiring was burnt. Office said "okay...so why are you calling?" This was the Business Manager. What?? They never sent anyone of to check on the heating unit. Just no worries on the smoke/burnt wires. No big deal. The fireman said they are used to this complex calling about electric smoke/fire. They get the call all the time. When they arrived they went straight to the heating/AC unite. Also! When you put in maintenance request in the App. They just delete them. No accountability. Good Luck! read more

I try not to post my complaints nor make them public, but these people deserve nothing more than one star. From the start of moving in last year in May to now, my car has been towed (mind you my fault for expired inspection, but there were many more cars that had dead tags or the car sat inoperable for more than month) that costs $200 and they will wait to tow it on a Saturday morning. That is first strike. They have never been in the apartment to change the air filter. I have had to change that myself three times now. They call these luxury apartments. It is not. The walls are so thin and the "new wood" fake flooring makes every conversation loud and you can hear everything from walking to talking and even outside too. They were notified of a leaky window in the living area, never came out to fix it. I have a video of it leaking. The cabinets in here slam so loud you would think someone was angry. They are not built well. They have fallen apart twice and one time fell on top of me. I fixed it. They had a maintenance guy come into my apartment unannounced to fix a toilet issue that I didn't even know existed. If it weren't for me being friends with my downstairs neighbors, I would have been blindsided. They charge for pest control, never have they been. Oh, one time, they knocked on the door and I was getting ready for work and told them come back in 30 mins. They never showed back to the apartment. They will make you pay for parcel pending. Don't do it. It is a joke. All the couriers drop at your door. Oh and the rent track is another scam. They want you to pay 7 bucks a month so you can report your rent to the credit bureaus. Don't do it. It gets reported anyway just in a separate area that is used mainly by leasing companies to check your rent record. The leasing staff or whoever is in the club house, is useless. I locked myself out of my apartment. The smart lock system. I had just updated the code and left my cell phone in the apartment and locked the door and forgot the code. My fault I know, but when I went to the office it was close to closing time and the lady was like I don't have a code to give you and I am locked out of my computer and told me I needed to call the people at smart rent. She didn't want to take the time to help. So I had my car keys luckily and drove to a friends work had to borrow money to get a ladder to climb up to my balcony (I can't make this up and I have neighbors who saw and helped me) so I could manually unlock the patio door to get into my apartment. Also, don't ask for any type of rent extensions or anything they are mad crazy about sticking it to you. Upon my lease renewal they are such jerks they wouldn't even consider ten dollars off their renewal rates and mind you that my rent was going up to almost 300 bucks. Still below what they are trying to charge you new people. My renewal was 1505 for 12 months and now they are trying to get nearly 1700 bucks now for the same crappy apartment. And guess what it is a 537 sq ft studio. My unit is the most expensive one out there on their website. It is ridiculous The business manager Sonia Lopez is beyond useless. She is a corporate robot that does not care about anyone. She is rude, and short, and messes peoples lives up royally. Udr is a corporate greedy mess. Guys stay away. Unless your company is paying your rent do not come here. Oh and the icing on the cake. The trash always is full, the recycle is a joke and just last month a dump truck's load caught fire, the driver dumped the fire onto to the parking lot where you could feel the heat in the apartment and smoke smell ashes and everything. Our cars we so close that one car got ashes burned onto its paint. Luckily I got mine out just in time. The fire burned for an hour and did management say a word. No. Didn't even send an email. Our lives were jeopardize because of their negligence in keeping the fire hazard of trash cleaned and kept up with pick ups. The trash is gross and you have to pay nearly 34 bucks a month. Come one. Been here since July (4 months). Can't say enough good things about the staff and grounds, the public area, pool, etc. Simply outstanding! Maintenance is fast to respond. All are very nice, professional people. Apartment itself is OK, and you'd have to go look at them. The model was very much like what I ended up with. Not stellar, old but remodeled, not great, not bad. But if the location and actual apartment are satisfactory, the public amenities, upkeep, and staff are outstanding and even worth a few extra bucks each month. No bugs, fairly quiet. I live on 3rd floor and hear almost nothing (there are no neighbors on the sides or above). The other residents seem fine, and there are lots of kids like ours. My car was "keyed" the other night, but that's my only complaint. There are tons of parking. The swimming pool, when it was open last summer, was large and excellent, with free gas grills and tools right there for any parties you want to have. I never saw more than 15 people at the pool at any time, but it was well maintained and life-guarded. The staff does nice little things, like free cookies or Halloween candy bags, and I even received a free bagged breakfast the other day for simply being around the office in the morning (using their free WiFi and free coffee). The little gym is just perfect for my routine workouts with just enough, but not too many, of the right machines (also open 24 hours with security access), and the TVs in there work. Within walking distance are two major food stores, a pharmacy, ice cream parlor, 5-6 fast food and pizza joints (all the majors), 7-Eleven, cleaners, barber, hair salon, two gas stations, dentist, and so on. Very convenient location in a quiet residential neighborhood but abutting an intermediate route, Dumfries Road. Old Town Manassas and it's three-season farmers' market is within 5 minute drive. I really recommmend at least looking at the units if the general area is appropriate. You can make a really bad choice around there, but this is a very good choice, at least based on my 4 months' experience. read more

Great apartment, stellar location. Rent is in line with other places in the area, maybe a little less. I wanted to post a review not about a single, highly specific grievance, but about what it's actually like to live here. PROS: lots of storage (I have 4 closets in a 1 bedroom), lots of counter space in the kitchen and all open-concept (no upper cabinets making your kitchen into a cramped hallway), large balcony, lots of green space, always plenty of parking right in front of the building, W/D in unit, units are well-insulated to noise from neighbors, lots of friendly people and young professionals. TONS of cabinet and counter space in the bathroom, it's a dream. I also like that you enter into the apartments from an exterior staircase. CONS: Although the W/D is a luxury in unit, the top-loading washer eliminates the ability to wash blankets and other large items and they are very small (what was 1 load of laundry is now 2 - 3), and the dryer is pretty weak (heavy items like jeans or blankets take 2 cycles to dry). Still nice to have it though. Hot water is pretty limited in each building, so don't expect to take long, hot showers or have multiple people shower back-to-back unless it's an unpopular time of day. Water/sewer/trash bill is about 2 - 3x what you would pay to the county, and electric bill is in line with what I was paying for a small single family home. People complain a lot in some reviews about parking and towing, and they will absolutely tow, but the rules are very clear and the visitor parking is generous, plus there's always tons of parking spaces available, and tenants aren't charged for parking. There's a large pool, several picnic areas with barbecues, a great dog park (although I wish it were lighted for winter, it's too dark to go out with your dog by the time you get home from work). Location cannot be beat, Giant across the street and numerous amenities within 1 mile - $3 Uber ride to Old Town Manassas. Maintenance staff is fine, there's been some miscommunications with them but overall they're prompt and effective. Overall, it's a great place to live and the apartments are nice, plenty of space for one or two people, the neighbors are great. There's a lot to like about this complex. read more

When I moved in I thought I was staying for six months. I have now been here a year and a half. The staff in the leasing office have always been courteous and timely. They respond to both in person visits and to messages via their tenant portal. I have never had an issue with bugs, parking, or with my neighbors. My neighbors have been friendly. I am a single female living alone and have always felt safe while in my unit or on the grounds. The pool and fitness center have always been clean and well-maintained. On the few occasions I've needed to use the business center, it has also been clean and well-maintained. I think these apartments are a good value and would recommend them to anyone. read more

The garbage and recycling fills up or the dumpsters just disappear for days at a time. People move out and leave furniture around that remains for weeks at a time. Our washing machine had a leak, so we reported it and they replaced it...with a far smaller model, and the dryer too, still never got to see a reduction in our rent payment for having services effectively reduced. Dragged their feet in stairwell repairs which had major cracks in some of the steps to where large chunks of concrete were falling out, they finally replaced it after someone raised enough hell and threatened to go to the city. Old broken down cars remain in the same parking spaces with outdated tags and flat tires for months without any disciplinary action, while cars frequently park in resident spaces without decals forcing residents to park far away. Just about anybody manages to get into the gym, teenagers occupying machinery to sit around on their cell phones and stare at women, apparently residents let their kids use the fob and allow others into the gym. Oh and someone was murdered here a few weeks ago, so that was nice to find out about, and with lax enforcement of sub letting and parking, God knows who your neighbors might be and whether or not they've been vetted by the office. Did I mention reports of car burglary and Amazon delivery theft posted on the community boards? All that without mentioning a personal grievance, that two years at this place with perfect payment records and they refuse to refund a late fee over a system error, first claiming we have flexibility to change our payment date (which was the 4th) but then when we attempted to go in on the first to delay it for a day due to a long weekend prolonging a payment from an employer, they claimed that the first was too late. So I guess it takes them 4 days to process a payment. read more

This has been the worst apartment complex I have ever lived in. Even though the studio I am staying in has decent appliances, they don't work properly. The maintenance in this facility are terrible. The landscaping is awful and there is animal feces throughout the complex. Before I got the studio I was told by the leasing office that my pet fee would be waived due to it being a government issued working Canine. Finally when I got the Canine the office manager rejected to waive the fee. I was willing to deal with the poor maintenance of this complex until my lease ended. Now after the leasing office going back on their word, I am ended my lease and moving to another integral complex. For the moment I came to sign the lease I should've known this place was a joke. The leasing agent Sidonia didn't offer to show me the studio. She didn't seem knowledgeable about leasing. When I brought my concerns to a senior leasing personnel Emmanuel he was speechless and useless. To top things off they told me to rate them high on a satisfactory survey. I got a call from Sidonia to see why I gave them a average rating and asked me to change it and rate them higher. I wouldn't recommend for anyone I know or care about to live here!!!! read more

The current management at Wellington is atrocious. Do yourself a favor and rent elsewhere. When we initially moved in (under different management) there were no issues. Parking was on first come first serve basis and there were no reserved spots available. It was one of the main reasons we decided to rent here. Coming from Fairfax and having to deal with a parking headache we really liked that about these apartments. Currently, a tenant may elect to possess a reserved spot for $15 a month. What management has done is create a parking problem for its residents and then capitalize off that problem and essentially extort additional monthly payments. It's utterly ridiculous. That's just one example. Recently there has been a rash of auto break-ins and auto thefts. There are multiple outside parking lights that contribute to this opportune environment for theft. Management has been alerted and still those lights remain unfixed. A listed amenity is a car wash station that consists of an old worn out/kinked/leaky water hose. I have asked for a new hose specifically from the community manager and he assured me that it would get replaced. A month later it is still there. Unacceptable. Rent prices here are not cheap either. You would think that for the amount we are paying they can afford to replace a water hose!!! I guarantee you that when our lease is up for renewal again we will gladly move elsewhere. read more

I was a perspective tenant of Wellington place. I found the apartments online and, despite the low rating seen here, I decided to give it a chance. That was a bad idea. I was in a time crunch to find an apartment, so I made the mistake of signing the electronic lease before I was able to view the grounds or meet the staff. The leasing agent I spoke to on the phone (employee A) assured me I'd be able to view a room before my move in date to ensure the apartment was as described. We made a verbal commitment to view the unit the following friday. I drove 3 hours to the leasing office to find a paper on the door stating "Company event - closed until monday". In my naivety, I thought the on-site support staff may help me, or at least give me some information on the grounds. I only found 2 staff members on the entire campus, a cleaning lady and a lifeguard. The cleaning lady couldn't understand English and the lifeguard ran away from me when I said hello. Not the best impression. I tried to contact the leasing office on the phone and received no answer. I called the washington DC office for UDR and received no answer. I called the corporate office for UDR and was transfered to an answering machine. I left many voicemails urging them to contact me. Some hours later I received a call from the assistant community director (employee B). He apologized for the misunderstanding. I told him I wanted to withdraw my lease and he made a verbal commitment to call me the next day when he was able to view my information from the office. The next day, I never received a call. I called back the number Employee B dialed me from (his personal cell phone) and was sent to voicemail. Not 5 minutes after leaving this message, I got a call from the leasing center from Employee A. He apologized for the misunderstanding that happened the previous day and told me he had an emergency that took him out of the office. I was upset that Employee B was too cowardly to call me himself, but that was not surprising. I informed Employee A that I wanted to withdraw my lease and he told me I'd have to wait until monday to make sure it could go through. He made a commitment to me to personally call me back and let me know the outcome. On monday, I received a voicemail from Employee B informing me that he had an emergency and couldnt return my phonecall for this reason. Just like college kids on finals day, everyone's dad starts getting sick. I was sent an email stating I'd receive a refund for my fees and I thought this was the end of it. I read the fine print and find out that my refund would be in the form of a mailed check to my previous address and that it would take 2-3 weeks to deliver. I emailed Employee B back to see if I could be reimbursed electronically, as I would not have access to my residence or mailbox in 2-3 weeks time. I was informed that "This is how refunds are processed. Have a great day". Overall, it was the least professional experience I could have imagined. I wasted 3 hours driving to this complex and many more on the phone trying to contact them. I didn't appreciate the transparent excuses I was given and the broken commitments that were made to me. I would REALLY consider ANY other apartments in the area over this complex. The staff is just barely competent enough to operate. read more

Very nice complex. The neighborhood is pretty quiet and everyone pretty much keeps to themselves. They have a nice clubhouse with a gym, racquetball, and business center. There is also a pool and dog park. All of these are very well kept. I was most recently impressed on a survey that was sent out asking how I liked the area and immediately I had a follow up call on a small issue that was handled right away. Doesn't get much better than that. I haven't had any problems with the office staff which are pretty nice and easy to talk to. The maintenance guys do a good job as well and respond quickly. read more

This place is run by scam artists. When I decided to move out after two years due to the repeated rent increases, they provided me with a move-out damage invoice saying i owed almost $500.00 in damages. When i looked at what they were claiming, I contested one area because i had noted it on the move-in damage form as being pre-existing. Once I contested this and they realized their mistake, they sent me THREE additional invoices each with updated and INCREASED damage fees that were not previously noted on the invoice prior. The last invoice noted damage to the porcelain tub. Had I known upon my move-in that a dime-sized scratch on the porcelain tub would cost me $1200 upon move-out, i would have noted it on the move-in damage log. There was no contesting this, and they threatened civil action if I did not pay within 20 days. I wish I could have paid for it all in pennies. Extremely shady that they had to not only send me FOUR invoices upon move-out and contesting, but to have to pay the $1200 on top of my security deposit for a dime-size scratch that was there prior to me moving in??? These people are jerks and will take your money any way they can. During my two years there, there was a homicide in the neighborhood and frequent drug deals. The management never kept up the weeds and brush, grass was always nearly a foot high before they would mow it. There was a fly problem inside the apartments and the maintenance staff would always leave trash and junk in your apartment once they left half-ass fixing whatever the problem of the month was. This place is downright terrible! I wouldn't even give it one star. I lived at these apartments for over 3 years. The last two were miserable. From leaks to broken appliances that never get fixed, no matter how many work requests you put in. We had a leak from our ceiling in the middle of the night that continued to pour water into our apartment on the first floor until it was "fixed" TWO DAYS LATER. I say "fixed" because all they did was place plastic above the smoke detector where it was leaking. I don't even know what's worse, their inability to fix things or taking two days to attend to the emergency work order. Their management is always changing and in the last two years each has been worse and worse. Not to mention, the fact that every year they'll raise your rent by at least $200, regardless of being a faithful tenant. Not soon enough, we finally purchased a house and got out of that dreadful place. Unfortunately, this horrid community wasn't behind me. I was sent a bill for "apartment cleaning" and "carpet damage". Mind you, I was sent the bill 5 days before it was due. When I called to inquire about the charges, I was told they'd look into it and call me back. Of course no call back and the bill is due. If you live here currently, I'd recommend not moving out because as much as they screw over active tenants, they'll screw former tenants over ten fold. STAY AS FAR AWAY FROM THIS PLACE AS POSSIBLE!!!!! read more
